I have not seen a more poorly run management company. Our trash shoot has been down for three days. So they brought in a dumpster to accommodate. It too is overflowing. There is trash everywhere. What a health and rodent issue. We look like a dump.
DO NOT HIRE! Once they acquired our building, the crime increased and building was left unsecure by their staff. Everything was neglected (trash especially). Homeless live in basement. Randoms sleeping in lobby. Nothing is enforced so squatting tenants do what they want. They just collect their mgmt fee... Comparable to Comcast.
Terrible company with no customer service at all. Emails are rarely responded to without multiple follow ups. They don’t even do the basic job we pay them to do. Everyone in our community complains about how terrible they are. Do not hire them.
Worst company Ive ever had to deal with. They routinely dont respond to questions in a timely manner. They are basically committing fraud with our condo. They dont fulfill their duties and put everything off. These guys are lazy and incompetent.
Lindsay Carmack did an outstanding job taking care of a question about an invoice. She was quick, accurate and very friendly. Carlyle Square is glad to have Lindsay and her company managing our townhouse community.
EFFING AWFUL!! This company fails at every level. Poor customer service. Misinformation, lack or experience. They complain when homeowners raise tickets. The close tickets with the work not being completed. And they cozy up to property HOA Board members to squeeze more benefits and annual raises out of them. I’m in the real estate business and usually avoid properties that are managed by this group of money-hungry, lazy people... in all areas of the business. Not just the property managers, although they are the face of the wider company. Avoid them.
Having lived in the community 5 years, this is a highly responsive company who really cares about the people and the property. Since they took over 2 years ago, its 100% more safe, clean, and overall better quality property. Our swimming pool opened on time for the first summer in awhile!!Landscape and tennis courts are looking great. Thank you Homeowners Advantage!!!

Lettie is a very attentive Property Manager. She is very observant to the needs of the community and sees that the job is done in a very expeditious way. She always has a welcoming smile on her face and Vinings View and Home Advantage are very fortunate to have her oversee our community. From Sondra Dillon
At Vinings View, Lettie is the Property Manager and has most efficiently taken care of several problems that have come up. She is at the moment in taking care of issues immediately; is friendly and always returns calls and emails promptly. She managed one episode while I was out of town and brought it to an important conclusion. Lettie listens and acts to keep the community running as smoothly as possible. She monitors and watches for potential problems and acts on claims of unusual behavior. Lettie is a 5-star manager.
It’s shameful that a company that manages some great properties can be so bad at nearly everything that has to do with good property management. This company stinks.
I live in Lenox Heights and all I can say is what a first class management team we have. I have only lived here for 8 months but Antoine, Chantel and Nancy have been super attentive. I have been going to the monthly meetings and Mark seems to have a good grip on what needs to be done and, along with the Condo Association, has a plan to get it done without risking our Reserve Account. AND...they are very tough about our rules and regulations...a REAL PLUS for a condo owner. Kudos to the Lenox Heights management team!
I reside at Vining View... grounds well kept and Lettie, the manager, shows great follow through and strong customer service skills-I feel fortunate to have her running our HOA office.
-Very bad company. They do not answer their phone or return emails EVER. (Please try to call and email them and you will see this is quite true.)-They hire incompetent HOA managers.-If you try to submit a complaint or idea that they do not like, then they will retaliate against you.-HOA Advantage just wants your money without giving back to the community.-Everyone on here saying great things was paid.

Horrible company, do not let your board use this property management company. They are unorganized and are only into retaining their friends no matter what the cost. This includes character defamation, holding titles without expertise and company bullying.
I am a resident of Vinings View and find it to be a nice quiet residential property. The Property Manager (Ms. Givens) is very professional and provides exceptional service. Ms. Givens keeps the residents informed, is attentive, considerate, patient, concerned, and responsive to the requests/needs of the residents and overall maintenance/beautification/safety of the property. The interactions I have had with Ms. Givens (the PM) have been extremely pleasant and it is my hope that her presence will be longstanding here at Vinings View as we partner to continually enhance the Vinings View community. -vm
Dont use this company for your property. The company charged $315 for incorrect closing letter when I bought the condo. The closing letter showed that the unit has no balance due and no violations, but a month later, it actually has around $2500 balance. Mgt team didnt return my money back although they made a big mistake and didnt try to resolve this issue. Julie Ketner, VP of Operation kept ignoring my emails. Total nonsense and it is really HomeOwners Disadvantage.
Im a owner and have lived here 14 years. It is dishearten when you ask for the back side of your condos to have as much maintenance as the front side. Erosion is a great problem because of maintenance not done on a regular time frame, with poor drain pipes gutters and now as I have talked and talked and Talked with Assoc. counselors over the years and now these 3 catch basin are a not enough for the amount of water that is still coming off the roofs and overflow the gutters. The erosionis costing all of us a lot of money because this problem is not fixed.soil dirt and wheel-bar-rows of rock needed to replace what has been washed away over 14 years. Not to mention All the Tree along the back fence line need to be cut as they over hang the fence and bring danger to the condos. What I hear is Im on the list. Im not a priorityas I have been here a very long time being on hold over and over again. Its dishearten. And this is not a laughing matter anymore. Terrible. Way too much to write here, but they are very unprofessional. Be very careful if you decide to engage this company as your property manager. They are nowhere near being able to handle a community of 476 homes despite what they may claim.

This operation is run by and employs lazy, inexperienced, unprofessional, unqualified, and dishonest people who only care about quoting the lowest bid to get your HOA’s contract. Buyer beware!
I would not recommend this company. Very inexperienced staff, unprofessional and rude. They only look out for themselves and do not have the best interest of the homeowner in mind. Very poor follow-up, poor attention to detail and they will CONTROL your association. Buyer Beware!
