This company completely failed at the one thing they were hired to do: find major problems that would require expensive repairs on a 100 year old house. Floor joists had fallen from their supports, which caused a staircase to fall, major plumbing failed after we moved in (all of which was visible from a crawlsapce), a garage roof had been leaking for an extended time, casing structure damage. We are on the hook for as much as $100,000 because the inspector missed these things. This is house #7 for me, in three different states. The only time an inspection service flubbed so badly. Stay away.

John did a really thorough inspection on a home we recently closed on. He did a fantastic job walking us through the house during the inspection going into detail on his findings. I would definitely recommend him and Beryl Engineering.

Ive used Beryl in the past to close out permits from previous owners of the property. I used them again to prepare for the selling of my home and I recently used them to help with an insurance matter.They are beyond professional!We all know that homeowners insurance in Florida can be challenging. I had to go back to Beryl four times to get an insurance form in the format that the insurance company needed (not their fault!!!) Beryl always responded promptly, professionally, KINDLY, and never showed any lack of patience or irritation with my many asks.Im pretty tenacious about getting a task accomplished - even so, when I have to go back and ask a company for more or change, it makes me anxious. Not so with Beryl. I cannot emphasize enough how they strived to understand what my need was and how they could help me without ever treating me like an annoying customer.Today, the end goal was accomplished! Insurance on the property was able to double in coverage with proof of all the updates and, as it turns out, with a savings in premium.THANK YOU BERYL for all your efforts and truly caring about assisting your customers.

This review comes after 5 months of owning our personal residence in St. Petersburg. We did a full home inspection, 4 point, and Wind Mitigation through Beryl. James Holland was our inspection. On the initial inspection he caught an old roof and old water heater, saving us about $7000 in repairs up front, which we made the seller fix prior to moving in. About 2 months into living in the home, we noticed stair step cracking in the concrete block. We asked Beryl to come out and take a look again, in which they determined the wall had settled due to poor grading and water gathering by it. I was upset this was not caught on the initial inspection. Fixing the grading and the cracks in the wall cost me $5400 out of pocket. Also, James did not check for hurricane straps in our attic on the wind mitigation report, so Ill be crawling up there to take pictures of them. Overall, I like the owner of Beryl, Leo Cannon, and do believe he runs a solid operation. I do not recommend James Holland for home inspection though, therefore, this review is four stars instead of five.

I contracted Beryl Project Engineering to conduct a structural inspection because another company had made an assessment of my property that did not seem honest and thorough. Needless to say this other company was trying to take advantage of me in the situation that I was in. Beryl demonstrated they are an extremely professional and ethical company, not to mention highly experienced and qualified. They completed their inspection, provided an excellent, fair, and honest assessment that in the long run saved me thousands of dollars. I am in the process of selling my home and found out that the a/c company that I had install my a/c system 20+ years ago didnt close out a permit correctly. I gave a call and within a few minutes, I had an appointment to have the final inspection done without question. In turn, I had the copy of the final report later that day. While in the process of completing a loan we were told that we need an appraisal and during that appraisal a crack was found which resulted in a demand that a structural engineer certify that the crack did not affect The structural integrity of a home. I called 2 engineering companies and was told that nothing is available until the following week. I called the third company which happened to be Beryl engineering. They immediately set up an appointment for the following day and we’re here at 10 AM. as promised. They completed the inspection and have been written report by the following morning which kept me from experiencing another major delay. If I need a structural engineer in the future I would certainly call Beryl first.

I hired Beryl to inspect a non permitted roof replacement. They arrived on time and did a great job. I received an inspection report and letter to close out the permit.I am happy with their service.

This was the 2nd engineering firm I hired to take care of old permitting issues from 2005. I inherited these problems when I purchased the home in Dec 2018. I needed a letter from an engineer stating that an addition made to the whole back side of the house had been done up to code.The first engineer o only went upstairs to check the air conditioning and took over a month to submit a report, and then only after I got uppity with them. When they only submitted for mechanical, and I needed for electric, structural, and plumbing, he finally told me he was not qualified to do structural.I searched again for another engineer. Within a week Dexter had arrived, called when he couldnt get across the bridge (the morning the car went off the Howard Franklyn Bridge), and did a thorough inspection, checking out each room in the addition, the plumbing, electric even taking off the cover of the panels inside and out, and finally getting up on the roof.The county had the report in 2 days. All of those old permits are now closed and I can FINALLY have my new hurricane windows and doors installed, AND get refinancing with my credit union. Both things could not progress with outstanding permits.I wish I had had Beryl as my 4 point inspectors. Im sure I would have been informed that there were outstanding permits, 13 years old.I would recommend this company for integrity, timely fulfilling of agreement to do the work, and thoroughness.

Anthony was magnificent! Not only did he do a great job with the foundation inspection, he found several other issues in a home my girlfriend and I were looking to buy. He saved us thousands of dollars in repairs and a very costly mistake in purchasing a home that looked great but hid some very problematic features. Go with Beryl if you want the best!

Im in the process of purchasing my first home and Beryl was great to work with for my inspection. During my inspection, water wasnt turned on so my inspector wasnt able to review the inspect the plumbing system. We had to wait for the city to resolve it. Lance sent us the report without the water. Then after the city came out, he went back out on his own, inspected the plumbing and then sent us an updated report with the plumbing, free of charge. Beryl Project Engineering did a home inspection for me on a house that is 93 years old! They did a great job, crawled under a tight crawlspace, came back with extreme details on anything they saw, and at the end of it talked to me like a person to explain it all. They did this all on super quick notice too! It was a quick turn around 30 day closing and they were able to get out to the house in just a day, and had the report turned around and in my hands just a day or two after that!Very good experience, highly recommend!

During the course of selling our home we discovered that a recent roofing job was performed without a permit, and a portion of the work was defective. With time running out on our closing date, Leo oversaw the inspection and repairs, and certified the roof as complying with all codes. Kimberly managed to have us in full compliance with Hillsborough Countys after-the-fact permit process on the day after the repairs, which was also our scheduled closing date. Beryl Engineering and their top-notch personnel saved the day and prevented a total train-wreck on the real estate settlement. We cant say enough about their responsiveness and professionalism.

We purchased a home sight unseen in Tampa. Being that we lived out of state, we sought a reputable company to look out for our best interest because we would not be at the inspection. This company was referred to us by our realtor. Needless to say they did not look out for our best interest as buyer . Before we even moved in the home,there was a leak in the ceiling that came from an undetected leak in the roof. This caused us to incur an unexpected expensive cost as new homeowners in Florida. We felt that the inspector did a sub par job of inspecting the home and after speaking with the inspector, I dont think he even put much effort in inspecting the roof because there were also seven broken tiles along with the leak and water spots on the ceiling. He placed most of the blame on the realtor because she never disclosed to him that there had been a previous leak in the home....the blame game. I have many friends who are planning on purchasing a home in Florida upon retirement.I will never recommend this company to anyone! I dont want them to have that costly lesson too!

We scheduled an appointment with Derek the following week. He came on time, inspected & took photos. He also put us at ease with the whole process & Dexter was very professional & also very knowledgeable. The next day we had everything we needed to clear up the open permits. They arrived ahead of schedule and were ready to get to work. They were professional and courteous. When asked questions they were forthcoming and direct to the point. We had other inspections/companies there as well and worked well around each other. Id recommend without a doubt.

Engineer was rushing through the inspection. Looked like he was trying to hit as many home inspections he could for that day. My home inspection was done in about an hour. Not worth that amount they charge the customers. Would not recommend to anyone.

We recently moved here from out of state. We had Beryl do an inspection on two homes. We passed on the first home due to all the issues. The second home we had “what we thought” all of the major repairs issues addressed and then purchased that home. Two months after moving in we discovered what was a fake air vent grate put over a hole in the ceiling in a bedroom that was covering a plumbing leak from the mater bedroom. We had to repair the plumbing issue, have the wood sealed in the walls and replace the drywall on the ceiling. This is something they SHOULD have noticed during the inspection! Isn’t that why you pay for an inspection?? Now they refuse any fault and do not want to give us our money back for their mistake!! Do NOT use this company for your inspection unless you don’t want a thorough inspection!! Very dissatisfied!!

I hired Beryl for an inspection concerning an old abandoned permit that a title company found during the sale of my home. Beryl responded with professionalism, showed up promptly on time and had an easy efficient online process.

When running into issues with this company, the owner does not own up to anything. Hes also very condescending when confronted. Do not trust beryl. If anything goes sideways with them, just know that you me be liable for their mistakes. I would give them no stars if Google would allow it.

John Astl was my home inspector and I was very pleased with his expertise, thoroughness, and professionalism. John allowed me to follow him along during the inspection and answered any questions that I had along the way. More importantly, at the end of the inspection he gave a summary of his inspection describing the overall condition of the home; the minor and major issues with it; as well as updates and improvements that will benefit the life of the home. The written report was done very well and had detailed descriptions and photos of all the areas inspected.A home inspection was a requirement in order to have my VA loan approved, as well as to get homeowners insurance. Most of all it was important for piece of mind in our home purchase and having John as our inspector made it so.

We hired berly to write a report for a repair a contractor was reluctant on fixing and paid $750. We worked with beryl from the beginning of our fixer upper and they recommend some contractors to us as we live out of state. Turns out theyve been working with the contractors and probably had some kind of deal with them this whole time and they actually turned in their report we hired them for to the contractors! do. DO NOT HIRE THIS COMPANY. We had been frauded from the beginning with this. Im sure the owner or whoever from beryl did not anticipate this and had referred us this to the contractor but now they are together against us. Im actually going out of my way and made this Google email just to let people know about this horrible company. Do not work with them or any contractor they recommend. Most likely they have some kind of kickback deal they get for getting contractors jobs.

In my opinion you should stay far away from Beryl Project Engineering. We hired them to inspect our home as an out-of-state buyer on recommendation from our realtor. Two weeks after moving into our home, we wanted to paint. Somehow the inspector missed the extensive water damage in the dining area, kitchen and loft area. The walls in the dining room were so wet and weak that the painter’s hand went through the wall when he was about to start to paint. The baseboards were protruding and rotten. The kitchen cabinets, kitchen walls and dining room walls all had mold and in some cases the dangerous black mold. We had to vacate the property and had to have mold remediation completed. The previous owner obviously has responsibility in lying and trying to cover the water damage in areas by painting over them. But we subsequently hired more experienced and licensed contractors and they said any inspector should see the signs right away from this type of situation because it happens in Florida more than other places and this situation was so extensive. But they certainly identified obvious defects like bulbs being burned out, a screen being torn and the roof being dirty. Extremely dissatisfied customer.

This structure was concerning to us due its age and slightly leaning walls. We had minimal time to decide if we should cancel our purchase agreement and get our deposit back. As part of the process a HUD consultant is called in to inspect the property to ensure the repairs are exactly what is needed.Leo came out and did this inspection. He was familiar with this special type of inspection and helped me understand how it worked. The inspection detailed and systematic and he explained everything that he found. He then wrote a detailed report and sent it to the mortgage company and it is now a part of the loan.Thank you so much Leo for helping me through this process. I emailed Beryl Project Engineering because I needed a structural engineer to check something on my home per an inspectors request (I am selling my home). Within 15 minutes of sending the inquiry email I received a call, had all my questions answered, and got on their schedule to have the engineer come out. He came out punctually on our scheduled date, was very professional and courteous, and provided me with a detailed report of his findings. I highly recommend this company.

I spoke to William and Leo over the phone and Scott came out to do report. All three gentlemen were wonderful! I had appointment set two days after initially calling and the day that I had the inspection done I received the report over email same day. I wouldnt use anybody else and would be more than happy to refer them to anyone.

Excellent company. We had Anthony come to do our home inspection. Not only was he completely professional but he had no problem explaining what he was seeing and explaining the best way for us to address any repairs that needed to be done. And the after inspection reports Beryl supplies was amazing. Very detailed with pictures of any concerns but easily understandable to someone that might not know the technical aspects of it all.

Due to a home & termite inspection, my daughter needed to have her home examined by a structural engineer. The original home inspector indicated that there might have been damage to the trusses of her home from termites. (I was the one who hired them and was there for the structural inspection). Beryl Project Engineering was recommended to me and now I understand why!! They were great! They were prompt, very thorough, professional and courteous. They provided a complete inspection report which gave us peace of mind as to the structural integrity of the home. I am very familiar with general home inspectors, however, having this experience using actual structural engineer for this one, if I was buying an older home or one that had any question at all, I would always hire a structural engineer to evaluate the foundation and structure of a home. The cost was very reasonable and the information invaluable.

Leo at Beryl Engineering was prompt and handled our situation just as he said he would. He made the site inspection and within a day or two, he had written a letter to the county and given them what they needed. We would highly recommend. Our problem was resolved with the county permit dept in about a week or 10 days.

I gave them about two days notice while I was in my inspection period and they scheduled me without a problem. They did everything they said they would and did it on time. They followed up to make sure I was happy and if I had any questions. Highly recommend!
