Nomadic teams have done a great job to lease out and manage the properties we have. They have truly professional teams to manage all aspect of rental activities. As a seasoned property owner, I know how hard it is to deal with rental in DC market. I felt Nomadic has the right organizational structure to streamline the leasing, rental management and repair maintenance in a very efficient and timely manner. Today all my unites have been rent out by the listing team! I highly appreciate their process and effort. Great job and thank you!
Toured a bunch of places. Simone really made it a great experience. After doing both in-person with virtual tours, it is fair to say that many places don’t look as good virtually as they do in person. Simone was very straightforward and did a good job giving a realistic idea of what to expect. She gave me enough confidence to apply after only seeing virtually. Honestly probably wouldn’t have signed without her! Thanks Simone!
I chose to go through Nomadic after viewing their professional website and realizing the high quality properties they have to offer. Not only did I receive professional service, but my realty agent Jenna Rieling made herself available to me during every step of the process. I would most certainly refer Nomadic Real Estate to anyone interested in buying, selling or renting property.
If I could give less than one star.... I would.The only saving grace here is that the property I am leasing is a beautiful space (not that it has anything to do with Nomadic)I imagine that the office at Nomadic looks like utter chaos. At least thats the feeling I get considering that communication is scarce and when it does happen, it could be from anyone in the office who may know or not know what your issue is. Ive also gotten phone calls from various managers who have given me the wrong information.Weve had an issue with Nomadic shortly after signing a lease. A short list of these issues; not having the correct keys for move in day, having to use a pin to jiggle a lock that had no key, no mailbox key or mailbox set up, and finally no trash/recycling bin.It has been one month since we have moved into our unit and we still have had no trash can or recycling bin on the property. Ive sent email, after email, after phone call, after voicemail, and still to this day, ONE MONTH LATER, there is still no way for us to dispose of waste safely.Im writing this with the hopes that 1. Someone will read this and finally do something like respond to an email, or call me back, or get us the doggone bins and 2. To warn others that you will most likely have a similar experience of unprofessionalism, horrible communication, and frustration should you decide to work with this management company.And dont just take it from me, there are other reviews that reflect the same sentiments and Ive spoken to people who no longer work there and they have said the same things. Good luck.UPDATE 10/1: Still no trash cans or recycling bins on the property and 311 let me know there isnt even a work order in place. *Deep sigh.
When they show you who they are, believe them. I secured the services of Nomadic in 2019 and unfortunately, despite my attempts to inform them of my concerns with their response time, follow-up, communication, and professionalism, it has been simply falling on deaf ears. The best day was the initial meeting. Following, it has been a constant battle to be informed (me and potential tenants) and find someone reliable to engage and have respond to your questions, whether via email or phone. They NEVER answer the phone and you may receive an email response, even if it was initiated by one of their team members.The final straw is the ethical breach regarding the Stay DC email, which they indicated a tenant had filed and requested my personal documents. After further inquiries, it appears they were attempting to file as the tenant and receive payments for which they were not entitled. The team said one of my tenants had communicated they were filing and once I began to research and ask questions of the team, radio silence.Pros: kickoff meeting. Maintenance process (sometimes). Credit background report for tenants. Check arrives.Cons: Every process after the meeting. Even the tenants called me in advance because they hadn’t heard from the team, and it was almost move-in day. And, the tenants, after the experience asked if they could be the management team given their experience. Lack of attention to details, everything milestone is a surprise. You chase them down for information of which they should be communicating to you from start to ongoing updates. They claim they do property inspections but I’ve never received a report of any sort. Response time to tenants for maintenance emergencies. A leakage was occurring and the tenants ended up calling me as there was no response within 24 hours as promised. I jumped in to assist and I live out of town.What is equally disappointing is that the owners seem to be disconnected, and the team reflects such ownership. I am, will be seeking to move my business and if you wish for professionalism, communication, sufficient response time, and a team that gives you a sense of comfort from miles away, I would highly suggest interviewing multiple ownerships. If a friend were to seek a recommendation, I would not send them to Nomadic.
We worked with Nomadic Real Estate on our most recent condo rental. After a rough summer of applications and lack of communication from many of the large rental companies in DC, working with Nomadic as potential renters was honestly a dream. They were quick to respond and each response was thorough. They answered every question we had about the property we were applying for, quickly facilitated between us as potential renters and the condo owner, and were just down right lovely to work with. Jenna, their Director of Leasing and Simone, the agent who showed us the property, were just so wonderful. Would absolutely check with Nomadic first for any future moves in DC!
Beyond unprofessional. Please go the other way, if you can! Every concern goes into a black hole and what’s worse is the fact that I moved 3 months ago and they have been avoiding me completely on my return deposit. I have reached out via email, called, and even called direct points of contact that I had upon moving in and the moment I mention my return it is absolute silence.
Ive worked with Nomadic as a vendor for a few years, which has allowed me to see their operation from the other side. Working in this industry and being successful is no easy feat. I deal with it to some degree working in the service industry but nothing to the magnitude. I can appreciate the hard work they put in to manage their clients properties and give their tenants a great living experience. These guys really care, and if they make a mistake they work with the individual to make it right. Ive worked with several of their team members throughout the years, mostly in the turnover department, and as a vendor who has dealt with a number of management companies during my career, I can say Nomadic is one of the best Ive had the pleasure of working with.
Chris is phenomenal at his job with Nomadic Real Estate! All of my concerns were met with straight forward answers and my paperwork was explained flawlessly. Working with nomadic real estate has been an incredibly quick and easy process so far, especially in comparison to every other housing search route Ive taken. Despite not being approved yet, I can still say that this process has been the best and the most efficient. And their price listings dont cost an arm and a leg.
By far the WORST company to work with. They are unresponsive, but they do not hesitate to take your money. Multiple charges with no explanation/clarification. This company is very misleading. Im sure all of the good reviews are FAKE. If I could give them negative stars, I would!!!08/09/2021Follow up to your response:I did not receive a response from you all until I posted my experience publicly. Me being denied has nothing to do with you all NOT RESPONDING for days.If someone was in touch with me everyday, trying to assist me, then why did you all offer my application fee back “as a gesture to make the communication lags right”??? Exactly!! You all are not responsive until you are put on blast for not being responsive. And instead of you all owning that, you choose to write this response.
Five stars for Christopher Jolly. He is extremely responsive and helpful. I encountered some issues with scheduling my move out inspection and instead of sending multiple emails, he called me directly to explain the process and assured me that everything was okay. This was absolutely appreciated and unexpected. If I have any other issues or questions, I plan to reach out directly to him. He has saved the day with my move out experience at Nomadic.
My original tour of a Nomadic property got canceled but Sarah was able to jump in and show me around the very next day. She was timely, informative, professional, and kind. Appreciate her willingness to be a resource on Nomadic properties during and after the tour.
UPDATE: I reached out to nomadic last week after they offered to fix the area around the AC unit for free, and sent a follow up email today and still no response. Consistent with my entire experience with them over the past 3 years.I used nomadic realty while I was PCSed overseas so I wouldn’t have to worry about my place while I was abroad. However I should have saved the money and managed it myself. They were unresponsive when there was a leaking AC issue, leading to damage to my floors and the wall of the neighbor below me. I had to send 12 emails over the course of months to get a response (this is not an exaggeration). I moved back into my place only to find they left the wall around the AC that I had them replace damaged. Additionally I had to handle scheduling repairs on my own. Will not recommend or use them in the future.
Great management company I’ve rented through them in the past. All above board, timely, professional and reliable. Some of the best listings in DC (trust me I’ve looked). JaJuan was really helpful and answered all my questions.
I had a great experience working with this company, specifically Chris Jolly who I worked with personally. But each agent was reliable. I will use them again and recommend them to friends and family.
The individuals were helpful. I did have to wait outside for someone to let me into the building. Even when I called the number I was put on a long hold. Chris was very helpful as well as a few others present. Got the keys a bit earlier than expected- still unsure about why there is a closet door knob on the front door, that needs to get fixed. Besides that everything seemed fine.
Terrible property management - poor communication & disorganized. Kept charging me fees even after tenants moved out and place was empty. We had to call several times to stop taking money out of our bank account. The worse part of this stressful experience with Nomadic was they failed to let us know and follow up on a routine DC inspection which resulted in a low hundred plus dollar fee. They completely dropped the ball and Instead 2 years later we find out that DC is suing us as landlords for not paying the fee which blew up to thousands and a court hearing which is pending. We had to hire an attorney and Nomadic ghosted us. It’s been so stressful and unfortunately after this is resolved, we will be pursuing legal action against nomadic as well. Our attorney says Nomadic was completely in the wrong and it’s their fault the city sued us. More legal fees but this is a matter of principal. We feel completely mistreated by Nomadic, and if they just did their basic job then all of this would have been avoided. Shame on Nomadic.
We have rented through Nomadic for over a year and the service continues to be the worst we have ever experienced. They are unresponsive to pretty much everything (work orders, rent questions, property issues, collecting owners mail) and on numerous occasions we have had workers arrive to work on our property without a warning of what was going on. You are better off managing your own property than working with Nomadic and would probably have better customer service renting off of Craigslist.Updated after Owner response: I appreciate the quick response, however I find it fascinating that we are able to get a Google review reply within 18 hours, and yet when we call for repairs it can take up to 5 days to get a response. Our agent, Sam, only called us back because we went directly to the owner asking if workers were authorized to be entering our property. Had we not involved the owner, it is likely we would still be in the dark about what was occurring on our land. I am appreciative of your commitment to better service, and look forward to prompt replies to any issues moving forward.
I am so pleased with the customer service Ive received from Nomadic Real Estate. From the very first phone call I was handled so well. I had some bumps in the road getting my place clear & ready but they were right there with me all the way. After just a few showings I received soo many offers their leasing teams write up was spot on & they kept me informed throughout the whole process. Im not sure how I stumbled upon them but so thankful & blessed that I did. - Happy customer
Jauan was absolutely amazing! He is knowledgeable and a full spectrum resource. He answered all my questions no hesitation and was honest and through during my walkthrough. Even if we don’t settle in this particular property, I very much look forward to working with Nomadic in my home search.
I enjoyed living at Capitol Hill Tower and was sad to leave. It’s a great community and Nomadic was easy to work with. They are quick to respond and made the transition out seamless.

Unprofessional. Does not notify their tenants when showing up to your place of residence. Does not return calls or emails.Update 8/17- sThanks Nomadic for responding to the above feedback with my name lol. The comment has nothing to do with move out showings although I did find it crazy to schedule a showing at 8pm at night. This comment has to do with scheduling maintenance. I received no notice of when they would come on several occasions. If I needed to reschedule no one would respond for days. The communication is off. The contractor would call the day of to say they are 10min away. Many times I was not home so they would have to reschedule and we would go through this loop of no notifications and no response for rescheduling. Nomadic does manage great properties but the staffing should improve the communication with their tenants.
Nomadic was incredibly helpful! I interacted with Chris, who answered all of my questions and concerns, and even gave me guidance on how to navigate the apartment search process in particular! I look forward to continuing to work with Nomadic in the future for all my housing needs.

I use Nomadic for property management of my condo unit in DC. I will make this review honest and brief. They failed to collect late fees when tenants was late for 3 months consecutively. I Did communicate the concern with the tenant’s ability to pay. I had to contact Nomadic management directly to receive rent monthly. This company allowed my business license to expired in 2018, folks its 2021. They missed a viewing for potential tenants on several occasions who were interested in renting. I just had a tenant end their lease in April, they just contacted me today about and damage to the unit and inspections, it’s June folks. Don’t do it!
I appreciate the quick call back on a Sunday. I will be happily impressed if this level of attention is maintained throughout my tenancy.

First let me say, having Nomadic as a Property Manager has been a horrific and stressful experience. The entire Nomadic Team are incompetent, unresponsive, and completely unprofessional. Mid-way through the lease, our tenants moved out. They never once called or offered any explanation to the tenants issues. We learned from neighbors that Nomadic was completely unresponsive and did not address the issues that the tenants were reporting. And honestly, I do not blame the tenants for moving out. We constantly asked them to update us on any issues that the tenants were having and they never did and by the time we learned what was happening, the damage was already done. I constantly called and complained about their process but all they did was constantly apologize without actually addressing the issues. I do not recommend them at all. It has been so bad that we decided to end our contract with them. We have called several times to begin the transition process and as of today no one has responded to our request. Please save yourself the negative energy and find someone else. This has been the worst experience of my life. I have never worked with such an unprofessional group of people. Truly one of the worst experiences Ive had with a property management company. Their low budget website is difficult to use and infrequently updated. They do not acknowledge receipt of a rental application or provide a receipt of payment. Their team is difficult to get ahold of and unhelpful when you do. The showing agents were lovely but uninformed about the property they were showing and unable to answer even basic questions (is this a working fireplace? Are pets allowed?). We opted out of leasing an apartment we loved simply because I couldnt bear dealing with nomadic real estate further.
When I tell you to put your running shoes on and run away as fast as you can I mean it. Probably the worst property management company in the DMV. They completely messed up a turnover and the tenant scheduled to move in refused. Lost all that rental income because of them. Avoid.
Professional, responsive real estate company who made my property search experience as easy as possible. I highly recommend using them for any buying, selling, property management, or leasing you may be doing.
**Awful communication**We chose to rent from Nomadic because the property they listed was a couple hundred dollars/month below market rate. Looking back, I think we would have definitely spent the extra $$$ to avoid the unprofessionalism we have experienced thus far.A couple months in, we received a message from on of their property managers that they would be sending someone out the next day or two to install in egress in our basement - that was the first time we had heard of the planned renovation. I understand that mistakes happen, but the poor communication has only continued as time has gone on. I constantly have to follow up on work order requests because their team does not seem willing to send simple, timely updates. Contractors typically show up without any heads up from Nomadic.A lot of the other negative reviews this company has received seem merited, based on my experience. Nomadic seems to be a mid-size property management company that does not value client satisfaction/professionalism.

I had the pleasure of touring a unit with Erin the other day. She went above and beyond to show the home and even stayed at the property longer to allow time for my fiancé, who was running late, to see it! The properties are so beautiful, there are a lot of hidden gems on their site.
Nomadic helped me find a great apartment 2 years ago. It’s one of those things where you don’t know what you got until it’s gone, because my new landlords are total bozos. Next lease period I’m going to go back.
We engaged Nomadic to manage our property and terminated our management agreement within a month due to their lack of responsiveness. It has been three months since then and they are yet to release the security deposit held in escrow. They have failed to explain what is happening with our security deposit for over 1.5 months of us calling and emailing them. As a landlord, its almost impossible to get them on the phone.
I worked with Nomadic and have great things to say. Their staff was prompt, professional and responsive. Working with them to find a new tenant was a good experience - and when bumps came up they responded and handled the situation easily. I would recommend Nomadic Real Estate.
Let me start off by saying that before we had the pleasure of working with nomadic, we had our property on the market for 6 months. And yes, I get it, we are in the middle of a pandemic, but to be honest the folks we had managing this for us previously were probably not the best fit.Then we found nomadic. We did our homework, looked at different property management companies in DC and had calls with 3 different providers. A big deciding factor for us to go with nomadic was Phoebe. She was highly, personable, responsive, and professional. Corey and John were both very helpful and guided us through the on boarding process very smoothly.Lastly I have to give a special shout out to Jenna and the leasing team. Once we switched to nomadic Jenna found us a high quality tenant within 27 days. Jenna was very attentive, responsive and professional.Overall we are thrilled with nomadics execution and guidance during the rental property process and preformed exceptionally regardless of the current market challenges. I would highly recommend nomadic to any property owner looking for a exceptional property management company in the DMV.
Avoid, Avoid, AVOID!! Read the other real reviews as well!! It was a nightmare.Hired them to manage our townhouse and it has been nothing less than a nightmare. It’s amazing that they still have clients who might stay with their services. We didn’t get paid until 20 days into the month, each month but don’t worry, Nomadic got their cut at the first of the month. They don’t have specific people that know the property as it is whoever answers the phone on that day. The tenants said they never could get answers. We had to replace the HVAC while we lived overseas because the tenants reached out to us. Arrived to see our house 6 days after the tenants lease ended only to see they were still there, with Nomadic having no idea as they never did their move out inspections. Don’t worry, Nomadic charged the full fees and we still haven’t been paid the difference. The carpets have burn marks and other crud that can’t be fixed, yet nomadic had the audacity to ask for $2700 to paint including $45 per caulking around the toilet for example. We are 15 days after their lease and Nomadic still hasn’t given us keys or did move out or anything. They should be ashamed at their process. Having to do everything by hand ourselves.You will get horrible customer service and no one except maybe the cfo will do anything. It has by far been the worst managing experience I’ve/we’ve ever witnessed.Do not Hire them, no matter what. There’s a reason why they cut their fees to keep you or get you on the hook. We should have listened to the other reviews when we were searching for a management company. Absolutely embarrassing!!

I tired to view multiple units with Nomadic and got cancelled on last minute both times. The first time was car trouble and the next was unknown with a list of could be. They are very unprofessional and unresponsive. The first time I was cancelled on I tried to reschedule, emailing two people and calling and never heard back. I had to reach out again several days later to get a response. On the other viewing, I needed it to be virtual and contacted them several times about it, never getting any response. I have not rented from them, but judging from the other reviews and my experience, I will not.
Absolutely amazing. I was in such a bind with the process of making both a long-distance and long-term move, and Nomadic saved me and my family from the horrendous logistics of it all. Words really cant describe how good it felt to see my kids sleep during their first night in DC. Just, thank you. Thank you so much to everyone at Nomadic.

Renting with Nomadic has been an exhausting, dehumanizing nightmare since we moved into our apartment in late May 2021. I am not one to write reviews but feel it is my duty to share my experience so that others can make an informed decision when choosing whether to rent with this company.A chronology of the events that have ensued over the past few months:The light switches did not work in the kitchen or either bedroom upon move-in. It took an entire month for Nomadic to fix them.Then on 7/4, the AC started making a high-pitched ringing noise that would only stop ~4 hours after turning it off. On 7/7, after our begging, Nomadic sent a vendor out to inspect it. The vendor said the AC was old but operational; however, immediately after they left the AC started ringing again. After more begging, Nomadic sent somebody out on 7/9 who once again claimed the AC was operational and didn’t detect any water drips or leaking.Of course, almost immediately after they left, the AC started ringing again, at which point we called Nomadic and got into a heated debate. We claimed that the ringing noise was clearly signaling there was a critical issue with the AC, despite the vendor not being able to diagnose it. The Nomadic employee claimed the ringing noise was independent of the unit being a functioning AC, and therefore they were fulfilling their obligation to keep the AC operational during the summer as required by VA law. This meant our options were to either live with an extremely loud, constant ringing noise, or to endure peak July summer heat inside our home. Until that point, we had kept the AC off as a courtesy to prevent damage, but because the employee specifically instructed us to keep it running, we kept it running.Literally an hour later, we got a frantic call from our condo saying that water was gushing into our downstairs neighbor’s apartment. The ringing noise had in fact been a water leak detector that Nomadic’s vendor failed to diagnose twice. Only at this juncture did Nomadic/the owner finally agree to replace the AC, given that the owner was now responsible for repairs.However, the nightmare didn’t stop there. The HVAC install was initially scheduled for 7/21 but ended up getting pushed back to 8/5, an entire MONTH after the AC broke. (Nomadic did give us a temporary window unit for one of the bedrooms on 7/17, which we appreciated, but it was not a permanent fix as we both work from home and the temperature in the rest of the apartment continued to be unbearable.)In addition to installing the new HVAC on 8/5 they also unexpectedly installed a new hot water heater (we didn’t have any hot water issues previously). Low and behold, the new hot water heater does not work, and we have now been without hot water for 11 days with no end in sight. At this point we are simply exhausted-it seems that our entire 12 month lease will be spent battling maintenance issues.I cannot overstate how bad Nomadic’s communication has been throughout this process. Honestly, if they had treated us with a little humanity, we would be more understanding, but they have demonstrated through their actions and lack of communication that they simply do not care about their tenants. They have offered no sympathy, no support, no rent concessions. They have taken no responsibility: they will always blame the owner or vendor rather than admitting fault. We have had to call, email, and file work orders repeatedly to get anything done- it’s like a second job trying to get Nomadic’s attention.Please take these reviews seriously and do not make the same mistake that we did by signing a lease with this company.

As a landlord, my experience with them is just the worst. In addition to the incredible difficulty getting anyone to call us back, they repeatedly approved repairs that we did not authorize. Furthermore, as our agent and property manager, Nomadic- and Ray Minarcik - specifically - without permission - allowed our tenants to break their lease (they assumed tendency in another nomadic managed property) and then refused to release the security deposit to us. Basically we have to sue them now to resolve what should have been a very simple affair.As a tenant, my experience was similarly terrible. They refused to make immediate critical repairs, such as no hot water, no air conditioning (intimately it took a two weeks) and broken disposal wasn’t fixed for almost 3 weeks. They tried to force me to allow them to show my apartment basically at all hours and on all days until I cited DC regulations limiting showing to reasonable times.I do not recommend them for ANY reason.8/13/21 Update:1. We never requested a notice to vacate to be issues. We asked Nomadic to call us back and discuss not renewing the tenants lease.2. A notice to vacate was, in fact, never issued to the tenants NOR could one be issued during the dc moratorium on evictions during the public health emergency.3. In response to our refusal to waive Nomadic’s liability for mismanaging our property, they refused to release to us the security deposit. In fact, they explicitly told us this was why they were not going to release it to us when we requested it.
Devin and the entire Nomadic team is hands down the most responsive, professional, and reliable property management team I have interacted with on multiple occasions. With Nomadic, they don’t only excel on customer service and attentiveness before they have the business but they give the same level of service well after the business is won. Nomadic certainly ensures that your feel you have the right property management group that will not only protect your property as if it was their own but ensures the experience mimics that of a hospitality professional/company. We will continue you go back to Nomadic for not only property management needs but also for acquisition support in the Washington, DC region.
They were so fast responsive for us! Aidan was just amazing. Calm and kind to the crazy toddler we had with us and helpful for a last minute second walk through! I cannot say enough about how great she was and the entire team!

Nomadic Real Estate is poorly managed from top to bottom. I had the displeasure of being a tenet with them for 2 years and was constantly dealing with issues. They dont have a payment portal (because apparently its 1995) and so they would debit an account on file. We were often overcharged and had to deal with that issue monthly. There is no clear communication and the person we often worked with wouldnt reply to emails for weeks. They do not answer the phone and there does not seem to be any clear path of communication.The only positive thing I can say is that the maintenance portal worked well.
I had a few outstanding maintenance requests and Chris is the only person who has been persistent about resolving them. Within less than a week of first getting in contact with him, he took care of everything.
Nomadic has been helping me look for a rental in DC, I’m very picky and they been super understanding. Great team!
Do not rent from them. They held my security deposit hostage past the legal date. My original landlord transferred over to Nomadic and it was hell. They wanted my landlord to charge me for repairs that 1, were not mine and 2, are normal with wear and tear of the home (paint? a shifted toilet seat? Cracks in the wall, really?) when the home was being sold after I moved out. Its scammy. When I called, they promised they would return my calls and never did. I had to get my former landlord involved. Its super unfortunate because I wanted to rent from them again but management cannot keep track of anything. The yelp reviews from renters should be enough warning.
I engaged Nomadic to manage my rental in Washington DC because their advertising stated that they were prompt and responsive. They were not. The onboarding process was delayed because they failed to answer e-mails or calls--for weeks! When they had their vendor make repairs to my home, the rug on my floor and my coin collection went missing. The paint job they did was so horrible it was as if a child had painted my home. They left so much debris in my sink that I had to call a plumber to snake the drain for $250. The only time they became somewhat responsive is when I refused to pay. I would stay away from this company at all costs.
Updating my earlier review: My boyfriend and I just saw another unit through Nomadic Real Estate. We absolutely loved it and have already submitted an application! I have lived in my current apartment for 3.5 years and have been very satisfied with the maintenance and their transparency throughout. I have never witnessed this level of disrespect and unprofessional behavior before. Its real estate management is inefficient and I really hope my experience will help current or potential clients to decide never to work with Nomadic. I tried to visit a property 3 times and never succeeded.1) The first one, the agent showed up at the property but couldnt let us in the unit because he did not have the key and did not know that there was not going to be anyone at the front desk of the building at that time.2) The second scheduled visit was canceled by the agent two hours prior.3) The third one was perfectly booked on the website, and just to make sure we could finally visit the property, I emailed them and successfully was set with an agent. We went to the property and this agent who was copied in the emails NEVER SHOWED UP.I really regret not having read the reviews on the company before so I could have avoided this bitter experience.

Nomadic Real Estate is fabulous. They have now rented our D.C. home twice to good tenants and collected rent, serviced the apartment and done everything else the tenant needed seamlessly.
My experience is only based on a property tour appointment. The booking system they use basically spam you with reminders and requests to confirm and warnings to be on time. As per usual I was there 15 minutes ahead of time only for the agent to show-up late. Then they do Rent a crowd - there were at least 3 other groups booked for the same time - way to go while we are trying to get rid of COVID!!! If you expect a professional showing of a property then walk away if its Nomadic.
I toured a home on a Tuesday, I liked it and was encouraged to apply. Went on the website and the listing wasnt on the application so I contacted the showing agent who assured me it was still up for lease and that the managers would add it back to the site, which they did, the same day. Applied Tuesday 4/27, was told there was a 48 hour turn around time, in that time I would be waiting on a background check for myself and another occupant, I would then have to take that background check and submit that along with my application to be considered. Paid the $80 for two background checks and expected to hear back by 4/29 or 4/30, I DID NOT RECIEVE my background check and therefore my application was not completed. I called the office several times on 4/30 I was told my application was processing and that the background checks usually come back with 48hrs. That same night 4/30 I received another text from this company asking me to apply again for the same property. I text the showing agent and she referred me to any email address to contact. The leasing manager wrote back and said that the property had already been leased and that my fee had basically been used and could not be refunded. How could that be fair when I never got to complete my application, the home was still open because I was invited to apply AGAIN less than 24 hrs prior to the email I received, I never received the email with the background checks that the $80 was taken for and although the nomadic leasing site says the application can be used up to 30 days for other properties, I was told by the leasing manager that I would have to submit another application which would be another $80... NO THANKS. I would never recommend this company to anyone they bait and switch and are scam artist! Hopefully my bank will side with me in my dispute because this is unacceptable.
Friendly employees but more interested in “controlling costs” than making repairs in a timely manner. I love my rental but upon moving in there were a few things (kitchen sink backing up) that needed addressing. It took 5 days to fix when it could have been handled over the phone within 24 hours. One of many incidents.
If you are a home owner, take time to read all the reviews on this page. If you want to keep your investment and sanity, you are better off with another company
I had a terrific experience with Nomadic Real Estate. I spent months trying to rent an apartment with no luck, I reached out to Nomadic Real Estate and had a signed lease within days. They were very professional, and the ads they put together put my DYI ads to shame.
They managed my DC property. Left it in shambles. I didn’t find out how bad it was until I went to sell the property. They let the tenant remove fixtures and not return them. I’m certain they let the tenant keep their entire security deposit or took the deposit and kept it for themselves.There were holes in the walls, stair rail barely hanging on, mold growth from a water issue they never resolved. Dishwasher not working. The electricity partially working in the home. I’m currently replacing the downstairs flooring.They were actually doing showings of the house in this condition. No wonder I couldn’t find another tenant.I have no problem paying to have things fixed. It’s part of being a landlord. I trusted Nomadic because I was moving 600 miles away. All they did was collect a check and let my property erode. Very disappointed.
We worked with Nomadic to prepare our unit for rental. We had a change of situation on our end, so we didnt end up renting the unit. However every interaction we had with Nomadic was positive-- they were prompt and clear in their communications with us, and they were very understanding when we decided not to rent our unit. We highly recommend working with them.
We have been very happy with Nomadic as our property manager. They have been managing our property in DC for several years now. They are professional and quick to respond to any issues that arise. What we always really appreciate is that when some misunderstandings or difficulties surface, Nomadic reps do their best to mediate and find an optimal solution for all parties involved.
My husband and I can’t say enough positive things about the company. Working with Nomadic has been a truly wonderful experience over the last two years. Everyone we have interacted with there is a highly skilled professional. The company took amazing care of ensuring that the process of renting out our home was smooth and efficient. Communication was always prompt. When it came to assisting us with the eventual sale of our home, the process was once again streamed lined and we couldn’t be more satisfied with the end result. Paperwork and logistics issues we encountered, were immediately addressed. Attention to details is absolutely on top of their list. We would work with Nomadic again in a heartbeat. Highly recommend.

They will do everything they can to avoid fixing issues with their rentals. I moved into a home that had rats in the ceiling, a violation of the DC tenants bill of rights which requires that rental properties are sanitary and rodent-free upon move in. After submitting a work order to have the rodents addressed, they closed the work order and told us to pay for it ourselves. This is an unscrupulous, greedy property management company. Avoid at all costs.
For many years, I self-managed my rental property. I just as well have picked a sword fight with Zorro, while using a straight pin. Then, I was approached by Nomadic Realty and they absolutely relieved me of the property management headache. They are responsive, detailed and highly professional. In the 5 Years they have managed my property it has been vacant a total of 6 days. Thats right - no typo here. I have to pay the turnover crew overtime, in order to meet my new tenants move in. Speaking of tenants, in five years I have never received a late payment - NEVER. This is a tribute to their due-diligence screening of tenants and their pool of resources. Well, i guess you can tell that I am pretty happy. I would highly recommend that you join my happy camp.

The last thing I ever wanted to be was a landlord.Ever! Last thing! But once my work took me out of town it became impossible to schedule contractors/repairs for tenants who have their own schedules and their own lives and busy careers. We tried and it didn’t work. So I started looking for management companies, and believe me, they aren’t all equal. I made the decision to go with Nomadic and it’s been one of my best calls. They’re there for my tenants 24/7 and there for me when I need them. They let me know when I need to get involved, but handle everything else in the background so I never have to think about my home that is 4 states away. Nomadic is professional and reliable and the peace of mind they give me is invaluable. Five stars from me.
Joe Stack at Nomadic has been the MOST responsive property management team member I have ever worked with. I guess Nomadic is alright if your back is against the wall but...We couldnt move in early lest we wanted to pro-rate the rent for the number of days before the start date of the lease. Alright, fine.But on move-in day, we find the bathroom is in the process of being remodeled. They told us they would have somebody come by to finish it the next day. But they wouldnt prorate the rent on their end for the extra day we would be without a bathroom. Only after pressuring them, did they send somebody to finish the bathroom that day.During the Covid-19 pandemic. I was unemployed (but still managing rent) and filled out a rent deferment application. DIdnt hear anything concerning it. Two months pass, no rent withdrawn (I had a direct debit set-up) and no notice about it so I just assume that my application was accepted.Then I receive an email telling me that my rent is past due. This was not a failure of me to pay my rent. This was Nomadic not taking initiative to withdraw my rent and keep the lines of communication open regarding my application. Only after pushing back on that and asking them to elucidate do they mention that my application was accepted. (likely story...) They then expected that 2 months total rent deferred to be paid back starting 1-2 months later while I was still unemployed during a global pandemic.So dont expect a lot of relief or support from Nomadic when the going gets tough. Dont expect an equitable relationship

The analysis they provided was extremely helpful and after reviewing their recommendations in hindsight, I’m glad I listened to them.I am planning to live in the D.C. area full time so I decided to return to Nomadic for assistance.
Nomadic has been an amazing company to do business with for the past 2 years. I deal mostly with the turnover department, mainly with Joe Stapleton which is very professional and efficient in getting the properties ready for tenants. If you can avoid renting from this company I would. Its been five days that my whole building has not had any hot water. Its starting to get cold in DC and our building has no source of heat or hot water. We submitted multiple requests and called the emergency line for several days. They have not been communicating with the plumbers they are sending to our place, so this problem has not been solved. We have been trying to communicate for them, but we keep getting passed around to different people within the company doing nothing.This isnt the first time they have been slow to address issues with the apartment, our bathroom has had exposed concert for months (and is still not fixed), because they havent finished fixing a leak from our bathroom to the people below us. They took a month to replace our broken washing machine, even after the leaking water collapsed the ceiling of the basement unit. It wasnt until we got the city to apply pressure that somehow they were able to fix it.The whole building has been trying to communicate with Nomadic and to get them to fix these problems, but they are ignoring all of us. For the entirety of the 4 months that we have lived here, there has been constant problems that they drag their to fix.When they were showing us the place they said that there were going to send someone to fix up the hallway stairs because sections of the railing are missing and exposing nails. It is all lies, they are never going to fix it.
It is a pleasure to highly recommend Nomadic Real Estate for its property management services in the DC DMV area. As a new landlord, they were very adept in helping me list the property, manage the market, and procure responsible, good quality contractors to keep the unit in top condition. They have a great team approach and can answer all of my questions. It is a pleasure to work with them and have the peace of mind they offer. (ps- In contrast, I have worked with other companies in the past and fired them to work with Nomadic).
They never pick up the phone and im still waiting for repairs to every room in the house due to negligence. Simple leaks turning in ceiling ruining issues and major holes in the dry wall. This is one of the most unprofessional management teams I have dealt with and plan to take legal action to get rent reimbursed from May 2020 forward. No one should pay to live in a home that is falling apart that management doesnt care about or fixes on their own time which can honestly take half a year in my case. That court money will be a nice chunk of change to move out with. Thank you Nomadic for being complete garbage. Expensive other proved garbage at that. No you cant have my rent money ether. 😉
We moved in to a house managed by Nomadic about three weeks ago. Their agents have been personable, kind, and very responsive to our repair requests. Devin, Mike, Jack, Connor, Robert, and everyone weve dealt with directly has been professional and effective. Weve sent more than a dozen work orders and everything weve requested has been completed quickly by professional handymen, electricians, HVAC, and plumbers. Admittedly, there has been a bit of confusion regarding some of our work orders which have been multi-item or complex, but nothing that we havent been able to work through with a follow-up email or phone call. Overall, were very happy with Nomadic!

I dont understand this company, it feels like no one real works there. I tried to get a viewing and the person said they didnt have a key. Never heard back. Have yet to hear back after messaging them several times. Its like they dont want to lease their places. Oh well.

As a landlord we used Nomadic to rent out and manage our home while we were overseas. We can not recommend them at all. The experience was awful from the start and our regret is that we should have cut them loose from the get go.The warning signs were all around, after our initial charm fest, but being far away, dealing with the expat requirements of getting settled and the demands of new jobs, we were hopeful that these issues were teething problems. Unfortunately for us, no. It started with the multiple Nomadic staff who we dealt with which were never the same through out the listing, renting, management, and move out. Millions of follow up emails and calls to get accounting straight, unpaid bills to vendors paid and not double charged, no accountability for issues with the tenant, no visits to the home without our prodding, tenant issues which were handled poorly, and endless different Nomadic employees who never knew anything about out property requirements.Additionally the accounting was a nightmare to entangle where most of the errors were in Nomadic’s favor until we proved that the errors were theirs. Then getting the errors corrected and money back into our account would take another endless stream of emails. Needless to say we escalated these issues to the owners who said the right things but their teams fell far short each and every time. Exhausting and costly for us!We have fired them now and are self managing our home from millions of miles away with new tenants and we are in a much better position than we ever were with Nomadic. However, nearly one year since we terminated Nomadic, we are still reconciling with them unpaid bills to vendors from well over two years ago.

Weve had two properties managed by Nomadic (one for 18 months and one for 6 months). While things started out smoothly and their onboarding team is probably the best department in the company, things got worse over time.Weve had numerous account errors by Nomadic with crediting and debiting incorrect amounts and me having to spend hours looking at records and following up with them to correct the accounts.Nomadic unfortunately broke the Management Agreement twice by authorizing work orders exceeding the $500 authorization limit in the contract without my approval. Both times they offered up excuses and didnt change their processes to correct the mistakes.Finally, after giving them notice and switching to a different company, I requested my business license from Nomadic and it turns out they actually never obtained one for me as they said they would.While the people there always have been friendly, I think they have a big structural problem as things get lost, not kept track off or followed up on.
Moving in to our new place managed by Nomadic has been a horrible. They did not finish properly cleaning the place when we moved in. The carpet has stains everywhere and there is still a lot of dog hair around. Then after we moved in, we didnt have heat for 5 days and failed to respond promtly to my maintnance request. There was also isssues with the hot water when moved him and I couldnt give my kid a bath for about 3 days. We were supposed to get prorated rent for these inconviences because, by law, we arent supposed to be in a building without hot water or heat in the middle of the winter when its below freezing and snowing outside.Communication has been difficult because some of their emails do not work and I had to speak to multiple people before I spoke to someone who could actually help me. Overall, not a great experience at all.
