I have owned two properties for over five years that are managed by Packard and I am continually impressed with the manner in which the staff conducts its business: prompt replies to my inquiries; efficient oversight of the properties and HOA; quality of the vendors they use to meet the needs of the home owners

Worst HOA management company ever. Our HOA is in the middle of replacing our roofs and Packard has been a complete failure. We have had plastic tarps on our roofs for nearly 2 years, the tarps have disintegrated and there is now tiny pieces of plastic through the community...Packard has made zero effort to clean this up. There is no supervision on their part, the property manager comes to the site infrequently even during a major project. There has been one delay after another and Packard has one excuse after another. Yesterday the unsupervised roofing contractor left nails pointing straight up all around the neighborhood, while navigating around them I stepped on one that went through my shoe and punctured my foot. Packard has yet to respond to my email regarding this. It seems that they have very little HOA management experience and no customer service skills at all.The only time they were responsive was when I contacted a local community activist (Turko) who was interested in doing a story on our disaster, they then blamed it on everyone else (including the Board of Directors) and told me I was going to ruin the property values by have Turko involved.Packards mismanagement has cost our HOA many thousands of dollars and is continuing to cost us money. If your HOA is considering using this inept company please contact me as I have many emails to support all of my accusations.

Honestly, one of the worst property management companies I have ever dealt with. I own two condos and this company is SO rude, no clear line of communication, and they send shady invoices to try you to pay more. They also give no notifications when there are water shutoff and doesnt let anyone in the complex know whats going on. At my other property we are under Castle Breckenridge and they are amazing + professional. Please stay away from using this property management company.

They are totally rude and of no service helping out anyone. They seem to have some secret they are trying to hide from anyone who needs help. It would be a better rating for a company that suppose to manage properties to have a handle on ALL the problems and solve them without those people who just take up space for a paycheck!

I just bought a home where the HOA was taken over by Packard and reading these reviews is scaring me. Our homes exterior paints are a drab sage green and the landscaping is out of control where is our $465 going!? Until I see improvement, Im giving them a 1 star.

Literally impossible to deal with. They are bad at communication and their hours fluctuate. I would never ever recommend this company to anyone. If I could give them zero stars I would.

Really bad company and customer service. They are the HOA for out apartment in Mission Valley and it has been couple of month they want to repair a water leak inside our apartment and they were not able to handle this till now!

Ive been a Board member of the HOA at my primary residence over the years and so I know how a management company should operate. I have only interacted with Packard from a homeowner/landlord perspective, not as a Board member .and I have to say that they really do come across like they couldnt care less about your issue. I would not recommend Packard to serve as a property management company for an HOA. There is a very institutional feel coming from them and they dont seem to hire people who are capable or willing to talk about and work through issues. They are also not responsive to written requests for information so either they are not paying attention or they dont care enough to write back. Double thumbs down.

In my opinion nothing less than financial predators!
