I moved my family to Bend last year. In searching for a home near a school for my children, Sarah Humphreys was phenomenal in helping us. She made the leasing process so easy, assisting and answering my questions the entire way. Once in the home, any time there was any sort of issue with the house (which was not often and only a couple minor repair items as well as snow removal from the roof during the heavy snows), Stephanie Christensen was quick to respond and address the issue for us. Upon the end of our Lease, Stephanie provided a checklist of move-out items which made it easy for us to see what needed to be done upon moving out and returning possession, and then she walked through the house with us to go over any concerns. During this process, Stephanie was immensely professional and worked with us closely to make the transition out as smooth as possible. Based on our experience, I would HIGHLY recommend Lava Ridge Property Management if you are looking for a residence in the Bend, OR area.

My family and I were great tenants, always paid our rent on time, took great care of the house and yard, did everything they asked regarding winter preparation, but when we moved out, THEY TREATED US LIKE CRIMINALS! I have never tried so hard to be accommodating and get our deposit back. They charged us over $1,700, plus we paid for the carpet cleaning, and we only lived there for 9 months! I wish we didnt do a single thing. IF YOU LIVE IN A LAVA RIDGE PROPERTY, DONT EVEN BOTHER TRYING TO BE GOOD TENANTS AND DEFINITELY DONT TRY HARD TO GET YOUR DEPOSIT BACK. THEY WILL TAKE IT ANYWAY!

Lava Ridge managed our rental for more than four years and did an amazing job. Not only were they the ONLY ONES to call us back when looking for a property manager, that same proactive approach and good communication was a theme throughout our relationship. Lava Ridge is a great company and I cant thank them enough for the care they have given my home in the last year. With their weekly check-ins to make sure my house is in good shape, this past fall their timeliness saved me from a near disaster. In November I had a leak from my upstairs bathroom that dripped water through the downstairs kitchen ceiling. Lava Ridge noticed the leak and immediately shut the water off and called the plumber. The leak was fixed within a very short time, in fact, before I returned home from my trip. Thanks to their attention to detail, the overall damage in my house was minimal and easily addressed. I cant imagine what would have happened if they hadnt been on top of things. Great Job, Lava Ridge. Thank you for being there for me.

Very poor understanding of 3rd party contractors coming to the rental property with no notice I.e. landscapers, Arborist, so basically assume someone could popup on property at anytime with no notice. All of our utilities were turned back on in our names by the property management after we vacated the premises and our full 12 month lease was up. Still getting bills from the house two and a half months after weve been gone and Ive closed them. I didnt even know that was legal! Anyways With the past 6 years or renting in Bend the only good experience Ive had has with private owners so maybe its just me.... Thought I would just share so anyone moving out of their property can be very diligent on what they charge you for. they will get you for anything they can including utilities. All in all did Supply me with a home for a year so they get two stars.

Lava Ridge managed our home and I cant say enough good about them. They did a thorough inventory and damage assessment before and after the tenant moved in/out. They found a good tenant for us and everything went well. It was a good experience. We have rental properties for thirty years and usually managed them ourselves, however, we moved out of state and needed a property manager. Lava Ridge handled it better than any other property manager we have ever used before. We trust them and would absolutely recommend them.
