Scott was my technician this morning from Gulf Coast. He was on time, knew exactly what needed to be done. He completed each one of the issues and was very diligent in making sure he did each install or repair properly. He is a delightful person and went above my expectations. I have been very fortunate to have two such efficient and wonderful technicians to address my concerns.I also would like a link to review Juan, who was at this property a week ago. Owner held our guests and our money hostage due to us wanting to sell our own investment home. Was horrible to deal with and ridiculously costly on expenses and repairs. Owner wouldn’t return calls and made our transition to self management a nightmare. Horrible experience

Pretty poor company to rent from. Communication has been extremely poor. They also will take as much out of the security deposit as possible, even if they said they were not going to charge you for it during the year because it was due to their repairs. I tried to contact multiple individuals to get an explanation on charges on our security deposit refund, but they responded with an automated email.
Ive had a managed property for several years now and Im really happy with the service I receive. The staff are really helpful and are great at keeping me updated about any repair issues with the property. Ive never even seen the property but know that its management is in safe hands. I also get guidance about contacts for tax advice and also help in paying bills that would otherwise necessitate a transfer from the UK. These have been particularly helpful.Rental returns are as projected and Im very happy with the returns Im getting both in terms of income and capital appreciation.Really highly recommended.
Communication has been non-existent as I have been trying to get more information on several of their rental homes located in Bradenton and Palmetto. I have filled out the forms on the website, and requested information. I have yet to receive any phone calls, only automated emails.As a former rental owner, I would be very frustrated if they were in charge of my leases and the way they communicate to future tenants/clients. I am going to look elsewhere to a smaller company that gives me the attention that I deserve when looking for a temporary solution to house my family.Keep in mind, this was before Covid, so no excuses.
Extremely professional and they get the job done. After using 2 other property management companies without results, we decided to try Gulf Coast Property Management. To say we were skeptical about their 21 day average to secure a rental was an understatement. We were pleasantly surprised that they ere true to their word. Constant communication and attention to detail. Happy we found them and cant recommend them enough.I would give them ten stars if that was an option.
Had a wonderful vacation. The house was wonderful and the property manger was great. We had very easy check in and check out. We had some special requests and they were beyond accommodating. Would stay again and highly recommend.
As a first time vacation home owner - and an absentee owner at that - Gulf Coast was a huge source for peace of mind. We only use our house 3 months out of the year and we knew Gulf Coast would be checking on our house regularly and sending us detailed inspection reports. They were very capable of dealing with any issues that arose in our absence. We loved that they used a simple app to send us photos and details of each inspection, and their staff was always friendly and quick to respond to our questions. Highly recommend!

Were new clients and they have done a great job with our rental property. They stepped in and took charge right away which is helpful since were not local. The fact that they have a separate department for each aspect of property management took a minute to get used to but you soon realize the benefits.
Horrible..we rented through gulf coast and all they care about is getting rent. From day we moved in we had issues with the air and heat, the system would constantly shut off and it’d take days for them to get someone to come fix it. Not to mention I had a newborn at home and the air would be off in middle of Florida summer, not that they cared though. This happened at least once a month and no one ever really fixed it. Had issues with flooding in the lawn which never got fixed, they didn’t seem too concerned. I asked to get the contact of the actual home owner since it was a new house that had so many issues I wanted to make sure they got it looked at while it was under warranty but they wouldn’t provide it. Upon moving out I made sure to have the place cleaned spotless, carpets shampooed and cleaned, filled every single whole in the wall from hanging things and painted over it. I mean the whole looked better than when we first moved it. After a month they send me part of my security back stating they are taking $400 for hole patches and repainting. There were absolutely no holes! And everything was repainted by us, which is the landlords responsibility to refresh the place prior to new tenants. I am so disappointed with this company and have had nothing but issues. I will never rent from a property company again because of this, they only care about the money. Oh, if we wanted to renew our lease they wanted another $100 application fee and increased the rent. We were already living in the place why on earth do they need another application fee? To pocket $100? Just absolutely ridiculous.
Andy and his team did a wonderful job of helping us get our home ready to sell and to help us every step of the way from the listing through the closing while we were living overseas. Our home needed lots of maintenance and upgrades, but the Gulf Coast team handled everything at a reasonable price and made the sale possible. Andy was honest, straightforward and trustworthy. I recommend them without any hesitation.

We are now on our third year with Gulf Coast Property Management managing the letting of our townhouse condo in Lakewood Ranch and have now completed two successful annual lease renewals. We have had excellent service from the outset, from finding suitable tenants in the first instance to managing day-to-day maintenance issues as they arise. Regular payments to our HOA are also handled through Gulf Coast as are any necessary contacts with them regarding other routine issues. We remain very pleased with their service, and as we live remotely in the UK we feel confident in leaving the management of our property in their hands.

We just moved into an Air B&B rental home that is being managed by Gulf Coast Property Management. This is our first experience with either Air B&B or Gulf Coast, so we were not sure how things would go. The house we rented is in a very nice area in Bradenton, FL, and were were immediately happy with the location. However, the condition of the home was not what we would expect for the price we are paying.The first night we were here, we received an email from Gulf Coast asking how we liked things. We responded that there were some things, mostly housekeeping and minor maintenance, that we were unhappy with.First thing Monday morning we received a call from Cynthia at Gulf Coast. She came right over to our property and was extremely understanding and helpful about our complaints. On Tuesday morning we had both a maintenance man and a cleaning person at the property. They were also very understanding and helpful, and worked efficiently to rectify the situation. I did not get the name of the cleaning person, but she was very thorough and took care of things efficiently. The maintenance man, Curtis Gibson, did an A++ job of correcting some mechanical issues and did an amazingly thorough power washing job on several areas that were in dire need of being cleaned.I am extremely impressed by the way that the Gulf Coast personnel handled this situation. It has turned the start of our stay in Bradenton from just OK to exceptional. Based on our initial experience, I would highly recommend Gulf Coast to others.

We rented a Property in Bradenton this summer. There were a few very minor maintenance concerns, but employee Brad Isbell was able to help get everything straightened out. He was friendly, professional, and went above and beyond. Beautiful property, great service, and we will definitely use Gulf Coast again when visiting Florida.
I hired them because of the good reviews however they tried to rent my 2006 built house and reduced the asking rent price 3times(despite them giving me the initial price)...My house was empty for ***3months*** before I fired them. I lost $6600 in rents due to their inability to rent. I ended up renting from Craigslist within 30days by myself. I do not recommend this company.

Id give no star, if it was possible. I rented one of their properties for two years. I was so pleased that I opted to rent another one. Little did I know the new property had a roast infestation in the kitchen. Im a single mom with a 5 year old. I paid them 2300 for this property. Ive gotten nothing but the run around for two daya now, trying to get my money refunded. I was ubder the impression they were a good company. I was unfortunately very wrong.

WORST COMPANY EVER. Terrible service, terrible communication and then are now trying to charge me for pre-existing issues the house I rented already had. They were suppose to come put screens on the windows around the house the first week I lived there never showed up they just tried to charge me $75 for all new screens, even tho the original ones are still probably sitting in the laundry room there. THE ONLY BATHROOM SHOWER WAS BROKE ALMOST THE ENTIRE TIME I LIVED THERE AND THEY NEVER FIXED IT, I argued and Fought just to get someone to come out there and they continuous cancelled and denied my requests and made ME call around and make arrangements and now they are now trying to charge me $270 for that, the front door was upside down cracked and didn’t open all the way the entire time I lived there and they are now trying to charge ME for the door $209.60 for something that was like that when I moved in, I left brand new blinds in the house when I left to replace the old ones my kids ruined and they are charging me for blinds too. They are SCAM ARTISTS who don’t take care of their tenants, do not rent from them you will regret it !

Owning a property locally, I really didnt see the value in hiring a property manager. That is until my tenant stopped paying rent and answering my calls. I let it go on for about 2 months, 2 months of listening to broken promises and excuses. I consulted an attorney about my options for eviction and they wanted a $2K retainer. $2K??? I was barely breaking even on the property and that would have wiped out any profits I did make. After scouring the internet and chatting with a few companies I decided to go with Gulf Coast. No joke, within 7 days the tenants had left. The property was in OK shape. Not perfect but OK. Between Gulf Coast and myself we cleaned the property up, made some small repairs and started advertising for new renters. Well that was 7 months ago and I could not be happier with how its worked out. Yes I am only around the corner but Gulf Coast take care of everything. i just collect receive the money. There was one problem with the stove but it was repaired under warranty. I usually dont write reviews but this company saved my skin and I will be eternally grateful. Thanks to everyone there.

My first impression of Gulf Coast was not very good. It toke forever for my maintenance requests to be completed. Also, when I put in a request (s.a. damage after the storm) a different person would reply claiming I never reported those damages. Seemed to be no communication. Finally, Steve Barbagallo, emailed me. He was so efficient. Not only did he reply quickly he got everything I needed taken care of right away! Thanks Steve!
I am renting from gulf coast property management and they are terrible. It takes weeks for them to respond about any issues I have in my apartment and it takes even longer for them to come out and actually fix the problems I have. I have not received any mail and I have been living in my place for over a month. When I moved in the paint job was so terrible and the paint didn’t match and they refused to fix it. They have no sense of urgency all they care about is collecting money every month. If I could go back in time and not rent another property in my life from them I would do it.

Only 2 months into my rental, but I have to say the staff at Gulf Coast are amazing! They got my home rented in amazing time. The first few months of a new rental can be crazy and a bit nerve racking, I felt none of these things with GCPM. I highly recommend them.
Gulf Coast has looked after our house for six years now, and Ive been impressed with the professionalism of their team. Our house is in good hands.
I signed up for lease management with Gulf Coast Property. It took over 3 months to find a renter for my property. I had to lower my price repeatedly, but this could just be what the market now requires. My complaint is with the tremendous charge they gave me to make my house renter ready. I have numerous charges that I believe were excessive. This is after I already had much of the house repainted and cleaned professionally. I do not believe there was much that needed to be done, but their bill came to $2179.31. I was charged $107 to change the keys. They finally removed this charge since there was no key to change. There was no previous renter. Here are other charges I believe were excessive. For example. $360 for cleaning sliding glass door? Rent ready labor $1,121 yet everything seems to be already charged out including labor. I also had an HVAC service charge for $85, but the tenant complained the first day of moving in the the HVAC was not working. I do not believe they even had this performed. If they did, it should be working. I have a home warranty and asked them to use this incase of HVAC or any other problems. They did not do this, but sent me a work order from another company. I am not happy about their work

Owners beware. I am a property manager in Chicago an I used Gulf Coast for 5-6 months. It took me that long to catch them committing fraud. Receipts for repairs dont match invoices, legal fees for leases not prepared by an attorney (dont think thats legal), fees for repairs that werent necessary, no receipts or warranty information for appliance installation, avoided me for 2 months in my request to terminate my agreement, verbal modifications/promises not honored, offices closed during business hours, dont answer phone, return email, etc. Its all smoke and mirrors!!!!
RENTERS BEWARE! Terrible maintenance and customer service, they never return your call! We wished we had never signed our lease! Once you sign the lease they no longer respond to you!
Becareful what you sign because they can charge you up to $200 or more to plane a door or change a flap that costs $10 ...I have paid over $3500 in management fees in 1 year and am getting as far away from Andy Moore and his crew as I can....
