I want to give Nathan, in maintenance, a gold star because he went above and beyond his duties helping me out with my air conditioner on a Wednesday evening. He explained everything thoroughly & let me know the issue and resolved it right away. He was very nice and I appreciated it very much .I renewed my lease with Mary, the property manager, that very same day. She also explained everything in detail. We had a great experience here. The townhome was great for a landing spot for us. It was great to have the option for a garage. The main office and maintenance were always very responsive and helpful. The staff went above and beyond to help us feel welcomed to a new area.

The accommodations themselves are fine. Nothing particularly special, but the price point isnt bad. But the management company is one you should avoid at all costs.The problems began from the very beginning of our lease. The apartment they had prepared for us was not available on our move-in date. Instead, we were moved to a different address, which was mid-renovation. We were actively moving in while the floor was being installed.The back garden was actively overgrown while we moved in, but we were promised that the complex would take care of it themselves. After two months of no contact, I reached out about it actually happened. It took three attempts before I finally got an answer. Then, when the person finally came around to clear the garden, something he did shattered the back door. Fixing that door was probably the only positive experience we had, and it still took about a week before it was fixed.We put in several work orders about wasps nests that were growing around our doors, and just like with the garden, it took at least three attempts at contact before anybody actually came around to do anything about it.While we were in the apartment, the water heater went out. I sent an email to the maintenance account about the fact that we didnt have hot water in January, and after two days, there was no response. It took a phone call to the front desk before I got any acknowledgement that my request had even been received, and it was another three days before the water heater was replaced.Finally, once our lease mercifully ended, we moved out. About three months later, we received an undated letter with our remaining balance, with a handwritten note on it saying please pay within 30 days. We payed it, and the bank deducted the balance of the amount from our account. A month later, we received a letter from a collections agency stating that our balance was now in collections. After SEVERAL attempts to contact the apartment complex to find out where exactly our money went, its been nearly a month and I still have yet to hear from anybody about what is happening and why a bill we paid was sent to collections.

I enjoyed my stay here. I was here for about a year and a quarter starting in late 2018. I lived on the 3rd floor of the three-story apartments in a single bedroom unit. I would have stayed here except we purchased a house. I liked how the building itself had separate key fob access which helped to keep bugs out and make it safer inside. I liked how the unit was all wood floor except for the carpeted bedroom and closet. I had 1 maintenance issue during my stay, which was a leaking pipe, and it was resolved the next day. During my stay the office staff changed, and it was a breath of fresh air when Jess arrived and was extremely helpful in answering my questions and being a point of contact for the office. Overall it was a good first experience for my first ever apartment.

After many many maintenance issues including a sink leaking that caused mold, the maintenance team who couldn’t change a lightbulb came over and wrapped the saturated wood cabinet in plastic. They refused to fix it along with anything else and the entire staff used COVID as an excuse to not be at work or do anything. We moved out and was charged and extra $450 dollars in charges because we were 14 days short of a 60 day notice. They used COViD for every excuse to not fix stuff and. It be in the office but wouldn’t excuse 14 days of a minute of a move out notice. I’d be homeless before ever renting from them again.

I really enjoyed living in these apartments. I left because of a job change. I was on the second floor on the newer units, and appreciated the secure entry door. Unit was well maintained with prompt response, and new mgmt put in ceiling fans which I appreciated more than I expected. It felt like a new place when I moved in.In particular, I really enjoyed the walkable location. Living just off the rail trail and walking it regularly was good for my mental health, and the easy 15 min. walk to the village of Zionsville center made meeting friends there for drinks and dinner a safe trip. This was in addition to the many shops and restaurants at the shopping centers next door (shout out to Amore, Books & Brews, El Toro, and of course Kroger), this location was great for me.Added item: Before the pandemic, the office would accept packages. I really appreciated that, and hope they can resume that service.

Absolute horrible place to live. Overcharge for subpar living conditions. Staff not responsive, maintenance team woefully inadequate, would give 0 stars if possible. Manager and corporate are completely worthless.

My partner and I live in the one bedroom apartments next to the townhomes. We moved in 3 months ago and we really enjoy our stay here. Staff is very friendly and very easy to work with! They are very dog friendly and recently put in a fenced in area where dogs can run and play. No complaints about the apartments themselves. Depending on your neighbors, it is a very quiet and relaxing place to live, but even then, it’s normally quiet. Landscaping does a great job with keeping everything neat and organized. The area is very safe and the rail trail is right next to us.My only complaint thus far, is the gym. I don’t know who takes care of it, but sanitary wipes haven’t been replaced in well over a month and the carpet hasn’t been vacuumed or cleaned in that length of time as well. There are crushed crackers and starburst wrappers from kids, that haven’t been picked up. There is damaged equipment that probably won’t be replaced anytime soon, and the damage looks like it was done on purpose, not by normal wear and tear.Other than that, we love the place! Kroger, along with a number of places is right next door, which makes things very easy.

We moved in under the old management while the apartments were called Quail Run. We never had any issues, service requests were always responded to in a timely and respectful manner. Since the new management has taken over it’s been terrible! NONE of our service requests have been responded to in a timely manner, if at all. The construction contractor company they hired was a disaster! Nothing was done correctly, they never finished painting, our yard was COVERED in glass and nails, and when we contacted the office about it, they sent someone out who picked up a few pieces of glass and left. We had to rent a shop vacuum to clean our yard of all of the glass, and couldn’t use our yard space for months. There was nothing wrong with our townhouse as it was before the remodel, but after our laundry door was lost so they installed a random other one, so our doors don’t match, or line up. Our bath tub has cracks all through it, and isn’t usable. The baseboards all around the living room is cracked, or was taken off and not replaced. Our fridge was taken outside, and our food was dumped in our yard, AND LEFT THERE! We came home to spoiled food in our yard! There is a random hole in the new remodeled bathroom, and the repaint is absurd. Our new shower was installed incorrectly which cracked the ceiling in the bathroom below it. Someone came to cover the patch, dumped plaster ALL over our bathroom, and didn’t clean it, and never came to paint and finish the job. On top of all of this we have a roof leak, we informed management the day it started, 2 maintance guys came out with flash lights and said β€œit’s a roof leak” left, and no one came back to fix it. It has been 3 months! THREE MONTHS!!! With a leak in our roof, that has cause extensive water damage in our ceiling, a chunk of which has fallen out! And mold is growing in the ceiling now! Management has been informed of all of these issues MANY times, and still has done nothing. DON’T move here! It’s an absolute nonstop headache, and I can’t wait until our lease is up so that we can get the hell out of here!

This is a great place to live if you love overpaying for rent, getting shot, and having your car stolen. In the less than 3 years I’ve lived here, 2 of my neighbors have been shot, my wife’s car has been stolen, and someone stole the wheels off my car. Yet rent somehow goes up by several hundred dollars every time you renew your lease. I wouldn’t recommend β€œQuail Run-for-your-lives” to anyone.

While the apartments themselves are very nice, my 2+ year experience has been deplorable. The parking improvements have been a nightmare to deal with (if you dont have a permit, plan on a good 5-minute walk from the spot youve managed to find in the reaches of outer Mongolia). Almost zero restrictions are placed or enforced on tenants to keep the area neat (imagine an overall odor of dog poo upon approaching any of the buildings, finding random junk in common areas, and cigarette butts as far as the eye can see). The management office certainly does not help - the information available on the website is very rarely accurate (especially in terms of apartment availability/monthly rent), packages sit for days on end because the staff cant be bothered to let tenants know when theyve arrived, ridiculous fees are added at random (as an example, I will be charged a fee to remove the lovely new ceiling fans I installed at my own expense so that the apartment can be returned to its original condition sans overhead lights of any kind), and I cannot begin to thoroughly describe the shortcomings of the entire maintenance process. I suggest you look elsewhere before signing a lease at with Quail Run.

Stay away! Do not rent here!!! Least safe apartment complex in Zionsville. In the almost 3 years we have lived here 2 people have been shot, my car has been stolen and someone stole wheels off of my husbands car. Yet staff always says market value is going up and raises rent by hundreds every year. Extremely overpriced. 1 Star is way too many.

I lived for six years at this apartment complex. After it was acquired by Birge & Held, the service deteriorated to the point maintenance requests take two months, the office staff are extremely rude and demand residents spend money out of their own pocket to make Birge & Held’s life easier, and they lie to residents. Mounds of trash surround the dumpsters that is rarely cleaned up (someone is going to be attacked by a raccoon at some point!) and couches, recliners, etc. will sit for months before they are taken away, only to be replaced immediately by another couch and entertainment center. I can’t believe how unprofessional the staff are here-right down to office staff never getting back to you and lying, the male contractors requesting to enter at 7:30 in the morning when teenage girls are showering for school, constantly blocking doors and parking spots when residents are trying to unload groceries or move. My extremely noisy neighbor took it upon himself to park in my assigned parking spot (the wife parks in theirs), and there are no repercussions, I just have to park in a different spot. After the Birge & Held acquisition, there are lots of parties outside where people hang off the balconies and hoot and holler until the wee hours of the morning, or sit out on the patios and do the same. This behavior is allowed, so don’t expect your kids to sleep well, even on school nights. There are an extraordinary amount of smokers that live in the complex, so you can’t have any apartment windows open. Cigarette smoke also follows you into your car, etc. The first 5+ years under Buckingham were great, but I’m so glad I moved out. Quail Run / The Rail at 1380 has gone WAY downhill. Not to mention three shootings in two years, the first two were drug related, and the third we don’t know a lot about yet. My neighbor even had the tires stolen off his car. There are much better places to live that have friendly and helpful staff, are safer, and have less drug activity. Move in at your own risk!

I would recommend avoiding this complex, at least the new construction, as there were several short sighted approaches to the design of the units. I can hear my neighbor play with their dog, bounce balls, take a piss, shower, flush the toilet, set off the smoke alarm, do their laundry, etc. There is no carpeting on the upper levels which allows the sound to clearly transfer between units, they designed the parking lot in such a manner as there is only 1 space per apartment which has resulted in people parking all over the green space and down the streets, BOTH bathrooms above me sprung a leak which resulted in both my bathrooms having water leak through the ceiling and down the walls. There was mold growing on the wall in the common area and all I can see that was done about it was paint was applied instead of replacing the drywall etc.There has also been a murder in the parking lot and several cars were recently broken into. The office is impossible to reach via phone and Ive given up and walk or drive up to see if my package is there anymore.Perhaps the older units are better, I dont know, but I would definitely avoid the newer units. The amount of money I pay every month is more than double what I paid when I was in Indianapolis (1,400 + 120 for a garage) and the service/quality of life doesnt reflect the cost. I will say when we first moved in here and there were only two other families living on the ground floor with us this place was amazing. Its gone drastically down hill since then. Theyre getting 2 stars for the first year being great and 1 office person being amazing.

Do not move here. Management is inept. We had trouble with an air conditioner running up $300 electric bills that management didnt fix for three months. Then they expected us to pay the electric bill, rent, and threatened legal fees for eviction if we didnt, even after dozens of communications from us about the issue. Buckingham is inaccessible, so going to their supervisors is all but impossible. A nightmare summer.

I would recommend going over all of the options available in Zionsville if you are looking for an apartment. I have lived at various Zionsville apartment complexes and all that I have lived in trump Quail Run. First, they expanded the complex with new buildings but only put in enough parking spaces for 1 space per unit. In a complex with many 2-3 bedroom units that house multiple adults, residents are forced to park all throughout the grass in the apartment grounds, often times not even close to the entrance of our buildings, a fact that was undisclosed when I signed my lease. The good news is you can rent a garage (often even farther away) for an extra $150/month. Second, the office is difficult to get in contact with (though a few in the office are very kind and helpful) and the lease is airtight as far as trying to get out early if you are unhappy. When I inquired about moving out early due to the parking situation and was told I have to pay the remainder of my lease term, so 7 months rent (shame on me for not reading the lease thoroughly). When I inquired about this possibility to with an office rep, I was spoken too with scorn. I rarely feel inclined to leave reviews, but in this case it was warranted.

I grew up in Zionsville and quail Run has long had the nick name β€œThe Pharmacy” due to all of the drug activity that takes place there. Just last night a man was shot in the head at Quail Run and the Hispanic shooter is still at large.
