I have been a tenant for 2 years and the staff is amazing. I would recommend them to anyone. Anytime I had an issue they would keep me updated on the work that needed to be done. Answered all my questions and as I recall the application process was not a hassle.

Awful!! The landlord i had brought the apartments once we were already living in them. He decided to redo the four apartments his self. So he spent a lot of time there. He got super odd with me. He made a racial comment to me before even. I am a mixed race.my rent was always paid. Every time I stepped outside he would talk to me and just be super rude. The apartment next to me got broken into. Mind you that the location is in linda. The owner blamed me. Not sure why being that am mostly at work anyways. After he blamed me, he gave me a eviction notice. I stopped paying rent after this and took them to court. Yes... yes i know. I should have kept paying rent. I knew I would lose against them anyways. Am also a single parent and needed to save my money for a different place. Now with a eviction on my record...

If i could give 0 stars i would. they are super unprofessional and it feels think that they are better than you, that’s not the type of energy i should be given ESPECIALLY if you’re working in a place where you have you be very professional. when we moved in the house was way worse than how we left it. and they are STILL trying to charge us for the grease stains that was already there.

My husband and I visited their office to see if they had any rentals available in the area and there were about 4 people behind the counter, one was on the phone, but it still took them about 5 minutes for one to aknowledge we were there and it wasnt until I spoke up. We ended up walking out.

By far, the worst property management place I have experienced. Late last year, the power in our home wenr out. We contacted Heritage about the issue and they’d stated they would have to get in contact with the home owner before they could send anyone out to the home. Throughout the day I continued to call them. They reassured me that they would continue to call the home owner until they responded. Tuesday rolls around. Nothing, I received no phone calls or updates about the progress that they’d made. I took it upon myself to go in person to request updates. I was told to call back in the morning if nothing had changed. Thursday comes around and I have yet to have an electrician come by my home. We got PG&E out to evaluate before we got someone from the compant to finally check things out.When we moved out, we followed all of the guidelines and criterias for moving cleaning/services. We got a company to professionally clean the carpets, attached the receipts in our move-out documents as well. Needless to say, it was deducted from our security deposit because they had another company clean behind us.This management company is a joke.  PLEASE AVOID THIS PLACE AT ALL COSTS. PLEASE save your money and time.IF YOU ARE MILITARY, STAY AWAY!!! This has been our worst experience. This company has also been placed on the Beale Non-Reccomendation Renters List. Apparently we arent the only service members whove had trouble with this company.

I have rented with Heritage property for over 10 years and have always had a great experience with them. They are and have been very fast on work calls and even with after hour calls they have been very helpful. I can only rate them with 5 ***** here but would rate them with more if I could. If I could rate them 10 stars I would! I have rented from Heritage Property Management for over three years now and have no complaints. Everytime I have had a problem they have been quick to get it taken care of and kept me updated during the process. The negative reviews I’ve seen on here are nothing like what I’ve experienced while renting with them. I was refunded my full security deposit after returning the property in the same condition as I got it in. One of the ladies from the office did a walk through with me before I moved out and let me know what needed to be fixed for me to get my deposit back. Anyone looking to rent should check them out, you won’t regret it.

We are in our second home through Heritage..and reading some of these reviews really freaked me out once we went to move from the first home to the second..I would like to address some of these reviews..First when you sign your lease you are made aware up front that the carpets need to be professionally cleaned upon move out..so all the people stating they have gone out of their way to hire someone to clean the floors..you are only doing what you agreed in writing to do..Second their no pet policy is that they dont accept pets without special permission from the actual property owner..so Im not surprised they would say they had nothing available that accepts pets..especially if that person currently rents from them and they can see your animal is a problem..They were fair in returning our deposit..we were charged for a few minor things that were truely our fault (son spilled red stuff on the carpet..and my daughter burned too many candles in her room and caused light soot marks on her wall) we got most of our deposit back..The office staff are helpful and patient..I am thankful that they helped us find a new home and we are pleased to continue to do business with them.

If I could give zero stars I would! Would highly recommend staying away from this place. Very rude and unprofessional. Do not expect to get your deposit back, even if you leave the house in the condition you moved in.

These people were the first to actually look at me and my roommates as actual tenants. Everywhere else we tried would laugh or give us a 2800+ deposit required but these lovely ladies understood that not everyone has that money and gave us a chance. I definitely recommend coming to them if you are looking for a pleasant renting experience

One of the worstest Property Management move into if you enjoy roaches and rats and mice or you got bad credit you going to love those slumlord and never fix the place on time when you leave out its all yours responsibility if you dont got bad credit you going to have when you leave them and Valley Fair same way long as you live in Yuba and Sutter County you going to rent from slumlords

Owners can rest assured that your properties are being taken care of and as long as the rent is within market, they get your units rented quickly.

Ive been renting from heritage property Management for 6 years I have lived in three different properties and have gotten most of my deposits back I have never gave them problems I have always paid the rent on time they called me to fix a big misunderstanding ended on good note thank you tammy

This unit is very nice and Property Management Company were also very professional. The owner comes and goes as he pleases. He does not introduce or let himself be known when he approaches my wife and child whom he has never met. There is just no respect or privacy. My neighbors who are all ran by the same property management are having new swamp coolers installed. Me neighbor upstairs is a 1bd they have 2. My neighbor next door has a 2bd they also have 2 coolers.While Im stuck in a 3 bedroom house with only one cooler. I just want the same fair treatment as the other units. Since Im in a lease and they got me locked in for a year I dont think that will happen.

On February 13th called to inquire about hiring heritage to rent out some apartments . It seemed to be a lot of people working there that were disorganized . They passed me thru about 3-4 different people with no available information. Had to call 5 different times because they hung up on me after putting me in hold status for long periods. After 5th hang up, gave up. This should be very easy sale of real estate rental service . If they cant handle simple stuff like that they obviously cant be trusted to screen potential renters .Hopefully they will correct this in the future .

This place is absolutely terrible. Not only was the representative extremely rude and unhelpful when showing me the property and taking my application and such, I told her what would show on my credit, that things were already taken care of, and I have proof of that before paying the fee, but still my application got denied due to credit references when neither me nor my fiancé have bad credit and when I asked to speak to the manager who apparently denied our app to ask why this was, I was told she was on her way out the door and that we simply dont meet their criteria. She did not even have the decency to speak to me on the phone so maybe I could clear some things up or at least understand. Like I said very unprofessional from start to finish and the only positive part of this situation is that I found out what kind of company they were before being locked in a lease with them.

Every time I call to get info on a property they are extremely rude and when I ask about pets, they tell me they allow no animals at any of there properties and hang up on me! I personally find this to be a bunch of bs and will never rent from this company again. I cant stand people who think they are better then someone else and thats how they treat you, they have no respect for anyone

When showing us the property, we were told that the backyard would have grass covering the backyard area before our move in date. On the date, we were scheduled to sign the lease, it was only dirt. We mentioned previously regarding having a dog and wanting to have a backyard so that he could go outside. Sod was laid on one part of the lawn, two areas where woodchips with a bad underneath. Very tacky. In the end, our dog wasnt able to go outside due to the condition of the backyard and being given false expectations. All of their maintenance issues go through the property owner, which was new to us. There were several issues with supposedly brand new appliances and air conditioner. As the owner was dragging a replacement stove, he tore the floor. The only thing the property management will do management-wise is contact the owner. The flooring that was in the house was very cheap. Just basic mopping over the floor led to bubbles. Flooring had to be replaced. You will not be getting any quality customer service from this property management staff. Some member of their staff and management have accepted practice of arguing/yelling at customers. After moving into the property, I found from several sources that Heritage Property Management has a reputation apparently for over charging customers for anything that they can to make the property owner happy. I never had poorer service from an apartment/property management company than this. They overcharged me upon move out and they will for you too. They will nickel and dime you for anything they can. The good thing is that the owner was able to make his money afterwards because the property was sold shortly after. We have since moved from Yuba City area, however, if we were to return, we will not be using Heritage Property Management in the future. We never received our deposit either.

I have been here since October of 2015 and while the apartment is relatively neat there are several items of structural importance that need to be fixed and when we did the walk-through with her, she pointed out exactly needed to be repaired and made clear notes on our application. She even told us then that all repairs would be made as soon as possible.Today, is Tuesday, February 6th 2018, & not one of those issues have been fixed. I am a disabled Navy vet, so to do any of these repairs myself would be impossible. I have a sliding glass door that does not have a screen door on it. There is a hole in the middle of the kitchen floor that is still there. The stove hood needs to be replaced because the stove switch is nearly impossible to be able to turn on and off.The hot water in the shower stall does not allow for a full proper shower at any given time. When the hot water heater is full and heated you can only take a shower for approximately 6 to 8 minutes before it will start to go cold. Why this is, is because when you pull up for the shower nozzle, half of the water still comes out of the faucet. The shower sprayer itself is extremely low pressure so it takes more than six to eight minutes to get clean.There are multiple electrical outlets that are barely being held together through shoddy wiring. Some even have no faceplates. There are a couple in the living room that you cant plug anything into because when you do the plug falls out.I conclude this review by saying the following; If youre looking at renting a home or an apartment and it is absolutely immaculate inside and out, top to bottom would I recommend then and only then lease with this company. Anything less than that and youre may be signing on for problems that are noted in the initial walkthrough, but never get fixed.

I have called so many property managements with no good out come until I called heritage and spoke with marissa she was very kind and helpful gave me so much information on the available properties ......as well as when I went into the office I got excellent customer service from the women in the front umparo I definitely recommend this property management and look forward to renting from this company they have excellent customer service and give lots of great information

When I went in to rent everything seemed fine.Once I signed lease staff became rude non responsive to things needing repairs.The house paint inside was horrible I got permission to repaint house walls and deductions for doing so.I never got credit to my account for purchasing 212$ in paint the sink in bathroom was falling off the wallThey never replaced it I sent letters I then replaced it and redid bathroom it looked amazing compared to when I moved in. The ceiling fan on kitchen fell (almost falling on my 9yr old. They did not replace I did.Every person I encountered (besides) Maryanne was very rude conniving disrespectful and crooked.Upon moving out I had carpets cleaned and house fully cleaned and they did not give my deposit back and try to say I owe 3,500 for not cleaning which I submitted receipts for cleaning service and carpet cleaning. I never missed rent or was lateNever received a notice of anything (but when my sister came for week n had her puppy they sent letter saying no dogs) this reality company is not to be trusted. Dont rent from them or do business with them

Heritage took over the duties of property management, at that time we were the only tenants in a beat up 8 unit complex. Within a month they had all units full of drug addicts and low lifes. They did nothing when I called because one of the tenants broke my window in an attempt to break in. They did nothing when I told them those same tenants were using dope in front of kids. It took months of calling the cops on them to individually get them out. Once gone, property management had the job of cleaning the units and re-filling them. That was 2-3 months ago, only tenant that moved in was my friend. He was told in exact words we are not dealing with your issues at the complex anymore, we just accept rent. Well they waited till May 13 too notify me that they didnt receive the rent check for April (this is not the first time they have done this either, 2nd time they have lost or misplaced my rent) and I have a 3 day pay or leave. The fact that they feel the need to respond to all their complaints is petty. Maybe if you had a touch of customer service and cared about others then you wouldnt need to come here to defend yourself Kim.

After four years of renting from them I would strongly advise you look elsewhere to rent. They never returned my deposit even thought I did a walk through with them and they said it looked great. We spent two days, cleaning and had a professional clean the carpet. When I called to ask where my refund was I was told to go &**(%^ myself because they claimed I never paid a deposit. When I faxed them my receipt of the $1100 deposit I then received a bill in the mail claiming that there were $3467 worth of damage to the house that they had to repair. Leaving me with a balance of $2300 payable immediately. Its been three years since then and they are making it impossible to rent from others because they claim I owe them money! Total scam artists!!

I lived in an apartment ran by this complex for 6 years. I never had a bad experience, they even helped me pay for things that my child had broken and allowed me a payment plan to help back it back.Only setback however is that we did go through many managers during the time that I was there, though I dont believe that to be their fault. At the time of move in there was a $99 special plus deposit to move in and I was never told about it until after I already signed the lease and turned in my money orders and the manager was basically like oh well about it.I did recently move out to move back to Sacramento because the apartments got a new owner and again a new manager who is completely incompetent when I tried speaking to her.I would rent from this property management again to say the least.Dont let the unprofessionalism of the responses to these reviews alter your opinion. LOL.

Been renting with these guys for years and several different properties. Most of the bad reviews are most likely unfounded. They have never been unfair and as long as u clean well and dont do major dammage they will return your deposit. 5 properties (on my fifth now) and Ive always gotten all or most of my deposit back. They will even do a pre-walk through type inspection with you and point out things that you may have missed cleaning or repairing to give you a chance to get as much of your deposit back as possible. If you are a good tenant, pay your rent and keep the property relatively clean and do not do major dammage you will not have any issues with them. You cannot trash a place and then expect your deposit back lol. They are a great company to rent from which is why Ive stayed with them through the years. Kim, Tammy and Maryanne (as well as others) are very nice people! :)

This place is so horrible they play to many games first they told me i was not approved then they told me i was approved and then they put me anywere they wanted and mind u i have children my self and my husband and they put us in a Aprement on country club court and we were there 2 days went and bought some food i heard something turned on the lights and a mouse was in are bag of chips we went out and bought traps and my god we cought over 30 mice in less then a week it was so nasty i swaer it was then they tryed to put me in other place and we went to see it and it had roches hell no i told her give us back my money there is a lady that works there by the name of tammy she is super sweet and understanding and she did help us get are money back thank god but never again well i do it and rent from them it is nasty
