We’ve previously stayed at a property in La Selva Beach through Kendall & Potter and had an amazing experience. However, we just recently stayed at a property in Aptos 779 The Waves and it was a disappointing, horrible experience. The house was just disgusting. The bathrooms smelt like urine and were not clean when we arrived. We had ants attack all of our food in the kitchen and even my children’s toys in the living room. Ants are all on the back deck, so your shoes get covered too. Ants were all over front patio as well. My kids couldn’t play anywhere without getting ants crawling all over them. The beach sand and ocean water is full of kelp and millions of flies so you can’t sit on the beach or go in the water unless you want to be covered in kelp and flies. Hundreds of flies fill the house cover every single window and bathroom. The bottom of my kids feet were filthy from walking on carpet barefoot.More than half of the electrical sockets don’t work, the plugs just fall out. It was all around just gross and and an unfortunate experience and I can’t believe how much we paid. I am so extremely disappointed that they are charging this much for a completely dated and dirty home. Only positive was the view.
Honestly we were not looking for a house to rent, as it may have been cheaper to get a hotel that may have had a pool, but with coronavirus I didnt feel comfortable around random people that may be sick (I know, that is probably paranoid, but I have a small child). So a private house seemed like a good option, and we are very happy with the decision. Still would have liked to have a pool, but didnt see one when I was browsing. Next time maybe I will call and see if there are some other options.
Second time using Kendall & Potter to book a vacation rental. Both times I had a fantastic trip to Santa Cruz and enjoyed the the houses we stayed at. Everything was clean and we happened to be very close to the beach, which was nice to be able to walk instead of drive.
I talked with 2 other rentals companies before speaking with these people. First 2 places I checked in with were not very helpful (and did not seem to want my business to be honest). This place was very courteous and gave me several options. The price was slightly higher than I had originally hoped for (rental prices are not cheap these days), but we were very happy with the place we stayed, and would do so again. Thanks again for the help!
They look like amazing rentals in a prime location.Have to locate property owners! Which is tough research for.
Really happy that we booked our vacation rental with kendall and potter! Love being able to work with a local company, and they have an office where we actually can talk with someone face to face, which I really appreciate. We are hopeful that covid will be over so that we can use them again for out summer vacation.

I am the owner of a beach house that was rented through kendall & Potter for the past two years. I cant say enough about how helpful, professional and kind Sandra Lovelace and her crew were. Of course problems arise (water heater) and Sandra was right on it helping us get everything fixed without a hassle to us. The place was rented consistently and more importantly it was cleaned so beautifully that it looked just as it did two years ago. They made the whole process so easy, taking care of all the details, from scheduling to toilet paper. We really appreciate how kind, encouraging and helpful Kendall & Potter was.
Cindy was outstanding in her knowledge of the property. She kept me up to date regarding the progress of the renovations and was very forthcoming. She is professional, articulate, and kind. Taylor is also very well versed in rental properties. She was very sweet when showing the property. This has been an excellent experience in engaging with Kendall and Potter.

Need a rental that is dog friendly? The girls at Kendall & Potter hooked us up with a excellent house (ocean view from the hot tub) that accommodated our 2 pups. We were able to walk out the door and jog on the beach in the morning, then stroll over for a coffee. Great way to relax.
The place was nice, but beware of added charges and miscommunications.We ended up paying almost twice the price for cleaning than the price we agreed upon by email BEFORE renting the place, and which was decisive in our decision to rent the place in the first place.Then the deposit refund check was sent to an obsolete address without any form of warning/confirmation, and they are now asking for ME to pay for the charge of voiding the check.Sandra was also very unprofessional and rude in her communication with me.
I rented in Capitola for a year or so. Kendall and Potter were the agents.The property was great but more importantly so was the service of Kendall and Potter. Always courteous, quick ti respond. I would recommend them any time as renter or rentee.
Rented with them for 6 year living on Depot Hill. Easy to work with and always friendly with us.
I always appreciate the patience and flexibility that all of the office staff lends when booking reservations. Always helpful and always a great vacation. An extra thank you to Sandra who handles most of our reservations.
Worked with these gals twice now. First time we had an issue regarding what time we could get into the house, but they got everything cleared up quickly. Second time everything was perfect and had a great trip.
Our retail location uses Kendall & Potter to manage the space and keep good tennants. Overall they have done a great job on keeping the building well maintained and occupied. Worth the investment.

Ok, so we have 3 dogs (they are small), and it is REALLY hard to find a place that is dog friendly. I called and talked with Sandra who was able to find us a nice place!
Used a few different property managers over the years with varying success. So far have been impressed with the service we have received and have told some others about them.
They will rob you of your deposit and use it to remodel their home
Highly recommend Kendall & Potter. Excellent selection of rental properties and they were very easy to work with.
When we had an issue with the plumbing, they were able to call someone and get it sorted out fast.

Very sweet and helpful. Was looking for a rental by the beach for some family that was coming from out of state. They helped find a great condo for them to stay at for the week and every loved it.
Stayed at the Casa house right on the beach It was awesome and they gave us a night for free (special they had going on). See you again next year!
Not gonna lie, the place we stayed at was a little pricey (but where isnt in Santa Cruz?), but the hot tub with the view was totally worth it. Definately will stay here again when we are back in town.
If I could rate this business with negative numbers, I would. We used this company for seven years, and recently decided to sell the property they managed for us. The communication with them is horrible. You’ll have to chase them down, they won’t provide you current market information as they stated they would. As function of this, we rented our property at a continuous loss until we sold it; at the time we sold it, it was roughly $600/month under value. They seemed more concerned with our tenants interests than ours, we footed the bill. We had to have our real estate agent work on our behalf to work on sight to manage our interests, I am in the military stationed overseas. Our real estate agent did a move out inspection on her own after K&P did their own and told us the move-out inspection looked “great” and found 8 discrepancies were found by our real estate agency. The only remotely positive aspect of this company is that all of our renters were good tenants. Save your money, time, and frustration and find a different company.
Broken windows that couldn’t open and blinds that wouldn’t lift in the beachfront vacation rental we paid premium price for. Warmest time of the year, and hot weather had been forecast for long in advance, yet they still rented us this unit, which has no A/C, with broken windows that had not been repaired. Just a note taped to the window instructing not to open it. So, no fresh air possible and no fans provided for the bedrooms which were upstairs and stifling hot. Garbage left behind from the previous tenant, no washcloths, broken stove, etc.When I brought this up to the management, they only offered a half hearted apology and noted they knew the window was broken. Very poor response.
Stay away from renting any property from this management company. They took advantage of me after being displaced by a house fire in my own home. I was put up in one of their homes for 9 months. After moving out which I cleaned the home very well, I too am a landlord, they billed me and took out from my security deposit $680 for cleaning! Cleaning a home that already was clean, unfurnished, and had hardwood floors throughout. They also failed to return my security deposit within the 21 days as required by California Law. I am moving forward with a lawsuit and looking into possibly being awarded a bad faith penalty by their shady business practices. I did not put one nail hole or do any damage to the home, so the full $680 was for only cleaning a small 1200 square foot home. Ive asked for the address for the landlord multiple times since tenants in California can sue both the property management company and the owner/landlord. They failed to comply with that information. I talked to the cleaning guy and asked how the hell do you clean a house thats already clean? He says he just does what the property management tells him. He says he charges $30/hour. So $680 / $30 = 22.6 hours of time. So it took approximately one guy, 3 full days that are about 8 hours in the day cleaning a house that already was clean, unfurnished, with hardwood floors. I looked up the standard price for cleaning a house in the 95060 zip code thats 1200 square feet, and it was in the $70-$179 price range from minor cleaning to full out dirty and a mess. So looking at this it appears theyre really running a racket. They also are trying to say I left fingerprints on the walls which I leased the home for 9 months. Being a landlord, thats usual wear and tear from a rental. They are out of their mind. Luckily I took detailed pictures of every room, floor, table top, bathroom, etc of the rental after I cleaned it which is dated. Im also able to sue for twice the claim of the cleaning fee of $680 for damages as well as twice the security deposit, which was $7300. Beware of this company as a tenant and a landlord, for that the landlord is not immune from this companys incompetence.

Unethical and unprofessional. I was on HomeAway looking for vacation rentals for my family. I typed in search dates and one of these guys property showed up. It looked good and at $365 a night, I went ahead and booked online with them. They responded with a contract for me to sign showing per night was $400, not $365.I emailed them 4 times asking why the discrepancy in price. Instead of addressing my concern, the rep blindly ignored my concern and sent me responses asking to sign the form.I got fed up and called to talk to the manager. She was more unprofessional than her rep accusing me of not entering in dates and that they cannot honor the price they advertised on the HomeAway app. Who would search and rent properties and not enter search dates first? So upsetting.I escalated this to HomeAway and they were utterly disgusted their vendor did this. I contacted my bank to have the fees they took off my card and reported them. I also reported them to the BBB with all the email exchange from those people.Stay any from them, their rep Sandra and their unprofessional and unethical owner Rita.

We have rented the Hawley House from K&P several times and we will continue to use this company and recommend them to our family and friends. Rita Law and the other staff members were extremely competent, cooperative and professional. On our most recent stay, a few days ago, we had a couple of special requests and they readily accommodated us.The property itself is spotless and has everything we needed for a hassle-free vacation. The large deck and huge picture window facing the ocean is to die for. The beds are comfortable and my wife and I woke up every morning energized, ready to tackle a wonderful day of doing absolutely nothing but hang out at one of the most beautiful beaches in California - right on your doorstep!.On this trip we decided to walk to Rio del Mar for the newspaper and for a few basic groceries at the market in town. The walk only took 15-20 minutes with ocean views all the way.All-in-all, it doesnt get any better than this.
When we decided to move to Santa Cruz from the East Bay area in mid-2017, we had no idea it would be so difficult, expensive and highly competitive here! We wanted to give our family and 2 small boys a quieter, more natural, outdoor childhood, compared to now urban crowded Bay Area (where we lived since 2005). After deciding on Santa Cruz, we boldly moved down and spent many more months looking for the right choice for our family, and applied to many different options. Santa Cruz County is unique in that you deal with many more property management companies, versus property owners directly. So in our expansive search from Aptos, Soquel, Santa Cruz, Bonny Doon and then Felton, we saw and met so many different people in the process. Many companies and owners sadly still do not respect families, kids and the pressures we are under to find adequate housing, some are sadly discriminatory and lack any empathy or compassion!Thankfully we met the team at Kendall and Potter, Cindi and Terra the agents, were immediately friendly, responsive, helpful and went above and beyond for us. After applying to a few homes in their inventory we decided none were quite the right option for us seeking more home space, a nice yard and a great area for the family/kids. Then a hidden gem home appeared, and they let us know it was just about ready to become available to rent.Upon walking in, even with workman cleaning it, we knew this was a great next home for us to live in up in Felton, my wife cried after such a hard search, we knew. Something like this happens very rarely in rentals, and we felt very lucky to have been shown it, honestly. Families in the Santa Cruz and Bay Areas are having a very hard time now finding homes that can work for all of them, so you can imagine our surprise to find all we wanted in a home and way more! Cindi quickly got our application to the owner and WOW... we got accepted and were even able to move in quickly! Since then the awesome team at Kendall and Potter have been truly wonderful to deal with; responsive to initial requests, communicating with local repair vendors and making this rental process enjoyable again (as it should be). After renting from private owners, it is completely refreshing to deal with a property management company that has integrity and is highly responsive to our needs. These people came on my property and took down a wall when I complained they told me to call police which I will. They have some real problems. Stay away
Very unhelpful phone conversation with these folks. Understandably they had nothing available for me, but they werent even willing to try. Glad that the market is such that they can do business, but I wouldnt work with them given their attitude and poor demeanor.
The worst landlord I have ever had. Treated me and the other tenants like children from the beginning and was just awful the entire time

They are some of the most rude people I have ever had to deal with. How they can run a company treating the people they way do is beyond me. I can not prove it but am pretty sure they also are using some questionable business tactics in they way they handle properties. I urge anyone to avoid these people like the plague.
