Jake is the nicest manager around! He definitely makes living in San Benito better than it would be.

If Palm trees dont grow I dont go! this place tops it off with Crystal clear, pools & fountains, playground for the kids and a public computer room with a printer and high speed internet. The head of security is also a cop Who works In a nearby location. Plus you have Multiple active and retired military personnel who live on the premises.

Ive lived here for about 2 months now, and Ive got to say I like it here. My personal apartment is a bit small but it has everything my roommate and I need. The building looks nice and is in a good location. All in all, a good apartment!

I moved here 5 years ago (November 2015). No apartment community is perfect, but the current office staff has always responded to my requests in a timely manner. My rent has gone up $20 a month in 5 years! They are a great value!! My sister has a similar apartment in Waco for $1,400 a month. That’s crazy.I have no idea about the noise complaints and hordes of kids others mentioned. I seldom hear other tenants, and I spend a lot of time outside on my 2nd floor patio. I’ve known several San Benito city officials who lived here also. Does that sound like a ghetto? Absolutely not!Never seen the pool overcrowded. It’s a large area with tables and a barbecue. There’s room for more people than are usually out there.They recently repainted the parking lot, fixed some potholes, and quickly repaired roofs from the recent hurricane. They certainly earn the money they charge every month. No doubt I’ll renew my lease here. They’re not perfect, but I highly recommend the community.

WARNING!DO NOT LEASE HERE!The management here is very poor!The building I moved into has GERMAN ROACHES and we constantly battled them despite this places monthly pest control charge!Upon moving out, they claimed we left the unit a mess and called a debt collect before even letting me know of charges! We cleaned the hell out of that appartment. We were NEVER late. They will drain any and ever amount of $$$ they can from you!!!DO NOT GET SCREWED

MANAGEMENT AND STAFF ARE WONDERFUL. APARTMENTS CLEAN

We lived there for 1 year and decided after 6 months that we would NOT be renewing our lease. There are many things wrong with management and getting an air filter every month is near impossible. You also get charged every month for pest control and he only came out to spray 3x out of the whole year. Another thing that went wrong was we got water damage 3 months into our lease and management stated they would fix it after the sheet rock would dry. Well our lease finally ended and our water damage was NEVER fixed. Now come to the end of our lease agreement and we got notifications stating our lease was going to end March 31st and management claimed our lease ended at the end of Feb so our rent went up $200 the last month. I showed them the proof from the automated system saying our lease wasnt up until March 31st and they said oh its wrong sometimes. Unfortunately I never got a copy of the lease (even after asking for it numerous times) so I had no choice but to pay. I thought we were finally done dealing with these crooks but come to find out they charged us fees to clean and throw 1 bag of trash. They NEVER contacted us and decided to send it straight to collections!! This management team is poorly trained and looking to screw over tenants who decide to leave. Ill save you lots of money and let you know, DONT STAY HERE. You wont be happy. Management is horrible. Theyre over priced and mediocre.

MY FAMILY AND I HAVE BEEN LIVING AT PASO REAL FOR OVER A YEAR. NO PLANS ON MOVING. MAINTENANCE IS PUNCTUAL AND COURTEOUS. OFFICE STAFF IS AWESOME. FELICIA IS AN EXCELLENT PROPERTY MANAGER, SHE ALWAYS GOES ABOVE AND BEYOND WHEN POSSIBLE. CLEAN PROPERTY GROUNDS.

We will NOT renue our lease again. My rent is nearly $1,000 a month for a 2 bedroom that is less than mediocre! We pay to live in a gated community of which ALL of the gates have been broken for the past 3 weeks, but then again the gates are always broken! There is no way possible to enjoy the pool because people that dont live here park in the front to use it! How can paying tenants enjoy the amenities if you got people coming in from elsewhere!? If I could I would move out next month!

The Villages at Paso Real was a great place to live. Ive enjoyed my stay and enjoyed the great environment. Apartment living comes with noise from your neighbors and common areas, that is the real fact about apartment living. Once in my apartment, I did not hear my neighbors.The office staff was very helpful and responded to my issues quickly and efficiently.

I have been living here for a year and love the atmosphere. My kids love the pool and playground. My favorite is the kitchen size and large bedroom. Plus its quiet so I cant hear neighbors.

Beware of this place there was change of ownership never the same one. Dont rent at this place. They post beautiful pictures only to wheel you in. The pool isnt clean, very unsanitize. You have kids of course they are gonna have accidents. Parents arent gonna take them to the restroom. What do they tell the kids its ok you can pee no one gonna know. Even adults have done that. Once you rent here your in. Be ready for many unreal hidden fees. Also you can hear your neighbors fighting or couples having sex you hear everything all the sounds especially when everything quite. These apartments are so old the roof leaks. Its true theres been robberies. You have to park your car near to where you can see it but here the parking lot is not near the apartment your renting. So your out of luck. When you move in people watch to see what you have. Its very unfriendly and scary not secure at all. Your not safe. The managers arent nice they are very rude and very kanieving witches. So dont make this place your home. Look else where..

To much money. 3 to 4 kids packed on top of me, on the sides of me, and always a 100 kids in the pool. Scared to go in there after that pack. Management inflexible, and many small hidden fees sent a one bedroom apt up to 800 a month. Kids running up and down the stairway. Had to sleep with ear plugs on every night. Moved out after 6 months

At 1st everything was nice. Then we noticed the entry gates never worked so much for a gated community. Every time i went to the gym only ONE machine would work. The times i went to the computer room they told me to come back due to the internet being down. There was also 2 robberies and Im sure more. One happened to my next door neighbor and one happened the neighbor who lived in back of us I no longer felt safe. And in order to have any vistors at all u have to give them a vistors pass if not there car gets towed. My neighbor had a friend over for less then 1hr and car got towed all the way to Donna at 1am had to pay 300$. I had a Patio related table by my front window it was in no ones way but they insited that I put it inside. She mist not have liked the cowboys because it had a symbol of one on it. My neighbor had a table in his gated patio she had the nerve to tell him YOU NEED A CLEANER OR FANCY TABLE. She told me i needed to buy chairs on order to have the table outside. Haha! Well if I wasnt pay 750 a month on BS maybe Ill be able to get chairs. Anyways all that was besides the point. There is so many charges for a stupid 1 bedroom. Trash, Pest control, Water, a service fee just to get your stupid bill. I was paying 750 altogether for a 1 bedroom. After moving out and giving them my 2month notice and neverrr being late on a payment for 2years they freaking hit us with ridiculous charges !!! Everyone is always moving out of there soo they are getting there money back by charging ppl when they move out and by towing everyones cars.

Cannot wait to move my family from this apartment. I heard from other tenants rent goes up after living a year at these apartments. Neighbors are not friendly. You can hear ur neighbor physical fights and verbal.People drive fast going through gates. This place is not safe. Other tenants leave before their lease is up very unhappy. My son and I almost got seriously run over by another tenant intentionally. Plz I suggest not living at these apartments you will regret it. You will have to wait a whole year to move out to get your refund on your deposit. So dont live miserable the whole year at Village Paso Real San Benito Tx dont move in. Office sent carpet removal ppl to change carpet upstairs and its very late office was not curtious. The carpet removel men started late in removing all flooring and were not quite about it they finish 9:55 pm. Very upsetting and miserable. You would think the one in charge would know how long it takes to remove carpet and put new flooring would mean working late and having the ppl downstairs go through all the pounding and throwing the tile cartons so dont make a mistake like we did. Later you will learn of hidden fees. Other tenants told us the charges that got after moving out incredible bill. So look else where to live but here. Be smart and live comfortable elsewhere but here. Pictures about this place are incredible until you start living here. You will realize your mistake.

Get ready for the noise! Not only are residents loud, bassing cars, yelling at their kids, but our apartment wasnt what we expected. The pool is beautiful in the pictures but never tranquil lol far from it..want to relax after work, probably not. Kids yelling, running around leaving their toys everywhere and unsupervised. Definitely not the place we expected we will not renew. Beautiful units but a terrible place to live. Run.
