I have been living here for 13 years. I used to love it here. No one cares. anymore. My lease is up in a week and I too have a rent increase of at least 15%. During CoVid? And I have never been late on my rent? Even when my pay was cut 20%? The rent was reasonable and the maintenance response was great. In the last 2 years I have handled my own maintenance. I took care of the bees and birds on my balcony. I do not have a renovated apartment. I buy and install my own light bulbs. I plunge my own toilets. They renovated everyones vanity. I thought they scratched mine when they installed it in the master bedroom. Nope. Turns out, I believe, it was scratched and so they installed it in my non renovated apartment. Because the same day they also installed new top flush toilets and I thought I had a black spot on mine. Nope it is epoxy that is pulling away from the toilet bowl. So it arrived damaged and they hot glued it and stuck it in an apartment that is not supposed to care.
We have been renting at Valley Ranch for almost a 8 months and 2 weeks, the leasing office doesn’t answer our calls, the emergency line takes for ever to call you back. I am allergic to bees and we have carpenter bees in our patio constantly, no one came to check the problem, and they didn’t even call back ! They recently increased the rent 15%, which I don’t get why ?I won’t really recommend them ! The management is not professional.
Saturday 12 June 2021: I have telephoned the office (3) three times since 1214 pm no answer just leave a message, I dont want to leave one I need to speak with a human, at times I have but they never get back with me. One time I had a sewer backup in my laundry room, the smell was no rose, phoned the office and was told I will let the maintenance dept aware, well no that never happened, my daughter and myself cleaned the mess up we had no other choice.21 years I have lived here and have never seen things go down hill as they have.6-101
Pros/cons/neutral infoPROSThere are many pros: the area is safe; the apartment itself is beautiful, the space in the apartment is well distributed, the windows enable a lot of direct sunlight; the walking/biking outdoor space is beautiful as well, with tons of greenery and wildlife- from fireflies to bunnies, chipmunks & ducks; the staff is wonderful, and the neighbors are nice. Also, Valley Ranch fixes things and provides funds to address any handicap or health concerns that are normally not an issue for the average folk.NEUTRAL INFOI did see a review about someone stating they had mice, which I think could be a confusion. I did hear some noise of small animals shuffling & crawling. I immediately also thought it could have been mice. I contacted Valley Ranch and they sent out a specialist who told me that there were some rodents that got in through a crack in the outer area (squirrels). The crack was fixed and there were no more noise issues. I’ve spoken with many neighbors and they state they’ve never had issues with mice.CONSIt is a smoking community, meaning that people who live there can smoke in their apartments. THE PROBLEM IS THAT IF YOUR NEIGHBOR SMOKES, SOMEHOW THAT SMELL GETS IN YOUR APARTMENT THROUGH THE WALLS. If you have lung issues or allergies to smoke, and happen to move next to a chain smoker, you will smell cigarettes inside your house, just as if someone was smoking in your place. This is the case, even if the AC/heater is off, so you know the smell isn’t entering via the air ducts.If it wasn’t for this con, it’d be the perfect place to live.
Been staying here for a month now. So far, water doesn’t stay hot. Fire alarms go off even though there’s no smoke, and stay going off for ten minutes or more. Practically ever faucet leaks. There’s a lack of cabinet space. Emergency maintenance are slow to respond.But the apartments are nice and spacious at least. And it’s pretty quiet, too. The balcony is quite spacious as well, and stainless steel appliances are cool. Also, it’s nice having an in unit laundry system even though the machines are very, very tiny. Not sure if this place is worth $1400, but it’s okay.Edit: And now the rent has hiked up dramatically.
[update 5/21/21] Reached out to management via email and never heard back. There are also now bees everywhere (which I also reached out to the property manager about and there was no action).Highly recommend renting elsewhere.In the brief time that I have lived here (4 months) I have dealt with several maintenance issues and put in many requests.Here is a non-exhaustive list:As I write this I have no hot water or heat for the second time in 2 weeks. Don’t get an apartment with a furnace from 1997. I have put in 7-8 requests for no heat/hot water, and it is still not fixed.Finding bugs in the apartment (2 requests)Very drafty windows and doors (1 request)Broken washer/dryer (2 requests)Bathroom exhaust fan had to be replaced (1 request - fixed)Bathroom counter has a hole cut out for the toilet to fitBirds are eating my bedroom window screens (I can’t make this up)What the complex has said and done:Maintenance said there was no gap between the carpet and floor (where I felt a draft all winter), but I keep finding insects at the baseboard.When asked about drafty windows and doors, management said to put plastic up. This is a normal practice in older homes, but I expected decent insulation from a complex at this price point. The weather-proofing that the complex provided was limited to filling the electric outlets.Maintenance looked at the washer and dryer, then said it was an older model and management wasn’t going to fix it nor were they going to replace it.Management said they were going to look at the counter in the bathroom and replace it, but I haven’t heard from them since they said this almost 2 weeks ago.On top of all this, the apartment is not updated to look like what is on the website (I know that other units are so make sure you view the unit you will be living in before signing).In spite of my negative experience with the quality of the apartment, I reached out to management to ask for a brief lease extension at my current rate due to personal reasons. They were unwilling to accommodate my reasonable request. I then found a different apartment that is much larger, completely updated, closer to downtown, only slightly more expensive, and was willing to work with me.Disclaimer: I will give maintenance credit; they have been responsive and have fixed most things in a timely manner, but why should I have to call them this many times to begin with in an apartment costing ~$1,400+ a month?Pros:It is a good-sized apartmentParking is included and coveredIn unit washer/dryerLots of closet spaceFireplace (decorative, not heat-producing)They seemed to have fixed issues from previous comments - I have had no issues with snow removal or trash in the parking lot
Very lovely move in process. The apartment itself was very clean with solid appliances ready to go. Good sense of security here, feel safe at all times. Great location for any sort of shopping needed, were talking within minutes of a drive.Carolyn Townsend made this decision for us so easy with her fast response time whenever we needed it throughout the move in process, and still continues to be after move in! Her kindness and enthusiasm of the place really sold it for us. Highly recommend her!
I currently live at Valley Ranch and Ive been here for about 1 1/2 months now. This review is 100% honest and Ive tried to give the benefit of the doubt, but my experience here is different from others. I was told my apartment would look a lot different than it does (the last 3 images represent what were were told it would look like). See images I attachedThere are pros and cons to living at Valley Ranch and Im sure most would agree that theres more pros. However, the Community Manager (Michelle) is not the best at handling the issues that Ive dealt with here.If you look online, you see nice images of high quality apartments. We were told that our apartment would look like the images (marble pattern counters, fully renovated with new appliances), and that our apartment (morgan 2 bed/2bath) would be the ONLY fully renovated apartment.We were given an apartment that did NOT match the floor plan shown in the brochure, and my appliances did not work AND my counter that were supposed to be marble (as we were told by the agent who gives the tours) were the incorrect style, and they had rust in the creases and scratches. The building door doesnt lock so anyone can break in (theyre aware of that and havent fixed it, again, horrible management), the washing machine wasnt functional at all, the front door has scratches everywhere, door knobs are covered in rust, master bedroom door does not lock nether does the closet door close all the way, the door knobs were covered in rust, theres a rust build up in my bathroom that makes it smell like poop in there, and on my first day of living there I found some nasty substance in my toilet.Im under the assumption that no one inspected the apartment before I moved in - which leads me to believe the community manager does her job poorly and doesnt double check the apartments before people move in.Now, after reporting these issues, a few were resolved (they brought a new washer since the original one did not work, and cleaned up the creases on the counters, however they still look a bit old). However, I requested that my rent should be lowered since we were basically given the wrong apartment and they continue to say that the apartment is fully renovated. The community manger is horrible at communicating and takes weeks to respond. She ignored my last email and wont resolve the issue, which is unprofessional. I kept my emails clear, concise, and professional, and her main response was that my apartment is fully renovated.The reason my expectations were so high was because the website shows BEAUTIFUL apartments and Im paying way more than the average would pay for an apartment, so logically, you would assume by the images, by the price ($1594) and by the term fully renovated, you would get a decent apartment. There is nothing special about were I live, except the area. The only thing that appears to be new/modern in this apartment is the carpet and stove as well as the cabinets.Because Michelle did not want to resolve my issue and ignore my complaints, I am under the impression that the agent is allowed to lie to the customers, and tell them that their apartment looks a certain way when it doesnt and not resolve the issue, should be against the law. I dont have anything personal against the agent simply because she mustve made a mistake, however her manager should be the one to handle it properly. Now I have to pay $1594 a month for the wrong apartment that looks like a basic college themed 2 bedroom. You can find the same quality apartments somewhere in Ypsilanti for almost half the price.This is an honest review, as Valley Ranch is safe environment and the apartments are decent on the outside. Im not sure how the other apartments look, since the images arent accurate, but someone was given the one I should be living in, and they OBVIOUSLY gave me the wrong one from what I was told and didnt want to own up to it. Maybe its because Im one of the only minorities who live here, everyone is white so they must think Im dumb.
I have stayed at Valley Ranch Apartments ten years ago. When I recently decided to downside and move to an apartment again I found Valley Ranch not only maintained their quality and features, but their management team is quite extraordinary. I particularly enjoyed working with their leasing consultant Ms. Carolyn Townsend. She has been incredibly helpful and encouraging. Looking for apartments can be a stressful time, but Carolyns positive personality and can do attitude, made the whole process smooth and enjoyable. She is a real asset to the Valley Ranch organization.

I am a current resident here and I have a terrible mouse infestation in the apartment. Its been going on for at least a couple of months and the response of the management has been unbelievably poor. They didnt send in pest control quickly enough, often enough and once it was clear the pest control agency cannot solve the problem, the property management didnt offer any other solutions. They did not allow me to even move to another apt in the same community, basically forcing me to live with mice.I feel so unsafe in my own apartment, any little sound I hear Im forced to investigate if it was a mouse. I have a total of 7 mouse traps lying around in the house. These are not conditions that you are expecting to live in after paying $1400/mo.Please dont move into valley ranch apartments.

Valley Ranch apartments are clean, huge, and very well maintained. Its definitely one of the best apartment complexes Ive lived in.But, the best part about it, has been the management. Theres been a couple of management changes the last year or so, from an okay management to terrible as reflected in reviews below, and now to Suzie and her team. Ever since she & her team came in, the apartment has become significantly better. They are responsive, nice, and service requests are promptly handled. Suzie has really gone out of her way to help me more than once, you really cant ask for a better manager than her.
I have lived at quite a few apartments in my day. But NONE, and I mean absolutely NONE compare to Valley Ranch!! The utmost professionalism, too notch quality service, and above and beyond attitude of not just Suzie from the office, but the entire staff in general! Excellent customer service! We came to see a apartment here last minute due to another apartment falling through. Jennifer was so kind and listened to our story. We looked at the apartment and same day we signed the paperwork. She was phenomenal to work with and has continued be show us great service.The apartment itself is beautiful. They did an excellent job of cleaning the carpets and everything is in good shape. We had a issue with our water heater and furnace and put in a service request. Maintenance had it fixed within hours. Great Job!We cant wait to live here with our kitty for years to come.
I have lived here for 3 years. And for those 3 years I have been grateful. They’ve never raised my rent an ungodly amount every year. Maintenance has fixed every issue by the next day. Michelle, the manager, has always been extremely accommodating and welcoming. It has been the best apartment/condo experience I’ve ever had.And today, they’ve proven it yet again. My girlfriend and I are moving in together and I’m currently on a lease with Valley Ranch. We walk in and are met by Tamara. She not only made the lease transfer transparent and seamless but was very pleasant and accommodating. She drove us over to the prospective unit, showed us, we said yes, she drove us back, and transferred lease over to the new unit starting in 2 weeks. I am still flabbergasted in the best way possible about how easy and amazing it all was.I can’t say enough how awesome this company is, and I highly recommend it to anybody looking to live in the Ann Arbor area that wants the A2 experience but also a bit of seclusion as well. Major shout out to Tamara and Michelle! You guys are great!
UPDATE: September 2019, Susie and team are amazing. They had “new” management (James) for a couple of months (bad recent reviews) but have since been replaced with this awesome team who is a night and day difference. Convenient location SW of Ann Arbor, close to Meijer, Best Buy, Costco, Zingermans airport shops. Nice apartment layout and decent trim (especially the newly renovated units) although the HVAC is older and probably not the most efficient. Office staff has turned over 2x in the last ~18 months with new ownership and an interim team in there. New team is getting their feet on the ground and trying hard. (Just take note of that as you look through the reviews)
My wife and I had the most pleasant and pressure free renting and moving experience here at Valley Ranch. Our apartment is modern, renovated, was clean and very well appointed when we arrived. Minor post move in maintenance issues were addressed immediately. I could not think of a better experience to have during what is ultimately I stressful time for anyone. Jennifer in the leasing office is genuine, kind, helpful, knowledgeable, and was an absolute pleasure to work with. Her demeanor and knowledge made us feel confidant we were making the right decision. Michelle and Tamara handled other administrative requirements as they pertain to our move in quickly and correctly. Its easy for me to give Valley Ranch 5 stars for all of the wonderful things weve experienced thus far.

New management is very bad and irresponsible!!! Have no heat for a month waiting for them to get a certified technician to fix it!!! After all that waiting, they stopped answering my phone calls!! Can’t reach the mangers over the phone always on conference calls and meetings... they put you on hold and promise to call back and they will never call back !!Getting 2 water bills every month not sure why!!!Don’t recommend this place...Don’t waste your time and money...... I’m moving out ASAP!!
Great floor plans, with lots of natural light. This is a great place for dog owners, they have a dog park and lots of places to walk and play with your dogs. The office staff is friendly and professional, and maintenance is prompt. Im really happy with my choice to live here.
We have lived here for the past 1.5 years. The maintenance crews are phenomenal. Surprisingly, the area is very quite. Not typical for a college town. Only improvement would be front office communication to the tenants. Sometimes communication comes the same day of an inspection. Again, this is minor compared to the positive reasons for living here.
The community is well managed and clean. I love the maintenance quality and response time from Valley Ranch. I have always been satisfied with every service request. The apartment is well designed, spacious and clean.
The management team does not have good cleaning practices and schedules for common areas. There is dog poop all over the green areas, unsafe for kids to play there. Even though multiple complaints, the situation didn’t change.

Moving out as soon as I have the chance! 28 days ago I told them about a leak that flooded my bedroom closet (ruining $600 worth of sheets, clothes and a dresser) and caused mold to grow on the wall. They have done nothing but ignored my phone calls, emails and when I walked into the building (for the 3rd time) the property manager (who I loved at first and really talked up) looked at me and immediately looked away and went back into his office, I’m assuming because he’s gotten my multiple emails and voicemails. Still nothing. Absolutely unbelievable, I’ve been living in a gross, musty, damp environment and they clearly don’t care! Wish I could break my lease early.
If you want peace and quiet, do not come here...I have been living in this community for the past year with nothing major to complain, but recently we had tenants move into the unit above us who are very loud and noisy. They decide to watch movies with full base at 11 pm on weekday!I have brought this issue to the managements attention exactly 6 times, but with no results and our neighbor keeps getting louder...The portal for collecting rent and money is always open and on time though...
The new management is terrible. In order for anyone to respond, you have to go to the office in person. Ive sent countless emails, called many times and I never get a response. I cant tell if theyre understaffed or lazy. Please dont rent from any properties under Beacon Management

I lived at Valley Ranch for three years. If I need to go back to Ann Arbor and I will rent there again.First, it is very very spacious not only inside but also the community which includes a trek and several ponds. Second, the location is extremely convenient, 5min to I-94, Costco, Mejer and etc.Third, you have great neighbors and management offices.
NICE PLACE, CLOSE TO EVERYTHING ANN ARBOR HAS TO OFFER, BUT STILL A COUNTRY FEEL. MAINTENANCE AND STAFF ARE BETTER THAN MOST, FRIENDLY AND GET THE JOBS DONE USUALLY THE SAME DAY.
The front office staff here is amazing! Between them, the community, and how nice my apartment is, I think I got a great deal on my apartment and if I dont end up getting a house by the end of my lease, I will definitely be renewing my lease!
They just want the profits from your rent without caring much for customer service. Just to inquire with them was a hard task. They charge excessively for not so new construction! Most of the reviews are bad see for yourself.
My family and I moved in a couple weeks ago. We really like the area, and we signed during a deal so the rate is pretty good if the unit looked like the unit we toured. The lady that showed us apartments, and got us signed, was really really nice, and helpful. The pool, and workout room are really nice. Our biggest issue was with the condition of the unit when we moved in. This probably isnt an issue for most, but make sure you see the SPECIFIC unit that you are going to sign for. When we moved in there were holes in the carpet in multiple locations, and in a large spot the carpet was completely tattered, to the point where the tack strip below was exposed. One maintenance man came to fix our tattered screens, and while he was there we mentioned the carpet, and he said I wasnt going to replace them, we can have someone patch the holes by cutting the carpet out of the second bedroom closet. We made a second maintenance report, and the a new maintenance guy came, and said wow, this is horrible. They should have had the last tenant pay to have these replaced. He took pictures, and took it to management. They said they would have a Sherwin Williams guy come, and patch it. The sherwin williams guy said wow they shouldve replaced this carpet, and had the last tenant pay for it. He did patch the carpet with new carpet. Now the carpet doesnt match because the old carpet is so warn, and it still smells like dogs. These are things I personally can get over, but if I would have known ahead of time, I would NOT have paid the asking price for this unit.
Update:We talked to the manager again about the carpet and she had it replaced for us! Our apartment feels so much better now that our carpet doesnt stink! Weve been here a few months now and are loving it. The maintenance crew does a great job keeping the sidewalks salted and respond very quickly to all our maintenance requests.I dont like to be one of those people that leaves bad reviews for places. But we were told on our tour, that the updated units have all new vinyl flooring and carpet (along with stainless steel appliances and the darker cabinets.) When we moved in, our carpet was very obviously NOT new. The tenants before us must have had dogs because the carper was TORN up. The tack strip by the front door was completely exposed, so we had to cover it with our bath rugs until Sherwin Williams came to patch it. There were 3 other spots on the carpet throughout the apartment where the carpet was ripped completely bare. Other than that though, the carpet was clean and smelled fine. It was VERY worn down in the front hallway area though. The first maintenance guy I talked to had said that Sherwin Williams was going to come patch it with carpet taken from the closet. When I told him we were told we would have new carpet he said (pretty rudely) I wasnt planning on replacing it.The next maintenance guy that came in a few days later was completely apalled by it and said over and over that it should have been replaced after the last residents moved out. Even the guy that came and patched the carpet said it should have been replaced!And now, after being here for almost a month, it is even starting to smell like dog! We have a toddler and a baby, so it sucks to not even be able to set them on our carpet without having to put a blanket down to keep them from getting dog smell on them!When I talked to the person who I think is the property manager, she said the carpets and vinyl are new as of the update. We dont replace them after every resident. Unfortunately in your case, the people who lived there before you destroyed it. Well then please dont tell people while they visit that there is NEW flooring in the updated units! That was one of the big sellers for us since we have babies, that the carpet was new. Then she went on to say that they would just patch it because our furniture was all in there and it would be too much for us to move our furniture around to replace it. I am thankful that she was considerate about that. But i would spend a day moving furniture to have my apartment not smell like dog.Also... our patio is disgusting as well. Its got weird stains all over it and it extremely cracked. It needs to be replaced as well.I do want to say though, that aside from the carpet, everything has been fine. We have had a few more minor issues, but the maintenance guys are incredibly quick to fix things. And everyone in the office is incredibly helpful and sweet. Tamera was super kind and helpful with giving us a tour and going through the whole lease signing process. We had our toddler and baby with us and she was very patient and understanding when they started getting antsy and falling apart. Haha.I still recommend living here, but make sure you SEE your unit BEFORE you sign your lease.

Dont live here if you expect good customer service or dont want to pay a lot for DTE. The DTE bills are INSANE. They are more then they would be for a 2 story home for a 1 story apartment. Our air conditioning unit continually broke for one entire summer, and they kept coming to fix the unit but never successfully did. Then this summer came around and once again, the AC unit broke. We were living/sleeping/cooking in an apartment thats thermostat read upwards of 90 degrees and they didnt consider that important. We were told a temporary AC unit would come in, but it never did and after A LOT of back and forth emails, I finally got them to put in a new AC unit. It would be one thing if we were paying to live in a junk apartment, but we were paying over $1600 dollars to live in this complex...it should have at least had working air.The rent increases year to year are also insane for the quality of the apartment. Sure it is nice that there is in-unit washer/dryer and vaulted ceilings if you get an upstairs apartment, but the carpet, cupboards, tiles, appliances, etc. are NOT worth the outrageous rent. We went from 2 years lease to 4 month lease and rent jumped up over $200 dollars. Then if we wanted to re-sign again (HAH yeah right!) it would have increased to over $1800...that is RIDICULOUS.Email responses were slow, they rarely answered the phone, and when we scheduled appointments for them to come through our apartment, they didnt show. After I called about the no-show, they said they just were notified that it had to be rescheduled....Im calling BS. (They also had told me that it would be a 5 minute walk through, so even if it had to be rescheduled.....it didnt need to wait multiple days).My roommate and I always paid rent on time, and we are pretty low-maintenance tenants as far as noise, mess, etc. We werent trying to live in some grand place, but we expected fair rent and timely help.
Its been quite a long summer without air conditioning. Especially considering my rent is well over the average 25 year fixed mortgage rate. Side note, they failed to tell me that i was responsible for the entryways cleaning. Also the floors are uneven in the laundry room so its virtually impossible to balance the washing machines. I need clean clothes but at the same time I feel bad for the newlyweds with a baby downstairs. DTE is outrageous here, I pay more to DTE in my two bedroom apartment then my folks do in their four-bedroom house, they also do not heat or cool or clean entryways and I feel thats a big part of it. Good luck on getting maintenance to come to your house especially if you have an AC issue because theres only one maintenance staff that is trained in HVAC. My neighbor and I have asked for a new door to the entryway multiple times due to rust and bug infestation and just recently we had to clean up a Bee Infestation. Its as if a new company has taken over the minute I signed the lease.
I dont live here and they wont stop emailing me resident notices.

I dont live here, but went on a tour of the grounds and was very impressed with the friendliness of the staff. The apartments themselves are good, but not great.
Decent indoor/outdoor pool, tennis courts, and small gym. The DTE costs can be high as the apartments arent super energy efficient, but the staff is friendly and helpful, and the location cant be beat.
My sister and I werent given the apartment described to us at all. And the manager ignored complaints and takes weeks to respond.
The management is horrible. And please, before you sign your name for a 1st floor contract, think about the noise upstairs. Its brutal to hear someone running a washer 2am everyday and the office is doing nothing at all
