The people that run these homes are severely incompetent and impossible to work with. Never expect them to move a muscle to help with anything. They focus so much on deadlines that they forget they are doing business with a human customer. Do not rent from these people.
Terrible people working here. They charge you for anything they can remotely win. Suzanne working at their building is one of the most disrespectful people I have ever talked to and their workers are lazy.

This is definitely the worst company I have ever worked with.I was overcharged for the electric fee and when I asked about fees, they indicated that they didnt have that information-- as my landlord, that should be known. They consistently do not notify you ahead of time when someone is going to enter your home, and they tried to show my apartment to someone to move in next year despite the fact that I had already resigned my lease. They are unresponsive, unhelpful, and my apartment has terrible upkeep.
They have been buying homes in A2 for decades and renting them to students. The issue is they lack accountability. Instead of going in and making sure the places are solid, they dont do any work whatsoever. Majority of their homes lack AC and heat, and some even have black mold. They use the excuse the city doesnt allow them to do work on historical homes since a lot of homes they rent are hundreds of years old.
For over 10 years I’ve lived in several large Midwestern cities in various rented properties. I’ve had to move frequently for graduate programs, medical school, and now for residency. This is without a doubt the most dishonest, greedy, and unprofessional management company I’ve ever encountered.I won’t get into the specifics on here, but suffice to say I can’t imagine conducting “business” the way Cappo has with a total stranger, let alone someone with whom you are trying to establish a landlord tenant relationship. I’ve never in my life been conned and lied to to this degree from what is supposedly a legitimate rental property management company.The worst part? I’ve never spent a single night in a property owned by them. Lying about a property, making false disclosures in a lease, and then having the gall to demand that I mitigate their damages (in a place I never inhabited) is just the beginning.Under no circumstances should you conduct any business with these people at all.

Landlord decides that the best time to use leaf blowers is during the week of final exams (despite having done no yard maintenance throughout the fall).Landlord gives less than one day of notice before entering apartment without making any attempt to arrange a mutually convenient time, despite the lease stating that a mutually convenient time will be sought.Heat (included in rent) is very inconsistent: apartment temperature ranges from uncomfortably warm to uncomfortably cold throughout the winter. Landlord very infrequently clears the driveway of snow (maybe 2 times throughout the winter).Rent price is reasonable however

Ive lived with them for 6 months now. They are unbelievably prompt in replying to emails and maintenance requests. My request was taken care of within a day and emails are generally responded to within an hour. They are extremely exacting- which is both a good thing and a bad thing- you better know exactly what youre saying and what you want.Overall, Ive had a great experience with them. The only thing that remains to be seen is how they treat the security deposit once my lease is up.
I have never had any problems with the management. The place I am living is very spacious, clean, and affordable. I have several friends with bug issues but my place has not had those issues so far. They answer to any maintenance request unbelievably promptly and all issues have been cleared so fast. They are very professional and super clear about every policy they have. When I was looking for an apartment here I was astonished by all the horrible Google reviews for property companies... I think this management deserves a better review.
Always rude when they answer phones, not helpful at all. It is 80 degree and they refuse to turn the radiators off. Cappo is one of the worst rental companies in AA, AVOID AT ALL COSTS.

Every single person you will ever talk to from this company, including the maintenance people, will make your day worse. Pay any other landlord. I’m so sorry if you have to pay this landlord. I hope your apartment is less dangerous than mine.
The worst service I have ever received. When I moved in, the apartment wasnt properly cleaned at all; I could even see spaghetti remaining on the kitchen shelf. I could also see a yellow ring of urine stayed in the toilet. If that is a proper cleaning, what is not?!Maintenence is horrible; they leave you with bad quality light bulbs that you will have to replace after half a year, tons of small issues and they tend not to solve any problems unless nothing. For instance, the screen window outside one of the windows was missing, and I had reported to them from the beginning of my lease, and they were so generous to help me solve that half a year later!If you really want to live in one of their properties, good luck with that. I wouldnt recommend their service to anybody at any time.
The employees that work for this leasing company are unorganized, unprofessional, and ineffective at assisting their tenants with maintenance issues. This is putting aside the appalling level of rudeness that Cappo’s employees treat students with. I am profoundly disappointed by the customer service I have received as a tenant renting from this leasing company. They take advantage of college students. Definitely would NOT recommend. I am going to repeat for emphasis: THIS LEASING COMPANY TAKES GREAT ADVANTAGE OF COLLEGE STUDENTS AND THEIR FAMILIES.
Office staff/Management are polite, helpful and very professional. Maintenance repairs though are horrible, staff leaves messes behind when fixing things. Requests seem to take a bit to get fixed, Ive had to remind them multiple times that a problem was not fixed when they came and fixed it. Fixes have been been done to the minimum repair and broke again in a few weeks. I was without properly working heat of the entire month of December and they just didnt seem to care when they said they fixed it 4 different times and it was not fixed. (Edit: they did reimburse me the rent for December because of the heating issue)When viewing a place ma sure to ask about what they are going to fix up before you move in. I didnt and there are lots of cracks in the paint and plaster that were not fixed. The paint jobs are sloppy and un-clean, walls just dont look good at all. Floor is un-kempt, tiles coming up in the kitchen, wooden slats broken in places on the floor and able to see the basement through it.Im sure they have apartments of a different quality but of the 2 that Ive lived in I am not impressed.
