After touring several properties and even though I did not rent here do to the availability in my time frame. I wanted to give this place a five star for the simple fact the from the extremely friendly and knowledgeable office staff to the well manicured grounds. My tour with Jackie was just unforgettable. I highly recommend this home to anyone.
From the day I walked into the rental office I knew I wanted to rent from here. Ms. Jakie the leasing agent was very polite and amazing. Her auto was cheerful and she made me feel welcomed. My entire experience from the introduction, to the walk through of the apartment and property was very professional. When it come to my move in everything was exactly as easy as I expected...As for the property manager she is wonderful and I expect to be here for a wonderful living experience for awhile.
This is a wonderful community to live in. The residents are friendly. The apartment manager, Christy, is extraordinarily professional, efficient, and courteous. The other office staff are all very responsive and courteous as well. Same is true of the maintenance people. As a long-time resident, I highly recommend this lovely apartment complex.
For the most part I have no complaints about this apartment complex ! Christy the manager is amazing ! She goes above and beyond to make sure she can do whatever she can to accommodate you! I definitely will be renewing my lease.
Sadly to say this but were not happy with living here only cause upstairs and next door neighbors are the loudest rudest ever an have NO respected for others who live around them .kids running around upstairs parents an there friends are very loud ughh. This place you can hear everything the walls are holo.the maintenance an chrissy are great but as far as the garbage goes it needs to dumped 2 times a week, the inside of the apartments are nice .
For the most part the apartment is good. Christy works with you. But when you have neighbors below you that has loud music almost everyday damn no matter the time of day and you call to complain nothing really gets done. These apartments walls are way to thin Bc you hear everything. This would be one of the reason people don’t renew their leases.
Amazing people. I moved here 2 year ago. Staff in the office and the maintenance guy are very friendly. They are quick in getting things fixed.Complex are always clean and will maintained I can not complain. Location is awesome. I have a supermarket, restaurant, car wash, walgreens, walmart just to name a few.
Christy has been AMAZING throughout the leasing process. She is always answering any questions I have and is so sweet! Cant wait to move into my new apartment. 🙂
Not going to lie the experience in the beginning was rocky. There was miscommunication with trying to figure out which unit would best fit my needs. Christy made this stressful experience with moving more at ease .. she has gone above and beyond to help and accommodate my needs as a tenant. More importantly, her patience! I’m sure dealing with people when it comes to leasing Isnt easy, she always expressed empathy, was positive, and made sure to always keep her word...and maintenance crew is great as well. Thank you Rene and Christy for everything!
For the most part I love these apartments, the only thing I have negative to say is that the walls are supper thin and tou can hear everything. Aside from that, the staff is super sweet and friendly, maintained does an amazing job at getting the work done as soon as they can. Office staff always works with you when you need then the most. I livebit here ive been here for 3 years and its been the best apartments i have lived in by far. Thank you Christy for all your help and support and understanding. Your Amazin.

LOVE living here! Christy in the office is AMAZING! She is so helpful and genuinely cares about her tenants. She recently held a community Meet & Greet at the clubhouse with pizza, face painting, a raffle and candy and activities for the the kiddos! It was nice getting to meet our neighbors and other parents/children in the community.My son and I thoroughly enjoy living here. We go to the pool and the playground often. There is also a big field the kids play football in and we play t-ball as well.
I love this complex. The move in process was SO EASY and the manager was so nice and helpful. He went over every detail and our apartment was perfect when we moved in. They updated everything. Weve had no issues whatsoever. The property is keep very clean and is very quiet. Lots of kids and families. The park area is great for kids and everything is clean and well maintained. Ive had no problems with neighbors or unwanted activity on the property. Everyone seems to keep to themselves. There is plenty of parking and youre not walking forever to get to your building. I would absolutely recommend this complex. Very affordable and comfortable to call home.
If youre looking to move to Brandon area for an affordable price, this is the place! I have lived here for almost 2 years now. Although the upgrades have been a slow process, I finally see them making great changes to the community. The only con is the switching of management. I believe the current manager is the 3rd since Ive been living here. However, in this case, I would definitely say 3rd times a charm. Mr. Jose is very respectful, and polite. His enthusiasm about bettering the property is refreshing. Hes not all talk either! It also helps that hes very understanding, apologetic (when he feels hes at fault) and extremely considerate. I look forward to my 3rd year and would recommend this property, as it is today, to anyone.
These apartments used to have a bad rep. But ever since they have made a change in management its has really come around. The apartment manager Jose is very understanding and helpful he is always on point when it comes to fixing any repairs and is absolutely professional so before you decide not to take a look at these apartments do to others negative comments I highly suggest coming on by and seeing for yourself. I promise you wont be disappointed I have lived in 4 different apartments and these are amazing thanks to Jose. Five stars hands down.
After living here for almost a year I have a new point of view. Christy is amazing, but unfortunately most of my interactions at the office haven’t been with her. In early March, a dead tree that was roughly 100 feet tall (I’ll upload a picture and video) fell onto another tree that was also 100+ft and both trees were leaning right over our apartment ready to fall with the slightest breeze. I was actually outside on the porch when this happened about three yards away from me. When it happened I grabbed my baby and partner and we went to the office to inform management. We informed Toni about what had happened and she told us something would be done by the end of the day and she would inform maintenance. Two days later nothing was done and I actually saw one of the maintenance men working and asked him about what they were planning on doing about the tree. “What tree?” (There are only two maintenance men on property). So I explained to him what had happened and he told me that it’s the first time he had heard of it... so my family went on with their week... two weeks.. a month... and I decided to go to the office again to ask about this giant tree ready to fall on us at any moment. (We are so blessed it didn’t rain this month) and Toni said “oh well it’s not on our property so we can’t do anything about that” (come to find out yes it was) so I decided to ask for a move out form so that we would be ready to leave once the lease was up. Toni called me on my cell that night and told me if we decide to not move out she wouldn’t increase our rent for next year... excuse me what? We pay $1000 for a 1x1 shoebox of an apartment, that has no washer or dryer (oh and the washer and dryers that the community offers cost $3 for a load and only one washer works for the whole community), to get asked if Id like to do drugs or get muttered some incoherence by another tenant, what do you mean you want to increase the rent of this sh*thole?? Once we found another place to move into, we were required to get a renters verification from Palms at Palisades and goodness Toni made it practically impossible. The fax had to be sent to her three separate times and when the document was finally completed, she called me and asked me for my new communities fax number... like she couldn’t look it up herself or maybe just send it back to the number that sent it to her.. or MAYBE, call the new apartment community and ask them?? The tree did end up getting fixed a month and half later and then ANOTHER tree fell... Our rent for March for whatever reason wasn’t showing up on my resident portal, so I was assuming “huh maybe they waived rent because of the problem with the tree.” Nope. Rent was registered three days later with an additional $26 late fee. The community also needed to email us on three separate occasions to remind us that yes, although there is a pandemic and almost all our residents are unemployed, we expect your rent promptly on the 1st. If you do move here, bear in mind that you will be neighbored with drug dealers, crackheads who open their doors at 2am just to scream incoherently, cops all the time, and many more wonderful commodities. If you are looking for a great and reasonable place to live, this is it. We just moved in and I was so excited about our first place. The lady Kecia was so helpful with explaining every detail to us. Moving out on you own can be scary. She was very helpful! I really appreciate it.
We just moved in about 3 weeks ago. I love how the property manger is so understanding and positive! Every thing I needed fixed was done the very next day. I always see the maintenance cleaning up around the property. Im so happy to be here.

Can I give zero stars? I really liked it here but now my upstairs neighbors let their dog live on the patio which has wooden slots, and the dog pees on my patio furniture. I dont care, the patio furniture can be washed, but the dog whines at night to be let inside. Im researching who I need to complain to because no one in the office seems to care.
This place is fantastic! Because I dont even have to walk down the street anymore to buy drugs. I just walk across the hall, bang on the door, and tell them to give me drugs. I dont even have to worry about alarm clocks here the children here scream and cry so it wakes me up. Its amazing! I love it! But my favorite thing here is when my neighbors dogs bark constantly. I would highly recommend living here! :)

I’m a current resident here and I enjoy living here the management and maintenance staff are very nice and respectful my apartment look nice I have an upgraded unit everything I asked for within the apartment I have I’m satisfied and please with it I would recommend others to rent here based of my experience.
This place is awful!! Since the day I moved in. I had no cabinet or room doors until six weeks later. Then I had water damage problems from day 1. I even have black mold in my children’s closet. It is an absolute disaster. I wouldn’t recommend it. Stay away!

If I could give a minus 1 or 0 I would. The buildings are old and not well maintained at all. They have gone through 3 different managers during the year I have lived here and they just dont care about people. The grounds are always filthy, there is enough old furniture by the dumpsters to look like a rooms to go dumping ground and enough section 8 people here who dont care how they live. If you want to score drugs it is as easy as going to your neighbor or walk your dog outside.I have had numerous problems with my loud and rude neighbors above me and I have gone to the office at least 10 times over the last year with documentation from the sheriffs office and our poor sad of an excuse security company and they dont seem to want to follow through it gets dropped in the next managers lap and then they want you to start all over. They JUST DONT CARE about getting things taken care of - just pay your rent and shut up.I would not even want my enemies to live here.
Worst place in Brandon, If you love section 8 neighbors and a front office who will not fix anything then this is the place for you. My ceiling caved in, asked the front office to fix it 8 separate. Took maintenance two months to come to my apartment. Guess what he did, took a piece of cardboard and duck tapped it to my ceiling. I would advise you to try renting out the cardboard box behind Mcdonalds before moving here. Also all of the 5 star reviews are fake. This place is a complete dump
Im sure this will get deleted, but if I can save just one person some heart ache so be it, on May 27, 2018, 11:30 ish Pm....I was walking my dog....some people a man and a young man about 10ish was standing out by the entrance to the complex I heard the gentleman tell the young boy not to throw whatever he threw at the car because once he threw it the older gentleman started chasing me.... the owner of the car(2018 BMW).... came back and spoke to me and I told him where they went and the cops as well this complex.... furiously needs cameras at the entrance I have lived near here for 12 years and cannot keep a bicycle they keep getting stolen.... the owner of the car its going to pursue charges on the young mans parents and charges on the complex as well for not having cameras thats what he told me so I just want the next person looking for a happy place to live this is not a happy place.... the trash that lives in the complex will steal you blind.... FYI
Haven’t even moved in or seen the place but I’ve called multiple times for the past 3 days and no answer? Bad first impressions for future residents. Anybody have a phone number I can call rather than the one on the internet?
Horrible apartment complex! you can hear your neighbors conversations and it so out dated, they loose rent payments, my rent is always paid a month ahead because I travel to avoid any issues and they still cant get it right and post late rent notes on your door because they are retarded and cant keep good records. Just avoid the headache all together I cant wait to get out of my lease.
Dont waste your time. I have been here a year and the neighbor downstairs blairs their tv after 10 pm every night almost and nothing has been done about it for a year. Now there is a new owner and they are making us pay for water along with an increase in rent, when nothing has been done to make this place a more updated place. kitchen outdated. no light in the main parking lot, been out for 2 months now. Building walkways are absolutely filthy and the constant response, even from the new management is that they will do it on Friday and that Friday never comes.
This apartment was infested with roaches. There were no overhead lights in any room. I would NEVER recommend this place to even the homeless!!

I lived here for a year it was a bad experience it was roach infested maintenance is very slow they help on there own time the trash dumpster is always over flowing its just not a pleasent place to live
