Very flawed methodologies. They make assumptions about the relationship between housing prices and demographics, namely that higher housing prices means fewer families with school-age kids. They do not take into account the fact that many areas have increased housing costs precisely because they are very desirable areas to live with school-aged kids (partly because they have excellent schools). Then, those same schools are hurt by Davis flawed future under-projections of student counts.
