There have been a few occasions where we have needed routine maintenance on our property and Harris McHaney is quick to respond. The teams they send to perform the maintenance—I have nothing but good things to say about them as well. I have been leasing property since I moved here in 2014 and Harris McHaney really is the the best management company I have worked with.
Help us make decisions when we needed helped, worked with us on what we wanted, great background help with potential renters. My husband and I just talked about Harris McHaney and Jake recently and both said we were SO glad they handled (and continue to handle) this rental for us.
Our realtor had an agreement to rent pending credit approval. After making us wait several days to confirm credit app which was approved they then decided to sign lease with someone else who likely offered to pay more. So much for honesty from these people!update: tried to call Jake as offered but was given voicemail. The realtor we are using was told by Harris McHaney that the owner accepted our March 1st move-in if we paid the security deposit up front. That offer was taken from us at no fault of our realtor as Jake eludes to in his response. Double down is no defense.
When I viewed the house, I specifically asked if there had been any mold. I was repeatedly and explicitly told no. We spent the next 3 years and thousands of dollars chasing it and cleaning, and it still gave us both lung infections.The house was infested with mold.They tried to kick us out of the house 6 months into a 2 year renewal, then quickly backed off when we told them to buy out our lease.When we moved out, there was some damage. However, how are my wife and I, both of us disabled veterans, supposed to be accountable for storm damage to the structure we are renting? How are we liable for paint, light fixtures, and screen doors? We cleaned things, yet every single thing in the house was marked as dirty or damaged. We were also not informed of the inspection for over a month after it was finished, well past the 3 days to contest. They had no trouble getting in touch with us to attempt to kick us out with no warning, or to harass us about finding another place to live down to the last day we were there. My wife and I are both still sick from years of inhaling mold. There’s a website dedicated to the massive mold infestation in the house. We were charged for mold, door repairs, and all sorts of other things. Not once was any maintenance done.A 70’ oak tree nearly fell on the house last year, and it was still there when we left. Storm damage is not the tenants responsibility. Replacing light fixtures and exterior accessories is not the tenants responsibility.It doesn’t matter how you look at it, this is predatory business at its lowest. I know for a fact that the landlord’s son did all of the work, and nepotism inevitably breeds this sort of corruption. Somehow I’m charged for rebuilding the porch, that was damaged by storms and decades of mold. I also got to live the last year and a half constantly wondering if/when these people were going to kick us out on the street.I knew I’d have to pay for the damage to doors and walls, (I have multiple neurological disorders and I fall down, the landlord knew this from the beginning and at the end as well), but I did not expect to be charged for every single bit of the maintenance the landlord failed to complete during the entire 3 years of our lease. My wife and I spent hundreds of hours and thousands of dollars repairing the rotten and dangerous landscaping, only to be charged for its removal, and charged for the damage to the original rotted items.TL;DR, no, I wouldn’t recommend ever renting from this company, especially if you’re a veteran.

Harris Mchaney are fair in their dealings. If you communicate issues, they are extremely responsive and attentive to your needs.. They also work with their tenants and provide quick solutions for your rental needs, even afterhours.. We stayed in our duplex for three years and never fell behind in our payments, we also reported all problems with the unit in a timely manner. I mention all this because like all relationships, you get what you give.... When we finally decided to purchase a home and leave our rental, Harris Mchaney was more than supportive, they were even willing to compromise in several areas to help us feel less financial burden during the move.. Its worth noting that I used a friend for a realtor and not Harris Mchaney so they had zero incentive to work with me however they were fair to me as I was to them during my three year rental agreement... For anyone looking to rent a home, it really is in your best interest to deal with a property management company and Harris Mchaney is the best in the industry....
From the get-go I have had nothing but a pleasant and professional experience with Harris McHaney! I found a beautiful and well-kept home to rent from them this summer, and was incredibly excited to move into it. They were prompt with responses and respectful in every interaction we had.Sadly, due to COVID-19, I wasnt able to move for my job and had to break my lease before I had the chance to move in. Once again - they were great to work with and worked with me on my situation! I have heard horror stories of people in similar situations with different property companies and they acted with integrity towards me the entire time.Hopefully I can complete my move to Bentonville soon, and rest assured, Harris McHaney will be the FIRST company I call when that can happen!!! Legitimately and truly I would give this team a call before any others
Very disappointed! Agent was extremely nice but the application/leasing office was not professional. They were not responsive nor communicative resulting in another individual being awarded a leasing agreement without notification.

This company does not try to come to or find a resolution to leasing agreement issues. They lack the training and capacity to explain anything they should be required by law to cover. I have been at my residence for almost 2 years. The first year was a 12 month lease as is standard. It stated that it would be month to month after that period was up, but they sent an addendum to me to sign for another term that was not explained. Now, they are claiming that I signed an addendum to a 17 month lease term. I would never have signed anything of the sort if it had been explained to me. Now they wont give me my security deposit back and are forcing me to pay rent on the property until another tenant rents the property. I do not recommend any sort of relationship with people that try to cheat honest people.

I moved into a Harris McHaney Property Management rental home a few months ago and I just cannot say enough about what a positive experience it has been. After I signed the lease and paid my deposit and rent my daughter and I started to move some smaller items to my new house. Each time we came over it became very apparent that there were so many things that had not been done and that it was a long way from being “move in ready”. I was just sick thinking that I had already signed a 12 month lease and I was stuck here. I contacted Jake at Harris McHaney and from day one it was clear that he was going to do whatever was needed to make sure I was happy here. We worked with the same crew for all items that I needed or wanted taken care of and it was reassuring to have people that I knew were invested in making things right! Harris McHaney Property Management not only represents homeowners but also works on behalf of tenants to make sure they are comfortable and happy in their new home. You can’t ask for more than that! I have absolutely no reservations whatsoever recommending Harris McHaney Property Management!
Have only been a tenant for a couple months, but already have an extremely sour taste in my mouth due to this companies negligence. Upon moving in, found the house was a mess. Took almost a full month to scrub previous tenants filth off the floors, walls, AND ceiling. House was covered in dead cockroaches in all cabinets. Dryer vent was broken, and after 2 months of not sending anyone out, I finally fixed it myself. They will not reimburse me for work and materials, only told me thank you for fixing it. There was no transition installed where carpet meets hardwood, and my son tore up his feet multiple times on the carpet tack. Jake came out for a random 1 month inspection and promised to have the transition installed soon. Another month went by, and no one came to install transition. I put a rug over carpet tack to protect my sons feet. And on thanksgiving my son tripped on that rug which should not have been there and busted his lip open, ruining thanksgiving. Leaky faucets, toilet leaning, dirty and weak heat pump...the list goes on. And the worst part about all of this? I am a certified HVAC tech who does HVAC, plumbing, and handyman work and they will not allow me to do the work. 10 out of 10 do not recommend. If I could give this 0 stars, I would.
They handle my property very well and I have had friends that used them to locate a rental and he was very helpful from what they told me. I dont know why they have all these bad reviews, it might be due to non payment on their part? I recommend them.

There is no doubt in my mind Harris McHaney is the best property management company in this area. They keep both the owner and tenants happy. The respond quickly to maintainance requests and honor owner preferences for mowing, HVAC, etc. They thoroughly check out applications for rentals and allow you to be part of the decision about applicants if you wish. They are very prompt with K-1s and end of year reports..
They are more interested in having potential tenants apply and charge fees to make a quick buck while showing properties they know wont be rented. Makes one wonder how often they charge money for background checks when after just a couple backgrounds checks pay for the service they use. Maybe their point of view is why not give people the run around for a hundred dollars all while they dont even have available properties. What a shame this company is. Wish I had my time and money back. I bet they would suggest holding my breath to get it.
Please listen to the other reviews prior to engaging with Harris McHaney. If you decide to use them please understand despite signed documents, move in inspection documents, pictures, maintenance records, video proof, you will not get your deposit back. Instead of treating you like a customer they will treat you like an indentured servant. You will be held to every aspect of your lease and they will have complete disregard for their obligations in the lease. Do not bother calling them as you have a better chance of winning the lottery than receiving a return phone call. Within days of giving your notice you will start receiving multiple requests a day to show the property prior to you moving out and they will threaten you with $100 charge if you refuse the showing.
I have been using these guys for several years to manage my property. Jake and crew are fantastic and do a great job keeping a near 100% occupancy and returning my questions and/or concerns.
Not good management. Repair requests are ignored. Ended up just paying for repairs myself, tired of calling for same request over and over. Repair guys say they will come, never show up. Will not rent from them again
I have had no problems with Harris Mchaney renting my property. Also, I have asked my tenants if they have had any issues; their answer was no.Many of the reviews on this page are not at all a true reflection of the company; especially the one stars. If you are need in of a rental in the Rogers, Bentonville area I recommend you contact this company. I believe you will be pleasantly surprised by them.
The kicker is, like most realtors around here, they can only do what the owner approves. Sometimes, dependent on the owner of the property, that means you get basically nothing done, and theres not much that can be done about it. I still have problems that havent been addressed from 2 walkthroughs (years, essentially) ago. I have to work around them. Some of them are safety concerns. Some are just obnoxious. They cant do anything without the owners permission, so it just sits. Does that mean your house can fall apart before your eyes? Potentially, yeah. However, when I had a ceiling fan about to fall, I had someone on the phone in an hour, and someone on the way in 2. When my through-the-wall neighbor was seemingly a hoarder/roach collector, they had an exterminator here on the regular until all the roaches were gone on my side, and most were gone on the other (with new tenants, to boot). Do they advocate for you, as a tenant? Well, I dont have access to those conversations, obviously. I am never there for those phone calls. And sometimes, it does seem like no. And sometimes, they say they will send people back to fix things, but they never come back. However, Ive also had a very upset rep with their maintenance department in my living room who finally managed to get my rotten balcony support beam fixed to at least a safe standard. Is it pretty? No. It still has all the lumber yard marks on it. They didnt paint, stain, or sand. But its finally stable, and I dont worry about falling through it, anymore. So to summarize, they seem to want to be helpful. Everyone Ive spoken with is friendly. However, things may or may not be taken care of in a timely manner or at all.
Renting your property can be tricky, and, often, urgently time consuming. We hoped we could find someone to help with the day-to-day so we could handle keeping the property. Harris McHaney has really been easy to work with and vigilant even when we had entirely let it slip our daily concerns. We cant speak to the renting experience, but we have nothing but good things to say about our experience.
Ive been renting a house from this company for a few months now and havent had any trouble. The application process was quick and easy. Ive put in a number of maintenance requests and all have been responded to in a timely fashion.

I’ve rented a Harris McHaney managed property for almost 2 years now and I’ve had ZERO issues with their management. They willingly worked with my family when we had issues. I can not speak on the maintenance side of it because I haven’t needed their assistance in that aspect, when something breaks, I fix it. If something major ever happens and I have to call on them, I’ll give my option on that then, until then I can say I’ve received 5 start treatment/service from Harris McHaney!I would like reinforcement me statements above, I unfortunately had to break my lease after almost 3 years in the same home and Harris McHaney has been nothing but cordial and professional. These decisions in life are not easy, thank you Alyssa (she is the best, always a warm beautiful smile), Sue, And J for not beating me up and making me feel even worse. I was a client of Harris McHaney Property Management during two years as a tenant and I feel very comfortable to say that they do a great job!
The home they had listed for lease. was a total mess, the pictures had to be 3 years old! Total waste of my time after driving 45 minutes to see the house they didnt even have a key in the key box not to mention the front door was missing a door knob! The pool was 3 feet of nasty black water and there was trash everywhere around and in the house..looked through the windows.. it looked nothing like the pictures.. will never look at anything they list again .. very misleading realtors!
Absolutely DO NOT RENT from Harris McHaney. Theyre absolute crooks. Even with video evidence of the move-in condition of the house we rented they refuse to acknowledge their mistake. They claimed we had painted the walls & mismatched the paint & now were being charged to fix it. We never painted! Its all about them keeping as much money as possible, not about being an ethical business.
Recently moved into a house and have had problem after problem!! It always takes MORE than a week for the property people to actually reach back out and longer for them to solve the problem. VERY RUDE on the phone.

2.5 stars. I rent an apartment in Decatur (Randall Lane). Like most people said. The owner decides ultimately. Their website is also horrible. Doesnt work half the time and pop up ads pop up.
Upon moving out, almost half of my security deposit was withheld due to cleaning fees. No documentation of the damages, or itemized list provided. No notification that my full deposit would not be refunded. Nothing stated in my lease that cleaning fees will be withheld. Not to mention that they received a $250 non-refundable deposit upon move-in as well. Several calls and emails (often with no follow-up or response). I agree with other reviews in that it is clear, they only have the owners interests at heart. I have filed a complaint with the Attorney Generals Office, and I encourage anyone else that has had issues to do so as well.

This realtor company will not be used by us at all. We paid the deposit and a $50 background check fee. On the application it says if we are offered the house and reject it then we forfeit our $1150. However, we pay for a background check, everything is clean and the owners dont want to rent because my wife smokes (outside we have kids) She has always smoked outside, so now we have to pay for another background check because these owners are too picky?The address of the house is 1202 N. 36th Rogers, AR.
Why advertise property for rent if you wont return calls to people interested in renting?
Worse property managers Ive ever had to deal with. Everytime I call for a repair they raise my rent. Half the time they never fix the problem to begin with.
