I have worked for HSL both onsite and in the corporate office for almost eleven years. They have been my favorite company to work for because of their dedication to the success of their employees and the all-around positive atmosphere. They make it easy to be successful and to grow your career with so much support at every level. And there are so many career paths to choose from with HSL!I am proud to work for HSL because of their commitment to their residents, to high ethical standards, and, most of all, to giving back to the community. Throughout the year there are so many opportunities to volunteer, donate, or walk for various causes. There are not many companies whose founder has been awarded a Ben’s Bells’ kindness award! I am happy to know I am making a difference in my community by working for HSL.As a resident, it was a delightful experience. They went to great lengths to meet my needs and made my moving experience easy and stress free. I wouldn’t rent anywhere except at an HSL community!

We live in La Reserve. I was very hesitant about moving into an apartment complex but we need to be close to my mom. I’ve lived in apartments before and so have my children. There was not one that I liked until I moved here. The service technicians are amazing. You go on their website and tell them about a problem and they are there that very day and it’s been resolved. I’ve talked to many people about it and they say it always takes a week or more at their apartments. It’s also a very nice quiet complex and well taken care of. I’m glad my husband chose this place. Thank you!

I had been interested in several HSL properties over the last few months. All questions and concerns have been answered in a timely and professional manner. I’ve have been made to feel quite welcome. I’m also very impressed by how involved HSL is to giving back to the community. Both Tucson and I are lucky to be a part of this community!!

I applied at the skyline gateway apartments. was denied for a misdemeanor charge i had back 25 years ago i forgot about. Angela whoever she is there was very rude and kept saying you falsified your application and we can not accept you. okay whatever still waiting for this property management to refund my $150.00 administration fee it has been over a MONTH. Angela said it would be 7 to 10 days. This is getting ridiculous already i am going to call the Better Business on them. Call the property management number never get a answer or if you do it is we will check out why NEVER A CALL BACK. They are good at keeping your money bad business ethics.

The ONLY thing i like about these apartments (ive lived at multiple HSL properties and it is always the same), is the maintenance guys. They are always so kind to me, and very sympathetic and understanding. Other than that, i wouldnt recommend these apartments to anyone even if it were the last complex on earth. Not sorry. Im going to go to the news about them. DO NOT LIVE HERE! They will treat you like garbage. All you are is a way to make money for them. Watch for this to blow up on the news in the next few days lol Ive uploaded pictures of the water damage from over 6 months ago that has yet to be fixed. This set of photots is from the 3rd time it has leaked. Ive been keeping pictures and notes on each time this happens just in case!

I have been here for almost a year and for the most part have nothing bad to say. Until today that is. We live in a West facing unit and during the summer our unit over all has sun on the exterior from sunrise to sunset. Our front door is what is my problem- I asked for some sort of shade cloth to be put up to keep our door from heating up do hot it burns hands when we open it. We were told that there’s nothing they can do because the lease say we can’t hang any thing... if they actually took a look I think there’s a reasonable solution. They could put the cloth between two beams it we not be seen unless someone was on our walkway... very frustrating that they won’t consider this. I even offered to do it myself and leave it.

Tanglewood apartment home they said they would reverse charge for late fees and never followed through finally disenrolled from rent cafe and just pay the rent with a check and certify mailOverall hsl wants to do what is right but Tanglewood manager is not doing it right for many tenants and lawyers tell clients to report it to HSL property corporate office

Poor construction on these properties will lead to needing to see maintenance in your home more than normal. I would just ask residents who live there now how they like seeing rent hiked up ever couple months .

I’ve lived at a Arboretum for over 10 years. Rather than keep me the company raised rent so much it was RIDICULOUS and rented my place for way less than I was paying! Company has zero loyalty to its residents. You are valued as much the day you rent the place as you are 10 years later, NONE! I was very happy with staff at Arboretum though! Alicia is very sweet and helpful in all situations, Nancy is wonderful and all about business, but sweet! Jessica...Once you get to know who she is, you’re fine. If you’re looking for a place the values you staying at it, this isn’t the company!

PEOPLE, STAY AWAY FROM THIS COMPANY (HSL) AND ALL OF THEIR PROPERTIES! Dont get tricked by the nice pictures online, only to have to go through hassle to deal with incompetent property management staff. We were unfortunately one of the suckers who fell for this, despite all the bad comments we read online beforehand. I have been renting and owning apartment for the most of my adulthood, I have NEVER ran into worst company than this one.

Who files a garnishment during a pandemic??!!! Everything is wrong with this organization! First I was injured in their property. I field a report and nothing happened. They didnt even fix the area of metal sticking out of their yard. I needed stitches and and a tetanus shot. Roaches everywhere and refuse to even acknowledge it. Just dont do it. THEY DONT CARE!!!!!

Just had to pay a false charge from a debt collector HSL hired. I was unable to live in my bedroom because of an issue with the unit (we suspected mold given there was a huge leak from the shower, spots on the walls, smell, etc). We verbally agreed I would not have to pay during that time I couldnt sleep in my bedroom. I then moved out and had a professional cleaning crew clean the unit. It was spotless with no damage and during the walk through the manager said we were good to go with no charges.Apparently they still charged me for many of those days I couldnt sleep in my bedroom, and even $100 ish for damages and added it to the debt collection amount...even though I got a full deposit back.I tried reaching out to HSL recently to discuss this but no answer. I got through 3 numbers with them as well and left a voicemail where I was told was the correct place by whoever was answering the phones. I waited the amount of time they said it took to get back to you.Their management of the property, The Station on Central, which they no longer manage was very poor and their manager for that property was: rude, dismissive, welshed on me not having to pay for those days, and had her people paint over the mold claiming she field tested it but wouldnt give results of these tests or tell me what field kits she apparently had that give immediate results that require no license or training to use. (never heard of such a test for mold)I ended up paying the debt to save my otherwise perfect credit payment history. I think they knew I had the money and that I would just do it without suing to make them go away. Its an older charge, 5+ years, and I was younger then and so trusted people without written contracts.Well I paid it. And frankly the amount was so little its likely this review hurts them more than what they got out of me. So instead of just treating a past and otherwise perfect tenant with a little respect, we both lost.

I moved here March 2, 2020. I paid 175.00 to hold the apartment I wanted. I was supposed to move in March 1, 2020 but after traveling across country to get here they call and tell me my apartment is not ready. Carpet needed to be cleaned. They told me I could move in on the 2nd. I was concerned if the carpet would be dry. I was told I would be reimbursed for my hotel stay there of which I still have not been reimbursed and it is now July.When I moved in the carpet did not look clean and the apartment itself was dirty. I signed off on the sheet because I was exhausted after traveling across the country to get here and I just wanted to empty out the U-Haul.Then at the beginning of Covid I had a leak in my bathroom and the floor was completely flooded. I made enough phone calls that they hired an outside plumber to come in. He cut two holes in the wall to fix a plastic piece in the wall to the toilet and left. The whole is still in my bathroom all they did was cover it with plastic and masking tape after several complaints. During this time I somehow got a pack rat in my apartment. I spent $40 to get traps and catch it. The bathroom floor is now warped.I have been complaining about my screen door that it is bent and it is still not repaired. It does not close all the way. My ceiling fan does not go on high in the master bedroom.Since they open the pool it is dirty always. After several complaints they finally cleaned it one day. I have been told by upper management that they only clean once a week. That is ridiculous for a pool this size and the amount of tenants in this facility.The vents are filthy to the point I am changing my furnace filter every two weeks. Not sure the last time they clean the ductwork.I have tried several times to reach out to the vice president of operations but the gate keepers do a great job at making him untouchable.I am extremely disappointed we have not gotten any credits or anything due to any of the amenities being closed up due to Covid yet several other apartment complexes are working with their tenants. As a newcomer to this facility I am Extremely disappointed with the operations aspect in house. Too much middle-management, with not enough management that is concerned.Yes I have read previous reviews they give a standard answer it’s ridiculous.

Review on HSL property “The Springs Tucson” - Current tenant and my lease could not end soon enough, though it thankfully ends in 3 weeks. I enthusiastically discourage any person from renting at this complex. I have lived here almost a year, rent has been paid timely every month, and I have had no complaints that I am aware of. The A/C in my unit has been broken off and on for over 2 weeks now in 100 plus degree weather. I have a cat in the apartment that I pay pet rent for who is SUFFERING from the hot air in the apartment. After paying an over $200 electric bill due to the A/C being on continuously but never actually cooling down the apartment, I was told by the front desk to call the emergency maintenance line whenever the A/C would break. I have called the emergency line multiple times now, have received a prompt call back and someone comes over to take a look, and they do some digging around and “fix the problem”. The A/C breaks again the next day, and the cycle starts again.Today (8/17/19), I awoke to the A/C broken AGAIN after someone having “fixed it” two days ago. I go down to the front office where an employee named Sarah was and there were multiple people in front of me signing leases. Sarah does not acknowledge me for several minutes and I stand quietly by the front door. She finally chooses to shout out from her desk and asks what I need. I tell her, in front of all the people in the office, that the A/C is broken AGAIN and it is 84 degrees in my apartment. She looks at me, asks for a unit #, and tells me she has called and texted maintenance.I stay in the office because I had questions about my lease ending and honestly it had working A/C and felt better than my own unit when a neighbor comes into the office. The neighbor asks how I’m doing and I show him the picture of my A/C and tell him the problems in my unit. Sarah decides to shout out at me, quite rudely “he isn’t a maintenance man, so he can’t help you.” I look at her and tell her that I am well aware and he is my neighbor, but am confused as to why this employee ignored me for several minutes when I walked in, yet can make rude comments towards me when I am not even addressing her. Bad customer service from an employee working in an office with the most turn over I have seen while living here.The Springs Apartments continues to “fix” my A/C problem without ever actually fixing it and expects me to pay another $200 plus electric bill due to their faulty equipment and a maintenance team that cannot seem to fix it. The living conditions are becoming unbearable. The maintenance team is VERY nice, but unfortunately cannot seem to fix this problem with my A/C which according to the Landlord Tenant Act of Arizona is an “essential need” to tenants that a landlord must fix promptly before conditions become dangerous. If this is not fixed, legal action must be taken. Please look elsewhere if you can for an apartment to live in. These units are old and the appliances and equipment in them are old as well.Hoping the complex sees this and takes action for future residents to avoid this issue.

Any apartments owned by HSL is a ripoff. They have a term in ALL their leases that say they have the ability to raise your rent whenever they want, by how much they want. I am willing to show proof of this upon request. You have been warned. I am looking to see what, if anything a rent lawyer can do. Your reply means nothing. The agreement states you can raise utilities based on increases you incur. However, my legal case is focusing on the fact that the apartment complex is asking all residents to cover YOUR electrical costs which you cover 100% in the contract, but you now want the residents to pay 50% of your costs. The adendum does in no way say this increase is due to any utility cost increase on your part.

I live in an HSL. My location is fine.They are strict if you miss rent, but other than that I have never had a problem in their properties. Maint. is fine a bit over priced if you ask me.

My moms been At La Reserve for over two Years. She has a two bedroom unit. One of the toilets has been broken for almost a year and is inoperable. Maintenance has come to replace it numerous times only to be told that the wrong replacement toilet was ordered. She is afraid to call the management because she does not want any trouble. How can you do this to a paying renter?

I am a resident at 44 Monroe. I can tell you that this management company DOES NOT put customers first and they DO NOT follow up on escalations. I have been trying to contact Mike Johnson for two day and to no avail. The property manager at 44 Monroe named Heath who is horrible, is a clear representation of the unprofessionalism, lack of customer service, and poor treatment of minorities that HSL apparently condones. I would like everyone who is a minority and everyone that believes in treating people fairly to be careful. Please dont trust any of the leadership at any property. Look someone else where people really care and provide their staff with appropriate leadership and customer service training. I am still waiting for a call from Mike Johnson or his boss.

Charging $100 application fees and asking for money orders for section8 applicants when they know your voucher will not be accepted. Then as soon as they call to inform you and you ask for any of it back they say no and hang up on you and will not answer no matter how many times you call back. Completely rude and unprofessional. I was told their rates change everyday so they can justify a 75 holding fee.The 2 properties I dealt with had nothing but mexicans working in the leasing office which is odd. Seems like all they want is that 100 application fee and as many as they can get. Very Shady to say the least and should be investigated.

When my husband and I moved here just over 2 years ago one of the things that caught our eye was the beautiful landscaping of the property. Lately, it has gone down hill drastically. The tree that is outside of our apartment is completely dead as well as the grass is dieing quickly. The gorgeous bushes and flower pots are quickly following as well. Our apartments have outdated appliances, tile floor and carpeting for the amount or money that we pay in rent as well, and our cupboard doors dont fully stay shut. There are great things about the complex including: location, size, quietness, and some other amenities. But I unfortunately am very disappointed that since HSL has taken over this complex the visual beauty of the area has taken a dive.

If you care about your credit don’t move to HSL properties because they will put debt on your credit out of spike. Once you decide your tired of your car getting broken into and decide to do what’s best for your family by moving out of their apartments, this company attacks your credit. When I left their property I checked everything in the apartment and made sure there was nothing wrong. My deposit was taken from me and I was hit with service fees claiming that I had damage their counter. This is and was a complete lie. I asked for proof of this damage and I never received anything. Days later I’m getting a call from collection agency about me owing money and this being placed on my credit forcing me to pay additional fees so it wouldn’t damage my credit badly. So they took my deposit, adding additional fees without providing proof of damage and hit my credit all in one all because I did what was best for my family. This company is a scam. Don’t move here! The jacuzzis never gets hot and useless. The apartments are not heavily secured and the little rental cops that comes every other week is useless. I watched with my own eyes cars be broken Into and I even had to go let the front office know that it was happening plenty of times. It’s not safe at HSL properties and your vehicles is not safe either. When you tell them about it they say to call the police and get insurance. But insurance doesn’t replace things that are taken from your vehicle. I’m sure next the apartments itself will be burglarized next if it’s not happening already. This apartment doesn’t let it’s tenants know about the break ins either. Don’t be fool by the nice view of the pool and area, it’s a complete joke and they’re going to attack your credit when you decide you’ve had enough of their b.s. It’s one thing to not care about your tenants but to take their money and add debt to their credit out of spite, that’s just plain wrong. This is a real review and I am asking google not to remove it because I can back up everything I am saying and if you look at other reviews this apartment is taking other people money too. DONT MOVE HERE!

There is no choice for zero stars its a bad company to work for if you have a problem the hr department isnt there for you i put my 2 weeks in and worked all but 2 days left I got sick during covid-19 so following the company rules during it i was marked as a no show and wasnt paid my vacation time plus Im not able to be rehired my property manager and my maintenance supervisor didnt answer the phone and said I never tired calling never work for Danny Fisher or Amanda they are both bad and dont know what they are doing and will lie to cover up their mistakes

In regards to their riverstone property. This place is horrible. They never fix anything when it is broken. My dishwasher was broken many times and everytime they fixed it it was never fixed properly. When I moved out I expressed my concerns with my refund as they have taken a charge out of it. I told them to send me an itemized statement of all my Bills and they decline to do so without me coming in to the office. Andrea disconnected the line on me after I asked for a manager. Granted I swore at the previous person but I did not call them any names.They dont want to help you. When I orginally moved in she is the person who told me that I was over charged and would get a refund on my first months bill. Then there was this rude guy who no longer works there who said she was wrong. How am I to trust them on their billing . DO NOT LIVE HERE. AS YOU CAN SEE FROM THE OTHER REVIEWS THIS ISNT A GOOD PLACE
