Im not sure why people only write reviews when they have a bad experience. We have had nothing but a positive experience with this company. They were honest, responsive, and helped us with the entire process of getting us in as soon as possible. I highly recommend them.

Over 3 weeks and only heard from them once. I went ahead and made other arrangements and then they wont give me my deposit back. I called last week and she told me something would be in the mail. Well that didnt happen. Asked me if I made $14,000 a month with social security. Common sense tells you that is impossible. Then calls me today and tells me she said that the place was mine. Those words were not said. I think I deserve my deposit back. Wont TRUST them again!!!!!!

They rely on their website to much! I wanted to rent an apartment on Ballpark Rd in Sturgis, I paid the application fee. They never told me that I had to pay the Deposit to hold the apartment so I lost the apartment to someone else. They have others coming open in December but I close on my house the 20th of November so I would have to move twice. I guess my bad luck.

Dont rent from them. I rented from them in College and their late fees are ridiculous. I was 5 days late on a payment and thee late fee was like 125 bucks. The people are very rude and unwilling to cooperate. They have inspections and told me that people would be in my apartment for about an hour but they wouldnt be allowed to open the bedrooms. Naturally i took this opportunity to take a nap only to be woken up to some weird old guy staring at me in bed through the door before he quickly ducked back out. I also heard them joking about how dirty the toilet was but the toilet was a disaster when I moved in. Not to mention they would start renovation on the room above mine at 8AM sharp every single morning. Hammering and drilling, it literally sounded like they were in the same room as me. I yelled up at him to stop and he hammered louder. Only when I walked up and knocked on the door did he shut up. Help-U-Rent is like McDonalds of property management. I lost about a $600 deposit over a couple busted shades and a loose string in the carpet.

Im an 8 year resident at Jackson heights apartments in Spearfish. I submitted my notice to vacate on 6/17 to be out by 7/17. On 7/3 full month rent taken from my bank account.on 7/6 I get a call from them telling me I owe 50 dollars more for rent because my rent went up after they had the vacate notice for 3 weeks and rent already pulled for the month they are trying to charge me extra for. I never recieved any notice about rent increase no call no note on my door just a call 3 days after rent was pulled.Also Im told I need to shampoo the carpet which I know will be pulled out for remodeling. Bottom line...DONT USE HELP U RENT THEY WILL RIP YOU OFF!! P.S they also have double standards I was told it is a pet free building and my friend couldnt even bring her dog in but there is someone living there that has 2 dogs...one last thing they do all business on line so they can avoid you unless they want something from you.

They are very vague with their responses and never gave me and my partner a direct answer about available apartments. They didn’t respond back to us many times when we were searching, only to finally reach out to us and tell us we would have to declaw our 8 year old cat (which is extremely inhumane and causes permanent nerve damage) if we wanted to rent from them. They control many of the apartment complexes in Spearfish which leaves us with little to no options. Very disappointed in their guidelines and lack of professional procedures.

I strongly suggest if you choose to rent through Help U Rent to document everything (paper/email/photos). And when they try to charge you for unjust charges they can’t explain - that you challenge them to provide documentation and photos as they would to you. Be prepared for the charges to change. When I challenged them, suddenly the “original” charges listed to me became basic wear and tear of any apartment. If you have a choice between Help U Rent and another company, pick the other.

Jackson Heights apartments are not recommended. Help-U-Rent is notorious for taking advantage of young tenants, aggressive/unprofessional staff and outrageous fee’s. Laurie was a staff member who had recorded incorrect information which resulted in fee’s for breaking a lease. The amenities are not up to date and limited. The list goes on... In short, not a viable choice for BHSU students or young tenants. Please refer to other reviews as well.

My sister-in-law put a deposit down with them. They assured us it was only a precaution and that the rental was basically hers.They kept our deposit and did not rent to us. Kinda messed up.If you are going to use them, dont give them a dime until they deliver on what they promise. Dont make the same mistake we did.

Lorie is mean and made life living there very difficult. She will show the apartment your living in to other people with no notice, yes while you are still in there. She constantly attacks you with citations and threats.

DONT GIVE THEM YOUR MONEY!!!!!! WE PUT A $1500 DEPOSIT DOWN ON A HOUSE THEY SHOWED US AFTER OUR APPLICATION PROCESS, WHICH THEY DEMANDED TO BE ABLE TO PROCESS THE APPLICATION. AND WHEN THEY DID NOT APPROVE US THEY REFUSED TO GIVE US THE MONEY BACK!!! GO TO THE BBB IF THIS HAPPENS TO YOU ALSO.

Help-u-rent is a joke DO NOT RENT from them they will only screw you over in the end. Lorie takes peoples money for no reason! She refused to give my sister her deposit back after moving out just for not sweeping behind the oven! They are supposed to do an inspection the day you move out to make sure things are clean but she didn’t and pretty sure she did that just so she could lie and say my sisters apartment wasn’t clean just to keep the deposit!! this place needs to be sued and shut down there are all these bad reviews for a reason!!!

The apartments are nice, other than the lack of insulation and paper thin drywall, outlets work like union workers (half the time) or not at all. I had renters insurance just because I was afraid the place would combust, they take almost half if not all of your deposit for “paint scuffs”, you can’t get out of your lease early, even if you sublease your apartment you still have to pay rent on top of the subleasee, they have loopholes that are filled with fine print, the lease needs to be re-written. As far as maintenance goes the lawn is dead from over watering and mowing too close, building maintenance is non existent, Lori is incompetent and narcissistic on top of that she will accuse you of things you didn’t do, she tried countless times to break my lease so I could pay a heathy fine.

Not pleased with how they conduct business. I had a interview scheduled for a place 5 days in advance, and while discussing this they told me no one else was looking at the property. When I showed up for my appointment, they had already let someone else fill out an application, and I was basically just out of luck unless they didnt drop off their deposit that day, and they didnt, but I received no call informing me that I could beat them too it, after I was told I would receive a phone call either way. Next day rolls around and I go in and ask, and they tell me the other renters dropped off their deposit today so theres no chance for me anymore. Also, the listing is STILL up online for some asinine reason. If this is how poorly and slimy they treat potential renters, I cant even imagine how they act as landlords. Money hungry savages is what they are. Rent from somewhere else and save yourself the trouble and money.

Help-U-Rent, the joke of Spearfish no one laughs at!Rented an apartment for three years and they gave me three days to get out... day for every year I was there?? Their main way of communication is to bully anyone who doesnt know differently into doing their wishes. If you are a college kid and looking for a place, stay away from Help-U-Rent. They never cut the grass and it takes them months to ever get around and fix anything. The electrical work is horrid and definitely not up to NEC. If you are forced to rent from them be sure to read the fine print and have your attorney ready when you decide to move out.

If I could give zero stars I would. We took a tour of their apartment they had listed in Sturgis, which was a very nice unit. Thats about the only nice thing I have to say. Now comes after....we eventually decided we would put in the application, as weeks were ticking by and our current lease is up at the end of April. We should have been tipped off by the fact that not only did they want the application fees upfront (pretty standard) but that they wanted a first months rent(money order/cashier check) up front well in order to even begin processing the application. In our case this was $1100. Lori informed us it was because some people cant come up with the money once approved? Then once approved, this would be considered your deposit. If denied, she said they just return the money order.I found this to be odd because then you simply do not let them move in. Anyways, so we turned all of this in on March 13th and on the application it states processing takes 2 to 5 business days. Today is March 22nd. I put we needed a move in date of March 24th!! We have been given nothing but excuse after excuse daily. They told me they were waiting on references. References that were never even called( I checked). Yesterday we were informed by them that they did complete the process and would know today. LIES!! Do not give them your money. See once they have your money they take their time because they cleverly hid the part where if you back out before you are approved, you lose your money. If you get approved and dont take it, you lose your money. I have screenshots where they are still advertising the exact unit we applied for!!! Once you put a deposit down, it is pretty standard to stop listing it. How many applicants have they taken for this place? How much money are they sitting on?? Is our money order even there or was it already cashed and thats why we cant get it back?? We need to be out and we cannot sign with another property (we have lost 2 places already) because HELP U RENT cannot do their job and deny or approve us and give us our money back. Obviously after all of this we do not want anything to do with this place!!! If we do not get our money by the end of today, we will be filing a theft by deception complaint with the courts. This is ridiculous!! Lori is probably the most incompetent property manager I have ever dealt with. She avoids calls and has every excuse in the book for why this process takes so long!!

Very easy to work with and lots of rentals to choose from. Seemed to really know the local rental scene.
