I lived two years in the complex and I must say that they were excellent for me, not only because it is in a privileged location, it has access to a gas station and easy access to all roads. The staff that works in the office was always very friendly and attentive, as well as cooperating in everything, always willing not only to make me feel comfortable, but also to solve any problem or concern. My family had to make a move from NC to TX in less than 2 weeks. We were able to work with the staff to get our application completed and our apartment ready all online. When we arrived it was JUST, if not better, than described online. The community is beautiful and the staff is so helpful. They made a very stressful move simple with their quick responsiveness and assistance. I HIGHLY recommend this community!

UPDATE***: I spoke to the leasing office and turned in my 60 day notice, they did not approve it despite such a terrible experience here. I have also attached photos of my apartment and of the hallways/stair wells in my apartment building, littered with markings on the wall and stains on the floor from other people. (review shortened per Google Character Limit).First of all - I have been delighted by all my interactions with Rodney and his team.However / the rest of the staff that I have met and worked with - has been less than satisfactory.For starters: the leasing agent (Reed) did not communicate that my move in date was on a Sunday and the office is closed Sunday. My move in was much more stressful than it needed to be, and it took more than 2 hours to get someone to come get us our keys. THEN - the leasing agent (Reed and Hagit) had failed to add any paperwork for my SERVICE ANIMALS and I was harassed and even threatened by the office staff (Jeanie) about filling out paperwork (which I was able to provide and even filled out their paperwork requested), removal of my animals because “no animal is allowed on the property without being personally allowed by me.Next - I added a garage to my lease. The leasing agent (Hagit) I worked with dismissed me on the phone when inquiring, and when I went in she said “I’m busy, hold on” and proceeded to make me wait for almost 30 minutes in her office to even START the process, and it took much longer than necessary because they DONT KNOW WHAT GARAGES ARE AVAILABLE TO LEASE - I had to wait while the leasing agent made the maintenance team check garages to see if any where available. AND THEN - the leasing agent had the nerve to instruct me to go out of my way to my bank and bring back a check by end of day, instead of paying online, because they were going to be doing commission checks soon.ALSO - it took well over a 2 MONTHS for this property to FIX MY MAILBOX - because the mailbox that they have DIDNT LOCK. I asked a leasing agent to submit a work order, waited 2 weeks, asked again, waited another week, submitted a work order (that was not completed) and then called in another 2 weeks later, no fix, and then submitted ANOTHER WORK ORDER before it was finally addressed and fixed.Also - the A/C heating/cooling system is TERRIBLE. It’s so old, it hardly works, and the poor maintenance team can’t do much about it. The apartment is set up/built terribly. It can be over 8 degrees warmer in the living room than in the bedrooms - which causes the A/C to run more than it needs to AND STILL DOESNT COOL - and then it freezes itself over and is unusable for the next day or two. I have made MULTIPLE maintenance requests to fix, unfortunately, it’s still not working properly. I am spending more on electricity in this small 1000 sq ft 2 bedroom 1 bath apartment, than I was spending on a 1600 sq for 3 bed 2 bath apartment. This is unreal.Now onto “build quality” after the “multi million dollar renovation”. I moved in with cracks, scuffs, tears in the carpet, marks/stains/dirt on the walls and floors, a disgusting odor, terribly fixed carpets (and wasn’t provided a “move in condition form” until days AFTER I MOVED IN (which invalidates it). Our cabinets fall apart, toilet flushes constantly, the list goes on and on...Lastly - the trash service. I actually really enjoy the convenience of the trash service and how friendly all of the trash employees are. However, I continuously receive “notices” regarding my trash, because they expect you to put it out on your patio in a specific bin (that they provide and it’s tiny, it doesn’t fit a full 13 gallon trash bag) and if it’s not in the bin, your liable for a fine, and they will attempt to fine you - claiming it’s for the well-being of the common areas - when my buildings common areas are LITTERED with stains from neighbors activities/cigarettes/pets.... it is DISGUSTING. Since their request/notice of placing the trash in the bin - all my trash is in/on the bin or the lid of the bin (that came broken) so it does not contact the floor.

Hagit and Jeanie are incompetent “managers” and are not aware of basic rights afforded to tenants in Texas. Only way to get your deposit back from their fraudulent cleaning/repair charges is taking them to small claims.
Went to take a look at this complex last week. Was greeted by Leasing Agent Sara. Sara was super helpful, super sweet, made the process super easy and fun! Definitely at the top of my list because of this beauty.

Manager is very unprofessional, assistant manager is unprofessional and clueless, poorly run, and the apartments are not very functional as far as no kitchen counter, light switches are behind doors, power issues. Only good thing is the maintenance guys, they are very helpful and try to do their job but management is not helpful to them and lazy, making it hard for them to do their job. Pass on these apartments, just one headache after another
The way Reed handled everything on Saturday, Sept. 12th is extremely impressive and he absolutely deserves a raise. I came in to get the keys to my new apartment and he was taking care of dozens of people all by himself. Even through all that chaos, he remained professional and helped me set up everything for my new apartment and answered any questions that I had. As a first time renter, I am very happy that I found this place.
Me and my wife visited the community to see the model of the apartment -we were given keys to an apartment to do a self-guided tour. There were occupants in that particular apartment, and we were very lucky that the person staying there was nice and understood why we were trying to open his apartment. We were then asked to visit another apartment without any keys stating that this apartment would be open. The apartment was closed. We decided not to rent.
My first time ever in Texas, decided to move here right when the name of the apartments+ management changed. On move-in day, my apt. wasnt ready, but management quickly corrected the issue & gave me another avail apt. I do not live here so I cannot comment much on how living here would be like.I went to this property several times to meet a friend and was always clean and well maintained from the looks of it.Seems like a quiet and good area to live in with easy access to any store you want to chose.
Ive lived here 10 years and ever since the Atlantic Management team took over weve had the best experience! Recently for various reasons weve had the pleasure of working with Jeani, Reed and Hagit separately. Each time they have each gone above and beyond to answer my questions or help with any issues. You can tell they truly care about the residents. I would recommend Atlantic Stonebriar to anyone looking for a place for their family.

Great customer service. I called on a Monday afternoon to have the propane tank filled at the grill. I spoke to someone named Berkeley who is very pleasant. I told her I was supposed to be grilling that very day and it would be amazing if they could have the tank filled. I was not expecting much because usually this is a process. To my surprise the tank was filled within 30 minutes and I was able to grill out with my friends as expected. Thanks Berkeley!
Thankful to call this place home! My husband and I recently moved to the area from out of state for work. Our apartment was recently beautifully renovated and when we signed up we got an incredible deal! We have never lived in an apartment before but Jake and Reed were both a pleasure to work with and made the process an absolutely breeze!!
They are doing all these pointless renovations and upgrades while almost every lounge chair at the pool is broken and ripped and not even one working umbrella! All this money spent could have been put to something cool like a waterside, sand pit, a better park, some swings. If they put in a waterside and better lounge chairs than Ill change my review to 5 stars! Please give us a WATERSLIDE!! We will have the coolest apartment complex in the city!
The new management knows what they’re doing and helps you immediately upon request. A few minor (but very normal) issues when I moved in like a sink not draining properly but that’s an easy fix. Other than the expected typical problems that come with moving into a new area, no complaints at all!
This is the first time I have ever done a post but everyone needs to know that Atlantic Stonebriar is more than a place to live. It is a place you can call home and the staff treat you like family.When I need something fixed, Hagit helps us fast and I can always count on her. That alone is amazing but is not the only reason this is home to me.Yesterday when I walked in to pay rent, a nice guy named Reed greeted me. I told him about our situation (my husband has congestive heart failure and cant climb to the 3rd floor anymore), Reed gave me a lot of options. Ultimately, they found a first floor, all hardwood floors apartment available May 30 for us to transfer into.l left and came back 15 minutes later to confirm the transfer. Jeanie who is the manager came out while I was talking. I had started to get teary eyed because I felt so blessed with their help. I never imagined that an apartment complex would see me as more than my apartment number. Jeanie came over and gave me a hug saying everything will be all right. The staff at Atlantic Stonebriar always does whatever is in their power to help. That’s why the staff is family, they put you first.You are not just your apartment number to them. This is an amazing place to live and deserves the highest praise.

They have not pressure washed the breezeways in over a year and we got an email asking us to scrub ours down. Obviously, we feel that we were singled out because all of the breezeways are disgusting.Neighbors constantly call the police for no reason. They clearly have nothing better to do than harass us. We have a 2 year old who is going to continue to run around and play. Don’t live in an apartment and expect to hear no noise.Also, the “million dollar renovation” is a joke. They were renovating our apartment for three days and everything is falling apart. Very rushed and sloppy.Unfortunately, we still have a whole year left on our lease. Can’t wait to move.
It would appear that the violent issues have only started as of late talking to other residents. Never in my life have I been more compelled to purchase a self defense weapon. There are a lot of questionable individuals who hang around the complex. Just last night, coming home from work I was followed by two individuals all the way to my door and overheard them talking about unlawfully taking possessions of mine by force. Seen plenty of illicit drug use over the last two months as well. I have had my car broke into multiple times and had my phone charger and audio cords stolen. While using the common BBQ area, I was told by a group of people of a different ethnicity that You shouldnt be here white boy .Thankfully, the unit is equipped with three door locks. The previous reviewers understated how prevalent the law enforcement presence is. Daily, groups of cop cars are rolling through in a hurry. The leasing agent had stated we even have a Colony cop who lives here, so its real safe. Could not be further from the truth. Signed my lease in June before most of the issues previous reviewers have cited as problems. In retrospect, choosing to move here was the largest mistake we made in relocating from Wisconsin. Paying Frisco prices ($1310/Mo for a 2 Bed), I would have expected better quality tenants, a secure neighborhood, and a bit better maintenance of the complex. There is one maintenance guy who is awesome and deserves a raise. Contacting him directly is the only way to get stuff done. That being said, he is overwhelmed. I see him working 12 hours + some days. So a lot of issues are deferred. In all honesty, I will not be renewing my lease and have since purchased personal protection for my myself and my families defense until that day arrives. With the issues and the criminal activity, I would suggest that management either start mass evictions or lower the rent to prices one might pay in South Dallas or Ft. Worth. Paying top dollar to live in such a shady place isnt reasonable. That being said, if your considering this complex, I suggest paying the $50/MO more to live at Cool Springs at Stonebriar in Frisco (just 4 minutes drive). Have friends that live there and for basically the same price, no violence... garage parking... properly staffed maintenance department...and higher end finishes. I should have known better when our leasing agent disclosed she does NOT live in the complex. That, I assure you, is proof positive of the issues here.
I love these apartments. They are updating the outside and the inside of the apartments. The construction is almost done finally. I cant wait to see how everything turns out. I heard they are making an outside kitchen... I cant wait to move in. It is only few weeks away!! 👐👐👐 ⊙△⊙(・◇・)
Been living in this complex for several years. We recently just moved into a new unit and we love the open floor plan its perfect for our little one to run free! The maintenance team is great, they take care of the property and residents very well.
Management here is horrible. Our information was lost multiple times, bills were often incorrect, and extra charges seem to sneak in at every turn. The apartments themselves are fine, although hardly worth what you pay for them. You pay for trash pickup, but often they dont come. You pay for pest control, but there are literally rats running around the stairwells. Management didnt believe this when we told them until we sent them pictures. Moving out was also a hassle, as they refused to do a walk through, messed up our final statement, and charged us for ridiculous or unexplained things. Look elsewhere if you can.
The staff here is awesome! Im glad new management came in, because the ones before were a nightmare. Hagit has always been very helpful and understanding of my situations! I recently met the property manager Jeani, and she is also very helpful and understanding. Making my move out process very easy! Good place to live. After the remodel it will be even better! Keep up the good work.

Air conditioners work intermittently. Fiber in washer is torn out and its tearing my clothes. I raised ticket one week back and no one came to fix it till now. Very poor maintaince.
New management is great! They get things done. The upgraded apartments are nice, clean, and look good. Our guests always fall in love with our apartment.
Most of the staff is polite except for one. Her name is Hagit and she always has a very rude tone of voice and will speak to you like you’re an idiot, even when she is the one who doesn’t properly explain things! Lived here since June and she has been the only person that has been consistently disrespectful and rude ! Someone needs to teach her customer service skills because she clearly doesn’t have any.
So I just had the worst experience with this complex. I went to view and they have some pretty ok updates. Despite all of the bad reviews I figured I’ll give it a shot. I thought the two bedrooms looked way better than the three bedrooms but I needed a three bedroom and the price was 1400 so I thought well you can’t beat that . I applied for the apartment but I was having to contact them they didn’t really updated me like they should. So I was like the seem a little unorganized but ok. Then I get a call Monday that I was denied because of an eviction I told them I never had an eviction. They tell me to contact the screening number . I contact the screening number they email me there are no rental debts I go to the apartment complex they say they can override it . I ask about the 3 bedroom and they say they gave it away but have another 3 bedroom for 1800 . Let me remind you the apartments are definitely not worth 1800 there are much nicer apartments for 1600 and extremely nice apartments for 1800 I told her no thanks I’ll take the refund. Then they refund me the wrong amount and have to fix that also . I guess it wasn’t meant to be . Overall Sarah was nice but that’s about it.
Ive been at this apartment complex for 3 years now. I love living here. Havent had any issues. Been to the office a couple time and both times the staff was nice and friendly.
Worst place I’ve ever lived! Let’s start with parking. There is literally never any parking. I just took the very last available spot tonight, right in front of the club house and it’s only 10pm. So we purchased a garage in April. Originally gave us G53 (which is a maintenance garage full of appliances for the apartments). They left us a note on the door saying we are moved to G49. About a month later the garage code we had set up stopped working, and we left for a month vacation overseas. The day we came back, someone else was in our garage G49, the garage was open, and our stuff was gone. We called the office and they said they have no history of us having this garage, only G53. Explain to me how when that is THE APARTMENTS GARAGE. And as far as our belongings in the garage? Gone. They gave our garage to someone else and had been charging BOTH of us for the garage, and of course have no available garages by us so we can’t just get another. It’s now October and they are still charging us for G53, we have to call every month to get it taken off our account. They tell us they are going to and never do. We even hold off on paying rent but get fees and evection warnings. We’ve paid for 5 months of this garage and the not so lovely lady at the office told us ‘sorry we can’t reimburse you’. How is that even fair that two different people are paying for ONE GARAGE and only one person gets it? Just checked rent for this month, sure enough garage is on there.Don’t get me started on the nasty roach problem. We’ve made 3 maintenance requests. The 1st one they came out, it helped a little. 2nd and 3rd time they said they came out but we saw no proof of that, nothing changed.The walls are paper thin. The couple upstairs I’m pretty sure let their kid throw a bowling ball throughout their apartment, and the kid is my 7am alarm clock as they let him scream all morning.We warn everyone we know to stay away from here. My boyfriend being a business owner and me bartending part time as well as working in real estate full time, we know a lot of people. Their loss.
UPDATE 2017: THIS PLACE IS WORSE. FOR THE SAME MONEY JUST RENT A HOUSE- ITS THE SAME PRICE AND YOU WONT BE SHOT IN THE PARKING LOT. THE COLONY PD CONSIDERS THIS COMPLEX A HOT SPOT. BEWARE. If you notice all the good reviews are from over a year ago when the old management company was in play. My boyfriend lives in this complex and it is ridiculous. They claim they are notifying tenants of the aggravated robberies (notice that is plural) but they have sent NOTHING. Not for June 21, 2016- not for the 4 incidences prior. Their response is crime happens everywhere. I have lived in The Colony 30 years and have never seen 5 (that we know of) incedences of robberies, gunfire and assaults in the same place. This is NOT Dallas, Oak Cliff or Garland! I guess Avana just wants to become the place crime happens. I hate that my daughter has to visit this place.
I love living here. The office staff are friendly, the grounds are pretty and well-kept, and the maintenance when needed is prompt. The apartment itself is spacious with terrific amenities . Very highly recommended.
Do not stay here. Terrible property! Super loud all of the time no matter what building you are in. There is never any parking. The front office is not helpful, they are always understaffed so they never answer the phone and when you go in person to the office, you have to wait forever. I was so happy when my lease was up. The property needs a makeover and they need to be mindful of the tenants they accept! I expected more from a property in The Colony.
I’ve lived here for almost two years now and moved in a few months before the management changeover to Atlantic Stonebriar.The management team behind the curtain is overall nice however the front staff they hired recently is not that friendly to current staff. I don’t really care myself, since I won’t make your issues my issues, but realize when I have my kid with me; she doesn’t need to see people being rude to other guests who may not speak as well as others, or rude to residents waiting on packages. But, take out the new front office clerks, and the ladies behind them are nice and caring.As far as the community:- the pool is okay but lacking in quality furniture- the playground is simple and could certainly use expansion and new ground cover- the gym is small but the machines they have are good quality- the Valet Trash service is the worst I have seen. They are inconsistent, miss days, miss entire buildings yet cry if they see a bag sitting at a horizontal slant of more than 45 degrees. I’ve never been hit with their audacious fines, (given the company’s faulty services), but have received laughable warnings and seen neighbors confronted with fines.As far as the location:FIVE STAR- close to both Kroger and Walmart- close to 121 and DNT- 5+ minutes from the Colony rec, the city water park, the Colony lake beach park and about 4 great city parks for kidsAs far as the apartments:- I don’t have the upgraded units but this is a spacious floor design with great quality material and aesthetics- spacious rooms with well thought out layouts- NEGATIVE: the air vents are POORLY place and as a result there is a noticeable disparity in room temperature. It could be worse and is only a big issue if you have very young ones but you will notice that the living room, dining, adjacent hall and kitchen are open to each other yet have only two vents, one of which sits in the corner of the kitchen which give no relief.—- the power bill impact is not severe but the personal comfort impact is thereOVERALL, I have lived in apartments in DFW for 18 years and the combination of location, fixture/building quality and layout makes this one of the top I have lived in. However, this is hurt by the poor front staff, the aging amenities and the air vent layout. If these issues weren’t there, this would easily be a four star location.
I enjoyed living and was sorry to leave. Maintenance guy was awesome and never had a problem with office staff. Slightly more attention needs to be given towards general community maintenance (e.g. fix water fountains, gates broken quite a but) but thats pretty general for every apartment complex.
Floor plan for the apartments are nicely done. The leasing consultants are all very nice and the new management seems very friendly so far. The exterior design of the apartments are lacking, especially the roof color and slight wear and tear of the building which is unfortunate because the inside of the apartments are quite nice.

I lived at the apartments for a year. Overall my experience with the building and the apartment was not bad. The problem I had was with the management. In the begining, everyone was sweet to us. They helped us out but when we came by to sign the lease, there were changes to the price that was previously negotiated. Thankfully we had the paperwork with us and were able to get the manager at the time to adjust accordingly.We chose to get a garage during our stay but when we were presented with the key, it wouldnt work. Once we sorted that out, we saw that the garage was not cleaned.We put in a maintenance request and it was cleaned within the week.Once we got our apartment, we did the walk through and noted down the existing issues. There was paint chipped, a hole in the wall that was noticeably painted over and stains on the carpet.We were told we were getting a newly renovated apartment with new paint, new carpeting and new appliances.The new maintenance manager is really nice and efficient but they need to hire more people under him as hes short staffed. It took them 2 weeks to replace the bulbs in our kitchen light fixtures.Every time we had an issue, my husband would address it to the management and they gave him the worst attitude. There were times when they were like oh well too bad and other times where they didnt address him at all.Also paying $30 for trash is ridiculous as most nights, no one collected trash. And if you left more than 2 sealed bags in your trash, they wouldnt take it.The gates are never closed and in the off chance they were, the opener wasnt programmed. Ive had to call myself to be buzzed in many times. Sadly, they claimed that they were working on it. But in the year I was there, the gates worked for maybe a solid month before they were broken again.All of this was bearable but when we moved out it was the worst.We handed in our notice 60 days in advance as required. We were told that all we needed to do was some light cleaning and we could pay $125 to get the place heavily cleaned, to get the holes from paintings etc patched, and not have to worry about it.Turns out that was a lie. On the day our lease ended, we were told that we had to clean EVERYTHING as according to how we received it. That means- fill the holes, clean everything spotless etc. This is not part of the lease agreement but the manager was adamant it was.The night of our lease ending was spent cleaning the apartment.A week later, I get a letter saying I owe them $125 for holes in the wall! I called up the manager and she said that I needed to patch the holes, and texture the wall as well as paint the wall to match the color. This is not part of the lease agreement but she refused to back down. I asked her to send the pictures of the holes and she never did.The management is rude, and does not care about anyone or anything. The manager argued endlessly with me and my husband during our time at the apartments. The remainder of the staff was very sweet. Rachel was very helpful and she should be considered for the new manager position.

I have no idea where these other people get 5 star reviews for this complex. I have lived here 3 years now, heading into my 4th and literally the only reason my roommate and I decided not to move is because of financial reasons. Thankfully our rent did not increase that much for our renewal and was the primary factor in deciding to stay here.I will say that the location is good and the floorplan is good, but past that there are too many negatives to warrant 5 stars.First off, the gates that are supposed to offer security protection are broken/dont open/wont close at minimum 80% of the time.The best person on staff (as of today, since it seems to change every few months) is Reed. So if you are to talk to anyone, talk to him. Of course, manybtimes when you call, it rings a few times and then voicemail. I recently called 12 times in an hour and a half, when the office was open trying to resolve an issue and finally had to call on another day.I can speak of the renovations happening on property that are now heading into at least six months, including the leasing office/business center/fitness center being closed for this amount of time, yet we still have to pay for such amenities. The work they did on our unit was completed yesterday and is mediocre as far as attention to detail. We also only got 4 days notice before having to empty our kitchen and bathrooms for the renovation and when I spoke with apartment management was basically told, oh well, we dont know why or what happened to your notice. We tried giving everyone 2 weeks but even by the date of the letter it was barely just over a week.I agree with the evaluation of the Valet Trash - at $30 a month it should be a more dependable and reliable service and give us a reasonable size container to use (trash tower stacking is a useful talent to make sure trash bags are not on the breezeway floor). Maintenance requests take anywhere from 3 days minimum to up to a week even though the office tells you it is a 48 hour turnaround max.Communication is severely lacking at this complex. They seem more concerned with putting up a front for potential residents and promoting current resident activities than with the overall care of the property.The grounds are constantly riddled with trash, which I know is not necessarily a management issue, but still looks bad for the property. I also advise to avoid all grassy areas as most people who own dogs here dont find it necessary or courteous to pick up after their dogs who go to the bathroom.My advice, thoroughly read the detailed reviews and dont just go by the # of stars this place is rated. The 5 star reviews on here are laughable and Im pretty sure written by people that either just moved in or were just visiting. Overall, good location/space and price but beware the issues that pop up.
I am very disgusted with the maintenance of this property. My family has gone two nights without a working AC unit. When calling the property first thing in the morning they did not advise that they will not be available to fix my unit as long as the weather is under 80 degrees now with my son having a breathing condition I am worried if we make it in the heated house for another night. I do not recommend this property to no one unless you are ok with living without working AC.
So far, so good, spacious apartment, very good insulation sound, parking always available so far, no issues with services so far, nice and helpful staff, 2 months living here! :-)-----------------------------------------------------------5 moths now living here and I just realized that apartments have a lot of details and needs more maintenance
Update- I used to love this place but the quality has went down tremendously. Everyone blames everything on covid but these issues started before covid. Too many things to speak on and no one is really accountable anymore. Save yourself the trouble!I am a new tenant here and I have to say if it wasnt for Hagit I would have skipped this place and went elsewhere. Of course nothing is perfect but whenever I bring anything to her attention she is on top of it immediately. My leasing agent left in the middle of the process so I had no one to assist me, Hagit stepped in to make sure everything was taken care of with the paperwork for my move. I thought as soon as I moved in she would disappear but she sent an email to follow up after I moved in to make sure everything was okay. I am very happy I have made The Atlantic Stonebriar my new home. I cant speak for others but my experience has been nothing short of great thus far and I am appreciative of the assistance Hagit has provided me. Hagit, as I stated before, you cant leave 😊.

I live in the complex next door but feel compelled to warn anyone considering this complex. They do not have their trash collected in a timely manner, which has led to a serious rat infestation. Not a handful, hundreds. All over the place, including the trees, fence, parking lot, sidewalks. Friend and I got stuck in her car the other day because they were running underneath and we couldn’t get out. Complex assured me they are working hard to combat the problem, though there is a giant pile of trash bags OUTSIDE of their dumpster that’s been growing in size over the last 48 hours. Stay away from this complex and spend your hard earned money somewhere else!
DO NOT SIGN A LEASE WITH THIS COMPLEX. My move-in experience has been completely and 100% unorganized, unprofessional and sloppy. The leasing staff does not take accountability for their actions and even the own property manager is unprofessional and very rude. Ive had countless problems and miscommunication with this leasing office since I moved in in August and all I can say is that Im counting down the days until my lease is up!!! Please do not make this your new home!
I actually love my apartment, meaning my actual apartment. The office staff, however, is awful. Vicki is surly and rude and quick tempered. Even my insurance agent was shocked at how rudely she was treated when she had to call about an issue with some paperwork. The grounds are not well kept at all, the breezeways are filthy, and they will not return a phone call. Perhaps the most unprofessional office staff I have encountered. Zero stars for that.

Do not live here. Since they went under new management this past summer, it was a nightmare living here. Rent was such a hassle every month - bills not matching the resident portal. The resident portal was only charging me my base rent so I had to call every month knowing that I owed additional in fees. I didnt want them to come back and hit me with late fees, so I had to take it upon myself to give them their damn money. They dont empty the dumpster anymore - I guess issues with the company that was doing the valet trash. It was constantly cancelled so I was basically paying $30/mo to take my trash to the overflowing dumpster myself. (See the pictures on that guys Yelp review. So not kidding about the overflowing dumpster.) Another example of how disorganized they are is when they kept calling me over and over saying they were going to remodel my patio into a fenced in yard. I ignored them thinking they would figure out their mistake eventually until I got a passive aggressive voicemail from someone saying I needed to respond. I called them back to let them know theyre calling the wrong person because I live on the THIRD FLOOR. Not sure how youre going to add a yard! Not only that but they were referring to apartment #321. I live in apartment #311. Knowing such a big transaction had just taken place, I did not complain and remained patient and cooperative while I lived there despite all of this but holy moly! I was getting so tired of living there.Luckily I bought a house and ended my lease early. I paid my rent, reletting fees, and cleaning fees/additional water charges just like I was supposed to. Now theyre coming back saying that they put this guys deposit money in my resident portal account (not bank account). That explains why I had a random $200 credit in my account when I moved out. I was confused about it but didnt really care because it was a credit, and the money that came out of my account for my last auto-draft rent payment was normal so I didnt accidentally overpay. I honestly wasnt even surprised. Everything was always so jacked up, I figured theyd made some kind of mistake and would fix it eventually. Now theyre saying I *owe* them $200 dollars and to pay up. How can I owe $200 when it was a credit in my account? Meaning I had a 0 balance moving out? If I truly owed $200 then my balance would show 0 because this poor guys money would have paid what I owed. Its basic math! I just dont get it. The statement they sent me showed it was for a reletting fee (which I already paid in person) and for carpet cleaning (which I already paid via check). They cashed the checks so I know they have records! Ridiculous. I thought I was done with this place. Im so done with living in apartments, and its because of places like this who are so unbelievably disorganized that they cause undue stress for people who are just looking for a nice place to live.I am a responsible and honest person who always pays my debts. I always paid my rent on time even when I had to go out of my way to do it. But it seems even when you do everything youre supposed to do, someone is still always trying to screw you. I write this review as a warning to people looking for a place to live to avoid this place like the plague. And if you do choose to live here, be sure to document EVERYTHING so you dont get screwed after the fact. Look at the reviews on Yelp - those are most recent and the most accurate. Horrible place to live.
Unfortunately the leasing team are not very nice except for Teri, shes the Manager. I dont know what has happened in the past year but theres tons of constructions going on every single month. The pool is closed and its way past the time for it to be open. The whole overall experience here has significantly worsened. We are not renewing this year....I would look somewhere else, like their sister property behind them.
The most awful office staff Ive encountered. Ive lived here 5 years, and up until now Ive had no problems with the office staff. They act as though its a pain to assist you, and are constantly closing the office 10 minutes early which is a big deal when you have to rush home from work to try to get to the leasing office before they close. The front gates are always broken, dog poop is all over the grounds, and its frequently unkempt. The nicest portion of the staff is the maintenance team.
Ive had numerous issues in the past and will say that Melanie and her team has worked really hard to cleaning the property. Although, it is more work to do it has improved tremendously. Its less cigarette butts, poop, and leaking trash bag on the ground in my building. Please continue to hold the tenants responsible for their actions. We pay too much money on rent and other fees and dont feel safe and welcoming to walk. Can you keep the gates working but most importantly I get tired people that dont live here can come through without a key. It would be nice for the management to reimbursement our money from when the gate wasnt working
Very bad place to stay, cockroaches everywhere
Ive had no problems, since moving here in July 2014. Office staff has been friendly with me, so Im not sure whats going on with other folks. They are also very prompt, whenever we need something fixed. Maintenance workers do their job well. The complex ofice also gives out free breakfast, lunch, or dinner on occasion, which the kids really like. Stuff like breakfast tacos, pizza, burrittos, etc. They also had movie night, shortly back. As for the pool, it was always open after I moved in. There was lots of construction, this past summer, that kept me awake in the mornings and days (I work nights). But I toughed it out, and its now a thing of the past.
The worst place to stay, factors like never clean the bruise way, no security had a big police look out incident happen last month. Got a new manager she sounds very rude. She talk to me today saying yes courtesy it’s an English word. Well I won’t come to USA if I don’t know English. She have the worst customer service. Plus last month there garbage disposal got broke and it took more than 13 days to fix some alternative n it took more than 19 days to fix it. I have a lot of pictures every day morning could see mosquitos, rouches, Rats. I never recommend Anyone this place.
I am very disappointed in the new management, particularly one woman thats in the office. I have been here almost 5 years and I am very disappointed and I will be moving when my lease is up. I think her name is Haait or Haqit. She is often rude and Curt and tells me to just estimate my rent because she doesnt know what it is if I ask for it before the first. That is very inconvenient and I know that they are new but thats highly unprofessional.
Ive lived here for 3 years and it was great! However, since the purchase by a new owner, it has become an embarrassment and Im counting the days until my lease is up. The breezeways, as well as the grounds, are constantly filthy, full of trash and dog poop. I, along with other residents, must clean it up weekly just to maintain cleanliness and yet we pay monthly fees to have this done. The current office staff are consistently notified by residents but nothing is ever done, unlike the previous staff who bent over backwards to please the residents and make this a pleasant and safe place to live. Excuses are given when complaints and concerns are conveyed. Thats IF you can get them to answer the phone or return calls. There is no one to maintain order. We cant afford to hire a security guard I have been told. With the high rent we pay, security should NOT be an issue! The Colony PD are on the grounds weekly due to 911 calls reporting drug use on the grounds, gun shots fired and other offenses that threaten our safety. These offenses are committed by apt. residents as well as the multitude of nonresidents who frequent the complex to utilize the amenities. The amount of unsupervised chidren is out of control and consistent damage and littering of the complex is a nightment and again, has been left up to the residents to attempt to create a solution. There are rules but they are not enforced by any stretch of the imagination. I could go on and on but it has become a moot point. My suggestion to corporate and management is to follow through with the initial promises made when I moved in, careful screening of future renters and LISTEN TO YOUR RESIDENTS. We pay too much to be forced to live this way.
I lived there for almost 3 years Paid all my bills on time, When I moved in I had few problems like carpet and the bathroom and couple drawers were missed up and holes on walls I submitted few requests regarding all that they came and wash my carpet couple times and thats it .. when I moved out I went to the lease office and asked the lady about my balance I wanted to pay it in full she gave me the amount I wrote a check and paid in full they came and saw the apartment nothing wrong except for few holes in the walls . I got an email asking me for 600 carpet damage which was already there and 500-600$ they say I owed them, I went to the leasing office and they asked me if I have any evidence .. They are just liars and they did not show me any pics before and after and she said that girl was new and she doesnot know and the manager is not here ...I am going to share my experience with all people that I know and I was so happy staying there and told my friends about that place ... they just want to take as much money as they can from you ... WORST PLACE EVER DONT WASTE MONEY OR TIME THERE
Honestly, Ive never had any issues here. Everything is fixed very quickly, and a heck of a lot faster than when renting a house. Not once, have I ever seen bugs in my apartment. Nobody has ever come close to assaulting us, here, and we dont live in fear. Kids leave their stuff outside, unsecured, and it appears to stay put. The complex does not accept Section 8 tenants, so whoever lives here is paying full price. The Colony, itself, has had a few murders, drugs, and crime headlines in the news. Despite being a generally safe area, compared to the rest of the metroplex, there are some older parts of this suburb that are kind of shady at night, known for meth traffic. Matter of fact, there are some houses that accept Section 8 tenants, near the high school where my brother lived, and he had several issues with crime and attempted theft. So lets not act as if this complex is a brewing pot for crime. Its going to see as much crime as the overall area sees. Even the bars at the Austin Ranch apartments have had their drama, including a murder, a couple years back. My only complaint is that the new corner store, across the street, has appeared to bring out some of the walking night owls, who do look kind of shady at times. The dog poop is an issue, at times, but other than that, the complex is decent and clean. And yes, there always appears to be issues with the gates. But its a decent complex for working class tenants and families of a growing area. Want something more fancy and expensive? Then mozy on down to the other complexes, which may charge $500-$700 more per month. Regardless of what you hear, this isnt Highland Park. Overall, The Colony is a rising and fast growing area mixed with both old and new, and upper middle class and lower middle class. The schools are decent and the job market for teens is unbelievable here. Thats what you are getting when you move to the area, much less the apartments.
They cant even get my name right (see owner response) btw nothing was resolved -- Ive lived at 6 different apartment complexes in my life so I will begin by saying its an apartment, they all suck in their own way. I am comparing this place to the others Ive rented in DFW. All have paper thin walls and the usual BS. I will list the things that stand out as the biggest issues.Cons:--Gates broken for 10 of 13 months I lived there. ----> (-half star)--They charge you for Valet trash but dont pick it up (btw they charge you a fee if you have trash outside your door for pickup outside 6-9pm (fee trap for sure). ---> (-half star for the hassle)--Dont rent a unit on the Memorial side, extremely noisy (sirens, people going WOT/racing on the straightaway etc.). Sirens are from nearby fire station, they blast them at any hour. ----> (-1 star)-- Maintenance is touch and go. Either get an issue fixed in a few days or 3 months. ---> (-half star)--My mailbox was tampered with multiple times. I notified the FO and they shrugged it off, multiple times. My mailbox was open completely on a few occasions, and they essentially suggested that I left it that way. --->(-half star)--I was given a notice to pay a fine for having a pet, I have no pets. I went to the FO to dispute and they claimed I was lying. Keep in mind within minutes of receiving the notice I went to the FO to dispute this, and invited them to come have a look for proof. Certainly not enough time to remove pet hair, pet food/stuff, and the pet itself. Later, a member of the staff told the FO they got the apt # wrong. Neat.... Thanks for questioning my integrity FO oh and for that half assed apology. ----> (-half star)--Dont bother paying for covered parking, $35. They dont monitor it at all. I paid $35 a month to avoid potential hail threats to my car. Ill let the other times people parked there go but, on a few different occasions if a rain storm was forecast, I would come home to see a random car parked in my spot. Talk about not worth the money. I paid $455 to police my own parking spot. --->(- half star)--Post move out I was charged $400. I have lost deposits (2 times out of 6) but typically receive money back. I understand how this type of stuff works, its kind of a law of averages, BUT, over half of the $400 was not for damages! *The FO re-billed me for 3 months of water/sewer. This is a charge that is added onto the rent total monthly, and I have the varying monthly payment amounts confirmation to prove that.* Also I was charged for a full month of trash service (moved out on the 14th). Lastly, they add on a few admin fees. All this being said, damages were a shade over $150 and the rest is extra fees....(I had a TV mount stuck on the wall and some paint damage, even though they repaint regardless) I notified the FO about the stuck mount and paint damage (from pictures) and was told the fees would eat up my deposit of $80 and maybe another $50 or so since the tv mount was stuck. They were off by $100 on that estimate... But like I said earlier, I get it, and am willing to pay for those issues. *I just think its a little odd to be adding on additional water charges for a 3 month period etc.... (we shall see what they say when i dispute it)* regardless of outcome this has had no bearing on the rating. Apartments all over pull this kind of crap post move out. Just heads up for the headache of dealing with it.*Update* Apparently at move in they are supposed to notify you that the city doesnt charge you for water/sewage for 3 months... seems a little hard to believe looking at my payments... but the buck has been passed and I have been locked out of my account to view a monthly statement. As I mentioned this issue has not affected my rating of Avana.All in all the place could be worse, but is by far the worst experience I have ever had. Lucky for you, there are a bunch of complexes with the same price point in this area. 1 star is deserved, too much hassle for the price point.Pros:--Good location.--No bug issues--Decent floor plans
Been here for 6 months. I can say that I am not a fan of management. Only one person there seems genuinely interested in helping and hes only been there for a month. I have had issues with cigarette smoke coming into my apt and each time I put in a request nothing gets done. I have even brought in management (female, shoulder length blond hair) and she blatantly lied about not smelling anything when it was more than obvious of the smoke/smell. I have small children living with me so it is beyond frustration. Out of 6 months here, the gates have only worked about 3 weeks in a row before not working again. They have been open 24/7 up until the shooting a few weeks ago. And even now, the system to reprogram the remotes are down as my remote only works on 1 gate. Cleanliness is pretty good as maintenance does a good job of picking up trash. Back to the blond female with shoulder length hair, I have encountered her 3 times and each time she was aggressive and not helpful. Her mentality is thats just how it is and its my fault for not knowing or adjusting, she has no interest in helping and no customer service. Today, I had an incident with a package that hasnt turned up after they management office signed for it. She said, we sign as courtesy and we dont have to do it. We dont check the packages, we just sign and thats it. I told her, courtesy or not, once you sign for a package it becomes your responsibility and you are liable for it. Her response (in her typical aggressive/negative/unhelpful tone); Well then You can talk to the manager while shaking her head in disgust that I had the audacity to tell her that the staff is accountable for mail that they sign for. There is more, a lot more to go over (like the 10s of moths that hatch near the water heater every week), but do not come here. I gave it 2 stars solely because maintenance does keep the place pretty tidy, beyond that it is a crap shoot. Dont expect management to do anything but let you know when your rent is due. There hours are sub par as I rarely get home before 6PM (when they close). Go elsewhere, as I will not be renewing my lease....8/8/16: The assistant is the worst to encounter and lacks any form of customer service. To say she goes above and beyond is a misnomer. I am willing to gamble that most of the negative management comments from other reviewers stem from her. She deals with the things you (manager) does not see, she should be dealing with staff training, process, and procedure. Moving on, The moth issue is getting WORSE. I killed over 40 last night in the laundry room and there are 20-30 more this morning. My wife is going through all the food that has succumbed to moth larve. Nearly 2 55gal garbage bags full of dried food gone, and were not done going through the food. The gate issue is frustrating, the false sense of security it provides is one of the reasons my wife and other family has moved here. I dropped it down to one star. The pest, security, and management (assistant) issue need to get sorted out. Cleanliness is not enough. Sadly, I have lived in other apartments that were not as clean, but they had the nicest staff, zero pests, and better security measures in place.
This place is terrible. DO NOT MOVE HERE! I dont know how these people keep taking my review down but ill keep putting them back on in the hopes of saving people the stress of living here! Everything about this place sucks. Theres dog crap everywhere (even on sidewalks and streets), as well as trash everywhere as well. You can find anything from drug bags, McDonalds bags, beer cans, cigarette butts, condoms, and my personal favorite broken glass just about anywhere. I use to think it was just the people who lived here who didnt give a crap about others living space, but obviously the staff doesnt care either since they would rather get rid of my reviews instead of addressing them. The walls and ceilings are paper thin, i can hear my upatairs neighbor constantly. Dont let the low price fool you. If you move here you can tell people you are now a proud resident of the slums! Also your toilet and shower will start leaking this gross black substance. You can clean it all you want but itll be back in about a week or two. Again DONT MOVE HERE ITS DISGUSTING. I promise im not a competitor planting bad reviews, just a pissed off resident. This is the third review ive posted, and im sure it wont be the last. Ill probably have to contact google and maybe i can get them to make sure this stays up. Dont get suckered into a miserable year off your life. Hopefully theyll have the decency to leave this post up and not continue the lie.

SO MANY ISSUES WITH THIS PLACE! My AC has gone out, the bugs are terrible everywhere including inside your apartments, and the theft and crime is outrageous! DO NOT MOVE HERE! Three robberies since I moved in last October, IN BROAD DAYLIGHT!!!! Now today at 10:30AM we get an armed robbery where SHOTS WERE FIRED RIGHT OUTSIDE OF MY BEDROOM WINDOW! Single mother of a four year old, and I am outraged. The office employees are terrible to deal with, you never want to even speak to them over the phone, and our security gates havent worked a full day since Ive been there. TERRIBLE APARTMENTS AND I WANT OUT!

The atlantic stonebriar has been an amazing apartment complex to live in. The staff is very friendly and helpful and best of all there is a lot of security for our family, I lived in apt 722 for two years and I recommend them, it was spectacular.
