Catrina is absolutely awesome ❗️ If your searching for a place to call home you should definitely get with her she’ll find you the perfect home. Me and my family have been searching for a home for over 4 months now and literally nothing πŸ€¦πŸ½β€β™‚οΈ Not even 5 mins within viewing one of her properties we fell in love and was placed in this beautiful home the next day. The process was so smooth and such a easy transaction. She really treated us like we were her family and we were searching for a home. Thanks so much Catrina ❗️

The apartment is not what was advertised. Catrina porter is responsive to messages at times but has not fixed the broken lock on the back door in months, the washers have been broken for weeks, and the building has bugs. I often do not feel safe here and I am not a sheltered person. My ceiling also leaked for months, even though a light fixture and I had to notify her(management) many times to have it fixed. The maintenance crew is unprofessional, unreliable, and not good at communicating with tenants or management.

After 2.5 years of renting with Core3, I decided to move in with my significant other and break my lease 5 months early (August of 2020). I called the office and was informed there was no lease break fee. I also emailed the office numerous times for months reminding them I was moving out. My emails went unnoticed and I was never given a move out checklist. When it came time to move out, I did so and dropped the keys off at the Springfield office. I even asked if there was anything they needed, to which I was told no. A few days after I moved out, I receive a bill for $2635. They charged me for a lease break fee, $150 to clean the baseboards and windows, $50 to clean the oven and microwave (which was dirty when I moved in) $100 to clean the light fixtures, etc. When I called the office to dispute the lease break fee, I was told β€œlook up Illinois law” and then was hung up on. Very disrespectful. I contacted the Bloomington office who was fortunately more professional as well as a real estate lawyer in Springfield. The lease break fee was not written into the lease and Illinois law states I only have to pay for time the apartment sits vacant which they changed. I did have to pay $1500 for cleaning fees which was absolutely ridiculous. I’m a very clean person and my apartment was nowhere near dirty enough to justify $1500. Mind you, they performed this walk through without me present, without ever giving me a move out checklist and hit me with this bill after I was gone.Long story short, expect to get hit with a large bill when you move out. That’s how these property managers operate and make money! Completely unprofessional treatment of a renter who paid rent on time or early every month for 2.5 years. (Roughly $24,000 in rent!)

The short story:If you’re looking for a property manager, look no further. We did our research and found that Core 3 best fits our property management needs. After plenty of communication, Catrina Porter seems to be a standout manager. She is down-to-earth, clear, concise, and works tirelessly to be the best in Springfield!The long story:My wife and I have 2 investment properties in the Denver area that I manage, but the market here is currently thin. So we decided to purchase an investment property, out of state, in Springfield. We used Dan Fitzgerald with The Group Killebrew Team (very good experience). We researched several management companies and we narrowed it down to 3 options. We called and emailed them all and we found that Catrina Porter with Core 3 seemed to be the best fit for our goal to provide clean, comfortable, and affordable homes.Catrina is relatively new to Core 3, but had the answers to every broad and specific question that we had for her. She seems to have a balanced focus on the needs of the tenant and the owner. She walked through the property with us and made suggestions on all work that we should and shouldn’t do. I’m not sure if it is Catrina or Core 3, but they don’t seem to nickel and dime you for every little thing. Catrina has stepped up and surpassed my expectations several times in the short time that we’ve worked with her. I look forward to working with Core 3 on several more properties over the coming years!

If I could give this place 0 stars I would. I had to break my lease due to a new job offer. Was told I needed a 30 day notice. That’s fine, I emailed and let them know I was leaving, tried calling no answer. Well the day rolls around to when I need to break my lease and no one is in the office. ON A FRIDAY! Then I tried calling Saturday nothing. They close the office at random hours and never answer their emails. When I first went to get my keys they weren’t in the office. Since I’ve been a tenant. (FEB) they’ve been through 3 office managers. And each one is worse than the last. I highly suggest spending more money and finding someplace better. If you don’t want to ever get evicted though this is the place, my neighbors were extremely loud and so much it echoed up to my apartment. I can handle a lot but when your throwing each other into walls and knocking stuff off mine in my apartment that’s too much. I made complaints on multiple occasions and nothing happened.

They are slumlords. No professionalism, no clue about customer service, unable to listen properly and relay messages, the run around for 3 days about fixing hot water heater. Sent someone with no plumbing experience, he couldnt fix it and call to emergency office number told me that they will pass yet another message along and someone will get back to me whenever. Dont rent from these people, your better off living in your car. Worthless and souless people and company!!!!!!!!Moved in August of last year. Good timing on the response though, lol!!!!!! Thanks for the update!

Im a former tenant who decided to break the lease. I was told theyd be laundry facilities soon, NEVER. I was also told there would be A/C installed, NEVER. There was no one to clean up outside or hallways, the parking lot was riddled with trash constantly. July came, I immediately asked when the ac units will be installed., I was surprised at the response, that Im responsible for that. I purchased a window unit... it was still hot as ever, I felt like I was gonna die, I moved several weeks later. I was never behind on rent, voiced every complaint, with no reasonable response... Dont rent from Core3, youll regret it. Im extremely satisfied with my current landlord... They are the best! S/O to MP

When I first contacted Core 3 I was very hopeful but it quickly went poorly. After touring a rental and applying for it AND paying $70.00 to apply for my husband and myself, they say that having a large dog is a problem even though on the website it said that small and large dogs are accepted. They tell us that they will keep trying to work with the owner. We wait over a week before we give up because we never did get a final answer. In the beginning they told us that they would work with us to find a place if the house we applied for fell through. After scheduling tours for other places- they cancel the Day of and then later find out that they made the decision for us that our Large dog would not work in those houses even though the houses did accept them.. After All the B.S. - they would not refund our $70.00. I cant help but to feel scammed. There is a reason Core 3 only as 2 stars on here! They say its a competitor making up false reviews but Im pretty sure they are lying. I would give them NO Stars if it would let me.

These people own North Oaks community trailer park as well as plenty of others! They are horrible slumlords to say the least!! There is mold all over my kitchen floor, the wood is literally falling to pieces, we find this out by falling through the damn kitchen!! The landlord sent someone over which took a whole week they looked at it and thats all! Havent been back since!! Core 3 has known about this for a month now! I have a 5 year old daughter and Im 4 months pregnant!! They have done nothing this past month to make our environment more safe!! If youre looking for a place to live, definitely find a different property manager because these people literally SUCK!!! I am fed up!! Oh and while they are taking their sweet ass time to fix what needs to be done ASAP, they were so quick to tow my car that was in my driveway for having a flat tire hahah!! What a joke!

The absolute worst property company Ive ever had the misfortune to use. They will never answer or return calls, close at random times when they promise to be open for viewings, and are beyond rude. I dont know how theyve kept their doors open treating buyers they way they do. April is a piece of work. She is late to listings and will not return calls on days promised, but a week from her own given date. If I could give it 0 I would.

They dont pickup the phone or return your call. I asked them to treat the mice in my apartment for couple months, finally I just got some mice traps from Walmart from my own money. I asked them to clean the dirt in the sink two weeks ago and no one show up yet.

I had to call multiple times about one house. The people who answered the phone could not anwser my questions. When I called back again to speak to someone in charge I got Tara or Kara I dont really know her name because I couldnt understand her. She talked to me so rude I just hung up on her. The Springfield il office is unprofessional and rude I will never rent from these people because of this. Im so disappointed with the management!
