She was professional, courteous and when we ran into an issue where there were no single housing options available she went straight to work trying to find a roommate for my son. I highly DO NOT recommend working with West Chester Off Campus Housing to find an apartment. Ms. O’Connell is very unprofessional and I am extremely disappointed by how I was treated by her as a loyal client. My move out process was significantly more difficult than it had to be due to the difficulty dealing with Ms. O’Connell. On the other hand, Charles was great to work with and gave me all the necessary information without the disrespect and lack of professionalism. I recommend spending the extra money and living at The Edge or Cambridge Hall Apartments, where the staff is not disrespectful and when faced with a question, will not hang up the phone.

This is more for upcoming younger students who do not know better from an older student who lived through them. Try your hardest to find a landlord or realtor instead because these people really rip you off. You pay well over $100-150 more than you would for a nicer/bigger house/room. You also get charged $40 a month EACH for water bills that are usually only like $10/month at the most per person regularly. They rip you off for damage that was already done to the house before moving in. Ladies at the desk are the sweetest human beings ever. But paying $800 + $40 water bill to share a room and sleep 12 inches away from a roommate in a 300 square foot apartment for 4....definitely not worth it. Try to look else where and use this as a LAST RESORT :)
Wcoch has been very helpful and accommodating to make sure all of my needs are met for this upcoming school year. The ladies in the office were very knowledgeable and Im happy I decided to lease with them!
WCOCH provided me with a beautiful place to live through out my college career. There are a variety of living options to chose from depending on how many roommates you want. Laundry facilities are also accessible and well taken care of. From my personal experience I feel WCOCH is the best housing for a college student looking to live off campus.
If you have a question and need it answered dont bother contacting them because it will not get done. They are very unprofessional and are only looking for money. In my 4 years their I rented from them for 3 years and I dont think I have yet to get a response from them. If you are reading this PLEASE dont give your time and money to them go with Zukin and I didnt even rent from them I have heard they are much better. DO NOT GOVE THEM YOUR MONEY!!
The ladies in the office are beyond helpful! No matter what problem we ran into, they were always willing to help right away. They did everything in a very timely manner and were extremely friendly!
First year dealing with WCOCH for our daughter’s apartment and we couldn’t be happier. Yes, it’s more expensive than some other locations, however the quality of the apartments were so much better than any other properties we had looked at (and we looked at a bunch). The apartment was completely spotless the day the girls moved in, as we were prepared to do our own cleaning, but there was no need. Sandy & Moira in the office have always been so helpful with any questions we had and are always so pleasant. Thank you WCOCH for making the transition of off campus living a good one.

WCOCH is the worst renting service at in the area. I would HIGHLY RECCOMEND THAT YOU DO NOT RENT WITH THEM. I have rented multiple properties with them and they are a predatory leasing company that preys on students. Their properties are extremely overpriced (shared single room apartments for $900/month per student), the staff is friendly but when you get down to the important things in the lease the ladies are rude and unhelpful. Many places offered lowered rent prices during the pandemic, but WCOCH decided to threaten legal action despite knowing some of their renters were experiencing hardships. I cannot express enough how poor of an experience you will have here. The hardwood and vinyl floors that had been sealed over were not cleaned, and you can see dirt and hair on the floor that is there permanently. The leases are unforgiving and predatory: they know they are leasing to college students but it costs $35 to replace a tv remote that ALL tenants have to pay? They could have just taken $35 out of the security deposits, but no, every person renting had $35 taken from their security deposit. That’s just one of the ridiculous costs associated with this place. Again, the ladies at the front desk are fake nice, but when you go to them with issues they are cold, unhelpful, and rude, and they know it’s because their leases are designed to extract as much money from you as possible. There are many other places to rent from that are much nicer (apartments and people) that are also cheaper and less predatory. I advise everyone to not lease from this company. They make you turn on the electric for one month to two weeks before you move in, so off the bat you are paying for them to use the apartment. Money is taken out of the security deposit for CLEANING, which in the lease states that it is provided. Leases also end on the 15th of the month they end in, so if you have a 12 year lease starting on Jan. 1 you have to be completely moved out by the 15th of Dec., which means you’re again paying for electric when you aren’t living there and the rent for the last month is the same price but you only get to be there for 15 days. Any way to extract money from you, they will. If all tenants do not turn in the keys in the same bag or envelope, it will cost you $250. And that’s even if they still have all of the keys!!! Stay away from this company at all costs.
Rented through them for two years and none of their employees communicate with one another. They charge you for damages that are not your fault. And they are professional price gaugers!!!
The ladies at off campus housing are very pleasant to work with. I worked closely with Sandy and Marianne who helped our group of three find a fourth person for weeks. They also always offered us candy every time we went to the office. Very professional and easy to communicate with especially for college kids who know little about leasing an apartment.
All of the staff in the office is very on the ball with their work. They did everything the could to make sure my housing was worked and made me feel as though I was a priority. Sandy was especially helpful with transferring me to a new apartment, which made the process way easier than I thought it would be. No complaints with my experience!
Wcoch is a wonderful company to go through for off campus housing! My family has been going through them for years and it is the same amazing service every single time. The ladies in the office are just lovely! They want you to have the best experience within their units and will literally do anything to help you out! The maintenance men are incredible! They come within 24 hours and FULLY fix the problem. All around great people and an amazing company to be apart of!

From being in west Chester for two years now, off campus housing has fantastic workers. The ladies in the office are extremely kind and understanding. They have kids of their own and understand college kids completely, so they really try to work with us and help us in the best way possible.
Wcoch is great! They provide numerous options for housing and are willing to work with you to make sure you get the best out of your experience. The employees who work there are incredibly nice and personable. You can go in at anytime during their hours and they are willing to help. They really want to make sure you are happy with your decisions and want to take the stress of finding housing off of you and onto their hands.
I ca honestly say this was the best experience I have had while renting a house in west Chester. All of the employees are so kind and helpful and made the stay at west Chester so enjoyable. If we ever had an issue it was taken care of right away making our lives very easy! I highly recommend them!
Super nice people and great quality service. Been renting from them for two years and am leaving their service but it’s one of the only landlords in west chester that has properties parents want to rent for their kids. Good service does come at a premium price but that’s expected with anything that’s more than basic services. Treat the ladies in the office with respect they’re all great people who will help you with whatever you need while you’re renting from them.

It’s a shame that this business charges ridiculous prices to college students to live in extremely small places. The only good thing i can say about this company is that they keep their properties clean. They will make every excuse to keep your security deposit, and their minimum rent is 750 for a closet size room. Even though what they’re doing is legal, it’s just a shame that they have the monopoly on housing and are able to put students into debt because it’s a last resort option for them.
If there was ever a time google ratings needed a zero star option it would be now. This company will have you paying $800 in rent to share a room the size of a closet. Everything in the the house is made up of slipshod material that breaks if you look at it wrong. College kids please abstain from living here there are better options!!

I would definitely recommend WCOCH to any student at West Chester University. After living in the dorms my freshman year, I was so ready to have more space and a place to call my home away from home. Fortunately I was able to move off campus into the Rosewood Apartments my sophomore year of college and stayed in the same Apartment until I graduated. My roommates and I loved living at the Rosewood Apartments because we felt safe and it was a place we could make our own while living there. The landlords were easy to work with and any issue or problem that arose they were there to help. In the 3 years living there we didnt have any trouble. During the summer months they would paint the apartments and update any needed appliances or rugs to make sure the place was perfect for when everyone would be living there again once school started in late August.If you want a great college experience and good landlords, definitely consider living at one of the many places West Chester Off Campus Housing has to offer! Youll love your experience!

WCU parents beware!! This company charges an exorbitant monthly rent for extremely small spaces. Unfortunately, I agreed to the apartment before seeing the lease. Had I seen the lease beforehand, I would not have gone through with it because it was not fair or reasonable. They also nickle and dime you on every every single item in the apartment. Everything had to be cleaned a certain way before moving out or they charge you for literally anything and everything. This way, they can use the security deposit to clean and do basic upkeep on the apartments ON YOU. Then, though I paid the security deposit directly to them, they returned the security deposit to one person who did not fairly distribute the returned amount. Of course, it is all legal because it was in the fineprint of the lease. STAY AWAY FROM THIS COMPANY! There are much better deals out there with more reasonable landlords.

They are great to rent from! The employees are extremely nice and are eager to help solve any problems or issues with your unit. Maintenance is usually there within 24-48 hours to fix a problem. They really care about the students who rent from them.

I lived with West Chester Off Campus Housing for my Junior year at WC. I would absolutely recommend any of their properties. The landlords were so easy to work with and were happy to show us multiple houses until we found the one that worked best for us. We were extremely happy with the quality and cleanliness of the house when we moved in! The employees were always friendly and super helpful. If we ever had a problem with appliances or anything else, it was taken care of right away. I know many people who have lived in WCOCH properties and have never heard complaints.I would recommend them to any student looking for reliable and nice landlords as well as a variety of properties to choose from.

I would recommend West Chester Off Campus Housing to any incoming student(s), or current students at West Chester University.I had the pleasure of renting from West Chester Off Campus Housing for two years during my studies at West Chester University, first renting an apartment with three of my close friends, then a house with 12 people. West Chester Off Campus Housing was nothing but supportive and responsive. When we had maintenance issues/repairs, they were quick to respond and remedy the situation. Many of the grips I heard over the years came from claims about the expense of the apartments. However, I found the prices to be quite reasonable. West Chester Off Campus Housing did increase their prices during my stay with them, but then again, they vastly upgraded their properties putting hardwood floors in our apartment, and upgrading the kitchen with newer appliances. In addition, they provided us with a 52 inch flat-screen t.v. in our living room.Living with 12 college students was challenging to say the least. However, our landlords were patient and flexible with our situation. Living in a house with 12 guys was never perfect as we probably weren’t the greatest tenants in West Chester, but we managed. Our landlords were surprisingly much more understanding then we thought they would be.In addition, while I was at West Chester University, my good friend won a scholarship from West Chester Off Campus Housing. After inquiring, I realized that they provide generous scholarships to five students on a yearly basis. They have been providing students these scholarships for years in addition to a military scholarship.Also, my experience in the office was always pleasant. Although during the leasing season the office was chaotic with the influx of prospective tenants, the workers always welcomed me and answered any outstanding questions I had.

Dont believe the 5 star review from Charlie Walsh as it was fabricated (He works for them.) These are the worst, money grubbing, monopolizing landlords in all of West Chester. They offer minimal service for maximum cost. Maintenance is a joke, and we hardly ever had anyone to come fix our faulty appliances and hardware. Our front lock was broken for a month, as it took a Burglary, a Police visit to their office, a personal visit to their office, and 2 phone calls for them to finally fix it. They charge you a full months rent for the last month even though they kick you out after two weeks (even if you are renewing your lease with them). Do not expect your security deposit back as they use it to refurbish the entire apartment no matter what condition you leave it in. After many unreconcilable grievances, lawyers were prepared to be involved. Ultimately, the landlords demanded that we talk to them in private (without lawyers present) because they know that the students are powerless and they will be able to take advantage of them. These people are what is wrong the world. Renter beware.
The apartment was overly priced and the office lost our rent one month. I had to send them a picture of the receipt I asked for so we wouldnt get charged the late fee. If you decide to live with them, always ask for a receipt for your rent check. When we first moved in our apartment smelled strongly of weed. WCOCH did not seem concerned, and didnt do much to help resolve the issue. The smell lingered for the first six months after move in.

WCOCH is amazing! My roommates and I are so sad to be graduating seniors because we dont want to leave our house. WCOCH is always on top of everything regarding any general inquiries or maintenance requests. My biggest regret is not choosing WCOCH for housing earlier in my college career.

I lived with WCOCH from 2015-2016. My roommates and I treated our apartment exceptionally well, with the thought of getting our entire security deposit back in our minds. Having heard that off campus housing will find any excuse to take it we were overly cautious. There was no damage to the apartment when we moved out, and it was clean. They took money out of everyones security deposit for housekeeping tasks such as cleaning and steaming the carpets, and will ding you for anything else they can along the way. There was no aspect of living with off campus housing that was positive, and I hope others avoid the experience.
When it comes to housing in West Chester, it is quite the hassle trying to find a place to live. I have lived with WCOCH for the past year, and will be living with them again next year. The prices are definitely high but what isnt expensive in this town? For the price that I am paying, I believe that WCOCH has provided us with superb service. I call WCOCH all of the time with stupid problems (fork stuck in garbage disposal... mirror broken in bathroom... etc.) and they are always prompt to help! I love the people that work there because they are always so kind and provide insight into finding the right house for you. Happy to have found a home amongst all their properties!! Also, for people who have reviewed them to be rude, keep in mind that during the early months (September-November) they are just as stressed to rent out their properties as are the students trying to find properties to live!

The biggest scam in West Chester, I wouldnt go through them ever again nor would I reccomend them to anyone. I shared a room in a shoebox apartment that had a living room/kitchen area with no windows. I had to pay for laundry and electricity as well as be parked in by/park in my roommate in our shared spot. I had to pay almost $700 a month for this terrible living situation. My roommates and I had several issues with our neighbors who repeatidly harrassed us and threatened us. One time, the neighbors threw wooden beams with nails sticking out of them at my roommate. When we told Off Campus about this numerous times in a fear for our safety, we were completely ignored. We later found out the neighbors father was good friends with Off Campus, so we were completely ignored and were continously harrassed and threatened by these neighbors. Move out day was the best day ever and even though we barely got our security deposit back because they charged us for the most ridiculous things (missing plunger, $40, bent blinds $80, etc.), I was never so happy to leave an apartment and realty behind. I would highly reccommend living absolutely anywhere else.
Some of the worst landlords ive ever had to deal with. Most of the appliances are second rate and break extremely easily. Its fine for them though because they will just charge you for more appliances after their trash appliances break. These people have learned how to completely abuse the students of west chester with some of the most ridiculous charges ever. They will attempt to cram as many people into a unit and they laugh all the way to the bank when they steal your security deposit because the house is dirty when you leave.They will try to fine you whenever they can and when they see fit, and if you have a problem with it they will just sue you and make you pay for the lawyer. They are literally trying to bleed the students of west chester dry and show what true greed is made of. When i move out from living with this company in 2012 I was charged an extreme amount of money for the supposed worked they had to put into my home. I went back to the house after they charged me to talk with the new tenants and more than half of what i was charged for was not actually done. So not only do they charge you ridiculous fees ($300 bucks to clean a fridge), it has also been questioned whether or not they actually do any of what they charge you for.I actually know one of the mechanics that works for them as he was a student at the university. He described the air conditioning units as well as the way the company conducts their business in many cases is nightmarish. He told me horror stories for tenants of their units being forced to breath in lead paint fumes while they made improvements on their houses and the owners requesting the mechanics not to tell the tenants.If you can live in west chester without having to live with these monopolizing baboons please try because they will try to take you for everything you have.
