I was contacted in May about an inspection on my a/c unit, they came and said it was broken but there was a backup system until it was fixed. 1st heat wave came through and my ac wasn’t working at all. Called Cooke and was told a new unit would be installed in a week. That didn’t happen. The next heatwave came through and I asked for an update on the ac and it would be 3 more weeks. They told me they’d give me $100 off of rent for the day inconvenience. My windows don’t open vertically and I’m not in the best neighborhood, and on top of that all rental units were sold out. I called Cooke back and asked if they could ask around their company to see if anyone has a portable a/c unit I could borrow. I was treated with such disrespect and told to be grateful for getting a new a/c unit from the receptionist (not Kady). The next several weeks I had to take 9 days off from work to ensure my service animal wouldn’t die from the heat. We underwent temps of over 100 degrees… inside the house. The a/c was replaced after the big heat wave went through haha. Now I’m working 12hr days to make up my work so I don’t get fired, then I get a message saying that at 3pm on Wednesday someone is going to inspect the a/c. I call them out for being disrespectful and not asking me what a good time would be to come. I get told I’m an ungrateful, spoiled brat for asking for respect (from Cooke himself). They then use that as a predication to “inspect the whole house.” (Not like that matters). I’m a Afghan combat vet, and this is how they treat me. Just thought I’d share my experience.

Rude and like to rack up charges on move out. Their fees were crazy 30$ per nail hole we didnt cover... and dint see the bill till after. Avoid these scam artists

I had a horrible experience with the office secretary. She was rude, unprofessional, and at one point laughed at me and proceeded to make fun of me. I can imagine this kind of unprofessionalism and lack of customers care is present throughout the office. Not a good impression of the group as a whole and a terrible first point of contact.

I had a great experience with this firm. Local developer & property management company. They were very responsive and professional, I could not have asked for a better experience throughout. Really cool offices if you have a chance to check them out & work with one of their agents. Highly recommend as a property management company as well. Made experience living in an HOA seamless.

Moved into a place that still needed work. Their cleaning is simply removing the garbage. The place was still filthy. Mold and all. Its been over a well without an oven. And not everything is up to code. Make sure your super thorough in your walk through.

The amount of money that this company handles for other people and their lack of care they show for others and their money is astounding. They are an absolutely terrible company to work with. Truly awful.

They do not negotiate the pricing. They will hang up on you if its not a full offer. I do not understand how these people can work with the owner. But i guess the companies slogan is Commission first, your interest second All these positive reviews must have been paid for.

My now wife and I lived at one of their managed properties in Peaceful Valley in Spokane from September 2015 to June 2018. Overall, we had a great experience. We only really communicated when there was a maintenance issue which occurred only 5 or 6 times in 3 years. Responses immediate and the fixes were quick.

Great place to live. Modern construction and appliances. Great owners that provide a comfortable living environment. Would recommend.

This company has been excellent to work with. When I tried to find a rental in the area after selling my house, I was horrified by the service of many of the rental agencies (or lack of service rather). RH Cooke was a great find. A lot of it is do it yourself (showing the rental), but I prefer that. The staff is great, very nice and professional. If I ever need anything, they are quick to respond. Would highly recommend them. I spent days trying to find something on Craigslist....I wish I would have just gone straight to them!Update: I have lived here for a few years now and feel even stronger about this company. I have the greatest neighbors and the office is very responsive to needs. Their screening is incredible as evidenced by the great quality of neighbors I have had. Still highly recommend!

Poor representation of real estate. This should have been a enjoyable and exciting experience, however it turned into a nightmare. Agent seemed to be out for commission rather then the best interest of her clients. The purchase went through, just at a higher rate and stress then expected.

Excellent property management company that took care of my rental and selling property needs. Bob was easy to contact, responded promptly, and facilitated anything that needed taking care of. His help in pricing both the rent and sale price was invaluable and were spot on for market competitiveness.

This guy was very rude & took advantage of my needing housing quickly. He charged me a double deposit because I am low income & it was a duplex & I was required to pay for the power for the shared basement as well & I would be responsible for the entire yard front & back, although the other tenant can use it as well. It said in the ad that the landlord is responsible for the lawn care other than watering & the lease he tried to make me sign required me to care for all of the lawn with no help from the landlords or the other tenants. If you see Bob Cookes name attached to any rental RUN!!!!!!

We rented from this company, which the place was not the best when we moved in at the time it was the only 3 bedroom available that was within the budget. The bathroom linoleum was down to the bare wood which was hard on the feet. The place needed paint it was chipping and all they had done was put some paint over old chips. We asked if we could paint no charge to them and was told no. The basement leaked water through the windows anytime it rained and ruined stuff stored. The place was s duplex and the washer and dryer were shared but the electrical expense of them was on our apartment, the other tenants were bringing friends in on our expense to do their laundry. Hard time getting anything fixed, upstairs neighbors were suppose to help with yard work and never did, we did it all and no matter how much we complained nothing was done, not the best location. When we moved all of the things that needing fixing before we moved in they fixed and proceeded to try and charge us for it. We did leave behind the broom and dustpan that we got charged for leaving even. I have a great rental reputation in the community and this place is not a good place to rent from. I would advise anyone to stay clear. If you do end up renting from them write down all things you see wrong with the place upon move in down to every chip in the paint. We have police reports about the upstairs neighbors partying all night long, knocking on our doors and harassing us to scare us thinking it was funny. Several complaints made to the landlord and we were told to grow up and get along.

I was scheduled to view a property in the morning, and a young lady was waiting and well to view the same property. We both waited outside and no one showed up. We started calling the office about 15 minutes past our scheduled time. The office flat out called us liars. That he was there and no one was around. The man who scheduled our appointments used vulgar language towards the young lady and the woman at the office refused to believe either one of us.I highly recommend you do NOT do business with this organization. Look elsewhere. They are unprofessional and have no regards for anyone.

I have rented from R.H. Cooke & Associates since I moved back to Spokane almost two years ago. The property I rent through them is very well maintained, but in the rare instance that something isnt working they are very responsive to requests. For instance, I recently had a problem where the thermostat in my apartment stopped functioning, and R.H. Cooke took great care to address the problem quickly. Bob came over personally to make sure everything was alright, and the woman that works the front desk, Annie, proactively kept me in the loop with regards to when the electrician would visit. I could not be more satisfied with the service Ive gotten. R.H. Cooke and Associates is a great company that truly cares about their tenants. When I need to move to a new apartment or if I decide to buy a home, I know Ill be in good hands with Bob Cooke and his staff.

I cannot relate to any of the negative reviews. In my experience, RH Cooke has been a very fair Property Manager. Also, Bob Cooke was the one to review our lease with us. How nice is that?! In my past experiences, its very rare the Property Management Company owner would sit down 1:1.Dont be a dummy and youll be fine!

I lived on the property on 950 S Ash St, which has a locked communal garage. You can only get inside with a garage clicker or a key. My roommate had her bike stolen and my winter tires were stolen from the garage. A garage that is only accessible by residents. When I called Cooke himself he blamed me for the theft. Blaming the victim is not okay. Bob Cooke was very rude and unhelpful.In addition to this the apartment smelled of weed and I once had to call the cops on some people in the alleyway arguing. It sounded like it was leading to a fight. Fireplace, dishwasher, and light fixtures were broken and never fixed despite putting in maintenance requests.An overall negative experience with the property and the people in this office who maintain it. Oh, but the lady at the front desk was nice.

We called for a week on a property and tried to turn in an application on the apartment before we could even go look at it. They told us we couldnt put an application on the property until we viewed it. They told us the middle of the week we could come look and we were the only people interested. We called on Wednesday and it wasnt ready. We then called on Friday and made an appointment for Monday which they said was the earliest we could view it. I called Monday and was told they rented it out during the weekend. Ridiculous.

Everything was good. They informed me the property they had was still available due to most the people that applied had very low credit scores. I informed the employee of my score and she said that was perfect. I fill out the application and they told me to wait 48 hes. Until I payed them my application fee then I received a very rude phone call from them and was basically hung up on with no explanation other then my credit was bad. I called bad and she was rude AF yet again. Im sure they are a great company until you pay them!!!

Terrible treatment from Bob. Completely unprofessional. I wouldnt rent a doghouse from him. Shouldnt even maintain his job.

My wife and I recently purchased a home in Spokane, WA using Marcy Martin a realtor with RH Cooke and Associates, Inc. We lived on the west side of the state a bit north of Seattle, so this made it a bit difficult in the house hunting/buying experience. Marcy was great at showing use homes, almost 20 in fact in less than 24 hours. We put offers in an 3 homes which all accepted offers from other buyers, so we finally got house #4 on our list. This of course made for more work for Marcy, but she did it and seemed happy to do so. This is when everything started to unravel. Poor communication with what the steps were, what to expect and missed timelines. Paperwork initially had the incorrect property address on it, which led to us signing outside the contractual timeframe and gave the sellers and escape to not complete all needed and agreed to repairs. There is far more to the story and many details, but bottom line is I would NOT recommend her as a realtor, nor would I recommend RH Cooke as a company. After looping the broker/owner of the company in to keep him involved, he was even worse at communicating and in fact has never responded to my final two emails answering my questions and requesting his view of the entire situation. If you are looking for a professional company and realtor to seemlessly handle your house hunting and buying transaction, this is NOT the company you should use. The end result has done nothing but cause my wife and I a great deal of stress and money to complete the needed repairs that were not completed.

Horrible service!!! 1 start cause I was unable to put -10... I was asking during 3 weeks for a property that I want to rent, actually I call today 6/12/2017 first time in the morning (from 8:30 to 9:00) and the person I was talking to (Katy or Katie) she said that is not available yet that I need to wait until the house is ready (liars) then my wife call just to be sure a few hours later and same person said is no longer available so, I was like what????? I do NOT get any text message, call, Email when I call back she said sorry I dont know what happened? Im pretty sure they just simply dont put my number in the list or putting incorrectly which is the thing it pisses me off cause I supposed to be in the waiting list by 2 or maybe 3 different people and no one of these guys has my number there, really??? I received a call for a guys to provide me with information that means that they have my number but something weird happened here ... then they said you are unable to apply if you dont take a look and today the house is not ready (Katie feedback) but is not available.... Long story short this guys has an horrible service they just simply do NOT care about future customers or maybe they have some preferences... if you see R.H. Cooke try to provide different names and phones just to try to apply or should be better to go to more professional companies...
