Overall, I enjoyed my one year stay at Aspen Heights. I love how nice and spacious the houses are. The staff was incredible, especially Jaden. She was very helpful when I wanted to move out early. My only complaint is that for a lot of the year, the amenities were closed/out of service. Aspen was the last to open their pool and the basketball goal was broken for a couple months.I would definitely live at aspen again if I was staying in Stillwater. Definitely one of the best places to live!

Management is AWFUL. Rather it’s a busy time of the year or not, speaking to residents the way Noora does is ridiculous!! She hangs up on people, dismisses their issues very rudely in front of other residents and employees. I along with several others have contacted corporate about her and hopefully things get better at Aspen Heights Stillwater! Other than the management it was an amazing experience.

Since I am a parent who was helping my daughter to navigate roommate issues AFTER a lease was signed, I was so appreciative of the help I received. It was Noora the Senior Property Manager who helped me. I recommend Noora to the reader because of her professionalism and her proficiency but mostly for her can-do attitude.

Aspen Heights has recently gone under a new management and as a resident that has lived here for 3 years, I have seen tremendous change in the property and managers since the new management has taken over. They have been nothing but helpful and courteous to all my needs. The new Property Manager is awesome, she has helped me with everything I have asked and was left to deal with from previous management. I am excited to live here again because of the new and improved environment they are creating. All of the staff at the office and maintenance are great and go the extra mile to make sure you taken care of and happy. I recommend this to anyone in Stillwater and am excited for the change at Aspen Heights in Stillwater.

I have lived at Aspen for 3 years and it was awesome. The staff is dope and so are all the events they put on. Wish I could have found a job in Stillwater so I didnt have to move. Its a great place despite all these reviews about getting over charged for moving out. Just take care of your house and youll be fine, its not that deep.

Aspen Heights recently went under a management change. In working with the new management, we have experienced an increase in customer focus. They have provided flexibility and met our needs- especially during a unique time. And they are working hard to overcome some of the negative trends from previous management. The units are clean, modern, spacious and full of natural light. The community itself is friendly and homey. When we moved my kiddo in, it looked like a movie - with neighbors playing football across the yards and several cooking out in the front lawn. My kiddo was comfortable here and able to focus when necessary as well. Would definitely recommend this place for any student looking for somewhere fun (but not too fun 😜) to live.

Aspen Heights is now under new management. They are working hard to satisfy all residents, whether current, past or future. Recently, a long-standing issue I had with Aspen Heights was resolved to my complete satisfaction and I give full credit to the new management company. I now give them 4 stars, whereas before I would’ve given only 1. I can now honestly say I would recommend living there.

Easy to sign a lease here, but like all the comments say, theyll charge you a lot once you move out (with a $500+ paint damage bill youd imagine wed graffitied one of the walls, nope we were a command strips household thank you very much). The house was also dirty when we moved in, the floors needed to be mopped, there was urine on one of the toilet seats, dust all over all of the bathrooms, and the house hadnt been sprayed for insects in awhile so we were killing spiders for a few weeks until it was sprayed. The house also had issues with the breakers, but that was resolved pretty quickly. The maintenance staff was always kind and pretty timely I have no complaints about them. The front desk is run by college students so uh... Yeah... Most of the people who move into this community are interested in partying. I mean overall it was alright, the house was pretty nice, it wasnt absurdly expensive, I was able to live with 4 other friends so that was great. I live somewhere else now and I like it much better. For the particular situation I was in it was par for the course, but I mean Ive pretty much only played on put-put courses.

I toured this complex a few days ago and I had a wonderful experience!! I was greeted warmly by Kassidy and was immediately shown around the model home. Everything was explained so in detail by her and I was left with almost no questions!! (in a good way haha!) She was so welcoming and her attitude was positive and cheerful which was so contagious! This experience was one of the best ones I have had since looking for a new place to live! I definitely want to sign here after that! Loved it!

If you are looking for a place that has a lot of storage and feels more like a house than Aspen would definitely appeal to you. However, beware the lack of respect and communication you will receive once your move out date approaches. I am sure from previous comments you have been informed of this but I will reiterate what has been said, they will overcharge you at move out and with no proof to back up their claims. Once this begins, there is no point in calling because they will tell you to email them and not get back to you in a timely manner. For example I moved out in August of 2020 and I did not receive my final bill (I did not win my dispute) until January 11th 2021. In the email they said I would receive penalties if I did not pay within 60 days of my move out date. I did not receive this email until January.

The housing is nice, but the office is honestly very poorly run. They take forever to get to you on anything. My TV that’s included in my rent has been broken the entire time I’ve lived here and it still hasn’t been replaced or refunded. We’ve complained multiple times. We made an appointment to talk to someone about roommate issues, and it took three weeks to schedule and has now been moved back twice. We showed up for the second scheduled and nobody was here. They are really bad at running a housing community. They also don’t enforce covid restrictions at all and have encouraged parties.

The issue I have with Aspen Heights is the moving out bill. I was charged 437.50. The invoice had several erroneous charges I am just going to discuss a few of them. The first one is the charge for cleaning my room. My dad and I clean the room thoroughly. We vacuumed the carpet, clean and sanitized the bathroom, and clean and polished the dressers. There also was a charge for painting my room, which seems strange because I only had two posters up in my room and they were attached with Command Strips. The point is my room was clean. Next on the charge list was cleaning the common area. My mom and dad swept and mopped the floors in the common area which includes the kitchen dining area, living area and guest restroom. All the tables and chairs were cleaned and polished. The cabinets were polished. The refrigerator, stove and microwave were cleaned and sanitized. My dad cleaned, sanitized, and mopped the guest restroom, and yes Windex was used on the mirror. I have more charges to share but this is the last one I will share which is the cleaning of the carpet. One of my roommates’ dad rented a carpet cleaner. He deep cleaned hallway, steps, and bedrooms.When I contacted Aspen Heights in Stillwater front office they informed me to email my complaints to [email protected]. My mom who is the guarantor emailed them three times and as of today she is still waiting on a response. She has called the front office multiple times and each time the person informs her to email [email protected]. Even if I get this resolved I encourage you to take pictures before you rent and after you clean the apartment on your departure. Better yet, do not even bother renting from Aspen Heights.

I’ve been living in aspen heights for the past two years, at first it was a great experience and i absolutely LOVED it. But in the past few months it has been absolutely horrible. I had a broken dishwasher and a broken shelf for 2 months because maintenance wouldn’t come to fix it. I feel like Im getting completely overcharged for the “amenities” that they offer because I have not been able to use them or use them to they’re full advantage. I will not be resigning with them. They overcharge and do not care about the residents.

After 3 years of living at Aspen Heights Stillwater, I dont have too much negative to say aside from an occasional lack of communication with the front office when needed. They have recently undergone a change in ownership, and after receiving a pre-collections notice for charges I had disputed months ago, Noora (the new property manager) took care of my issue within a few days of contact. Easy, kind, and quick, thank you Noora.

I have lived here since 2017 and have not had a problem. Ive felt so safe being in this gated community and have had 0 issues with anything in my three years here. The property is great and the staff is so helpful. I would definitely recommend living here to any college student looking for a fun and inviting atmosphere to live. Don’t sign a lease with them. They will try anything to charge you as much money as possible. They have no empathy whatsoever.They definitely take advantage of our student status. Be careful with their leases - you basically can’t break it. The only way to move out before the end of the year is to find a lease takeover, but it’s impossible.Also, their marketing is excessive. They will call you, your guarantor, your parents, almost every week to ask you if you want to renew a lease. Be careful, do not sign a lease, there are other places in Stillwater that are way better.

Run away from this place. The new management is horrible. Practices are unethical and close to illegal.On the move out statement, they charged me for “painting fees”, since they paint every unit each year. Since this is something that they do every year, it is illegal to charge past resident for it.Now, the property manager is uncooperative and extremely unethical. Took 3 months to have an answer from her, which was basically “can’t do anything for you”. Don’t expect to be able to talk to any managers on the phone, they keep telling you they will call back, but 3 weeks later, we are still waiting for it.Do you a favor, do not rent from this place.

Our daughter has lived here since 2018, and my husband and I love that she has gated security around her. The apartments are very spacious and parking right up to the front or back doors dont seem to be an issue. The landscape is very well kept, the apartments seem to be in very good shape, they have onsite knowledgeable service if something needs fixing, and she has the opportunity to grow in the Aspen Heights community.

Ive had a lot of issues with this apartment, and to be honest some of it is my fault. I should have read the fine print & reviews more. I will say the only good thing is the Maintenance Staff & Security. Theyre very friendly and efficient.From the moment you walk in, you will be treated like a child in the leasing office. This was a while ago and I havent quite dealt with leasing staff since then, but they require pay-stubs, mom & dads signature, or 2 months deposit which came to a total north of $1,000. The next issue is the lease. I thought for sure I would live there for a year, but life happens.When you re-read the lease, it basically tells you that they will take you to small claims court, use their attorney, sue you, and charge you for the remaining rent, attorney fees, and court fees. The only way to break your lease is to get deployed, die, or sublet. All of which are just as bad as the other. You cant just give 60 Days notice and pay a fee. Its court or subletting. Notice everyone trying to sublet on craigslist? I didnt until after I lived here.On top of the whole, You cant break your lease thing, Ive lived here only for a few months and theyre stating I need to renew for another year now, because of waiting lists. Theyre already trying to pressure me into renewal. My neighbors constantly smoke weed. The complex is loud. And its been a fiasco any time that Ive had to deal with the office.Heres another good part. The complex changed the locks on me 4 times. I have been locked out of my apartment four times that I have lived here. Ive had to rely on emergency maintenance which can take quite a while at 2 am.If the apartment had a change of heart and wanted to talk to me about options, Id be open for discussion. But the way everything has been said or written, it sounds like I am screwed. My best option is Eviction & Bankruptcy most likely! Forgot to add my utility bill was $250. I didnt use the AC/Heater that entire period. I keep lights off and use one TV. I shower every-other day. No reason for it to be that high.The Pool is nice though.TL;DR: Dont move in. Its not worth the hassle, and you cant get out of the lease no matter your circumstances.

Initially going through the subleasing process, I was very happy with the great customer service from the leasing office staff; they were very patient and accommodating. However, once we got further along the process and I was faced with technical issues where I couldnt log onto my resident portal (error said my account was found, but could not log me in) to pay my bills. I sent them an email when the error first occurred, and they told me they would look into it, but I never heard from them until my billing statement came out for that month. Again I emailed them saying the issue was never resolved, but this time I never even got a reply. Finally I get an email from Aspen Heights...saying that my bill was being sent to collections because I never paid my bills, even though I have clearly stated numerous times that I was more than happy to pay...had they let me (get into my resident portal to pay).I really wanted my experience with Aspen Heights to be better, unfortunately when I tried to communicate with them yet again about this issue, they never replied to me. I believe the problem lies in the communication of the managerial staff; I understand that during the COVID-19 situation where people are adjusting to working from home etc., some things my fall through the cracks, but I believe had the property been more professional with their responses and communication with residents, all of this could have been avoided.If you would like to lease with a property that has adequate communications with their tenants, I would look elsewhere.

I lived in a 2 bedroom at Aspen Heights. The staff does a great job making sure the community is always clean and kept up well. Being in college doesnt mean living like you are homeless, and aspen heights gives you that experience. The staff in the clubhouse is always very friendly when I go in and they always try to help me with whatever I need help with. If you ever have had a problem just communicate with them and they will reach out and they will do all they can do to help!

I called pretty early the other day about how my front door wouldn’t lock, knowing it was the lock itself and not my keys. My roommate and I both were not home for a good amount of the day and we’re hoping it would get fixed but it took until later in the afternoon the next day. My daughter has lived at Aspen Heights Stillwater for 2 years. I LOVE IT!!! I can be a little more relaxed knowing that the staff keep a close eye on things. The units are great. When any issue arises as will happen in any house, the staff have been very quick to fix it. The first day she moved in, the staff were assembling her new furniture. They were so friendly and courteous. They worked quickly to get it done so we could move her in. The upkeep on the property is excellent. This is the second apartment that she has had since moving to OSU. Aspen Heights is by far the BEST!!!

Every time I had a problem when I used to live here they were very attentive and everything got resolved in a timely manner. The staff is unmatched and you can really tell how much they appreciate their residents. Aspen Heights in Stillwater is one of the most professional residential places Ive ever been. Every time I go in the office, the staff is super helpful and friendly; Jamal usually takes care of me and hes awesome! I never have any issues communicating with them and the problems I have are always solved smoothly. Everyone always greets with a big welcome and a smile on their face. The place is also immaculate. Theres never anything out of its place and theres never anything dirty. I would highly recommend Aspen Heights, Stillwater to anyone who is needing to rent. Five stars, for sure!

I lived here for a year and a half and paid my rent early/on time and i and up getting “evicted” because my roommates damaged the unit they’ve been living at for 2 years while i’ve only been there for 2 months. I had moved into another unit and out of the old one, who would’ve known i could be evicted from a completely different unit that I’m in for damages I couldn’t have even done. My credit is ruined now and after 2 years I still cannot get another apartment because of some damages I didn’t even do. And when asked for proof I was sent photos of a room I didn’t even live in and then I didn’t hear anything else. I was then given a 23 hour notice to vacate my apartment in the middle of the school year according to a judgement hearing i was NEVER notified of so I couldn’t have known about it to defend my case. Please if you are reading this live anywhere else besides aspen heights. It’s not even worth it. I had to pay an extra $10 a month to live near the pool where they had 0 parking and loud obnoxious parties all of the time where I’d have to park all the way around the block and walk to get to my home. I’ve had cops show up to my house for a complaint about a resident having drugs in the home with a child just to find out they were supposed to show up to a completely different home, so I just got my home searched instead. Also, they claimed the unit I was in had a total of $700 in damages, fine. But what I don’t understand is why on my credit report there’s a report of 4,000 dollars on there for damages. Obviously this is insane and a scam. Also everything everyone says about the utilities are true. You will definitely be paying close to 1000 in utilities (broken up evenly per roommate, not as bad but still bad) I’ve never heard of or lived in an apartment where they “estimate” a large utility bill for the last month of rent I don’t even understand what that means or why that’s a thing. Then, I had a dispute with my roommates who locked me out of my own home and I had to call police and break into my own residence and then these people tried to insinuate that I was the problem. Yeah living here was the honest to god worse decision i’ve ever made in my adult life. At a point in time I thought I was a bad tenant before learning of everyone else’s experiences and living somewhere where the property doesn’t treat you like their ATM. Don’t work with Campbell property management they’re just as bad if not worse.

I have never written an online review before but Aspen Heights is the worst place you can live at in Stillwater. For starters, everything is cheaply made so something is constantly broken. For example, the dishwasher never worked the whole time I lived there. The maintenance would come in and fix the dishwasher but it still wouldnt work after they left. From what other residents have told me this is not an uncommon issue. We eventually gave up on the dishwasher eventually but it still would randomly leak water all over the kitchen. Our A/C broke half a dozen times throughout the year which is annoying enough on its own but also cost my house a ton of money. On one occasion, right before summer, we reported what we believed was our once again broken A/C unit. Maintenance came in multiple times to fix it but it wasnt until the third time of them coming back that they realized the real issue, our heater was permanently stuck on. We of course were stuck with an absurd utility bill resulting from our heater and A/C both running around the clock. Aspen also frequently sends staff out to let themselves in and inspect your house. This happens a handful of times a semester. Aspen says they tell you when to expect your inspection but all they do is give you a time frame spanning a couple of weeks and saying that your house could be inspected at any time in that period, causing you to never feel a sense of privacy in your own home. When your lease finally ends and you get to move out Aspen will nickel and dime you to try and get as much money from you while they still can. These are just some of the issues I had with them. I have literally never heard anyone say anything positive about Aspen or not regret living there. Learn from my mistake and never move into Aspen. If I could give them 0 stars I would.

In all honesty, I prefer to remain anonymous with this review because I don’t trust management fully, the apartment isn’t worth $1238. That’s $619/rm. The house overheats, there is so many lights which guarantees the light bill to be expensive. The furniture was not in the best of hands and when I asked the representative Ashley how do I go about going unfurnished. She said me and my roommate would have to store the furniture basically until the end of the lease term. They placed me next to neighbors who party all day and night. The neighbors through a big party, got fined, and one of there friends through up on our swing and they expect me and my brother to clean it. The $1000 they offer, yeah from the looks of it that won’t be given. Personally I feel like I’m stuck in a lease and I’m not all that happy with it. Yes the front office people have good customer service I just don’t think Aspen Heights is the best quality for your buck as they promoted. Just because the place look nice doesn’t mean they’re nice. If you have a choice look around before you settle.

My daughter recently rented at beautiful house at Aspen Heights in Stillwater. The whole experience was extremely easy to transfer her from a less desirable old house to Aspen Heights gorgeous complex. My daughter has so many amenities to enjoy & it actually will end up being cheaper living there than the old house they were renting. The utilities at the old house were extremely high due to very little insulation. I love the simple pay option that allows the utility bill to be split 4 ways & my daughter doesn’t have to be responsible to collect from other roommates. I feel the college experience will be so much better now & I highly recommend Aspen Heights.

The staff is amazing. I didnt have the easiest move-in, and they went above and beyond to help me make my experience better. Since they were the first people I met in Stillwater, this really stood out. Also, the shuttle to the OSU campus is incredible.

I like living at Aspen Heights. The houses are huge and you get more bang for your buck here than anywhere else. The maintenance team is the best that Ive had while living at any place in Stillwater.The management is great and always tries to work with you on whatever is going on.This is the best place to live in town and it isnt close.

After looking at several places, my granddaughter chose to live at Aspen Heights and absolutely loves it there! It’s a beautiful community with some really nice amenities.Being a grandparent I appreciate the fact that it’s a gated community and has the shuttle service to the campus.My granddaughter loves the staff and all the resident events they put on, not to mention her time at the 24-hour fitness center and the pool.

Absolutely a nightmare from beginning to end! They tried placing our girls with girls that had no interest or beliefs....one house had 2 dogs and we requested no dogs! Finally after another month of waiting we got them in an another apartment that cost us more in the same complex. Utilities are extremely high, more than a house of 4 people, double the size or their apartment! Then you cannot break the lease you have to find someone to take over then pay a $250 to switch contract!! There are a lot better apartments in Stillwater for sure!

This past weekend I attend the OSU football game and visited my nephew while in Stillwater at Aspen Heights and I must say that I was extremely impressed with the property. The staff was nice and courteous and the grounds were well kept and clean. I do wish I had options such as these when I was in college!
