Nice apartments for the most part. Parking is always a nightmare, your neighbors will be loud and annoying at 4am and they won’t do anything about it.Amenities are good, maintenance is a solid crew.If you need a place short term (1-2 years) this is the place, however long term (2 plus years) I don’t recommend

Apartment was much more run down than what appears on the website. Laundry facility was disappointing with only 2 washers and 2 dryers for the whole building, and they seemed very old. There were peculiar light switches on the walls where you enter the bedrooms that apparently do nothing. There were also no overhead lights supplied in the bedrooms, so bring lamps. I am giving 3 stars because the grounds appear nice with playgrounds, a sport court and an outdoor pool. The place also seems very pet friendly.
My Mom lives here now and it is very rundown the apartments are not updated. She pays 1200+ for a 2 bedroom.They are pet friendly however they dont take in consideration other people whom dont have dogs and they allow very big dogs in a small apartment building which causes lots of noise. They have 2 dryers and 2 washers for 8 plus apartments in units.They have lots of Hidden fees that you find out about once you sign your lease and they are very unpesonalable in explaining themand they put on a very good mask in the beginning and in the photo when on the site.Besides gym pool and stuff thats not in that great of condition for the moneys you pay to live here. Id rather my inside aparmentt be up to par then the outside! However desperation may cause some to settle.

Terrible place to live, your rent will go up every single month, with no warning, and if they over charge you alot, and you dont pay with in 5 days, they will increase the price by 50 dollars everyday. save yourself the hassel and move somewhere else. stay away from morgan properties. every single person i know that has lived here hated it.

An absolutely awful greedy company. Find any other company to rent from then Morgan properties. They are the last place you want to live. They have no compassion and it really showed during the worst parts of the Covid crisis. They would’ve kicked people out happily if they could have. They will have there reckoning with the lord god but in the mean time don’t give them anymore money. Hopefully they are out of business in the near future. There apartments at my location were dirty, damp, dated, and generally disgusting. Over priced by way to much. Find something else, that is all I can say. Look for any other place.
The apartment buildings were built in the 1970s and appear to have never been renovated or updated. Our bathroom ceiling leaks. The floors are uneven and warped. Electrical outlets had to be replaced. Buildings have roaches. I would not recommend renting here.

They will do a common bait and switch meaning they will show you one apartment then when you move into the apartment youre actually renting, it is completely different than what they show you. Do NOT rent here! Terrible company, I had nothing but problems the 2 years lived there. Everything from billing errors, to things just not working. The rent is WAYYY over priced. Expect your rent to be 200-300 more than what it is listed by the time they charge you 9 other fees. Also, the ladies that work customer service in the office have got to be the most rude, nasty, and unhelpful bunch I have ever encountered. My advise DO NOT SIGN LEASE HERE!! Tons of better places out keep looking.
OVERPRICED PIECE OF JUNK. This company has no compassion for the tenant exactly during covid. They forced the media package into the rent bill and used that excuse to raise the rent. WATER was supposed to be included in rent but now they say it is being paid separately. Pay over 1k over a month for a run-down apartment building and poor laundry room. PLEASE DO YOURSELF THE FAVOR AND DONT RENT HERE
Things have gotten better with the new owners. Maintenance is very timely with fixing things. High rent, but on par with other apartments in the area. I recommend not letting the amenities go to waste. Love going to the gym, dog park, and pool when its open. A few things that set it apart from other complexes, and make the price more worth it. My biggest complaint are the washers and dryers. Its rare for them to all be functioning in our building.

The cleaning they do is they have one of their office workers go into the apartment with a Windex bottle and a roll of paper towels and wipe the counter tops down and they call it cleaned.When i first moved in i found a gigantic hole in my bedroom wall, there were bugs all over the kitchen, there was clumps of hair inside the dishwasher, and to top the cake there was two used needles in the bathroom and their property managers words were well you can take ownership of the apartment or you can just leave and we will forget about it knowing that i just drove over 24 hours from Florida so if i didnt take ownership i would of pretty much had to drive back to Florida. So from day one this company was the most unprofessional apartment community I have ever been apart of. I had to pay for a Bio Hazard cleaning team to come and clean the bathroom because they said they already cleaned the apartment.Fast forward to today 06/26/2020 about 4 months later. The cabinets and the particle boards holding the cabinets together are rotting and falling apart. I cannot use the only drawer they have in the entire apartment for my silverware because the wood is so deteriorated because of termites eating at the wood particle board. There is an infestation of ants coming in through my bathroom. Which makes no sense at all because there is obviously no food in the bathroom and they have told me to deal with it. The first floor smells like natural gas because there is a leak in a gas line in the laundry room they refuse to acknowledge. My water comes out brown if I do not let any water source run for 10-12 minuets and whenever a washer is being used i cannot take a shower because the water will literally come out like a leaking faucet its impossible to take a shower and the best part is they advertise for $880. I have the smallest apartment in this community and they are making me pay over $1100 dollars on a 12 month lease. No the amenities are not worth and the POOL IS TERRIBLE. I would rather swim in caz creek then step foot at the Raintree pool.
Management is good. I liked the community. Buildings are old but good for the price. The bad aspect is washer and dryer. My all nice and news dresses turned yellow after one use of washer and dryer.Best thing about this apartment is they dont charge you for cleaning and other stuff during move out time. I got full of security deposit. I will recommend .

Dog friendly which is nice. Clean up stations with bags are all over for pleasant dog walking. Office staff is friendly and courteous. Community center is nice and has good hours. Its what you dont get for your money that makes it two stars. Buildings are old an run down. Washers and dryers almost never work, get serviced or replaced. Major plumbing problems. Maintenance men are friendly but response time is so slow youll be waiting hours for a call back. They rarely fix the problem. Laundry cards are reissued to new tenants until they no longer work, keeping your funds and charging you $15 for another used card. If you want to know what its really like just find a tenant and ask. If you can get a lease for under $700 your in the ball park for comparable apartments but the rent is much higher. For what you will pay you can get a new renovated place somewhere else nearby.
I’ve been living at Raintree since August of 2018. I really like it! The grounds are beautiful during the summertime and having the pool is a great amenity.A have a few friends who live here too and we all really enjoy it here.The leasing staff was incredibly helpful when moving here and continue to help my roommate and I out whenever we need anything.

I have lived here for five and a half years now and I love the location! So close to anything you want or need, it is in a great school district and the surroundings are serene! You would never know that you are so close to the cities with all trees, bike trials, water and parks that are so easily accessible! Seeing the deer daily adds to this experience!
I have only lived here for a little over a month but have yet to be impressed by anything this apartment complex has to offer. Initially I though that the friendly service I received when signing the lease was going to be the norm during my stay here at Raintree. I was definitely mistaken. The laundry facilities in these buildings are constantly trashed and never serviced. I sent the leasing office and the third party insurance agency a letter stating I had the proper coverage but they kept adding charges to my rental bill, even after talking to the leasing office.Im not sure who is in charge of hiring the people here but lets not forget about the ridiculous amount of rent they charge for a very small apartment.You can take your chances with renting here but just be sure to take into consideration both negative and positive reviews.Update (7/4):Before I moved in I was told that I needed to purchase rental insurance, pretty standard. I submitted the proof 2 months before I moved in. I spoke to the employees at the leasing office and they were not interested in hearing my case and said I needed to pay the fees for not having insurance. After several phone calls to both the leasing office and rental verification company I finally had the charges removed even after I was told to just bite the bullet and pay.EDIT:This photo of the toilet in our apartment pretty much sums up our experience here.
I’ve been living at rain tree island for a year now!And I absolutely love everything about it.From the swimming pool in the summertime to the lounge area with WiFi to the gym area to work out! They also have a balcony so you can enjoy your summer days and summer night! There’s a nice bar grill area also that you can walk to if you want to have a nice time out on the weekend with friends! There’s also so many places to shop and eat around the area. And if that’s not enough, when it comes to your neighbors everyone is so friendly but also mind their own business! The landlord is great as well! It been times I’ve been late on my rent due to personal problems and just talking to my landlord and explaining to her my problem she was willing to work with me. I absolutely love everything about the Raintree island apartments I plan to stay until I buy me own home! And if you’re thinking about moving In I promise you will not regret it!
I currently live here. I chose it for the central location close to my work and the affordable rent and utilities (heat AND cable!) included. My building is quiet and clean. The apartment was in good shape when I moved in, it has dated hardware, dings and wear and tear here and there.. but very clean. People in the building are friendly and no noise issues., Just a minor complaint..the boiler/air handler for the HVAC is in the bedroom closet in this type of apartment and the central air units happen to be right against the bedroom wall outside so if you are a very light sleeper or need complete silence,this may be an issue, especially in the summer. Other than that, I am very happy in my apartment, and the responsiveness of the maintenance crew. Ample parking and quiet clean tree lined surroundings. There is a laundromat and bar/restaurant/pizzeria right on site as well. For the price, you cant go wrong.

I was also lied to by staff here. My friend and I asked about their policy for terminating the least early before we signed the lease. We were told if we did there would be a reasonable fee and that was all. Then when it came time to do it they alleged that policy was no longer in place and that the addendum wed been given stating we could do so was not part of the lease. I recall the woman I spoke to in the office as asking if I understood that an addendum was not part of the lease (actually, it is!) and we ended up having to pay for the summer even though we didnt live there. I wish now I had let them try to take me to court rather than paying it.We also had some issues with the electrical. They kept telling us it was fine but we couldnt even use a hairdryer or flat iron or the power went out in the whole apartment. Never fixed.The heat was supposed to be capped at 70 degrees in the winter but we were always freezing, our thermometer inside was reading below 60, which may be illegal.These apartments are not worth the high price, and as several reviewers mentioned, they will lie to get you in the door. I had a similar experience with another TriCity property so I think as a management company they are terrible.
Seen some of the units as I have friends and family who live here, and have to say Im very impressed. A few units even have brick walls on the interior! And the property offers a playground, sand volleyball court, tennis courts, and a good sized pool.
I really like living here! It’s quiet, close to everything, and the property is very well maintained. The maintenance staff are great and the few problems that I did have were resolved very quickly — my dishwasher was broken and within two days, I had a brand new one. The common areas are clean and the laundry is in the basement.
Lived here for just under 3 years. We liked our apartment, found maintenance to be pleasant and respond in a timely manner. Amenities of pool, playground, gym and dog park are great. The only reason I am giving a poor review is the office staff. They are terrible! We frequently found no one could answer simple questions and we received attitude when we went to the office. Every time we tried to address issues we were treated as though it was an inconvenience and problems were never resolved, clearly in hope we would just go away.
The Raintree Island Apartments staff has been wonderful during my housing search, which is typically overwhelming. They patiently answered all of my questions and were very accommodating. I am incredibly pleased with their customer service and the apartment community!
It is a nice place to live. I live in Paradise Lane. The rent with the utilities included is amazing. The space is okay for a 1 bedroom. The only downfall are the super thin walls where you can here your neighbors breathe and the older fridges and stoves. Parking is very spacious. Outside of the actual apartments the washing machines can be another downfall, they work properly when they want to and there is only one set of washer and dryer for each side of the apartment. Staff is good and on top of things.
There is a reward going on for current tenants to write a positive review about Raintree, so take them with a grain of salt. My honest suggestion after living here for 9 months, is if you can afford this place, you can find much better.The floors are by far the worst part about this place, if you dont live on the (even more expensive) 3rd floor you are going to hear EVERY single move the upstairs neighbor makes, every step they make will resonate through your apartment, for me this alone makes it unlivable and I might go crazy. The only pros of this place in my opinion are the lighted tennis courts and the woodsy trail that goes all the way to Ellicott Creek Park to walk your dog.If you have no other choice, and you can afford it, make sure to get a 3rd floor
I lived at Raintree Island for 7 years. The first two were good and also owned by a different Property Mgmt firm. It was sold, then sold again to Morgan. I moved into a pet friendly apt in year 3 and everything went downhill. New office staff, many of whom were argumentative. The building I was in was totally unkempt, filthy, threadbare carpeting, at least one of the two dryers didn’t work, they couldn’t keep help to vacuum the hallway, my heat didn’t work twice in the winter. Rent often increased $50 a year, but with no improvements. The grass outside was either dirt or mud and it was blamed on the dogs. I asked what they did with the non refundable pet fee and monthly $25 charges. They constantly send notes out to keep renters in line, but do not hold the same standards for themselves. They complained about dog feces- most often from other buildings bringing their dogs down to the grassy area, but often failed to keep the dog waste bags in supply. When I was moving out west, the mgr from my new wonderful apartment home had to request my payment history 3 TIMES. When I called about it the girl told me, oh someone placed it aside. THREE TIMES????? When I went down to the office to see what the holdup was, she waved the paper toward me and said I told you I’d take care of it. REALLY? No apology for shoddy, ignorant service. Then there was the dishwasher leak from upstairs. Water dripping on my head st 1:30 am, then waiting for service, being told he couldn’t feel any dampness and waiting till the next morning for the man in charge who had no idea what was going on and day two sending another man who told me, he had no idea what was going on. Wow, what good service.Now I’ve been gone since August 22, with a lease end date of 8/31. It is 10/19 and I have heard no word about the return of my security deposit. NY State law gives landlords 30 days.GET THE PICTURE!

If I was looking for an apartment at any age this would be the place to go . The girls at the community center are beyond friendly . I had to change this from a 5 star to a 2 star review. Two days after I gave this my toilet over flowed for the second time and we pay for the water bill. Maintenance did fix it fast so that was a benefit. I called later for a few other things that have been on my check list since I moved in and things I have noticed . It’s been 3 days no one came when they were suppose to. Very disappointed... also my vent got knocked off and it was full of disgusting dirt from years and I was told it was my job to clean it ! Also the vents are rusted and the paint is chipping in my bathtub... also the maintenance men walk on my carpet with dirty work boots!
Washers and dryers rarely work, but still cost money to use. Took several weeks and numerous phone calls to even get them looked at, and when they finally got serviced, only one machine was fixed, and the other had a snotty note written on it. tenants bent the ________ again. Please just fix the washing machine, or better yet buy a NEW ONE rather than insulting the very people who provide your salaries.

Horrible maintenance and management since they changed companies. Expect your rent to go up a lot. Almost $1,000 a month for these standard apartments and the horrible services. They dont salt the walkways until 4:00 pm if youre lucky. They dont use Pet friendly salt and dont intend to do anything about it. Id give 0 stars if I could. Ive lived here almost 4 years, dont waste your time here. This new company is trying to squeeze every last penny out of these apartments that, frankly in the apartment development business are base model 2 bedroom apartments with a small bathroom that you could easily rent out somewhere else for 600$ a month. Plus the hot water here sucks. And you share a water bill that splits between all of the apartments in your building.
The landlord is a slumlord. Rent is over $800 plus utilities for a small one bedroom apartment. Which extremely over priced. Especially considering the facts that. Maintenance hardly ever fixed anything. Or even do it right. The staff have no respect for privacy. Theyll knock on your door once & then proceed to barge their way in. Even when tell them to wait.
Dishonest managment! I lived there for two and a half months in 2016 before moving to NYC. The administration tricked me into believing that they have a replacement tenent who will take over my one year contract. They even gave me a final bill, which I paid in full. I trusted them, but a year later they sued me asking for $3500 in late rent!Cheaters and liers. Dont ever trust them
My neighbor is always smoking pot inside and outside. The office changed their hrs making it difficult to refill my laundry card and use the admenadies in the office building (fitness room and party room). No notice was sent to my apt. Of the hrs being changed ( 3 times now I have tried to fill my laundry card). Also parking can be difficult when neighbors dont park correctly (Had to get in my vehicle from the passenger side). During summer time the pool was relaxing but the lifeguard at times would stop watching people (while kids were swimming) just to swim with his girlfriend: totally unsafe.
The apartments are fairly well kept, but theyre a little expensive. The kitchens are also outdated(old appliances, cabinets, and counters). The brick wall is a nice touch though.The leasing consultants are wonderful. Theyre always very nice and courteous when you call them with questions. The management is a little confusing though... I have received letter that said that I owe a balance of $0.00 and that if I dont pay it, it will be turned over to collections. Also, my lease renewal letter was sent to me on October 11th and told me to return the letter by October 4th. Sorry, I dont own a time machine. 😂All and all, its a decent place to live.
I like that they are quick to make repairs. We moved in and noticed a few issues from the last tenants and they came and made repairs within a few days
I would give them a zero if I could. The management (cindy) does nothing but make excuses and ignore any complaints. They over charge never fix or update anything. For 4 years the washers never worked had issues with neighbors and the building falling apart. All we were told to do is write a complaint and then they ignore that. You could find a cheaper and better apartment anywhere else. They are crooks and slum lords now dont rent there if you value your money and want a nice place to live.The property manager is the issue
Maintenance people do not care about the quality of their work. Upkeep of the buildings is pretty much non-existent. Rent is very expensive for a building that resembles a ghetto. The farther away from the rental office your building is, the worse it is. All of the roofs on Moon Walk are in terrible shape. If you hear water dripping behind the wall it is not an issue. It has to be leaking into your apartment before they will do anything. Anyone ever hear about the health effects of black mold???
Recently moved in, and the place didnt look like anything from the apartment I toured. No brick wall and the counters and cabinets are extremely dated. Looks like its been here for a long time. The place was also extremely dirty when I moved in. The tub was covered in black dirt. I went and bought myself a carpet cleaner, and on my first clean it picked up a TON of pet hair. Not sure what my monthly pet rent and fee goes towards if it isnt for cleaning the apartment. The hallway also has a lingering terrible smell every time I walk in. Dog feces are all over the yard near my place. Leasing process was pretty simple, but the consultants dont make it feel welcome. No eye contact when speaking with them. Only benefit of this apartment complex is pet friendly, otherwise it is extremely expensive (fees, fees, fees) for what it is.

There are BEDBUGs in the room, and when i find office, they told me that i have to catch one bedbug as a sample, then they can find exterminators to treat the room.Okay. As you answered, I think you dont care of your residents at all.The problem was solved after i finding some bedbugs hiding in the corner. Although I suffered it for 2 months, it is appreciated that the office let exterminators come.
I currently live here and have been for about 8 months. I like it for its location to my office and many different stores within the area. The apartment itself, however, is a bit disappointing. Very dated hardware and a bit expensive compared to other apartments within the greater buffalo area. I do not plan to renew my lease here at raintree and I am sure that many people feel the same. It would explain why it was one of the only apartment complexes in the area that did not have a waiting list AND why most of my neighbors have moved out and they have not been replaced. Save your time and money, dont live here.

I currently live here in the Paradise apartments. At first it seemed like a great option having all utilities included and I loved the large storage unit included also. For the first few months we really didnt have many run ins with neighbors until recently. The neighbor above us frequently likes to drink heavily and act out. I had to file a noise complaint on him when he decided to yell over the balcony at 10p at a car for having their lights on and other profane things. People do tend to keep to themselves but you always know when someone has company over or is coming or going. I finally decided that I no longer wanted to stay here when I heard my neighbor yawn...yes, yawn. Looking back, I would not have chose this apartment knowing that if I just paid $400 more, I could be living in a condo down the blvd with 2 bedrooms, 2 baths and 3 floors. Its much too expensive here and for what you pay, you could be living in a much more spacious condo.
Friends who live here are very happy, they have great looking green space!

The leasing agent that we originally had was very misleading and up and left us without ANY notice whatsoever. He put us in an apartment that was smoking which we did not want and did not specify to us that there were smoking and non smoking apartments. In which he put us in a smoking apartment, which we can not live in. This was supposedly the only dog friendly apartment that was open at the time. The rent is way too high for what you are really getting in this apartment. None of the appliances are updated!! When we voiced our concerns to the manager and the maintenance/apartment manager, they didnt give us the time of day. Did not say sorry or apologize for the misleading information and therefore lack of information. Safe to say I will be taking my business somewhere else.
The apartment is as old as creation itself. Everything in it is so old. Electrical faults every now and then. Appliances are old, they only replace with a new one when the old one is broken beyond repairs.The one bathroom to 2 bedrooms is so small two ppl cant bypass eachother from sink to bathtub.The most unimaginable thing is having the air conditioning system in one of the 2bedrooms(the noise from the system is crazy).The only reason Im giving 2stars is the maintenance crew who are fast to attending to any complaints.I wouldnt advice anyone to rent here, unless you are new ib town and you dont know places(like me and my family)
If I could give zero stars I would. THE WORST PLACE I HAVE EVER LIVED. Over $1,000 for an 800 sq ft apartment thats dated and located in a small suburb not even in the city of Buffalo. On top of that do not waste your time living in the pet friendly buildings because I made that mistake. We paid a pet deposit on our initial move in and then paid $25 a month on top of our rent just to be told they had to hire a contractor to rip up the carpets after we moved costing us $260. The worst part, when we went to move out they said 3-6 weeks for our deposit, well guess what, I waited that time then just called now to be told they dont do deposits instead its called an administrative fee and its non refundable. This place is a joke. Im currently renting a 1200 sq ft 3 bedroom duplex in Amherst for the same price as an 800 sq ft 2 bedroom apartment from them.

Management is absolutely terrible ... never do what they say. Had friend referrals they never gave me money for ... told them I owe money for the friend referrals that I had been given. Never contact you back .. takes several attempts to even figure out any situation that you may have. Also our apartment was extremely out dated. The toilet had a huge square of ugly wall paper around it with the rest of the wall painted. Old fridge, old stove, old dishwasher, light switch sparks every time you turn it on and off. Called maintenance 10 times out of the year I lived there. Its not worth the amount of money you pay a month.
