Lived for all of last year. Upkeep and maintenance were great as was service in the office. Shuttle was reliable for transportation to campus and study rooms were well kept and always available.

Theory is one of the best student housing apartments in Syracuse. It has amazing amenities, not to mention, an excellent leasing staff. Jessica is super nice and professional. Parking garage sticker stopped working with only 2 weeks remaining on lease. Asked for a temporary pass and staff greedily demanded 35 dollars for a new one. In addition, most amenities were completely closed down for more than a year. Very rude to deal with also.

The staff at the Theory office were so comforting and reassuring that they would help me find my pet. Specifically, staff member Madison went above and beyond to help me locate him. Great apartment for someone looking for house near campus.Theory Syracuse is an excellent apartment for someone looking for a house near campus. It has nice amenities, including the gym, parcel system, study room, and computer lab with a printer. Also, you can expect great customer service from staff. My last luxury apartment complex I lived at near campus was horrible, but living at Theory has exceeded my expectations. The rooms are spacious, the walls are fairly dense, and there are lots of amenities and storage space. As someone who goes to the gym often, I can say the space and equipment can fit almost anyones needs. It is always nice to be able to soak in the hot tub after. Additionally, the staff is extremely helpful and kind, and my roommates and I love talking with Olivia at the front desk.

Living in Theory these last two years has been such a privilege and I can’t say enough wonderful things about the apartment and their team! When living in an apartment complex, it is so important to have management who care about their community. Ben Skelly is so kind and will always greet you with a smile!! He is always there to listen to any concerns you may have and will do whatever he can to help you out, which is not something everyone will do. The entire team is very friendly, including maintenance, and very quick to respond! The building itself is very modern and has spacious rooms with lovely furnishings. The amenities top the charts here in Syracuse- outdoor patio, hot tub, game room, gym + sauna, bike storage, an underground parking garage, the list goes on…my point is, Theory feels like home away from home, and it wouldn’t be if it wasn’t for Ben and the team being so welcoming since the first day I stepped into this building!

Staff is extremely unprofessional and rude. One of their employers, Jessica, especially. Never met such an arragoant and disrespectful person until now. She has been complained about throughout the building for her attitude and upright unprofessionalism! So sad to come across individuals who take out their insecurities and anger onto others :/

The staff here is super friendly and always willing to help with anything you need!! My favorite employees are Jibreel, Olivia, JJ, Ben, and Sabrina!! Shout out to them!! Every time I go to the office to be let into the gym, they welcome me with smiles and enjoyable small talk (& I usually dont like small talk, but theirs is nice for my minimal social interaction amid a pandemic). They also hold fun contests and raffles through their social media accounts and I even won a $50 Nike gift card!! I highly recommend living at Theory Syracuse. :)

I had the pleasure of touring this facility when I was visiting Syracuse. I enjoyed learning of all the amenities the units have to offer which make you feel like you’re living in a high end apartment, while still managing to make you feel like you’re apart of a close-knit community. The property itself is beautiful and well kept together. The office staff and management were very professional and helpful. If I had chosen to stay in Syracuse, I would not have hesitated to live here.

This is the first time I have lived in an apartment complex and it has been such a great decision. The building is very clean and has become my home away from home. I wouldnt feel this way if it wasnt for Ben. He helped me with any questions I had regarding my apartment and the building itself. If anyone has any questions I recommend going to Ben because he really is there to help the residents have a good experience at Theory.

My brother used to live in this building, and every time I visited this building I was very impressed with all the amenities the building offered. My brother gave me a tour of the building and the workout facilities, courtyard, and game room were extremely beautiful. I sadly enough do not go to Syracuse University, but if I did I would do anything possible to live in this building.

Theory Syracuse is the place to be. I have never seen an apartment complex that caters to their student’s needs so much. There’s ample of study spaces and plenty of areas to wind down in their courtyard. I spoke to Jibreel, and he was incredibly helpful. I would definitely recommend this to people living in the SU area.

Its a rare combination when someone is both smart and helpful.Sara has been so helpful to lock down all of the details for my daughters first apartment including the unit selection, parking spot and more. Claimed they had visitors parking when we first signed, then there was no visitors parking. The extremely loud fire alarms consistently went off at random times of the night (2-3 am) and management just states it was a test-run. Also, I signed up for a 2 bedroom but was never informed about my new roommate. I was in my apartment alone for weeks and suddenly my new roommate walked into my apartment, no warning, notice, email or anything. The first month the air conditioner was not working and the manager ignored all my emails in regard to this.

The staff is rude and unprofessional. In addition to this they have unwritten policies that they will enforce. My issues with them were around 1 a month and they required me to use my attorney in order to get out of paying for things that were not in my contract. Do NOT live here. It looks nice but don’t be fooled.

The staff at Theory Syracuse are hands down the most friendly and inviting people to work with when signing a lease. They respond very quickly and our there if you need anything in the process. I worked with Madeline Warren, she was the best, on top of everything and knew her material. The building is very clean and high tech and I am truly excited to live there in the upcoming year.

This place has been nothing but headaches. I moved in and everything seemed fine and dandy then they forced me to move ( switch apartments within the unit) to accommodate people that wanted to live together when I was already their first. They also didn’t fix the plaster and holes in the wall and I was told to just put a poster over it. I offered to sand it and paint it myself but they wouldn’t give me any of the paint as they were painting other rooms within the unit. Then when I left they tried to charge me for all the damages the last person did even though I brought it to their attention before I even moved in. The hot tub is hardly ever opened and the staff can be quite rude/ especially if you constantly bring things to their attention or make request. Security is hardly staffed so the hot tub is hardly opened at night during designated hours. And when I was unsafe with a crazy roomate that literally has the cops called multiple times, the staff said their is nothing they can do, but when I become a pain they do as much as they can to get rid of.. overall really unprofessional as to why they can’t keep a constant staff, and so not recommend. Overpriced for the actual availability and access to things. I left the apartment in better condition than I got it, and they want to charge for every nit picky thing.

- Summary: Yes, I recommend living in Theory Syracuse.- Advantages:1) As an engineering grad student, I care about peacefulness and calmness. They placed me on the 5th floor in the last apartment away from all of the noise in the hallways or the noise from lower floors.2) I had great roommates in 4 bedroom apartments. I sound proofed the wall and the door myself, and I placed a sign on the door informing my roommates when I am sleeping or recording my YouTube videos. Be sure to ask the management to match you with good roommates or else it will be a nightmare like the one I had in an apartment building before I came to Theory.3) For international students (and others not from Upstate NY), you need to know that Upstate NY is so cold and snowy especially in Syracuse. Theory Syracuse provides a free Shuttle Service to campus which really is great.4) Of course, there is the gym and the Parcel pending thing (where you pick your packages from the mail by entering a code on the ground floor without needing to go to the management office).5) I pay 814$ a month, so at this price point, I am satisfied with what I am getting. You can live in an apartment off campus and pay 700$ for a whole apartment or even 333$ for a shared apartment, but I picked Theory because I don’t want to be in contact with an individual owner. Also, it can be unsafe living off campus in a house in Syracuse. Theory has a security guard at night. Also, you need to scan your FOB everytime you use the elevator, which is great for security.6) Study rooms are great, I like that they face the street with glass walls. The printing service (you print directly by sending your documents to a specific email) is good.Disadvantages:1) Sometimes I receive packages from Amazon but the team takes long time before placing them in the Parcel Pending boxes. This can be a bit annoying.2) Living in the farthest apartment from the elevator can be exhausting every-time you want to go to your class or get a delivery.3) We had a problem with the internet connection last month, it was extremely slow. It took them several days to fix it.4) The apartment living room is smaller than the previous apartment building I was living in (U Point). However, the bedrooms are usually bigger at Theory.

I’ve lived in a lot of places during my time at Syracuse, but Theory has hands down been the best housing in terms of accommodations, staff, facility, and community. On top of the brand new building, appliances, and amazing residents, Maddy and the entire staff has been incredibly friendly and helpful since day one. Wishing I had one more year just so I could live at Theory. Thanks for making my senior year of college the best!

My friends and I signed the lease at Theory because we all loved the proximity to campus, cheaper price, and nicer rooms. However, I had to drop the lease due to some personal reasons. Finding a subletter in this time of year was next to impossible but the staff at Theory, especially Maddy, really went above and beyond to help me out. I have really enjoyed living here at Theory. I’m honestly sad I’ll be leaving at the end of this year but I definitely recommended this place to all my friends for next year. Went on a tour today with a friend at theory, had high hopes. The girl who helped us ‘’mariana” did not know pricing, was not that nice or friendly and did not even great us when we came into the office. I asked about the sauna if you guys have a steam room as well and she said this is the steam room the sauna is the same thing. It is not it is completely different. She didn’t even show us the full backyard area: made little to no effort during the 8 minute tour. Not mention the fact that the gym is dirty and being repainted right now due to a flood. Overall experience from this place was not good.

I can only say great things about Theory Syracuse. From the moment I walked into the leasing office for a tour I was greeted with a warm welcome from the staff. Although I bombarded the staff with a billion questions ( the deals seemed too good to be true), they answered patiently and honestly. The staff are enthusiastic and assuring about making sure that theory will accommodate your needs as a student. After touring Theory, I signed the lease the next day. Theory Syracuse is affordable, accommodating, and friendly. I couldnt have asked for a more pleasant first apartment leasing experience. If you are a student interested in housing near Syracuse University, I would highly recommend Theory! Especially if you are an SU Drama student or if you take classes at the Warehouse. Theorys location is ideal!

I was so disappointed, we drove from Buffalo to visit a few places to move, and Theory was at the top of the list based on their reviews and their website. But when we got there all the doors were locked and no one was answering the phone even though they supposedly opened at 10am. I ended up following someone into the building and honestly the ground floor and common areas looked amazing. But after wandering around for half an hour I finally found a note taped to the office door saying they opened at noon for spring break. But there was no way I could have seen that from outside the building, and it wasnt on their office hours or even their social media pages. I wont be back in the area until orientation and by then Im sure theyll be full for next year.

Would not recommend for students who are coming to Syracuse from out of state. Besides it being a brand new building, the front office and its system is flawed. The room I requested was a 2x2, and they had put me in a room with a girl but didn’t notify me until the day before I was suppose to move in? And I signed the lease months before. Just not sure how they wouldn’t be aware of it and why they couldn’t have prompted me before hand...I had to be moved to a 4x4. Every conversation we had with the front office seemed as if it was of bother to them and the overall customer service was poor. Have had to ask a few things two or three times before they were dealt with (P.O. Box/Trolley cart for move-in).

This place is a scam. The hallway smells like food and w**d all day. The gym and entrance are full with people who does not live here. And be prepared to be harassed when you are walking your dog around the blocks. The level of maintenance and management here is a joke. Giving it 1 star for living here really makes me mad things in the lease. They are not professional at all. If you want to have more complication add to ypur existing stress this would be a great place to live. And you rarely could access the jacuzzi. Many people that I know from this place all moved out asap when their leases ended. Also if your keys are stolen when you going to the gym dont worry they wont help you to get it back and you will have to pay for it.

At first glance, Theory seems to embody a luxury apartment with their large bedrooms, private bathrooms, beautiful courtyard, etc. However, while the actual architecture and features of the building are great, the rest of my experience has been very negative. My biggest issue stems from the fact that after I lost an apartment key in August, the key and lock were not changed until it was almost NOVEMBER. I placed multiple service requests, talked to the office multiple times, yet everyone was very uncommunicative with me and could not promptly change my lock. Furthermore, rather than charge me just for a replacement key, I was forced to pay for my lock to be changed and a new key for EACH of my roommates - this equaled $155, as opposed to the $50 I would have had to pay for this if I were in a dorm. I was informed that the lock had to be changed for safety purposes, which I would have understood if they hadn’t dismissed my requests for months; the delay compromised our apartment’s safety even more because we could not always lock it due to my lack of key. Now, despite taking over 2 months to fix my lock issue, I received an email informing me of the $155 charge to my resident portal within minutes after the change. Where was this speediness when I needed my lock changed in August?! This is not the only negative experience I have encountered; the company advertised on their website that they were offering $500 to residents if they referred a friend who leased with Theory, which I did, yet when I asked about it at the office I was told that this special is no longer valid. Yet, when I checked the website again, it was still there - this is clear false advertisement and it’s not at all professional to incentivize referrals through gift rewards, then reap the benefit but not follow through with the incentive itself. I have also faced many issues with receiving packages; multiple times, I would order something using express shipping and not get a notification of the package arriving until days after its actual arrival. Sometimes, I just wouldn’t get a notification at all and would have to go down to the office to ask if I had a package. Usually, the answer was that my package had in fact arrived and was stowed away with similar packages in the back of the office. This was extremely problematic when my parents sent me important items (including my passport) and I did not know the status of my items until over a week after it had arrived - again, that too after I had to take the initiative to contact someone. My only other issue with the complex is their Shuttle service, which does not run past 10 and is a huge inconvenience to face on weekends or when I’m on main campus working late. Luckily, the solution to this is taking the Syracuse Stage bus to campus, since the bus stop is just two minutes from the building. Overall, while the facilities themselves are great, the service needs to be improved upon. I will say that everyone I have spoken to on the team is very warm and friendly, but this kind of service needs to change.

Essentially an overpriced party dorm, with thin walls. If you actually care about sleeping (any day of the week, not just the weekends) and possibly studying at home, this is not the place for you. The internet is finicky, and so is the shuttle, and they usually don’t email you if there’s an issue. There’s a list of other issues as well, but these are the top three. Only two pluses: easy to access fitness center and within walking distance of campus.

Do not rent this place! Everything is good until you have a problem, and they never deal with it. After 3 months of move in apartments are still missing furnitures. If you submit a service request, they never come to fix it. You go down to the office asking for something, the answer is always that they don’t know and they have to ask the manager, who is never available to talk to you. They always say they will get back to you but they never did. It is literally the worst place I have ever lived even school dorms do better.

Haven’t even moved in yet and have had complications. When you call half the people don’t know what they’re talking about. Some people give out wrong information. It has been made very clear that the leasing office doesn’t communicate amongst others. Have had many instances where have held on phone calls and leasing consultant has said they would do something to my account and change never made. Filled out a paper lease and was called day before it was due saying they don’t have it. Really?

Moved into my apartment early and everything was set up nicely, all furnished with all amenities. The place looks spectacular, very modern, beds are comfortable. Issues and concerns were dealt with relatively quickly for me. Tempted to take one star away because the common area construction is behind schedule ( deck area and outdoor patio common area). Additionally, I wish there was a barbell in the gym (right now there is only a smith machine). This is a concern several friends have shared and perhaps something can be done about this in the future. Other than that I couldnt be happier. Management is very responsive and friendly.

LOVE THEORY but...! I was given an excellent tour from Alexis and fell in love with the place. I was ready to sign my lease the weekend I saw the place. My only hesitation was the lack of willingness to negotiate the term of the Lease.   Being a Newhouse student my program runs July 1st 2019- June 30, 2020. I explained this to Theory who said they will accommodate an earlier start date of July 1st,  but expect me to pay for a 13 month lease as their leases run until the following July. Therefore, they want me to pay for an extra month and will not let me finish my lease in June or try and find someone to sublet. This is their first year up and running so I feel they have not had to deal with the schedules of the students at  Newhouse @ Syracuse University,   as many other places are willing to work with me on the lease, but ….I just love Theory. I really hope they change their mind. My roommate and I are so excited about the potential of living here.

Theory is dope, period. Firstly, its close to food, a deli, buses, liquor store etc. and, the building is also the most creatively designed architecturally. Syracuse needs that modern touch. The apartments are designed nicely, seem to be bise friendly and has amazing amenities.All the staff seem to be super friendly and helpful as well! Ive been eloped by Marq and seen him improve peoples days with the style of engagement,any times.Besides the intercom not being connected yet, (things do take time and work, -and the building is giant...) Thoery Syracuse is perfect. People with long lists of complaints may be valid in their needs, experiences and concerns, but to assume and expect a new building and management team to fall immediately into perfect place, may be unfair to the workers and themselves.Thumbs up to theory! Thank you theory?!

All of the reviews on here are very accurate and true. Management is a complete mess. The walls are thin, the rooms are small and hardly anything works. Its clear they are in over their heads. I will say though, that the office workers are a few of the only bright spots here specifically, Marq and Ben who really go above and beyond. Anytime I have an issue that I need taken care of quickly I take it straight to Marq who seems to be one of the few that actually cares about his job and the people here. Honestly, take them out of the equation and this place quickly becomes a 2 star apartment complex. Any positive review about this place or management were from before the property opened and it still seemed like a utopia.

The leasing office is very nice to walk into. They have a very homie environment and show a lot of what their apartments will look like. They give a very nice in depth tour of the layout and furniture as well as the benefits that Theory has to offer. They already gave me an Amazon gift card just for a tour even if I did not sign a lease. When I signed my lease, and when my friend who I referred signed as well, I had received $500 for the referral. Since it is a new place on Syracuse everything is fresh and new for the fall which will make it a great place to stay as well. The leasing agents at Theory we’re very kind and generous and helped run me through everything that Theory had to offer very thoroughly. One of the agents, Zel, had gotten a lot of my attention from the theory instagram page and meeting him in person was great as well. He was very passionate talking about theory and how it would be a good place to stay especially for my last semester. He ran me through everything and even helped communicate with me a lot about rent payments through the school. Theory is a really good new place for Syracuse students to stay.

Definitely the only place off campus (8min walk to campus) worth renting and living in Syracuse! Although it was a rough start Im not exactly sure why others had a bad experience with management. Keep in mind that the building was opened a few days before school started. Due to the new opening of the building they mustve been overloaded with other things (Getting ready for the official opening). Staff/Management is friendly and willing to fix any issues you may have. The building has everything like a gym (like an actual state of the art), Hot-tub, shuttle, study rooms, personal washing machines, BBQ grills, game room, Fiber internet, free tv, outdoor fire pit, and saunas! Makes me wonder if the other reviews are just B.S. Also, free food on Friday and other social events!

Theory Syracuse really surprised me! As soon as I heard about there specials I went and checked it out. I met with a guy named Lanzel and he really showed me why Theory is really about to take over the off campus housing scene! Everyone have to check it out.
