Absolutely terrible company. Be aware that they call fees a deposit. You dont get it back. Extremely difficult to work things out with them. Very rude to renters. Had to pay over a grand altogether to get out of an abusive household, even after i found a subleaser. Just avoid them because they are completely unhelpful and will suck every dollar out of you that they can find a way to.

Absolutely horrendous. They dont care at all about their tenants and everything they do is just to scam you out of your money. My roommate and I have been treated like they could care less about us or our safety in the residence. Our residence has flooded 3 times in the 2 months weve lived here and they will not even communicate with us about fixing the problem or even doing a mold panel to make sure we arent breathing in black mold. They also were fully aware of the flooding, as well as the fact that our houses wiring is a complete fire hazard, and yet...still nothing. Id HIGHLY recommend never renting from this company. Its criminal and extremely frustrating. They shouldnt even be a business at this point if this is how they treat their well paying tenants.

PG Rentals leased and managed a home I own in Boulder. Very impressed by the professional and timely manner in which they handled my requests as well as any tenants requests for repairs. Would highly recommend PG to any owner who needs a management company or any person looking for a rental.

PG was easy to work with from the very beginning. Showings of rental properties were quickly arranged around my schedule, and negotiation on rent and extras like painting was straightforward. The rental contract they use is almost comically long, but that is due to the large number of college rentals on the books in Boulder....which causes lots of very specific clauses about things youd never imagine would need spelling out. When normal maintenance issues arose, PG was quick to respond. Overall a really good experience over 3 years.

Great experience. I was in need of a place due to a fire at my home. Kyle and team did everything possible to get me in the home ASAP. During my stay, they were very responsive and respectful. Great at communicating. Upon termination of my lease, they were very helpful about the move out and getting me the deposit back quickly. I will recommend this group to my clients and friends.

We lived in a property managed by PG rentals for 2 years and it was an overall fantastic experience. Kyle was always available for questions, all the contractors PG employs for repair work are awesome, and the company was always quick to respond and correct any mistakes that may have occurred. I highly reccomend their services as they are one of the most pleasant management companies to interact with especially as a college student. Thanks PG!

After living in Boulder, Co for 7 years, this company was by far the most professional and work with you more than any other company I have witnessed.Any time that we had issues in the apartment, PG was there the night of, or morning after to fix what had been going wrong. A solid, well-functioning property management company in Boulder has become somewhat of an oxymoron nowadays. However, PG has truly done it. I have nothing but great things to say about PG and the way they conduct business. I had worked with Dave in finding a summer sublease and not only did he send me thorough instructions, he also was very responsive in helping sort out what could be the most challenging sublease situation of all time. After a long 70 email communication string, Dave figured all of it out and I can not name a better experience I have had with any company in my life. For this reason, I would highly recommend renting any property managed by PG--the level of care and professionalism is unmatched in Boulder.

Update: Ive added move-in photos, in response to Todds misleading hardwood floors comment, and his assertion that they cleaned the place before our move-in. They also canceled a maintenance showing within an hour of Todds response. Shady.PG Rentals has been the shadiest and the worst rental agency Ive ever rented from. There have been countless issues since my move in date of 01/26/18.1. When my roommates and I looked at this property initially, renovations werent completed, but we were assured that that missing tiles in the ceiling would be replaced, the front room would be carpeted, graffiti in the hall closet and kitchen cabinets would be painted over, etc. When we moved in weeks later, there were six missing tiles in the ceiling. No repaint. The dish washer was broken and leaked everywhere. The washer/dryer didnt work. The bathroom toilet was clogged because a previous tenant had flushed disposable gloved. The entire bathroom (there was still urine on the toilet seat), oven, kitchen floor, and refrigerator were filthy and had NEVER been cleaned by them. The fridge was missing a glass layer over the drawers. The front room was not carpeted - we finally figured out that the owner of the house decided he didnt want to pay for it, and it was tacked onto the end of an email after we had already signed a lease. This was after being assured it would be carpeted.2. Maintenance can be iffy. Sometimes they are very prompt and fix things with no hassle, but other times its a fight to get something done. Ive been battling to get the locks fixed on our doors since August 2019. One lock still doesnt function correctly. In December 2019, I followed up again on the malfunctioning lock, and was told repeatedly over the phone that it had already been fixed, but they would send someone else back over to check it out. I got an email later in the day that said, The technician couldnt get your lock to function correctly. Hah. I have sent ANOTHER follow up (a week later) because theres still been no response.3. Shady charges occur every other month. Theyre for lawn care and snow removal. They charge this even when nothing has been provided. Our lawn is dead year round, and the most maintenance they provide is smashing down a few weeds in the front, and dont even remove them. They just stay trampled in our walkway until we, the tenants, remove them. As for snow removal, the last few times no one has removed any snow from our sidewalks/walkway/driveway, and has been shoveled by me and my roommates. This is against our lease to do so, but what do you expect your tenants to do? Trudge through a foot or three of snow when no one has been sent? And when someone is sent, its days after the snowfall when weve already worked our butts off to get the snow out of our way. If I were a future tenant, I would install security cameras so you can fight back against this.4. They break their own lease agreement by sending people over to do work without alerting us, the tenants. I was home sick from work one day this happened, and nearly had a heart attack when I saw a bunch of people on our lawn and heard people on our roof.5. They dont take responsibility for their system screw ups. In the transition from the 2018-2019 lease to the 2019-2020 lease, the system glitched out on the first of the month, and deleted a $45 lawn care fee. I spent days emailing back and forth to get this sorted, with screenshots of the issue, and they absolutely refused to take responsibility for it, and charged the $45 out of our deposit. Absolutely disgusting behavior.6. They love to lose physical checks and blame you for it. Theyve lost or misplaced two checks of ours for rent, and have sent accusatory emails to us. One time, they didnt even lose the check, they just didnt check their mailbox, but sent us a rude email anyway. Save yourself the trouble and pay the $3 convenience fee to pay online if youre unfortunate enough to rent from them.I have more, but Ive reached the character limit, unfortunately.

I dont know how recently they added this, but PG Rentals has an Emergency Off Hours telephone number that all tenants can call in case of emergency, and boy, did my house have exactly that this past weekend. We had a horrible mishap with the plumbing in our bathroom, and because of the off hours contact with the office and the reliability of the employees working that weekend, it was able to get fixed that day. Plus, they have always been quick to respond to other online maintenance requests we have made in the past. I genuinely dont understand how someone could give them a bad rating. They are probably the most reliable company in Boulder.

Todd & Lauren were really great to work with! They found us the perfect place, are great at communicating, and helped us every step of the process. Since I moved in they have been in consistent contact and helped us with anything and everything we need. They are quick at taking care of any issues and go above and beyond to make sure we are taken care of. Our refrigerator had stopped working and they had a worker over at our place by the end of the day! I would definitely recommend going through them not only when looking for a new place to live, but also in managing a property. Top notch!

Absolutely the most unethical company Ive done business with. As a tenant, basic rights were violated, including the right to be informed of toxic pollution on the property (radon gas). Todd handled our deposit refund in a manner that can only be described as criminal: After leaving the house completely clean and free of damage and belongings, fictitious charges were piled onto the bill resulting in hundreds of dollars in stolen money from the original deposit, which was then delayed as long as possible. In addition, PG Rentals violated their own lease by showing the property for sale without permission from the renters on several occasions. Simply put, prepare to get ripped off when doing business with these folks.

I have had PG Rentals manage my Boulder Colorado rentals for over 5 years.I formerly owned a real estate co. in Boulder, Co. where we managed rental properties. I am very particular about the way my properties are managed. The staff at PG Rentals do a great job. When we had a flood in 2012, the PG Rentals team had my tenants back in their apartment before many of the other rentals around town.I give them my highest recommendation.

Todd Ulrich is the property manager for our upstairs neighbors. They often have music so loud that it shakes our walls, bed, and our sons crib. We have communicated with Todds tenants about the noise issue and called the police. Todds tenants have also damaged property, ding dong ditched us, and even vomited on our door when they were drunk. After Todds tenants admitted to all these offenses Todd renewed their lease after the first year. Todd has not been responsive to our concerns. I have to email and call him before I get a delayed response. We recently requested that Todd require his tenants to remove their large speakers and have yet to hear back. I wish I had better things to say and am open to updating this review if Todd or anyone at PG Rentals becomes responsive and takes some action.

This rental company has unprofessional employees and poor business practices. They are difficult to communicate with by email and phone, and they will return your security deposit late (over 60 days after moving out, when Colorado state law is 30 days) and charge you over $100 for unexplained hidden fees even if you leave the apartment in great condition. They will also charge you $30 to simply return your security deposit by a separate check for each you and your roommate.

Within the first week of moving in, we were bombarded with emails and calls from Todd (The Owner), about paying an extra $300 on top of our $1200 deposit, we eventually got them to back off and give us some peace in the stressful move. Extremely rude, invasive communication with his tenants.There other unanswered bad reviews here on the subject of extra $300 deposit, i have seen other companies use these deposit techniques as a good way of scamming more unknown charges on the tenant.What is with these small mom and pop rental companies starting to become like all the big ones?Reception lady is extremely rude over email, but does not have the guts to be rude over the phone, i would suggest calling if you want semi-decent service.

We were interested in a rental a couple blocks from my current home. I had scheduled with Kyle via email. I showed up at our scheduled time and waited for 15 minutes before heading home. My husband and I tried calling multiple times, with no response. I emailed back asking for an update. Kyle replied that he was there with two other groups, and stated maybe there was a mixup with the address. If its this difficult to try and look at a rental, actually being a tenant must be a nightmare!

Terrible rental company. They shorted me over 300 dollars on my security deposit return and it has been nothing short of a nightmare to get this sorted out. They wont answer their phone, they will tell you they sent a check when they actually never did. Really terrible company, they handle their customers terribly. Would not recommend them to anyone. Todd Specifically, went to all lengths to avoid getting me the money they owed me back, required me to call their officer multiple times before Anyone picked up, Looks like im not the only person who has a problem with Todd, and they had a very similar situation as mine so it seems like a trend of theirs. If you are going to rent from them, which you should not do by any means, avoid Todd Ulrich at all costs.

They manage a property in our neighborhood, so far we have had MULTIPLE transients, open trash burning, junk piled up on the side of the home, and they are managing the yard which now is covered in weeds some of which are a couple feet high. There is an abandoned broken down vehicle out front of the home (for a couple of months) and another in the driveway. The owners are older and do not live in the area, PG appears to be taking advantage of them! I would not recommend anyone using their service!

Dealing with pg rentals for the past 2 years has been an absolute nightmare. Do not rent with them you will regret it!!! They charge fee after fee after fee. If something breaks, you get charged even if it wasn’t your fault. Our dishwasher was broken for two years and we had people coming all the time trying to fix it and were told it was fine. However, water would fill the kitchen floor every time we would try to use it. We would get charged every time someone would come to our house if something old broke, so we were nervous even to put in a maintenance request if anything went wrong. We would get charged $300 for snow removal. We would get charged for them to come and do a really bad job mowing our lawn. Our house was also infested with giant spiders. Even after moving out, we have had to deal with our deposit check getting lost in the mail (over $2000 lost.) They sent it to our old address that we moved out of over 2 months ago. We had to pay MORE fees just to get that check canceled and a new one reissued. Even after calling and complaining, I was just rudely spoken to and told it was my fault for not replying to an email right away (I replied 3 days later) when I was out of the country and out of service. I’m so glad to finally be done with this rental company. I strongly recommend avoiding pg rentals if you don’t want to break the bank and deal with bad customer service. This is also the first review I have ever written about a business. I’m usually pleased with mediocre service, but dealing pg rentals was HORRIBLE and so time consuming. I’m thankful to have found a way better rental company this year.
