I was renting out a former residence on my own. But when my most recent tenant gave notice I did not want to have to find a new tenant and have to worry about the day to day worry about possible maintenance issues since I now have little kids in my life. I contacted quite a few property managers in my search and they all seemed to have many hidden fees or charged an arm and a leg to find a tenant. New tenant fee with Leland Goldman Real Estate was much more reasonable, helping me to feel that they were going to try to find long term tenants rather than churn them every year for the placement fee. They also were quoting a higher estimate for what they thought they could rent it for. Once we met at the unit they raised the proposed rent by 8%. The unit was placed on the market the middle of the week and by the next Monday I had three strong offers. We discussed the strengths and weaknesses of each and choose one together. From me deciding to go with them to the new tenant moving in took less than three weeks.They were professional and made me feel comfortable every step along the way. We have since spoken about future plans for me to expand my rental portfolio, and while I do not have the finances to do it now I am looking forward to working with them to grow.

I started using the property management services here 18 months ago. I never really needed much from them aside from the payment processing from my tenant and a re-lease contract. Until i did actually need property “management”. It was the WORST customer service I ever paid for. These types of companies are the worst in my experience, the ones that essentially act as a insurance policy and then terminate the contract when you need them to do their job. I’ll describe my experience in several areas.Price: 10 percent, fair and common but they terminated the contract when i actually needed property management. So 1/5 starsCommunication: they start off great and remain friendly but they become more and more inconsistent with returning texts and phone calls. I would send two or three texts to the property manager sometimes no response or, get responses from different people making it very confusing on who I was talking to. I would also call, they would. Put me on hold and then hang up “accidentally”. 1/5 stars.Services; they did not perform, the office blameshifted towards me when I confronted the staff why they authorized a repair that did not make finiancial Sense. then they went with a story that there was “confusion” in the office communication. I have this in an email. I have to say this personally enraged me because I entrusted them to look out for my best interest as a client but they really tried to make it seem like it was my fault, but the messages proved the opposite. 0/5 stars.Management: after being hung up on by the office staff i let them known I was contacting the HUD to file a complaint, then the CEO contacted me and when I explained what had happened with an unauthorized repair he terminated the contract leaving me without property management. More irresponsible was how they handled my tenants large deposit by putting it in the mail to a outdated address. It took 3 weeks to get a check in my hands that was never my money to begin with. I’m no lawyer but that seems like a conflict of responsibility. 0/5 stars.They offered no refund of services, they were very rude and stressed me out while i was working my full time job.Think twice about using them, I noticed i’m not the only one who feels this way in the reviews.

I like how the office is set up with historical art. Staff is always considerate of the tenants. I just moved into their updated apartment on Peachtree, everything is good but the Walls in that apartment is Very thin, could hear everything next door and thats not good for almost $1200 Rent.

The people in the office seem ok but WHEN me and my family went to view the place the agent Was not welcoming we were scheduled for a 9:45 viewing and it turned into 10 other families all there at one time just letting everybody walk in unsafely in covid-19 conditions nothing was being wiped down or clean and just that was it that didnt seem right to me at all

Jonathan had been recommended to me by everyone at work previously stationed in the Norfolk/VB area. I was a very tough buyer and the market was tight. Jonathan was absolutely relentless and found my family a great house at a good price.Unfortunately, our stay in the VB area is shorter than we would have hoped, as we just received orders overseas. I will be using Jonathan and the folks at Leland Goldman Real Estate to manage the property while we are out of the country.I cannot speak highly enough of Jonathan and trust him implicitly to take care of my property while out of the country. I will also be using him to sell the property whenever that event occurs.

Horrible property managers. They seem great at first before you sign the lease. Adrienne was super responsive prior to me signing the lease then once you move in, she and everyone at the company don’t respond to any messages for days. Maintenance is a joke, you’re better off putting duck tape on it. The tenant was literally moving out as I was moving in so needless to say, the place was not cleaned prior to me moving in but I was given a long check list for cleaning before moving out, including replacing all light bulbs when none of them worked when I moved in. My electric bill for a 750 sq ft place was $300 a month because the heat didn’t work correctly. It only ran in the attic. I brought this issue to the attention of the property manager multiple times and they told me if the hvac co. had to come back out, that I’d have to pay for the diagnostic fee. I ended up not using the heat anymore and getting a space heater instead. The railings are loose, the siding is disgusting and gross and it needs to be pressure washed. The OWNER comes to cut the grass every couple weeks so why is he allowing this to go on!? Such garbage! DO NOT RENT WITH THEM!!!

When it comes to Real Estate, it can be difficult to find someone you 1) Connect with, and 2) Trust. I found both of those things here when I bought my first home after a tough divorce. The people that led me through the buying process, made things almost painless. They were thorough, and communicated with me during the ups and downs of the purchase process. In the end, I can’t emphasize it enough, but I couldn’t be happier with my decision.

My boyfriend and I looked into using this company prior to our new orders but unfortunately we had to PCS first. Sissy was so professional and knowledgeable in all aspects and went above and beyond to answer any and all of our questions. I would highly recommend this company and mainly due to Sissys skill set.

We have been renting for almost a year and have had great experiences. We were able to easily schedule a walk-through before we decided to rent. The application process was easy and our agent was a pleasure to work with. When we had an issue with our washing machine it was quickly handled and a replacement unit was installed. When a shared fence was knocked down during a storm, they worked with our neighbor in getting the issue resolved. I would highly recommend.

My daughter was to move into a condo through them August 1st. Less then a week away they gave the condo to someone else. They text her Friday after they closed stating they didn’t hear back from her current residence. She called them right away after receiving that text and it went to voicemail. I would NOT recommend this place.

As a property management company they are pretty bad to the tenants that rent the properties they manage. I actually ended up contacting the owners of the condo I rented to inform them about the terrible job they were doing. The owners were very surprised but since they are the ones paying them I’m sure they always responded to them. When I moved in it was obvious a professional cleaning had not been done. Items were left in cabinets and furniture too that I guess was my responsibility to remove. The previous tenants had moved out quickly and they wanted to move someone in as quick as possibly without due diligence. Maintenance requests took forever or were ignored. One person I dealt with would actually lie and say they had responded to me which they didn’t do. It was obvious the turnover was high in their office and they would get good and bad people as far as responding and acting. Maintenance people that came out were always good and professional at least. I would be wary with this company to say the least or not be surprised if you are disappointed.

Leland has been nothing but responsive to every call I make. I couldnt be more happy with their service, professionalism and genuine desire to make me completely satisfied - no matter the task. Thank you especially to Michelle and Sissy. I always know I can count on them to see things through.

I have been trying to resolve an issue and I cannot get a response. They put my daughters rent balance on my credit report and I never signed a lease or anything with them . Very unprofessional. I will not stop until it’s taken off.

Maintenance requests always take up to 1-2 weeks. Each time I need to fix something they’d email me how to “troubleshoot” it myself first. If I fail to, then they will send someone over. Also, my husband had asked to add me on the lease and they said there’s a very big fee that we would have to pay in order for that to happen. One time I called because of a big wasp nest that I had in front of my house and they said it’s not their responsibility to remove it. I’m just over their management and the way they deal with people. Too bad that we are forced by circumstances to renew our lease with them.

This company will take any opportunity it can to steal from you. If your rent is even a minute late, they will charge you 10% as a late fee, even if the rent due date falls on a weekend, when their office is not even open. Do not support this company, which will steal money from you whenever it gets the chance.

It took us over a year to sell our first house so when it came time to sell our second house we knew we wanted a great realtor. Jonathan was amazing! Sold our house in two weeks! I live in a rental apartment. My landlord sold the house a month ago and Leland Goldman is the new agent. Since that day, I have never had a single day without trouble. They have the worst customer service. My home was flooded because of a leakage in upstairs and they responded my emergency request for maintenance a week later!Please do not choose these people as your property manager if you are the owner of a place. They destroy your property by their negligence.Update(reply to owner):You really surprised me with your answer!1. I reported the problem on Feb 1st and the first time someone came to visit was Feb 5th! It’s not next business day!2. Four inches water was stayed in my laundry basket and I throw out 30% of my cloths for what you call a minor leakage!3. Up until now I have not been reimbursed for anything! This is so insulting when you say something that you know is not true. Moreover, dry cleaning is only a small portion of the damage. You really disappointed me.

With being in the military and having an unpredictable schedule it was imperative for me to find a proactive and professional agent that actually listened to wait I was interested in and what my budget was. Jonathan Goldman was just that. His knowledge of the local area and the various housing markets was incredible. Time after time and house after house he was able to answer every question I had and if he didnt know the answer right then he would find out and let me know in a timely manner. The most impressive part of the entire process was after a contract was signed. I had deployed and things with the house took some odd twists and turns due to the appraisal and the seller being uncooperative. Though I did not go into a lot of detail about the issues that arose I will just say that it could have been a nightmare had I not had Jonathan as my agent. This property management company does not follow Virginia law which states that rent is late if not payoff by the 5th. They assert there is no grace period and that you are in default if not payoff by the first. I would avoid renting any property that is handled by this property management company unless yoy enjoy brong halted every single month. as long as peopke rent properties from them, then they will continue to act badly towards the renters. if you are a property owner, avoid using them as your tenants will not renew their leases due to the harassment. trust me, I am am arent and have been contacted by tenants asking how to break their leases due to the harassment.

I would have to agree with and echo everything Jaime has stated. I have been happily living in my rental for 9 months and have enjoyed the ease of online rent payment and maintenance requests. All maintenance requests have been tended to in a timely manner and improvements to the property have been followed through on.

I have dealt with Leland Real Estate for over 5 years. They have been very professional in our relationship and prompt to making repairs when requested by my tenants. This company is not trustworthy when it comes to the tenants that occupy the rentals, we had numerous service calls to them, including a gas leak and defect water heater that were not taking care of until we threatened to hold our rent. During this time we had a toddler and newborn and guest at our home, which made it very inconvenient. After leaving the residence they took over 75% of our security deposit with little to no explanation. Do not trust this company, they are horrible. Believe the reviews.

My husband and I are in the military and have to move often. We own and house in Virginia Beach and Jonathan Goldman is our property manager. Our house has had multiple issues that Jon has quickly addressed and taken care of. One example is when our air conditioning failed in July and the home warranty company was unable to respond before the weekend; Leeland Real Estate installed a temporary window unit to keep the renters comfortable in the heat. With our unpredictable hours, we would not have been able to work out an acceptable solution in that time. We have such a peace of mind knowing that Jon is taking care of our house.

My sister was supposed to move into a place with them. A week before her move in date they stopped answering her & then she found out it was given to someone else. Very unprofessional.

My dishwasher break down and reported it to the this company. First they couldnt find a repair service in a week. I said that it is important for us. We have four kids and cook every meal at home. I dont think so they understand us. Then they want us to find a different repair service if we can. Its ok we understand. My husband find another service and they came. They said need a new dishwasher machine from now. Bala Bala Bala.... they didnt buy a new dishwasher in USA. I wash all dishes about 20 days . They dont still find a new machine and solve this problem. We dont find what we expected from this company. .... they are Slow on all maintenance issues...

Dont apply before see the lease.Their lease is not fair full of illegal clauses! They are unreasonable.Jonathan didnt answer after we applied and tried to negotiate with them.I dont recommend them unless you dont read the lease just sign.Update: 1 month later they called me back that they would refund the application fee and they would send it by mail.Update: 4 months later: the check never arrived.

I rent out my condo in Virginia Beach. I had a couple major maintenance issues myself and went through a few different people before I found someone that repaired the work correctly. A relatively small repair ended up costing a lot of money. I decided it was time to look for a property manager and found Leland Real Estate. Having a property manager has helped with the stress of being a landlord – whether it be the finer nuances regarding the rental legalities in Virginia Beach or just knowing I have a dependable group of people to rely on when maintenance issues occur. As an example of the most recent event that occurred, the HVAC unit was faulting out at my home. I was informed by Leland that the tenant had put in a maintenance order – Leland gave me a couple of options and asked how I would like to proceed. The HVAC unit was fixed quickly, and I didn’t have to attempt to manage a repair remotely.

Leland Real Estate and Jonathan Goldman have been a great choice for me. They manage my rental property while I live out of state. I have no problems and the rental income is deposited directly into my account on time every month. I highly recommend them.

Do not sign a lease with this TERRIBLE company! Jonathan was the most unprofessional crook I have ever dealt with. We left our apartment in perfect condition and were never refunded our security deposit and were overcharged with numerous cleaning fees, etc. The leases are full of unreasonable and illegal clauses to take advantage of tenants - beware. Bought a house that was flipped by Jim and he certainly goes the cheap route just to make the house look good. Definately covers up a lot. And goes with cheap contractor grade carpet.

I know when I was looking for a place to live I read Google reviews of the management group for each property because a good landlord is SO important. So heres what Ive experienced over the last six months of living in a Leland-managed property:1. SUPER QUICK maintenance response. Ive had my water heater go (fixed within 36 hours), Ive had my a/c go (fixed within 5 hours). Even the non-emergency thing I put in a request for was handled promptly.2. Paying rent is easy-peasy. There is no convenience fee to pay your rent online, which so many nowadays charge. Their online system for rent payment & maintenance requests makes everything super easy.3. I have spoken with Jonathan both over the phone and over text. I have met with a few of the others who work at Leland (as well as texted and spoken on the phone). I have never had a single rude, curt, or unprofessional experience with any of them4. The lease IS comprehensive. There are some things in there that Ive never had in a lease before (mostly that they want you to move out 2 days prior to the end of the month, which could cause logistical issues if you dont plan ahead). But everything else is pretty standard. It boils down to -- you are responsible for leaving the place THOROUGHLY clean. Thats perfectly reasonable. I have a rental property myself and basically reused Lelands lease for my own property with minor changes because it covered everything so thoroughly.Long review, but I hope it provides another perspective on the issues brought up in other reviews. Ive rented locally from Nancy Chandler and another smaller property group and would choose Leland over them any time.

Theese worthless excuse for humans are the first people that were willing to rent me a duplex. I thought it was a great idea until i realised they dont care to help with maintenance! We were told not to do any work on the house we were renting but yet for almost a full month we were unable to use our sink because it was constantly clogged. They had multiple different people fix the issue over the course of the month having many unprofessional plumbers in and out of my house. That didnt even fix the issue after many failed attempts they finally took the first plumbers advice to replace the main lines! That took almost a week to finish and that of course isnt finished we still dont have a driveway to park in because they tore it up to do work plus the dirt they use to fill the ground in caved in leaving a huge hole in my yard plus a huge tree root sticking out of the yard!! This may sound like it was the plumbers fault but this whole time our door was leaking the heat from the house.. (Mind you this was during christmas!) Leland realty refused to answer our calls the whole time this was going on and refused to fix the heatin escaping problem. The excuse for not contacting us about maintance was because the owner did not have enough money to do any more work.... As of right now my heating issue still isnt fixed we told leland about this late november they even agreed to wave a late fee because of work not being done (late fee was because of something completely irrelevant) and it is now january 2nd 2019 and they have refused to say anything other than we have to talk to the owner they have charged us a late for because of all this.. In total because of the issues we have had we have had to spend and extra 2 or $3000 on food and household items in the past couple months and they keep shutting down and saying maintance has nothing to do with rent and demanding their money.. Please for your own sake DO NOT RENT FROM LELAND REALITY IN VIRGINIA BEACH!

Landlord is terrible and maintenance policy is terrible

I rented from these crooks for one year they wouldnt take care of anything they let us freeze for six days in the worst winter on record while my wife was sick. The house was never cleaned for us when we moved in the other tenant smoked and they tried to let it go without painting to get the smoke smell out.they charged us 125 dollars to clean a fan! Worst experience of my life if you want to rent from someone stay far away from these crooks!

They are the most unproffessional, and unreliable people I have ever dealt with. Their communication within their office and with their lease holders is abhorrid. We have asked them in writing, email, and on the phone to repair things at our apartment and to clarify questions we have furnished and they have ignored us and blown us off. I would never reccomend this company to any of my friends or my enemies. Each of their staff has been extremely rude to me and my roomate on multiple occasions.
