EDIT: Texas Title has been responsive to my feedback based on communications through my real estate agent, as well as their comments here. One of their attorneys tried to reach out. I appreciate the quick personal response bump my rating to 3 to reflect Texas Titles acknowledgement of the issues and their intent to deal with them going forward.ORIGINAL:I have dealt with title companies on many occasions in Texas and in other states. So this is not about me not knowing “how things work”. My perception of my most recent transaction as a Seller at Texas Title is rather poor.After the initial “hello” email which requests that you fill out their information sheet, you will have virtually no communication from Texas Title until a day or two before you close. When you need something though, its like crickets - Even takes your agent hours to get info.In this case, closing was on a Monday. At the advice of my agent, I requested a “remote closing” where they send a Notary to you for the signings instead of having to go to their office. I requested that the signing be early for all parties as I find early signings to typically run smoothly. My Notary arrived ½ hour late (with a call ahead) due to additional forms and signatures the buyer’s lender required at the last minute. It’s all good because the previous week I was told that the buyers were signing on Monday at 9am.Not really. When I was done signing, my Notary said she was headed to meet with the buyers. Interesting. BIG ISSUE with the notary – she does not allow a person any time to get a sense of what is being signed. Passing signature pages and spewing out explanations of the forms. Probably took less than 10 minutes for me and my wife to sign. Fortunately, I am familiar with most of the closing documents, so it was do-able, but what about the average everyday Joe who needs to sign.So if the buyers are signing at around 11:30 (we were 10:30 so I am just guessing), we are still feeling heh-OK about the process being completed in time to wire our Seller Proceeds. Whoops! 1:00p and the buyer’s lender needs another document or two signed. Fire up Docusign, and now it’s after 1:00p.I realize that once the Notary returns to the office, everything has to be checked and confirmed before the file can be considered closed (almost). Only because I asked my agent to call them after hearing nothing all day since 1:00p, she found out at 4:55pm that we had closed and were “funded”.I can’t help wonder if the Notary stopped off for lunch or to pick up that new blouse she’d been looking at on her way back to the title company. I am sure there is another reason to explain how all documents are completed at 1:00p, yet closing and funding was not happening until 4:55p (after my agent calls).Our money should have been wired out at 1:00p – oops I forgot the buyer’s changed their signing time to later. Ok, so money should have been wired out at 2:00p. In reality, NO. NOTHING.And I know how wire and ACH transactions work so this is not about me no knowing “how things work”. I cannot recall a closing where my proceeds were not wired same day as closing and received in my account within minutes. Rattikin Title, Chicago Title, and Texas Secure Title to name a few are capable of this type of wire transfer.But, I suspect that Texas Title can actually do it, too. Problem is when you don’t physically complete the task of wiring the money on Monday, it cannot possibly go anywhere (on Monday).Even giving an extra day (which we should not have to do), Tuesday morning…NOTHING. We contacted our agent. Our agent calls them, and texts me back a wire confirmation number. It’s a long alpha-numeric string, but the first characters are 20190924. Any idiot can see that is the date (Tuesday’s date).So, 2 minutes after my agent calls, I get a confirmation number from Tuesday, and within seconds after that, my bank has the proceeds. A day late – should have been Monday.THE END HIGHLIGHT OF THIS REVIEW IS THAT WE **LOST** A HOUSE DUE TO OUR PROCEEDS NOT BEEN WIRED ON TIME.
