This company did not respond in an appropriate manner to water damage issues in our rental property in anyway shape or form. We had 4 water intrusion problems in the house we rented.In our rental the basement always leaked. They were not inquisitive at all about why the basement leaked until the last year of our lease. The first time it happened in our lease it then took them a whole month to finally get someone to clean and paint over the mold that had accumulated on the wall and in the carpet in our play area of the basement. My son caught pneumonia during this time.Of course it then leaked the next year and it was so bad we had to move our furniture out of the room because it became wet and moldy. We altered them to the wet basement... They took more than 5 months to replace said carpet. From December 3 until April 25th we couldnt use our basement, with no compensation, a 24 hour warning of when contractors MAY show to recarpet. Leaving us what ended up being 48 hours time because the carpet installers didnt show up the first day. They gave no reimbursement to us after having to move all of our items out of the house for the unspecified time because they couldnt schedule or manage a company to come. And even after threatening them with the legal rights both for the state of Virginia and within our rental contract that they were breaking it still took until 5 month to replace, just that basement carpet.They also has a mystery leak that was literally degrading the ceiling in the kitchen and the upper cabinets. And that wasnt resolved while we lived there at all. This house was built in the 80s, and if it was so mismanaged for water damage just with us, I hate to think what kind of trouble the next owners are in for. Because of course after we had lived through them not taking any water leaks in the house seriously, and active mold in the house, even though we loved the neighborhood and the community we lived in, they basically pushed us out by forcing us to put our childrens health in danger year after year.So they painted over everything and now the house is on the market. At an insanely high price. I hope the home inspections shows the damage, but its hard to see after new carpet.We are a military family that didnt want to live on the local base housing because there were so many mold issues on base. Only to find we had less rights off base than on..
We have leased our property through Key for nearly 6 years and they have been fantastic. We have been fortunate enough to have the same tenant the entire time, so I think everyone is happy!
If you are looking to rent around northern VA, do everything you can to not rent from this company. They will take a thousand pictures of the unit before you move in. The townhouse we moved into wasn’t clean, lights were burnt out, and door handles fell off the doors. When we moved out, they will take another thousand pictures then deduct from your security deposit for the smallest differences. We got deductions taken off our security deposit because the moss between the bricks in the back courtyard were slightly more grown than before. They also billed us for accidentally leaving a clean sock in the dryer. This was all after we tried really hard to get our lease extended by a week or a even a day, but they ignored our request and moved in a new tenant less than 12 hours after we moved out. This property manager does not care about the tenant at all. The only thing they care about making is making the landlord money. Be very careful if you decide to rent from Key Homes Management.
I rented a beautiful home in Arlington for 18 months through Key Home Sales and Management. The entire Key team was wonderful, from the first tour of the house, to maintenance requests, and constant, professional communication for anything that came up.
We rented a Key Home property for nearly a year while house-hunting in NOVA. As background, I am not a real estate professional, but own and self-manage commercial property.The lease was a real professional lease - long and detailed. Nothing done on a handshake with Key Home. I liked that. The house was clean when we moved in. Some rooms had been freshly painted since our pre-lease walkthrough with Bill Cahill. Some window blinds had gone missing during the painting and Bill readily agreed to reimburse me to put replacements up. During our tenure, the refrigerator, dishwasher, and washer and dryer all gave up the ghost at the end of their lifespans. Bill promptly replaced all of them without any fuss. All maintenance requests were dealt with in a reasonable timeframe. In Bills absence, Jake Grodt was also a knowledgeable and helpful manager.We purchased a home and moved out prior to the end of our 12 month lease. Bill had new tenants lined up in less than a month so that I did not have to continue paying rent. We received our entire security deposit back within the timeframe specified in the lease.
Have dealt with a couple of National Property Brokers in the NOVA /DC area and they pale in comparison to the work Betty Best and her folks do at Key Home Sales & Management . Never have had an issue with anything from tenant selection to billing to property upkeep- they are highly professional and I highly recommend their services.

Ive been renting through Key Home for about 18 months now, and I have had an extremely positive experience.They are great about communicating with you, and have been willing to work to help us on more than one occasion.The few maintaince issues we have had with our rental house have been fixed immediately. The Key Home team has then checked in to make sure the issue has been resolved, and that the handyman did his job to our satisfaction.Renting can be scary, but I couldnt reccomended Key Home Management highly enough to help make the rental process less daunting.
Beware of this company. Do not rent any properties they manage if youd like your deposit back. Additionally, they are not military friendly and service members should go elsewhere.The management team also fails to communicate the most basic information amongst one another which often leads to misunderstandings that results in issues for the renter.
Do not lease with this company. They are running a scam. In all of my years of leasing in the DMV area, I have never been asked to sign a lease that looked like theirs--17 pages with multiple addendums, as well. Read through each provision carefully--I assure you youll be shocked. Essentially, it puts all the burden--financial, legal, or otherwise--on the tenant, no matter what might happen, and removes any liability from the owner and Key HM as the property manager. Make sure to look at the legal caveats, too. Astounding. My husband and I took three hours and read through it with a fine-tooth comb. We wanted to be sure we werent imagining things so we also had a family lawyer go over it. Even she said shed never seen anything like it, and that it was unduly burdensome to the tenant. She advised that we not sign it until it was amended.Moreover, the realtor we worked with, Bill Cahill, was completely incompetent. Not only did he emptily promise us certain things that were important to us during the home tour, but he also took a week to get a lease to us that was essentially a generic boiler plate template and included provisions that didnt even apply to the property we were planning to rent. We were rushed to pay the $100 application fees and hoped for a quick turn-around. As the days wore on, however, we still hadnt gotten anything and had to follow up with Bill almost daily. He kept assuring us other people were working on it (which didnt make sense considering we were working with him, and he was the one who gave us certain assurances). After receiving it a week later and reading through it, it was clear they just sent us the standard lease language they use with all of their other clientele. We had numerous changes (based on our initial conversation with Bill) and concerns that we sent back to Bill, and this time, he responded to those in a timely fashion and asked us what would make us feel better to sign. He would say they couldnt change the lease terms, but then in the same e-mail would tell us he would try to get certain changes for us--inconsistent and confusing. Then we get a cryptic message from Bill saying they decided to not lease to us and would move forward with someone else. We were floored. Bill was aware we had movers booked and furniture being delivered in two days--TWO DAYS--and we were confident everything was going to be resolved, and we would be presented with a lease that was less burdensome and reflective of what Bill had promised us. We called Bill, very dismayed and surprised, explaining that we had movers and furniture being delivered in two days, and that we wouldnt have gone forward with the application had we known the things Bill had guaranteed would ultimately not be honored. Bill basically threw up his hands and said it was out of his control, that Key HM and the owner had made the determination to renege on the lease, and ultimately, even though we both have excellent credit and pristine backgrounds, they did not want to lease the place to us. When my husband asked to speak to a supervisor, Bill referred us to Betty Best, his boss, and gave us the generic Key HM phone number (not hers--very helpful), and we called and left multiple messages, both with her assistant, Allison, and on voicemail. Unsurprisingly, Betty Best never returned our calls. Classy company. We lost time and money because of Bill, and his company didnt even try to make it right, leaving us high and dry.Miraculously, we found another place the evening all of this happened. It turned out to be much better than the place we had seen with Bill, and we were able to reroute our furniture delivery and movers, but this was too close of a call and could have been much worse.We write this review only to serve as a warning so that the same thing doesnt happen to someone else who may not be so fortunate. If you do decide to work with Key HM, PLEASE read through the lease thoroughly and document everything. And dont work with either of the individuals mentioned. Youll regret it.
Betty and Hsin Hsin worked hard for me to get every little issue fixed on the home I was buying with their help. Hsin Hsin is so dedicated she was on location with me as late as 10pm at night on a weekend to do a home walkthrough. They are completely professional and very knowledgeable. I would recommend this team to anyone for their home buying needs.
Signed a lease site unseen (Skype tour). Looked ok. Got there, cockroaches everywhere. Had to pay half months rent to get out of lease. Not sure if I should count myself fortunate that I got out of it or if I should feel like a shmuck for getting played by this company and taken for $1K for the privilege of not living in an infested property.
