We are current tenants - pay attention to the reviews of the tenants when you look at the comments. Yes the location is good and they are updating the units, but we have been there for almost 2 years and have not thought the value is worth the cost, chances of renewal are poor. Overall I would say its superficially nice... buyer beware.

Location location location. Thats the primary selling point of Garrison Square. The property is located right on the border of South End and Back Bay, two of the most vibrant and sought after neighborhoods in the city. The location puts you within easy walking distance of the best that Boston has to offer. Of course, you pay for the convenience. Garrison Square charges some of the highest rents in the city... high even for pricey Back Bay.So, what do you get for your money besides location? Garrison Square is small scale, charming, and beautiful. It is a good compromise if you want the character of a brownstone with the updates and services of an apartment complex. There are two beautifully landscaped and maintained courtyards and a very nice roof deck with a grill. The units have lots of amenities that are hard to find in Boston, including central air conditioning, in-unit washer/dryers, and wood-burning fireplaces. All of the apartments have just been renovated with contemporary colors and finishes. Every apartment has a unique floor plan, many with balconies or patios. The property is very pet friendly, and there is a great dog park behind the building.There are, however, significant concerns. Garrison Square is an older property, and even with renovations it doesnt compete with other luxury communities in terms of amenities. There is no community room, no business center, and no pool. A fitness center is currently under construction. There is no overnight concierge service. Common areas will soon be renovated, but at present they are shabby and poorly maintained. Overall, the property doesnt have the premium feel that the astronomical rents would suggest.I enjoy living here, but I do question whether I am getting sufficient value for my money. There are a number of newly constructed luxury apartment complexes in the city that offer state-of-the-art amenities and a more premium feel for less money. But for location and charm, Garrison Square cant be beat.

We have lived at Garrison since 2015. The staff does everything they can to make living here a great experience. Ryan, Gabby, Sarah, Henry, Josue, Terrence, Jacob have all gone above and beyond. All you have to do is ask and your request is completed promptly and graciously. We love our beautiful apartment and green space. The location is fantastic, the T, Pru, restaurants, markets are all steps away. Move here and youll never want to leave.

I feel like after living here for over 3 years, I should give credit where credit is due. Garrison Square has been a very nice place to call home. The location is fantastic! The staff also contributes to the pleasant atmosphere, friendly, helpful and efficient! I would recommend checking this place out. Definitely still happy here after 3 years!

Excellent location and first class service. Apartments are nice with good maintenance. On the flip side, it took some time to get my refund and it was difficult to contact them. I had to reach for the Community director which solved the problem very fast

Garrison Square is in the perfect location, on the border between Back Bay and South End with the Southwest Corridor right behind it. The staff is very helpful and responsive. The apt is much quieter than I ever would have imagined. The rooftop deck is beautiful. The building management arranges many activities and tries to promote a sense of community. I couldnt be happier here!

My family and I are tenants at Garrison Square.Our experience has been less than ideal. It is hard to put into words the lack of respect one feels from management: a group of staff members who lack the skills needed to work with the tenants they serve. And a group of staff members who fail to even acknowledge their tenants cordially when they come across one another. And it is often Ive been privy to the manner in which they treat the maintenance staff in the building-- extremely disrespectful. Especially, the main manager, Matt. Management comes across as frustrated and unwilling to serve and treat the tenants they serve respectfully. They also seem resentful of the tenants they serve.We continue to reside on the property because the location is ideal and in close proximity to work. The property is beautiful with parking, storage space, and lovely neighbors. UPS and FedEx accomadate the tenants. And its wonderful to have a childrens park adjacent to the building. And a dog park. Its an ideal location in the highest sense of the word. The area is always bustling with life and joy. And there is nothing as beautiful as children and dogs to surround oneself.Nevertheless, we have addressed managent countless times with our concerns, but to no avail.The feeling we get from management is that they  dont care. Its unfortunate because not only is the location ideal, but the service provided by the concierge team is wonderful. But concierge does not have a say in how things are handled on the property.Countless times we have complained regarding the back area where the dogs are walked. The area is often filled with dog feces, feces left behind by  tenants who refuse to pick up after their dogs.We have also encountered dog feces on the walkway of the complex as well as smears of feces on the area rugs on the property.We have asked that management address its tenants regarding this matter. Thus far, they have not.We also continue to await for repairs that were promised to be completed. It is also not unusual for management to send its employees to enter ones apartment without providing prior notice.  And then no one takes responsibility for such actions.It is an awful feeling to know one works hard to live in a nice area only to have management snub their noses at you and make you feel your requests are of no importance.In the last five years, several of our neighborly tenants have moved out of dissatisfaction with management. And others are in the process of doing so.Garrison Square also rents apartments short-term. Although, its a wonderful opportunity for others to rent-short term, there are a number of people coming in and out of the premise at all times that are unfamiliar. Often, the small lobby is filled with these guest and their luggages. The feeling and sense of an apartment is lost; so is the feeling of community. Instead, the place resembles a hotel.Although, Garrison Square has a wonderful maintenance team, the team consist of two individuals who are assigned repairs to such a large complex. Thus far, they have yet to increase their maintenance staff.In many ways, Garrison Square lures its prospective tenants, once they are in, many are destined to experience great disappointment.

The only good thing that I can say is that there was a lovely man who helped us to access the lockbox and direct us through the building. The courtyard was sweet, but once you enter the building it is another story. The interior halls were sad. Once we got to the apartment, we were greeted by cheap furnishings. One bedroom rug has some strange red stain on it. All of the beds were uncomfortable and the pull out was excruciating. In the bathroom, the shower curtain was pink mold stained, the fan sounded like a jet about to take off. For the amount of money that we paid for housekeeping, I think that it should have been cleaner....there was dust and smudges everywhere. Also, about half of the tv remotes were missing batteries and were inoperable. Could not recommend this place LESS!!

AVOID STAY ALFREDI booked a Stay Alfred rental for one night in the Garrison Square apartments. When I arrived that night the air conditioning didnt work and the temperature in the apartment was 81 degrees. After speaking with Customer Service for 30 minutes, they said all they were willing to do for me was to let me check out and find alternate accommodation on my own, at 9:30 at night. Stay Alfred bills themselves as an alternative to hotels and corporate housing and theyve made no arrangements for contingencies like this - having backup apartments to move people in my situation to, relationships with hotels, etc. All of these would be easy to put in place but Stay Alfred chooses not to invest in such alternatives.They literally threw me out on the street at 9:30 at night and told me good luck. Do yourself a favor and use Sonder or stay in a hotel.

Im reaching the end of my first year lease. And will not be renewing. Garrison isnt necessarily bad, but it isnt good either. And frankly they charge prices that are on the high end even for the back bay neighborhood.The location is excellent. The staff tend to be pretty attentive as well when things are needed (I tend not to ask much from the staff, but theyve always been around to help when Ive needed it).My two star review comes from the fact that during my 1 year lease Ive received over a dozen notices of construction/demolition in adjacent apartments. These notifications started coming more regularly only AFTER I complained more than once that I wasnt being notified, so that I could make work arrangements.Now I get emails the morning before notifying me of construction the following day around my unit during business hours on weekdays. I often work from home and work odd hours, these noising are incredibly distracting.This is from UDR/Garrison in response to one of my early complaints:I’m very sorry for the inconvenience with the noise and wish I was able to provide more advance notice for the flooring. After today, I will have a much more comprehensive scope of work for the apartments that are getting work done in your building, and will be able to send this to all residents with a more precise timeline and accurate dates on which there will be noise associated with the work.Im of the opinion that Im paying full price for my apartment, I should be able to use it full time. But thats just not the case. Ive brought this to the attention of management several times, and short of a curt apology that the construction noises may have made and an offer to buy me a coffee while I worked from home, no other concessions have been made.As I write this, the apartment below me is under demolition and the floors are literally shaking and the noise is very loud.When I moved in I wasnt notified that this particular unit was going to be in the center of a building under renovation; that certainly would have played a role in my consideration for the lease or price negotiations. At least 6 different units in my immediate vicinity have been under major construction since early spring.The photo below was taken of my building on Friday July 11th around 1pm.My unit is a 2 Bedroom 1.5 bath @$4799/month.

Horrible experience with this apartment and the management company.First apartment we went into smelled so horrible we had to move out and got moved to the wrong room size and finally 2 hours later got into a comparable room. The following night we were told we had to move out of that room as new tenant was arriving and so against our permission our personal items were packed for us. In the interim, the ceiling light fixture fell while we were in our room a few feet from my 4year old son to which I received no acknowledgement from the Stay Alfred - the whole time they were only concerned about getting there next tenant in on time. In the end we cancelled our 2nd night and went and found another hotel.Will never use this company again - totally horrible.

Had a horrible experience at 56 St. Botolph St. (Night of Dec 9, 2017). The only good part about the experience was the concierge at this residence who was very kind, informative, and helpful.

It was one of the worst experiences I ever had, I couldn’t even return it, refund or anything related, ... I couldn’t even get into the apartment or pick up the key because they gave me the wrong key code !!!!even after emailing they didn’t even care .... as part of the UAE group, I insist that everyone from the uae to avoid itاسوء و أوسخ مكان شفتها في حياتي ... نصب وًاحتيال و ما يردون علي

Awful management and maintenance experience here. We were without heating for several days in January with an infant and the team just kept making excuses and delaying the fix. The handicap elevator has been broken for over 5 months and if anyone in a wheelchair needs to enter the building they have to be carried up to the ground floor. Really abysmal. Shocked that they try to market as a luxury building. Hallways are dirty, maintenance is way behind and response rate is horrendous.

We were ripped off by this company and charged almost double the rate posted on the booking providers website.Be aware that there is no representative of Stay Alfred at the property, and the only way to contact the company is by email. After emailing our concerns, they initially attempted to blame the booking provider and other third parties for the difference between the quote and what Stay Alfred actually charged. They later acknowledged that the additional changes are part of the Stay Alfred Boston small print (their words).After inquiring about their accountability for customer experience and business practices, they have conveniently refused to respond to emails and the issue remains unresolved.The experience has left us with a bad taste, and feel like the company took advantage of us while we were on holidays in Boston. We find that the lack of clarity in their pricing, and the fact that they tried to blame others for what is clearly a deceptive business practice, unethical.Im sure that the company will try to spin a response to this review by saying that they are working to improve, but based upon other negative reviews, we do not see that there has been any improvements, and therefore no willingness to be accountable.There are thousands of businesses in Boston that work with integrity, and I would recommend any of them before Stay Alfred.

In 2003, I lived here for about a year. The price was of course expensive and the facilities were outdated. In Korea, I made two small rooms that I couldnt imagine, and it was expensive as a two-room, and it was so small that I rented a parking lot for hundreds of dollars every month. The garden is small, but it is pretty and it is the best location with everything next to it, so I think it is worth it even if it is expensive. There is no brick house with a parking lot other than Garrison. Now I think of a time when I was rich and sometimes lacked everything.
