Run as far away from this place as you can there are so many other apartment complexes that are nicer than this one and have competent office staff as well as follow whats actually written in the lease and theyre just as cheap. Living there was truly one of the worst times of my life. You want peace of mind dont live there.

I live there 3 years I use to have 2 cars registered in the complex they tow the summer one never send a notice so when I go to rescue him was to late I lost a 5,000 car and the other one they try to tow it too and was register with the office too plus the neighbors downstairs do false reports about childs and a Hispanic women living in my apartment that was false I am a single man nobody more than me live in the apartment so Powell show up in the apartment with out notice talk about it say in my face it wasnt personal what happen about my cars and that weekend the police show up in my apartment 3 times finding out that I was alone in the apartment no loud TV or music no childs no Hispanic women finding out that my neighbor down stairs was doing false reports say by the police it self.....never Powell apologize about the action she take ......In my experience its a horrible place to rent in dont recommend to anybody...take my advice rent some were else...

Ive lived at this complex for 5 months now and the staff is simply spectacular. They are always in a great mood and answer every question with patience. They go above and beyond in providing customer service whether thats through restaurant recommendations, placing a maintenance request in on your behalf, calling you to notify you if theres a problem on your account. Ive always felt the staff respected and appreciated my service and a few times theyve stayed late to help me. Ive met the entire staff by now and there is not one rude person there. The maintenance team is friendly too.

Loudon arms was a great first apartment experience. we lived here for 3 years. would recommend, and have recommended to several people who have also since moved in and are having an equally good experience.pros: heat hot water cable included. on site trash and laundry. parking lots and on street parking. helpful emergency maintenance and leasing office staff. grounds maintained well. great central location in albany. 2 bedroom is spacious. rent is affordable in comparison to other places in area. thick walls help with soundproofing. short walk from stewart’s for ice cream! also cafe madison, ships pub, and i love ny pizza.cons: rent increase every year though nothing actually gets nicer. the blinds break every time the wind blows. can hear neighbors through the floor. some larger furniture may not fit up stairwells if living on second floor. the occasional house centipede. for us, the pros outweighed the cons.

I lived here for 2 years so please keep that in mind when reading the review.Loudon Arms had its ups and downs just like any apartment complex I have lived in.My biggest complaint was the super super hot conditions of the apartment throughout all seasons of the year. The window had to be left open with a fan all throughout the winter time. When called in to see if i could fix the problem, I was told even they at the leasing office need to keep a window open because of how hot it is in there.The internet wiring was also poor in the apartment I was staying in... it went out almost everyday and had probably 6 techs come out in the two years.On the plus side, the mantienece staff were amazing and always fixed any issue I was having in a timely matter. Requesting them to come was very easy and usually it was the same day or later they arrived. The pool was very nice, and the washer/dryers on site worked very well.

I have been living here for 5 years. There are numerous bugs and spiders everywhere within the rooms and close the entrance door. Wasps are everywhere on the road in the morning close to building 14. Walking outside looks very scary so I sent my kid to another place to live. The worst thing is that apartment staff is not considerate when I want to move out before the termination date. Staff changes a lot in recent years. They told me that I could look for someone to lease the apartment, and they would also try to rent it out. I will be paying the rent all the time until someone takes over, which is acceptable. When I finally found someone is interested, I found in the leasing office that they already leased it out without informing me, and I have to pay more than one month rent! If they rent it out the apartment that I am still paying, they should have told me; otherwise, who knows how many months of rent I have to pay while I am not living there? And I spent so much effort of searching for new occupant for nothing?! Is that how they treat the tenants by only considering their own profit? They dont care about the leaving tenants, while they claim We’re confident that our homes will please everyone in your household. Really? Look at the penalty: a burning hole in the kitchen costs more than 300 dollars?

I LOVE LIVING HERE! So many nice places to eat are just a walk away. The people in the office are so quick to help out when I have an issue, and maintenance always responds promptly if theres ever an issue. My rent includes heat, hot water, and Spectrum internet and cable which makes it really affordable! I would definitely recommend living here!

I lived in Loudon Arms for almost 3 years. The location is great and the apartments are reasonably affordable. Unfortunately they dont have good management. Karen was the manager most of the times I lived there - and I hate to say but she was the worst person to deal with. Very rude and would never try to resolve any issues. Requested to upgrade the apartment, she declined. The people living next to our apartment used to smoke wee* almost everyday, they had dog as pet (I was told pets are not allowed) - and I am allergic to dog, when i complained management took no action. Called the upper management and it was turned deaf ear. Its not only me complaining, Ive heard same from other tenants as well. Didnt find the new manager Sarah polite as well. One day they had closed the doors of the leasing office during the business hour, and three people including me were standing outside, they didnt even feel necessary to open the door or ask why we were there. Finally decided to move out, and be careful, they dont return the security deposit in full, at least I didnt get my SD back in full. They made something up, like scratch or something which doesnt make any sense. Will never recommend anyone there for sure.

Karen is the best!! I have been a resident of Loudon Arms since 2009. My son was 4 when we moved in. We have now outgrown my apartment. I went to Karen and asked if I could extend my lease until my son was out of the 8th grade -- she made it happen!! I then asked if I could transfer my lease to another, larger Dawn Homes property --- she made it happen again!! I have nothing but good things to say about Karen and the folks at Dawn Homes ... I look forward to renting from you for many years to come!!

I have lived at Loudon Arms 3 times since the late 90s and most recently have been her several years. Sadly, the quality of living has deteriorated over the years. The pros are that it is located near the highways, is economical (heat/ cable included in rent ), and the pool is an added bonus. Sadly, there are no smoking/non-smoking options and I have twice experienced neighbors who smoked marijuana excessively which permeated my apt where I have a young child and infant. Management did nothing to alleviate the problem despite 2 tenants from 2 seperate apts complaining. Secondly, my children and myself have chemical sensitivities and allergies, which have been made worse by others using perfumed carpet powder in the stairwell . Again management has not fixed the problem. There was previously a more professional and family oriented feel around here. Recently it seems like there are more college and recent college grads who treat it like an extension of the dorms.

Just save yourself the trouble. Look elsewhere. Bad management, terrible communication, tiny, overpriced apartments. Jerked around from move in date until a month after move out.
