This is a delayed review; I lived at Southern Pine from May 2018 - August 2020. It was the best apartment living experience I have had to date.When I was touring options, I had narrowed it down to two. The community manager at the time (she has since been transferred to one of Franklin Johnston’s newer properties) spoke very knowledgeably about the other complex I was considering and never once said a negative word. I very much respected that she let the quality of SP speak for itself without diminishing what local competitors had to offer.The community is beautiful, quiet, safe, and in an ideal location. My apartment was exceptionally clean upon move in - and very spacious. I had quite a few short term renters rotate in and out of the apartment directly across from mine, but in general - I saw a lot of the same friendly faces every day.Any issues/questions/concerns were addressed almost immediately by the office staff and/or incredible maintenance crew. It was not uncommon for my work schedule to cause me to miss normal leasing office hours several days in a row. When I was truly unable to make it in time to pick up a package, the team graciously delivered it straight to my door. They worked with me on a temporary addendum to my lease to allow a friend to stay with me over the summer during her grad school internship. I was out of town on her last day, but they made it easy and seamless for her to turn in her key/fob and sign the necessary papers even without me there.The community events were always fun and well planned, and any maintenance repairs or inspections were scheduled and communicated well in advance.After I had moved, contacts that were supposed to be delivered to my new address kept getting sent to SP - regardless of my official address change / the number of conversations with eye doctor staff. Even though I was no longer a resident… Malyssa TRULY went above and beyond in helping to solve the issue that was not *at all* her problem.I would absolutely recommend Southern Pine, without reservation.

We were here in 2019. Very nice apartments. I had no issues at all with parking and they issued two parking passes as they warned anyone with a pass not parked in guest parking would be towed. Overall a very good apartment complex. My only complaint, as it is with all apartments around here that a not block construction, get to know your neighbors since you will be hearing them!

If I could give zero stars I would. Where do I start? We moved in and everything seemed great! Then we immediately noticed our apartment had fleas. We had two small dogs and they started scratching immediately and we found them on the dogs. The complex had us leave the apt for a day, dogs, child and all, and said it was taken care of. After returning, it was just as bad. So bad, we had to leave my small dogs with my sister and the entire time we lived here they never came back. Our apt was not ready when we moved in, all of the electrical outlets were exposed, the paint job was not done, the dish washer did not work, and the list goes on and on. Fast forward 5 months, I had to call the police on the neighbors in front of us because there were indications of abuse, there were break ins all around December. This would not have been such an issue if the gates were in fact kept closed, they are broken more than they are closed and when you tell the front office, they say the gates are to keep traffic flow low, even though the gates only close after 6 or so. Therefore, if you move here thinking you will be secure, think again. The bowling alley was broken more than it was working and when you call the after office number posted, days go by before it is fixed. I called and tried to speak to the regional manager, left two messages and I am still waiting for a call back. The walls are so thin that you can hear everything going on around you. We would hear the upstairs neighbor snore every morning and when the neighbors slammed their cabinets, it was as if they were in your kitchen!This place is a joke run by a bunch of clowns. Do yourself a favor and steer clear. It is a beautiful property, but that is about it. Also, the ladies in the office are absolutely wonderful and so is maintenance. Everything else is absolute trash. Oh, speaking of trash, the compactors are constantly overflowing or not working properly therefore there is trash all around the compactor. Real classy Southern Pine.

We love Southern Pine. The best part about this place is the staff in the office and outside the office. They are always helpful and friendly. They literally go out of their way for residents. The apartment was great and I love the workout facility. I enjoyed running around the complex for a workout as I always felt safe and secure at any time of day. The walking/running loop around the pond is very nice especially during the summer on longer days. The other residents are very respectful and nice. The fire pit areas are a great asset, too. The location is extremely convenient especially for City of Virginia Beach employees. Truly love this apartment complex and the staff! Definitely would recommend living here!

So far we love it here! Great location, its clean, nice and quiet and apartments are one of the most spacious ones weve seen in VB. The only thing I would say - walls are rather thin, so Im not sure whether were just unlucky with noisy neighbors and their passion to slam kitchen cabinet doors every day, but we can also hear their conversations in the bedroom at times. Overall great community and Im enjoying my time here.

I recently moved out after living here for 18 months. The amenities and grounds are amazing, the girls in the office go above and beyond, and any issues are addressed immediately. If I decided to rent again, I would go back in a heartbeat!

I used to visit a friend in this place and the place it’s packed on the weekends, there’s no place to park and there’s only a very few visitor parking spots...if your car it’s no registered/have the property sticker, your car will be towed no exceptions. Do your research before renting here. I agree with one other review that says: if you are planning to move into this place stop by on a weekend

The staff are wonderful from the cleaning crew to office manager. The grounds are kept pristine. As far as the company, they will squeeze every last penny. Drip pan on oven, normal walking traffic on carpet, processing fee, etc... etc.. make sure you take pictures of any defect when you move in or you will be billed. Your phone is analog so it has date and time stamped. staff and crew 5 stars! company -5 stars!

Southern Pine is a one of a kind apartment complex in a safe and quiet location. It’s beautiful, always kept up and maintained well, and the amenities are overwhelming and unmatching to any other in Hampton Roads. The customer service and friendliness from the staff tops it off and they know you at a first name basis, which is special and a nice personal touch. If I ever move back, I’ll absolutely rent there again, no question about it. Thank you Southern Pine for your hospitality, care and concern for your beautiful complex and residence!

Not a resident yet- I walked in yesterday and talked to a lady named Malyssa Rekos. She was very helpful and answered all the questions I had. She was very nice. Im glad I had the chance to speak with her! Definitely loved the environment and the area. Very beautiful! Cant wait to move in! :)

I absolutely love it here! The staff is always so polite and friendly and they really make you feel special every time they see you. I have lived at many apartment communities, but this one is by far the best one I have ever experienced. I would recommend living here to anyone! YOU WILL LOVE IT!

We just moved from this complex - do not live here. Upon leaving, I received a final trash fee of almost $1,000. I had the apartment professionally cleaned. Carpet needed replacing after three years, but I even filled in the holes from curtains, pictures, etc. on top of the move out fees, I was out of the apartment a day early - no credit for turning the keys in a day in advance. Parking is a nightmare if you live on pool side. After 6 years of apartment living I say beware of this place. The amenities fool you, but they are either shut down or reserved so good luck there. Also lots of hidden monthly fees. My rent was almost $1,700 a month and my monthly bill was almost $2k....way too rich for what you get. Don’t let the gates fool you, anyone can get in at anytime. Website says PA Middle but is actually zoned for Landstown so needs to be updated!

I have been a resident at Southern Pine Apartments for 2 years and I just renewed my lease. I can’t say enough about the complex. The leasing office is phenomenal with exemplary customer service; staffed by Gabrielle, Rachael and Malyssa. From summer pool parties to back-to-school giveaways, the community involvement from the staff is second to none. If you are in search of a new home, then look no further. Southern Pine is where you want to be!!

Excellent staff - both front office and facilities! Very responsive and genuinely interested in servicing residents. Beautiful location with pretty views from upper story balconies - we prefer and selected golf course view (vs pool or fountain) - very private and picturesque at sunset. Amenities like gym, bowling alley and infinit pool are amazing. Regarding parking - staff has really worked to solicit resident input and make positive changes. Gated access also makes it more private, safe and secure. All in all, our move to downsize from a single family detached residence to apartment living was made much easier by this facility and staff - I also dont miss yard work! 😊

DO NOT LIVE HERE!!!I hope this review saves someone from making the same mistake we did and renting an apartment at this location. When you take a tour of the property, it is very appealing and the ladies of the office are super nice but dont be fooled this soon will go away once you sign on the dotted line.We were stuck living across the hall from the building complainer and instead of the leasing office doing something about it and actually mediating the situation, all they did was get swept up in the drama and not actually do anything to help rectify the situation. By the way we are a young couple with a 2 year old that do not make noise, we do NOT have parties, and do not cause any disturbances that would warrant a complaint. His issues were that we left our trash bag in the breezeway for a solid 10 minutes prior to us going outside to take it out (we lived on the 3rd floor and again with a 2 year old we had to time leaving just right). There was another occurrence where we had a cooler (just 1) sitting on our balcony, and the neighbor took a picture of our balcony while we were at work, sent it to the leasing office and said it was cluttered and trashy looking. As absurd as this may sound, the leasing office made it a point to send us the picture and tell us we would be fined should this continue to happen!!! Ridiculous! We paid our rent just the same as he did but we werent allowed to have a beach cooler sitting on our balcony in the middle of the summer???? Also, during our time here, we had friends over and their car was towed. They had parked in a non-visitor spot because all of the visitor parking was full with vehicles that had been parked in the visitor spots for weeks. We had mentioned this several times to the leasing office prior to our friends vehicle being towed and nothing was done to resolve the issue except to sticker the vehicles but not actually remove them from the property. When we called the leasing office about our friends vehicle, our complaint was ignored. And dont think you will be free from their nightmare if you try to move out...they will nickel and dime you for everything when you try to actually leave so you barely if at all get a deposit back.Lastly, the girls in the office are extremely unprofessional, rude, and disrespectful. Majority of these negative reviews speak to the same issues and yet nothing seems to be done. You would think for as much money as people pay to live here they would actually learn how to treat their tenants.....even the maintenance team agrees and stated they regularly receive negative feedback during their move-out walk through sessions with tenants. It truly is unfortunate because the property is beautiful and the ownership company is very reputable but with people like this running the properties, they are going to do nothing but run people out of the building as fast as possible!

Southern Pine is an amazing apartment complex. I would rate it 5* but the parking here is awful (at least on my side of the complex) if you have 2 or more cars, you are going to have a bad time. Everything else is good though. Love the amenities and the look of the complex.

Absolutely terrible experience. Great when we moved in then nothing but chaos while there and when we moved out. Found a cockroach in the apartment when we lived on the third floor. The office staff told us not to be concerned about it. Changed parking rules multiple times in a parking lot that is not nearly big enough. This made for many of the residents aggravated. Do not recommend this place to anyone with pets unless you want to pay an outrageous price for new carpet when you leave. The lease says pay for shampooing, deodorizing and defleaing which is completely understandable but they didnt even attempt this. Regardless if it looks spotless and you have it professionally cleaned your gonna pay. Good luck to anyone one that wants to live here.

Terrible place to live, PERIOD. Do yourself a favor and dont even consider it. Management is the worst. Everything is great when they are showing to property and then they start over charging for hanging lights, ceiling fans, entry keys...what a racket

My fiance and I moved in here last March thinking we found the best place in VA Beach to live while we served our time in the military here. Little did we know that just weeks later maintenance would dig through a bag of trash and open our mail so they could charge us $25. A few months later we realized we had been getting charged extra for our utilities bill. Multiple random charges for services we were not notified about. In november they towed a vehicle of ours that had a tag in it and only wanted to help us by cutting the cost from $140 down to $70 to get our vehicle back that never should have gotten towed (the lease states a 72 hour notice has to be given before towing a vehicle). A few months after that (9 months into our lease) they find waste from our dog right after the snow storm and instead of a heads up we get fined $150. Then a month later when the property has failed to cut the grass behind my building and my dog goes potty there I miss a little because its lost in the grass that they have failed to maintain and I get hit with a $250 fine. No proof of any of this waste actually existing and apparently after 9 months of picking up after my dog I just said screw it. They have forced me to stay past my lease end date because I was gone on detachment for work when my 60 day notice was required. As soon as I got back it was then a 45 day notice in which they would not accept, continued to argue with me from Feb 7th all the way till March 1st till they told me I had to come do a paper copy to make it official. By then they had screwed me out of 2 months month to month rent. If all that wasnt enough just today I get a call that woke up my infant early in the morning threatening us a $25 charge for trash in the breezeway that is not even ours but the office assumed it was. This trash was by the stairs on the third floor. I hope for the rest of you that your experiences here are better but the management here has gotten awful since Mia left and has done nothing but harass and mistreat my family and Im sure its not over. I will never recommend this community or any sister communities to anyone I care for. I would give negative stars if I could. Enjoy your sentence here at southern pines.

I’m confused as to why some people have posted that the ladies at the front desk are rude- both my husband and I have frequently interacted with them & they are always kind and professional.

We have been staying at Southern Pine for two years now. From the very start, we have had an absolutely amazing experience. Being with the Navy, moves can be very stressful, but Gabrielle helped make the process simple and smooth. We were in another state when we were initially looking for an apartment and she gave us a tour via Skype and helped us sign all of the paperwork online so we didnt have to worry about it when we arrived. Rachel and Malyssa, also in the leasing office, are both super friendly and always eager to help with any concerns. Willie and Jordan with maintenance are top notch and respond to requests quickly and always with a smile on their face. The apartment itself is very nice and offers amazing views. Its close to pretty much everything in Virginia Beach while still being tucked away in a safe, quiet area that doesnt feel super congested like many other areas of VB. I would 100% recommend this community to anyone, ESPECIALLY military families as they are part of the militarys RPP program. We will definitely miss this place when we leave.

These apartments are stunning! So spacious and our vaulted ceilings are awesome! Well made and properly insulated, we live on the third floor and our apartment has stayed ice cold all summer without breaking the bank. In our last apartment we lived at close to town center they were horrible and cheaply made. the energy bill would be over 200$ just for 900 sq ft!!! but in these wonderful apartments our energy bill hasn’t gone over 150$ for 1300 sq ft!! The office staff are amazing! Such sweet girls, and genuinely caring. My little family moved in when I was VERY pregnant and a couple months after I had my son they still knew me by name. The amenities are incredible. The shallow part of the pool was perfect for my almost 2yr old. The bowling alley is awesome and made for a great baby shower spot. We have been here almost 6 months and I just love it!! The maintenance staff is great! Willie and Jordan are my dudes! They fix everything super quick and are always friendly.My only two drawbacks are: 1- I truly wish the company that owns these apartments would allot more than only 10 spots for the RPP program. I’m active duty Navy and still waiting for a spot to open up. For such a heavy military presence it only makes sense. And 2- for so many kids to be in the community I really think they should have a playground. It would be so much more convenient to not have to drive to Mt Trashmore to let my toddler run out some energy. a lot of times we are stuck at home and have to get a little creative (We only have one car so when I’m with the kids my husband uses it for work)All in all this place is amazing. Well kept. Safe. Great part of town, (you can walk to Waffle House which is cool, lol.) Conveniently close to great shopping spots. And I can’t boast more about how big the apartments are and for the price it’s incredible. If you are searching for a good place to rent, you HAVE to move here. They are the best. ❤️

Had our 1st, of many Im sure, court appearance over the security deposit and bill that we received to replace carpets, clean...The attorney for Franklin Johnston Group actually tried to mislead us into retracting from our suit against them to file against the apartment complex - kinda funny. He then tried to schedule us out to February 2019 but the judge dialed him in - lawyers 😂. So, well continue the pursuit and keep you posted on how this unfolds as well as reviews on some other sites. People need to know how Southern Pines Apartment Homes and the Franklin Johnston Group actually treat their customers upon exiting. Attached a few photos that the manager sent to justify the charges. As you can see, the carpets look fine. They had to pull them up and show marks on the back of the carpet - Yes, on the back of the carpet. The front of the carpet looks fine - they claimed the black light showed pet urine - obviously they dont know tonic water, which we used to extract drink spills, also glows under black light...we took our pet out several times a day and kept him in the kitchen (ceramic tile) while we were out. They also included pictures of dirty appliances - attached a few of those. A little dust on the surface of the washer, another speck on the dryer, some lint in the lint catcher, a crumb in the microwave. So, be prepared to have the backs of your carpets black light inspected, your appliances white glove inspected and be prepared to break into your vacation fund when you exit your lease, because they will charge you for something.Update - 12/24/2018 (Merry Christmas) So it appears that KEELINGWOOD APARTMENTS LLC is actually the great OZ behind Southern Pines AKA Franklin Johnston Group...? We just got notice today, Christmas Eve, that we did in fact file against the wrong company. So, if Southern Pines Apartments, Franklin Johnston Group, Keeling Apartments tries to keep your deposit or charge you for bogus damages, you will have to file against Keelingwood Apartments LLC. So, well go back to the Virginia Beach Courthouse on Wednesday December 26th and file again against Keelingwood Apartments LLC.

We lived at Southern Pine for a one year period from August 2017-2018. This complex was around a year old, everything still had a new car smell feeling from the pool to the gym, poker room, grill gazebo we really loved the idea of downsizing to maintenance free living with all of these amenities. We signed a one year lease and were on a waiting list for a 3 bedroom and eventually took a 2 bedroom since we couldnt wait any longer. The manager said we were still on a 3 br waiting list as long as we were willing to pay the $500 fee to switch apartments- over the course of that year the 3 br across the hall had 3 different tenants we were never offered to switch. We always paid our rent on time, never left our trash outside in the hall or our shoes ( like many others in our building) . We did not feel valued as tenants here. My wife purchased a new vehicle out of state and it took forever to get the paperwork through Virginia DMV, the vehicle could not be inspected in Virginia although it had the Rhode Island inspection sticker in the windshield. She went down to the car one morning and had a tow notice taped to her car stating Virginia Inspection was necessary within 3 days or the car was to be towed! This is not even a law that would prompt a tow but apparently it is a Southern Pine/ Franklin Johnston Group rule! They will tow you for anything they can think of really, its all about the almighty $$$. The office did give us more time after I went down and flipped out over my $40,000 car being towed. They also have no light fixtures in the ceiling in bedroom or living room but they will install a ceiling fan for a fee then take it out when you move and re-install it when the next person moves in, so ridiculous just leave it up for what the rent costs here! They really cater to pet owners and have a dog park, dog bath station, and everything. You just pay them a pet fee that you will never get back and $35 pet rent for each pet every month on top of your rent. We later figured out when we moved out that the pet angle is also very lucrative for this place. They did the move out inspection with my wife. The maintenance man darkened the place and shined this blacklight wand all around, showing her the pet stains that were in the carpet as well as ripping up the carpet in the eating area to show her the underside had a stain. She was shocked and stated that we took our dog out 6x a day from a 3rd floor apartment and he said that he did see us out there all the time taking the dog out. The reason for all this drama was that they sent us a bill for the brand new carpet they installed in the entire place after we moved. Yes, thats right they sent us the bill for all new carpet to the tune of $1400 which they so graciously prorated to $833.84 for us since it was 2 year old carpet. Later to find over 16 things glow under black light! Mind you, we were never treated to this black light inspection when we moved in, just handed the keys and thats it. So if you move here, ask them for a black light tour BEFORE you move in, believe me, because this carpet replacement happened at nearly every place that was vacated over the course of a year that we lived there. They also charged a cleaning fee, and charged us for new drip pans on the stove because we cooked on our stove so the drip pans were no longer brand new. When we told them that we cleaned everything and took pictures when we left they sent us pictures of the inside of the dishwasher zoomed in on a mark, inside of the clothes dryer with specs of lint. Also, even though you are at the end of your lease, if you do not give a 60 day notice to vacate prior to the end of your lease, be prepared to have a per day charge added to your tab too. When we protested these charges, the manager stated we were being sent to collections. Save yourself the trouble and dont move here!

Terrible, terrible place. We were there visiting friends and our car was towed. My poor daughter cries now when I park the car, she thinks someone is going to steal it. It was such a terrible experience. I would advise everyone to steer clear of Southern Pines Apartments for sure, terrible management practices.

Love it here the staff is very helpful and extremely nice... the amenities are top notch and the apartments are beautiful. As a long time local it is perfect for my daughter and I.Close to KELLAM and where I am one of the soccer coaches Boys Varsity and the Sports Plex where I coach for the Va. RUSH SOCCER program. Love it is only 8 min to my Real Estate office at Redmill.I have found a great home. Feel like I am on vacation every day.Mahalo SP Crew...
