Great company. Zuma Housing offers a lot of great options for students or any one looking for affordable leasing options. If you dont have furniture, not an issue. They have furnished apartments that make it an easy transition for your move. Highly recommended.
Horrible. Stay away. You will ruin the quality of your life and be locked in with a tricky / uncaring landlord.
Zuma housing has been beyond helpful to me. I lived with them as an international student about 2 years ago. A year later, I moved in with a friend for a while, but after finishing school I needed an apartment again and came back to Zuma and Im still here. The whole team has supported me from the start and I really appreciate them so much.
Any person other than Dorian that we encountered when dealing with Zuma was either unhelpful, or completely un-knowledgeable. I have never moved into an apartment that was dirtier than this apartment (& I move about every 3 months for work). I was very disappointed in this apartment. There was a lot wrong with our unit when we moved in - example: smoke detectors without batteries (should be pointed out that its not like they did not notice this as the smoke detectors were literally open with the battery springs hanging down), open food in cupboards, carpets not even vacuumed, mold along perimeter of bathroom, etc... People park in your assigned parking spot as well. There should be an onsite manager that the residents know about and can contact for things like this instead of a maintenance number that often has a full voicemail or someone who is about to be off shift as I encountered on Christmas and was therefore unable to help.Also, our upstairs neighbor was very loud. She was often on the phone screaming/yelling/crying past 10pm and to be honest, I was afraid to talk to her or do a noise complaint due to my own safety and the safety of our unit.Bugs: Killed at least 10 bugs/week. Husband killed large slugs in the bathroom twice.No way certain things are up to code (ex: no bathroom in fan, smoke detectors, etc...).Bathroom was disgusting. The bathtub needed to be refinished so badly. Also, the shower curtain that was in place when we moved in was disgusting. Hair all over it and filthy.I stayed here for 3 months for work in a 1 bed, 1 bath ground floor unit.Summary: apartment was disgusting upon move in. Carpet in bedroom was nasty, like it had never been cleaned or vacuumed. Anytime I interacted w/ Zuma staff it was incredibly frustrating unless it was Dorian.The laundry room towards the end of our stay was vandalized - locks kicked in, window broken, etc...
The worst host experience I ever had in my entire life. I will never suggest anyone to rely to Zuma Housing. They host 8 of us for the summer period: almost non-existence or very delayed assistance for wi-fi (we are italians so we needed to communicate with our families and we could not for almost 2 weeks). The washing machine didnt work for an entire month and nobody came to fix it despite tens of e-mail we sent them. So we paid a lot of money for using Uber and coins laundries and Zuma never refund us despite its promises.We left the apartment in Santa Monica cleaner than we had found it (it was very dirty and bad fournished) and Zuma retained 25$ on 500$ each person for move out cleaning.Never trust Zuma Housing! They litterally steal your money!
The staffs are friendly and helpful. My apartment was clean and furnished when I move in so I didnt have to spend extra money on furnitures. No big issues with my apartment, but they did replaced the chair in my room when it was broken and fixed couple things. The location of my apartment is close to the water, and I can bike to school. Everything is good thanks!
Absolute worst service. Ive been living in their apartment for 3 months. My TV cable hadnt been fixed in all these days. One fine day the repair guy takes away the router and installs a new one promising it will work in a day. Guess what, it doesnt, over the weekend of my end term exams.
I starting working downtown after graduating USC last year and because of the easy commute from the new metro train I wanted to try out living in Santa Monica, but didnt want to commit to year lease and not having to buy new furniture was great, so I took a private apartment with Zuma Housing...theyve been fantastic and have attended to any request in timely matter - highly recommend their service.
Moved out and they didn’t refund my deposit until two months later after I requested it. They took my money from my deposit to pay for damages that were done before I had even moved in eight months prior. Bad with maintenance. Silverfish bugs everywhere. Save your money and rent elsewhere.
There apartment #1 in 1835 20th street had and still has roaches from befor I moved in on February and until now.. I have requested for extermination but the first time they came around, roaches weren’t even gone as I saw another one a couple hour later. Second time, the exterminator came around was yesterday and he was scheduled on the 25th. They also habe a problem with hot water running out during a shower.
While Zuma had tried to satisfy the needs of the Apartment I lived in, they failed to enforce anything that was strictly against the lease signed and the law such as the rule about smoking, plus the idea of getting things fixed in the house was never immediate unless if it was convenient to them, when everyone else reports the same problem, or if its deemed an emergency by everyone in the same unit, for example because of an excuse about finances, our dishwasher was not fixed until a half a year passed after it was reported and while there were somethings that were out of Zumas control its no excuse for lack of enforcement of the fine print of the lease and the law in Santa Monica and while Zuma tries to diffuse the situation and try to fix something while being nice, they still didnt satisfy the issues of the 1/20th of the complex and must do better when resolving issues addressed.

Awful. The property I lived on, an apartment complex, didnt even have an on site manager, and the whole complex was essentially in chaos. Even worse, its been five weeks since I moved out, and I STILL havent got my security deposit back. Stay away if you can.
Definitely, you should not use this housing.
