Whenever I have a question, concern or need anything, they get back to me right away and always address my needs. They take amazing care of the complex and community by maintaining a beautiful, safe and clean environment for a family to live. I highly recommend Villas at Kennedy Creek.
We have lived in the Kennedy Creek apartment community for almost 2 years and find this area to be ideal as it’s location is close to everything . Love our apartment, we lease a 3 bedroom and the layout is very comfortable .The staff here has been excellent . They respond to most maintenance issues the same day, and are very thoughtful . The office staff has been amazing during Covid, exceptionally helpful under stressful circumstances. We plan to renew our lease again as we are very happy here .Here a winter evening sky view from our window facing west .
Villas at Kennedy Creek is a wonderful community! It’s small enough that you get to know some of your neighbors and the homes are arranged in a way that offers a great deal of privacy too. A gated community, with a terrific support staff and repair team, each home has a garage, great layout, patio or balcony, washer dryer in the unit and lots of storage. If you’re looking for a lovely home in a friendly, safe neighborhood with a caring and responsive staff, look no further. Ask for Brandy and welcome home!
This is an amazing place to stay. Beautiful villa apartments with garage, club house with gym, swimming pool, party area. A nice walking lane for running, pet walks, etc. Neighbors are all awesome people, warm and welcoming. The leasing office staff is wonderful and always helpful. Any service requests are attended to promptly and diligently. Highly recommend if youre looking for a peaceful stay around this area.
An overall very pleasant living environment, close to stores yet it felt a bit off the beaten track with our unit backing up to a wooded area. Brandy, the manager, was friendly and efficient, responding to our needs quickly and with understanding. Mike, the maintenance man, was knowledgeable and on top of any problem almost immediately. Neighbors were quiet and friendly. The only drawback, other than it is still an apartment, was the amount of dog poop left on the lawns by a few residents who must have thought their Mommies were still around to pick up after them.
I appreciate Mike, Rich, Brandy and Faith they are awesome team. Anytime you need anything they are there to help you out. They are all hard workers and they get the job done fast. We need more people like them in the world. I really do appreciate you guys.
This is by far the BEST apartment Ive EVER lived in. They truly care about their residents.
Good floor plan nice arrangement garage is okay. Very noisy if youre on the Road. Very overpriced. We wanted to extend for one month so my daughter could graduate and still live in this apartment but they wanted to charge an extra $1,000 per month for the extra month. Unbelievable . We paid on time very good tenant leaving the unit clean and tidy. The maintenance man who was good has now left. Good luck to all who stay here.
My family of four and one dog have lived here for a couple of months and so far we love it! It definitely feels like home. The community is quiet considering the interstate being less than five minutes away along with Walmart, Costco, Home Depot, Fred Meyer, and many other retailers.
Nice staff always there to help! I moved from out of state, they made the move smooth for me and my family. These apartments are nothing less than amazing, they actually look just like the pictures!
Great place to live. If you actually read the lease before you sign, there arent really any surprises. I knew the day I moved in that I wasnt to have pets without prior approval or I would be fined.While Ive had better in places Ive owned, quality of fixtures is excellent for apartments and maintenance has been very quick to respond (same day) for any issues Ive ever had.
Be careful when renting from this place we were promised many things when signing the lease and ended up getting random fines during the whole time living here. Had a friend come visit us for a couple hours and brought his dog and got fined 100 for it because they thought it was ours. Told us we had to pay the 100 or we would be evicted. Looks nice inside but everything is super cheap and breaks easy when having problems they never get dealt with. Worst place Ive lived in and spoke with many other residents here and they can say the same.
Poor quality construction and maintenance is bad. Weve had leaks in our apartment, and maintenance just says theyre waiting on corporate for approval to install a new roof. They are constantly slow to respond, even the emergency line didnt call back for 3 hours.Dont waste your money here. Unless you like linoleum on your floors and even shower walls. May be nice for the area, but its not worth the price.
I posted a more negative review on a site shortly after we moved in due to extreme frustrations during the move-in process. However, I do have to say that we havent had any major subsequent issues. Prior to this move, it had been about 5 years since I lived in an apartment, so I was still adjusting back to apartment life expectations. The complex is pretty quiet. You can hear everyones garage doors - but thats expected when all of the apartments and garages are in such close quarters. Our two bd/2 ba apartment has no one below or above us which is great for minimizing the transfer of noise. Someone in our household works from home, and this was a great choice because of the minimal noise from neighboring apartments and the dedicated desk in the hallway. Management has been generally responsive to any issues that arise. Maintenance guy is especially great (friendly, quick to respond, goes above and beyond when fixing problems). Apartment living is never going to be perfect or totally stress-free, and VKC is no exception, but Ive definitely had worse experiences elsewhere. TL;DR - weve had some issues here, but the front office staff is willing to listen and to try and help when they can. Definitely keep VKC on your list of possible places to live if moving to/in the OLY area.
I love living here, the floor plan and grounds are beautiful. The staff are welcoming and always there with a smile.
We have been harassed by the Kennedy Creek management team constantly. They lied to us, they threatened us, they took service, we intitle according our lease agreement, away from us. Our car was towed away from perfect legal spot by our front door just because someone complaint it was not running lately (and they have multiple cars park in no parking zone constantly, plus a couple trailers are parked and not moving for months but they have picked our car to tow) and then they forgot to enter our license plates in their system. Sara Tackett (regional manager) said we wont have our money back for towing untill we proof that we have provided car information to them at the time we moved in. Really??? Look at our dam applications... it is your job to take care of proper transfer of information from applications and other documents we have sent to you to your system? You misplaced it, you should be requesting this information from us if you lost it. But we never got a call, email, anything...Another issue. Our lease agreement states clearly that we can pay our rent in the office and online. But they still harassed and threatened us that they will stop accepting our payments and they will charge us late fee if we will bring payment to their office instead of paying online. Taylor also have lied to us that they will have no ability to process in office payments because their bank is not local and they dont have scanner anymore. Btw their online option is not working properly, difficult to login and you have to make a payment specifically on the first of the month. If you do earlier it wont show whole amount, if you do later they will charge you late fee. So much for convenience of the residents, or I should say for their convenience ONLY! So if you against reaccruing option, like me, you are out of luck. So much for luxury townhomes! It is just a joke!Our relatives send us a package with food every year after Christmas, never had any issues with items been spoiled untill now. The office held our package for over 24h on their counter, did not even bother to let us know. We found it yourself when we stopped by the office. I saw the package and I asked if it is ours then they said or yes, sure. All food gone bad! Thank you very much! Their excuse the package should be labeled to put in fridge, really??? How about do your job and let us know in time that we have a package???Some of Our maintenance request and noise complaints took weeks before they would get to maintenance team and get fixed. The pool is barely open. Seems like there is always something wrong with it! There very often no poop bags on the pet stations. So you have to kind of walk around the complex hoping you ll find one by next station. And they charge you pet rent on regular basis, but nobody cares. A couple times, they would start working on the attic making terrible noise scarred s... out of me or our poor pets or on the outside wall right by our windows without even bother to let us know. So be aware if you are coming out of the shower naked you might have people working right in your windows. So much for privacy!Only one person who actually does his job right, it is their maintenance guy Mike, always helpful and responsive if you ask him directly. But what he can do if he has such horrible management.We are done Will stay away from The Kennedy Creek as far as possible and will never look back! Strongly disservice and definitely not worth the price they charge!We have submitted an official complaint to their corporate office to Bob Faith, CEO of GreyStar. But never heard anything back. Like I said poor management all the way around!

The Villas at Kennedy Creek, formerly Tabula Rasa,(which I believe is ancient greek for dress up a pile of dog poop and sell it), is an apartment community in Tumwater Washington. Originally designed to be sold as condos, this did not pan out and in my opinion it was probably due to the cheap construction, very poor materials, and worse craftsmanship. Since those building traits seem to be the hallmark of apartment construction, the complex became apartments.Now the management. This is constantly changing with no consistent person on grounds, poor oversight, and even worse supervision. Need a problem fixed, oh that person is not here today. Need a gate FOB, oh that is an additional charge, (doesnt matter since I have lived here one of the two gates have always been open), and the only way to get any response is to keep going up until you get to someone at a different apartment complex that may be able to deal with the problem.The grounds. Although the grounds are very nice, and even with all of the construction flaws the apartments do feel more like homes (keep in mind they were supposed to be homes), the pool is great, the hot tub is nice. The gym could use more space and better equipment and the trash area could have better lighting. The lawns, trees, shrubs and areas are kept very well maintained.Now some of the other problems, parking sucks. Especially if you drive a vehicle which will not fit in the garage. This combined with limited parking spots elsewhere, and a plethora of residents who either have friends over that are parking challenged or are them selves parking challenged (nothing like someone taking three spots with one car), parking can be difficult.Even worse than the parking is the unsupervised children running around the complex. Now dont get me wrong, I like kids, except when they dent a garage door I am going to get stuck paying for and damage not one, not two, but three vehicles. I am not sure but I was told these were the same children that vandalized a police car in the complex as well.The parents response? Well they are just being kids. When brought to managements attention, does management want to get proactive? Nope, you deal with it and if you can fix it and provide us with proof we may talk with them.The end result is rather simple, change the name all you want, try to dress it up all you want, keep changing management companies, but The Villas at Kennedy Creek will begin to get a bad reputation and stay that way if other issues and problems are not dealt with.
