Met the on-site person with Invitation Homes - Office to do the exit walk-through and identify any items that need to be addressed for maximizing your return on deposit like filling smoke alarm with batteries, cleaning windows, checking to in sure things are closed on your end to make sure you get your money back.Very clear and concise. Move outs aren’t easy so it’s nice to have someone remove the anxiety and stress!

I hate being there neighbor. They don’t maintain their property. They blame their tenants for their lack of care for their yards. Harass the tenants to do the maintenance that the company should be doing in the first place. Yards are overgrown with invasive plants intruding on neighbors properties and public water drainage systems. The staff stonewalls request for maintenance. I wish they’d just sell already. Worst company ever.

Carol Taylor was an absolute God send to my family and I during the home finding process! We had a bad experience with our previous agent, before a friend referred us to Carol! Carol cared about what I had to say, she was personal and empathetic, and an extremely genuine person. Me and my current roommates have lived in a invitiation homes house for over a year and they are an absolute nightmare to deal with. Good look getting them to fix anything for you unless you call their corporate office. When you don’t need them, they will just show up to the house unannounced and do whatever they they need to do. They have not made this a good experience and I promise you half the reviews on this site are fake and paid for. Take your time looking and try to stay away from invitiation homes if you can.

They deserve negative stars. Basement sat in sewage for a month because they declined the original quote to fix a pipe and it then it flooded. Still declining vendors and canceling work orders. Been like 3 months without resolution.A year or 2 before that, they ripped out walls and insulation because of mold (after months). Then took another 6 months before finishing that.Unresponsive, unhelpful, unreliable. Half the time when I call, the person will direct me to another number to call and its usually a disconnected number. AVOID. INVITATION. HOMES. Garbage company that does not care about people and will exploit you for money while you suffer.Already filed complaints with the city and state and retained a lawyer. Hopefully some progress can be made.

This causes massive water damage and they forced us to live with it for an entire month before an actual fix, lying to the vendor telling him it was a small leak and not the fact it has caused massive amounts of damage. The wiring in the house is faulty, when the lights go off, the lights flicker meanings the wiring is still live and hot. The breaker constantly breaks off due to wiring overload because they were cheap with their wiring. None of the fixes I asked for have actually been done. I have an entire front window being held shut by a wooden stick because the locks are broken and so are the windows themselves. Our oven/stove died meaning there was a faulty fuse. The lights went out during a thunder storm and our garage stopped working and is perfectly capable of being opened from the outside by anyone therefore creating a theft and security risk.They are not good at all, this is all within the first month. they are very cheap, they do not care about their property, they do whatever is cheapest no matter the damage and who it affects. I’m posting this on as many of my emails as possible so people know how cheap this company is, how overpriced their homes are, and how bottom of the barrel their service has been.

I was having the worst time trying to obtain a rental in the area that was desirable to my family, my co worker recommended Invitation homes, she had been using them for years and she was super impressed. I went online at the end of the business day and I was surprised to find the home that I wanted in the area I wanted, I applied online and within 10 minutes I was contacted by Carol, she was so friendly and so informative, after going through the issues with other property management companies she was more than a breath of fresh air, she walked me through the process and even stayed in contact with me through the entire weekend. I applied on a Friday night and was approved Monday morning, I move in my new home tomorrow and I cannot be any happier...I would absolutely recommend Carol to any of my friends and family...TOP NOTCH AGENT RIGHT HERE!!!!!

Carol Taylor did an excellent job from start to finish. Walked me through everything needed for the process and assisted if anything had any issues. I had to do most of it remotely and she accommodated it at every turn. Everyone who I have worked with to start the process has been professional and helpful.

This review is written as of the 2nd day after move in date. Dealing with Invitation homes has been for the most part a good experience. I give the company overall 4 stars for what has seemed like lack of internal communication sometimes between elements of the company. The leasing agent we worked with, Carol Taylor was wonderful. Were I reviewing her alone, she would get 5 stars. Carol really helped smooth out the rough edges and flattened the hudles that the company would have otherwise put in our way. Time was of the essence since we were relocating to a new area and had already started new jobs and were living out of a hotel. Carol Taylor pushed the right buttons and pulled the right strings to get us in as soon as was possible rather than a week and a half later. The home was very nicely remodeled. Fresh paint, new floors, all new appliances. It was almost as if it had just been built.

I was helped by Robin Anderson who provided excellent service and a prompt response to my questions in a timely manner. She got me moved into my new house in no time, just finalized everything today and Im very pleased. Thank you Robin!

We’ve been in a rental for a few months and it’s been a nightmare!! Carpets filthy and soiled, toilet leaking from the base, electrical outlets out of service and the response time is worse. Invitation homes has an app that is totally useless, I’ve had to follow up on every request on average 2 to 4 times. Almost every wall is discolored because the company hires contractors for pennies to maintain their properties.Save yourself a laundry list of headaches and avoid using this company! We so regret renting from invitation homes.

Carol Taylor was our leasing agent and she was very very helpful and patient with two people that were new to the area and completely foolish about the cost of living and how quickly the housing market moves. She was then patient and understanding when the original funds fell through and we had to push the move in date, for the funds to get to us. All the information that we needed was provided to us in a very reasonable time so we always knew what to expect next. I would defiantly recommend her and Invitation Homes to someone else.

I am so pleased with our experience with Robin Anderson! She was always completely professional, but also very warm and understanding of our specific situation! We had a very tight window for needing to get into the home we applied for and she was instrumental in making everything come together very smoothly to make it happen. When we requested to view a house, she set everything up quickly AND also set it up so we could tour another house that was only 10 minutes away from the one we wanted to look at, since we had to travel about an hour to get to the area we were house-hunting in. We are endlessly grateful she did that, because we were a little disappointed with the first house we chose to tour, so we drove just a little ways and fell in love with the house she suggested for us! She guided us through the entire leasing process, which was all done via email, text and website, so it was very safe through a pandemic. Not once did we feel like we were having to navigate things on our own - she really was there for us every step of the way! I would definitely recommend Robin to anyone who is looking to lease a home in the greater Seattle area! I am very pleased with Robin Anderson and Invitation Homes. We moved to the Seattle from Arizona to restart our lives over Winter Break. Once I found a job, Robin was able to find a great house for us and we picked up the keys three days later! (my wife informed Robin that we were living in a hotel with our 11 year old son and 8 month old Goldendoodle, so she rushed the process for us. I hope this doesnt get her in trouble).I am also very impressed by the quality of homes rented by Invitation Homes. The fit, finish, and appliances are all top of the line. Oleksiy is such a great guides, also have the patient to communicate with deaf clients. He know how to gesture, explaining to us whats er need to do with the houses detail.

I had been searching for a house to move in an no one would get back to us, and if they did they would let us put in application knowing there was tons of applications put in before ours. Robin Anderson reached out to us and let us see the home on a short notice we fell in love with it and she let us know once we put in our application they would nolonger accept any more unless we was.
