Nice 55+ mobile home park. We werent thrilled with the whole Zephyrhills area. Other than the main shopping area, everywhere else looks run down or shady.

Im moving there its closer to where I want to be, and everyone is so friendly. I cant wait to be there, its nice where I am now just to far from places I want to be.

My mother moved into Rainbow Village last on September 1st to pay the whole year, because you paid the whole year Diane gave her discount. Unfortunately my mother decided that she wanted to sell the place. The owner of the property that she got from my mother was paying her monthly tax due to the fact that my mother paid for the whole year. This month with the last text you would receive. So I spoke to Diane yesterday and she stated that my mom had a seven hundred and something dollars credit. Also my mom was owed one more cat from the new Resident this month. I called in a resident in a resident said that the manager of Rainbow Village stated that she had to pay her lot rent for this month and she was adding a late fee. But the money was owed to my mother. Also the manager of Rainbow Village decided to tell the new Resident that my mom did pay for the whole year but you didnt have them out enough money to pay for the whole year my mother paid $4,100 but the manager gave her a discount because you paid for the whole year. Where is the money? Why is three different stories being told? Sell my moms out basically almost $900 and a new Resident had to pay lot rent to Rainbow Village what she was not supposed to and she had to pay a late fee great business great management. Will be contacting corporate today.

Diane was rude. She lied about a few things that I did address to corporate. Nothing has been done to clarify the issues. I do not recommend Sun properties at all. I am surprised they have someone like Diane in a Managers position. She is not a people person. She misrepresents the company.

Decorations look nice and exciting to see more snow birds join us soon!

Our experience was fantastic. Diane and Christy took time out of there day to show us 6 or 7 places that were for sale in the park. We then sat with Diane in her office and talked about the homes we viewed. Jeanette and I have been looking now for over a year at different parks around Florida. Hopefully Rainbow village will be the park we choose. 🤔😁

Rainbow Village is very quiet, tranquil and centrally located. The staff is amazingly friendly and eager to help out. I wont voluntarily stay anywhere else when in this area of Florida. The pool is covered year round and heated in the winter. The bathrooms/showers are cleaned daily (my last site was next to the bathrooms, every morning 7 am the staff cleaned quietly). The residents are very friendly amd wont hesitate to stop and say hello if they see you. Rainbow is pet friendly. I cant say enough about Rainbow Village.

Alot of residents are unhappy with Diane,, they are afraid to say anything about her. She will intimidate the widowers who are on a fixed income to pull out their weeds, power wash their homes with being written up and possible eviction Theyre charging 2,200 a month plus electric, and its missing a lot that a resort has,, you pay the some at a real Resort on the ocean, Breakfast, jacuzzi, the beach, and much more for the same price. They will yes you to death! And she also plays favorites some of the HOA personal with their nose up in the air run the place SOME OF THEM!. ITS A 55 and over community with some really nice people MY MOTHER STILL LIVES THERE.. I miss my friends and family..

Stayed a month here, January 2018 in our RV. Space was ok, park clean, employees nice, residents amazingly friendly! Loved it so much we came back this year and bought a place. Park has gone downhill within the past year. Rules only apply to some. Do a lot of research prior to buying here! Wish we had.

I will not be coming back to this trailer park. A resort it is not. Diane doesnt belong in management. I made several reports to corporate only to be shut down. What a joke. I will not recommend this place to other people.

Unfortunately this is one of those places where management has to be replaced. Some people arentmeant to be managers. Diane is just plain rude. I will not go back and i do not recommend this place to anyone.

Staff was very friendly and professional, especially the new Manager Diane DAmato. She has a very perky personality. Sun should be so lucky to have her. We cant wait to come back. Also met some neighbors there and seems to be a nice community.

I was a RV camper for 2 years then became an owner for the last 5 years. Great place, great people, and best activities in the area. The enclosed pool has you in the water all the time. Best park around.

Diane is aweful. A real bully. What she doesnt know is Im a disabled veteran. She treated me badly. I have nothing good to say about my stay there.

Stopped by to visit snowbird friends. Nice older senior RV park. Mix of park models, trailers and motorhomes. Good location, close to everything, but far enough out of the busy areas to be very quiet.

It was a small little trailer park it had a nice pool the house was amazing it was nice and clean the house looked small but was actually big on the inside overall very nice

Nice, clean, well maintained over 55 RV facility. The vast majority of homes are fixed park models, with only 10% or so of the spaces available for motorhomes, 5th wheels, etc. The manager and staff are superb. There are planned activities virtually every day, and the residents are warm and welcoming. Lots to do in the surrounding area. Convenient to shopping, grocery stores, restaurants, etc. It may be too quiet for some, but I definitely recommend for seniors looking for a safe, peaceful, active community. Bonus: we were warm and cozy during the last Arctic Vortex, with temperatures in the 60s-70s F. Cant beat Florida in the winter.

I have been down to stay visit my grandparents at least once a year, which are permanent residents of this park. And just let me say these people are like one big family. :) They are all very friendly and excepting of each other. I really do have a blast when I am able to come down from NH. Its exciting to make new friends every time I visit xDI was a little disappointed on how cold it was down in FL last time I came to visit. But the activities and event that go on hear really do heat things up :)Defiantly a park I would look into when it is time for me to retire.Thanks a lot for the hospitality and cant wait to be back again:)Tyler Eastman

It seems like forever ago. My grandparents had a home here. We would camp in a lot near them for spring break. This is where I learned to play pool and bocci. Everyone was friendly. Grandpa just passed this past year, grandma has been gone a while now. I will never forget the memories made at this park with them and their friends.❤️

We have been residents of Rainbow Village for 16 years. Over that period of time their has been constant improvements.The park is well managed, very clean with many activities.The heated covered pool is one of its big assets. We would recommend Rainbow to anyone looking for part time or a full time residence,Park wifi is something that would be a definite improvement. Bea & Reg

Sue Flyn, Vickie and Ann have all three made our stay wonderful. These ladies along with the association here work hard to provide a place you would want to come back to. and they have certainly done that. Weve made reservations for four months starting in December 2015. The outside workers were very friendly and they went out of their way to make sure everything was ok for us. There are lots of activities and things to get involved in here and that makes for interesting days and evenings. The permanent residents in the park are wonderful people. They are friendly and they wave at us every time we come see them. There are lots of social groups that we stopped by to talk to and everyone made us feel so welcome. This friendly, caring attitude stems from management and the workers here who try their best to make everyone happy. Thanks Carefree for making this one of our very best trips.
