We signed a lease with property management company June 1st, 2019 and renewed the lease on June 1st, 2020. A water leak occurred and reported on March 23rd 2020 with mold and property damage. An argument ensued over fault. Home owner had insurance, we had renters insurance, and the property management company has been requiring us to pay for a separate policy called Legal Liability to Landlord Insurance. The 3 insurance companies argued over who was going to pay for the damage and we lived in the home for several months with the mold. Arrangements were made to start repairs. Mold removal finally started on June 23rd, three months later. They removed all cabinets, sink, stove, dishwasher, pantry walls, etc. Weve not had a kitchen for 36 days. We’ve been doing dishes outside or in the bathroom sink. The property management company has put me in touch with the home-owners business partner for all repairs. They dont show up, they dont show up on time, theyve cancelled, theyve argued, theyve left the property dirty, theyve used my personal property for clean up, used my desk as a stepping stool, wasted my time, refused to put up barriers etc. The property manager and homeowner refuse to pay for a hotel. They demanded to come late and stay late and on weekends. My family and I have had dozens and dozens of workers and insurance reps out to the home, each time exposing us to Covid. They sent out an unlicensed plumber to make plumbing repairs and he lied to us and told my husband and I that he was a licensed plumber. To date, we still don’t have a kitchen. Found out yesterday, the new kitchen is white and the faux flooring is a mixture of grays and whites. This is the exact opposite of the entire design of the house with the dining room a mustard yellow with traditional fixtures and the living room blue. No one showed up this morning as stated. I finally left the home at 10am. I’ve been requesting phone calls from the property manager since Saturday. No phone calls, just texts. To date, I’ve not had a dining room, home office, kitchen, stove, pantry, sink, counter tops, flooring, or dishwasher for 36 days. Weve spent over $2,000 in groceries for the first month so whatever discount theyre giving on rent, its not enough. Id rather have paid every single penny and more to not live like this. My appliances and all our food is in the dining room. We eat meals on the floor. Ive had one single phone call from the property manager. Just one.

As a new tenant, I am extremely impressed with the professional and timely responses I have received from AustinVestors during my recent move-in experience. Their office staff, property managers, and vendors, while managing multiple properties, have addressed all my inquiries and service requests promptly and professionally. This performance occurred in the aftermath of the Great Texas Winter Storm of 21, which severely impacted electricity and water supplies and inflicted property damage across Central Texas for days. I give them 5-stars for their adaptability and tenacity during this time period. Big Thanks!!

WARNING!!! PLEASE READ CAREFULLY!!!!What AustinVestors does to their tenants is absolutely horrible!! After taking over for the atrocious landlord, they were just as unresponsive and had to endure one bad experience after another with their unethical, and poor quality vendors. After the move out they kept the deposit even though the property was left in better condition than it was moved into, and would only refund a fraction of it. There were 3 neighbors that walked the property and over 30 pics taken for proof of the immaculate state it was in, and they still refused, and only after countless phone calls to Mindy (the property manager who never answered and Kira ( who is responsible for the deposit refund and ultimately did nothing) did we get an email saying they would only refund an extra amount if we removed the 1 star review that was left of them (attached is the letter, underlined statement from this managing company strong arming the tenant in deleting a negative review!!!). So basically paying the tenant back with their own money that should have been refunded with no issues in the first place. So unless you want to be tied up in a civil case to get back money that is rightfully yours, I would definitely recommend staying away from this property management company. Bad service, bad communication. bad vendors, just al around bad!!! DO NOT TRUST THESE GUYS, THEY WILL DO THEIR BEST TO KEEP THE MONEY THEY OWE YOU!!!

While we havent moved in quite yet, the application process and approval process has been very smooth. Thash was sooo helpful with any questions I had when I called the office, she was super patient and very professional. Even took the time to call me back when she received our deposit to let us know. They have made paying rent super easy (on an app) which is a major plus. Look forward to moving in!

I moved in one of their property few weeks ago, the unit was in extremely poor condition. As photo attached, floor are super dusty, all surface on desk, counter are dusty, stove is broken, walls are stained, smoke alarm was beeping the moment I entered the unit, everything was quit unorganized.Another major issue is that the laundry room is nothing like what they promised before I signed the lease. They told me the laundry machine can be connected via an APP, pay online and as simple as that. But it never works, after checking with the laundry company, they never set it up. According to agent Forrestt, they have signed the contract with the laundry company LAST YEAR but were only realize the problem LAST WEEK.Overall, I’m very upset with everything here, but I get what I’m paying for. They reduce the rent during the pandemic and allow me a 3 days early move in(with extra fee of course).

Rented a property with AustinVestors back in Aug 2019 and just moved out last month. The process of applying was super easy and all of it was online. I only had to go into the office to drop off security deposit check. When I had to do maintenance, submitting it online was super easy as well, and the maintenance person would reach out to you quick and schedule a day for repair. The online portal to make a payment and review your lease was very simple and easy to use. The staff was super friendly and attentive. Everytime I had a question they would answer the phone and they would answer to my emails. i want to give a shout out to Mindy! She will take care of you! When we finally moved out we ran into some hiccups but AustinVestors took care of us! If you move out leaving the property in good clean condition you will receive your full security deposit just like we did. We recommend renting with AustinVestors. Thanks for helping us with our home fo a year!

My former property management was taken over by AustinVestors a few years ago and, initially, I was a little hesitant about a working with a new company that I had not chosen for myself. I no longer have those hesitations because they have been very attentive to all of my concerns and requests. I am especially grateful that they worked with me at the start of the covid-19 challenge and continue to assist me by whatever means that they are able to. Every employee that I have spoken with has been very professional and more than gracious! I greatly appreciate them and recommend them highly!

I contacted Austinvestors after having a very very difficult tenant that I no longer felt comfortable managing myself. They cleared up my situation and have now found the best tenant that has been in my property for over three years now. They are diligent and require every possible tenant to go through a thorough background check and rental history and has all around put my mind at ease. Thanks guys.

Been with them for going on 2 years and so far im very happy. The only reason im not giving 5 stars is because of their move-out policy. You need to give at least 2 months notice (Which is fine) but during that time they will be showing YOUR unit to other possible tenants. Which means that you get to spend your last couple months with them, having your home shown to strangers. Very Invasive!

We are a family of 4 that is nervously moving across country, in a pandemic and wont be seeing our new home until we move. We finally found a home that AustinVestors manages. I have been overly stressed because we cannot get to our home until 3 weeks after we take possession. I asked Kylie and Anthony if they would mind popping into our place half way through the first month of our lease to make sure everything is okay prior to us getting there. This is not a normal thing that they do once they give you possession of the home. Kylie and Anthony went above and beyond to reassure me that they would do a quick walk through to make sure the home is extra ready for us once we make the 26 hour journey! We cant wait to get to our new home and we are confident that it will be well taken care of by AustinVestors!

We appreciated renting with AustinVestors. Moving in, the house was clean and communication was great. The move out expectations were clear and fair, we were always communicated well. We had never rented a house before and were anxious but this was a great experience.

Went and viewed one of properties last week and was told we would have a good chance of being approved with a co-signer as we knew going into the application we did not meet their credit score criteria. Confirmed over the phone that there wouldnt be any issues with approval. Less than 10 hours after application submission we were straight out denied. 13 points below 550 was their reasoning and a co-signer was not allowed even though they had already filled out an application as well. $200 down the drain to this company and they refused to respond to our email asking for a review on the case as our signer had perfect credit and exceeded requirements. Waste of time and money. Shady business practices, look for a company who will be upfront and honest on criteria for approval.

My son rented here for his time at UT. The apartments themselves are in poor shape, need a lot of renovation. The rent was one of the cheaper ones he could find in Austin close to UT. Austin Vestors was quick to respond to problems or fix things as needed. They fixed everything that he had requested to the best of their ability. They were fair with the deposit as well, but we left the apartment very clean. We had a professional service clean it and it was actually cleaner than when he moved in.

I moved into a property managed by Austin Vestors during the week of the insane snow storm here in Austin Texas, alone. After going through that with them I can safely say that theyve taken care of every single issue that has come as a result of the storm which I appreciate so much. The pipes that bursted were fixed 1-2 days after I realized theyd bursted. They work with vendors that are professional and timely and being a single woman I greatly appreciate that. Update: Nice canned response. The integrity really shines through from Jeff, who I am assuming is the owner, who still hasnt supplied credit or background checks that he is legally obligated to provide. Your terms are not clearly stated on your application and it STILL has not been updated on your current applications... Get a clue.Original: Avoid this shady business at all costs. We went through the process of walking one of their properties and applying for it. Going into this I knew we didnt have the best credit and I was up front about this with them as I knew they had a policy of under 600 credit will need a guarantor to be approved. I was assured that with a guarantor we would be ok as long as everything else check out.. We spent $200 on application fees only to be instantly denied because one of our credit scores were 13 points below their UNLISTED cutoff for automatic denial, even while using a guarantor with 800+ credit.They hide behind the fact that they put under 600 credit has a CHANCE of being approved with a guarantor when theyre just trying to collect application fees during a time when money is tight for everyone.

We almost got our full deposit back.They respond to maintenance inquiry very fast.They have an easy to use portal to manage all your inquiries.They dont have a call center, which means that they answer your calls very quickly, no waiting on the line.

This is a great property management company. They do everything- we are completely hands off and just get a deposit once per month. Highly recommend!

When the owner of a property we were interested in had requested no cats, he reached out to the owner on my behalf just to ask if they may have changed their mind or be willing to. UPDATE: TENANTS BEWARE-Thank you for your canned response, all of which is UNTRUE. Your agent knew their credit scores before encouraging them to apply with a guarantor and pay the application fees, then denied them for having the score they had disclosed, saying it was below your acceptable minimum score. My credit report was never run, so Im not sure how that was performing on your duty to find the best tenants. We will be filing complaints with the appropriate authorities and disputing charges on our credit cards. Again, deceptive business practices.ORIGINAL: This company engages in deceptive business practices! Be very careful when doing business with them unless you have money and time to waste on applying for properties they have no intention of renting to you.I paid their $60 application fee to apply as a guarantor for my sons application for one of their houses. We were told with a strong gurantor- I have excellent credit, 20 yrs on my job as a CFO and more than sufficient income and cash reserves- that his low credit score wouldnt be a problem. We were denied shortly after they collected their $250+ in fees with no explanation, other than his score was too low, which they knew! They had no intention of approving him even though we were up front with everything before applying.

We have had a great experience renting a home that is managed by AustinVestors Property Management. We have had to contact them several times for different things that have needed repaired in our rental home and they have always had it taken care of immediately. They are friendly and professional to talk to via phone and email.

Weve had nothing but great experiences with the folks at AustinVestors (thanks Mindy!). The application process was easy and they were quick to respond. The people there are always friendly and helpful - and very responsive to my (sometimes picky) requests. Service to customers is truly a value they take seriously.

I had an average experience with AustinVestors as a tenant. Previous tenants left the property in a very dirty condition, to say the least, and it didnt seem that the management company did a proper end-of- lease walkthrough. They did bring in a cleaning crew on the first day, but the house was so dirty that that initial crew had to be followed up with several professional crews to make the home habitable. AustinVestors moved us to a different home after about 3 weeks. Overall, the team tried to make it right. In the new property managed by AustinVestors we had no issues. The team is pretty responsive, and their online portal is great.

AustinVestors helped me list my home for lease for the first time and they made the process very easy. They found a tenant fast and helped manage a major plumbing issue that happened shortly after. Their fees are low and payments to me are always on time. Im glad I picked them to manage my property and would do it again.

Unwilling to negotiate any terms on the lease, including provisions for immediate eviction if they believe someone smoked cigarettes on the property (Section 17.1 F. Smoking), no-notice-required for entering the property (Section 14.1, B. Access), and a $50 fee for any maintenance request not a health or safety issue (Section 18.1 A. Repair Requests), which they are unwilling to clarify. They refuse to take maintenance requests over the phone, so, you would be left guessing what a health and safety issue is, and leaving it up to them whether they will charge you.They have lied to us repeatedly, saying they are unable to amend, modify, change, or clarify the standard lease - which is wrong. They claim to use the standard Texas Association of Realtors lease, which is wrong.They are unwilling to accept hand-written changes to the lease, will not allow me to sign the lease in person, and wont accept any negotiation despite paying them the application fee under the assumption they would work with me in good faith.They believe verbal reassurances on the phone are enough to overlook the lease, they want me to accept the word of a random person in their office, and ignore the black-and-white contract. Verbal assurances like we wont do that, we would give you notice before, we would warn you before we resorted to eviction, and a broken dishwasher would qualify as a health and safety issue, I think mean nothing compared to the letter of the lease. They are unwilling to clarify, or document, any of this. Which means its useless in a court of law in case of a dispute.They do not operate in good faith.

My experience so far with AustinVestors has been a good one. Maintenance request werent hard and the house itsleft was very clean at move in. The online portal makes rent payment easy. Good experience so far.

He provided accurate market analysis and advised on pricing, which enabled us in selling this rental property in Teravista Round Rock for less than two months in the winter of 2017. Jeffs consistent dedication and professionalism made our selling process much easier and saved us from unneeded expenses. I have been a good tenant. I have never missed a rent payment. I signed a 18 month lease to bring this property out of December. I have been understanding with such minor issues as a non functional hot water heater and the 1 toilet in the house not flushing properly. These peoples termination policy is you have to keep paying the rent until they can be bothered to get it leased out again in addition to a termination fee of a months rent.

Been with them for 3 years, fantastic experience so far!! Highly recommend them.

Best property management company you could ask for. We live in another state and felt like our condo management was in great hands. They were fast to respond to our tenants request for service. They were pleasant to deal with and were always available. Jeff and Mindy have the patience of saints. A poor review was left by our tenant who trashed our condo and is refusing to pay for repairs out of his deposit.

I would absolutely never give these people anything more than 1 star, and they got that star because our landlord was great.Everything in dealing with AustinVestors was absolutely the worst experience in renting a property that Ive ever had to endure. This organization is atrocious in the way they operate and treat customers. Our property manager clearly doesnt care about customer service, as every time i contacted her, she acted like I was inconveniencing her (when she was in the office, which heads up, seems to be around 10-3 Mon--Thurs). Simple things like having them remove fallen limbs from the yard took well over a week. I will NEVER recommend AustinVestors to anyone at all. Literally go ANYWHERE else in Austin and rent.These people are barnacles on the ship of American progress.

Austinvestors has been great. Ive had a couple issues here and there with the house that I am renting. And they have always been very responsive and great to work with. Mindy has been especially helpful in several situations. For example. We have an issue with the main sewage line being blocked up. Austinvestors was on top of their game and had plumbers out there the same day to get it resolved as soon as possible. You guys are awesome!

It was difficult to connect with AustinVestors initially and it seems to be difficult to get updates on the current situation. I realize the fault lies in the time difference between Austin and Tokyo that provides very little mutual waking business hours. However I believe we can improve and work out the communication difficulties. I can feel that Forrest and Kiras hearts are in the right place to serve their customers.

I would never rent or use this company if I was you! I never write horrible reviews, but I don’t want anyone going through the same as I did. I’m a renter and have always treated the property I lived in as if it was my own. I have never been late on rent since I started renting over 10yrs ago. This company never returns emails, takes on the usual 3 weeks to fix stuff or just doesn’t! You never meet the staff in person. They don’t let you do a move out walk through with them. They tell you they have 30days to post mark and yes post mark!!!! Your refund on your security deposit and they Will take that long even though the house has been marked ready to rent again within a few days of move out. The property was never cleaned and very dusty with a thick white film. They also don’t believe that being able to turn off and on a light with a switch that’s even connected to the light source (had to trim on and off at breaker box. These are only a few of the many issues that I had to go through with this company. Unfortunately, the first time I sign a 2yr lease is the time that I deal with this. The home I lived in before this had some major issues as a foundation water pipe burst and mold that came from it... however they didn’t take their time and had great communication with me the whole time. We will never move into a property that won’t have issues, however it’s about getting them fixed, and right in a timely manner. This company could care less about your well being or doing right as long as they still are getting paid without doing what’s right!UDATE: still no refund!!!! 26 days now! I’ve read other reviews on other sites and this seems to be an ongoing thing! They also always take the money out from these people for things that were there before. Luckily I took photos before hand.This won’t happen to me! I will go to court! If anyone else has gone though and had to go to court, please reach out!To add to this... I did receive my full refund because of photos I had taken, they did try at first and was like nope... have photos and dates on them! I didn’t get my refund in the mail until the 30th day! They said they had 30days and they took it!

I’ve been very happpy with AustinVestors. They’ve made owning an out of state property a breeze. Jeff and his team have taken care of anything that has come up with professionalism and timeliness. So, been renting from AustinVestors for a long bit of time... and up until my last maintenance visit I never EVER thought to write a review, but apparently its the new thing! The response time was very minimal and the issue was fixed. It then occurred to me, Im sure they dont get the credit they deserve on a regular basis, so I thought Id leave a review well deserved! If you know that you want property management, I’d say you should go with AustinVestors.They are great at transparency and communication. I’ve never needed to ask for an answer or a document twice. They’ve filled my vacancies immediately without a loss of a month’s rent and increased the rent sufficiently to cover most of my costs of having management. My only con is that they have great and timely repair services which, while very reasonably priced ($65 to come and repair the garbage disposal) is more expensive than when I self-managed and would tinker and YouTube on my own. Then again, what is my time worth? So, if that is the cost of doing business, it is certainly worth it!I would, and have, recommend AustinVestors to anyone looking to manage their rental property!

Our landlord was great, but if I could, I would give austinvestors 0 stars. Where do I start? From the time we moved in, their staff were rude, churlish, and absolutely horrendous to deal with. Little to no communication, abhorrent employees, and subpar service are VERY MUCH THE NORM in this organization.Our tenant rep specifically was absolutely indignant every time we so much as asked something of her (she rolls in about 9-9:30 every day though, so par for the course I guess).To top it off, these people ripped us off to the tune of 600 dollars when getting our deposit back. They will nickel and dime you every step of the way.Absolutely NEVER RENT FROM THESE PEOPLE.

AustinVestors took over management of our rental at a precarious time dealing with likely the most difficult tenants anyone has ever had. They did everything by the book and helped us do everything legally and properly in order to evict our problem tenants and recover rent money. They even came to eviction court to represent us. I can tell they are not only landlord friendly though, they are also very tenant friendly and will work to make tenants happy and feel comfortable in their home. They are quick with work orders and respond to calls and emails the same day. They will use their contractors or the landlords for no additional fee, and they get things the property needs done quickly and well. Highly recommend the whole team there, they have all been professional and responsive.
