We contacted this company and told them we dont have credit. They told us they would except a co-signer and just fill out the application then over 10 days later after we had not received any response we contacted them and they told us we only except people with a credit score of 625 or better and we do not except a co-signer so now after being scammed for application fees they refuse to refund the money and now we have even less to find a place for our family.

Super nice people. Form applying to getting the keys was very straight forward. I notice some bad reviews here but mine was the complete opposite. They ask me and make sure everything is ok and good everytime I drop off my rent. Dont believe everything you read! Im sure if you have decent credit and a job your experience will be as good as mine!

Rented a place with Alliance for about 15 months. Moved to town because of job, moved out again to another town for job too. Initially I called by phone, filled the application online, and then followed up with three choices of properties with decreasing order of preference. Got the second one. Paid deposit by cashiers check. Amazing place. Very helpful moved in procedure. Got keys, met a guy at place. Moved in. Everything clean & maintained. I paid rent at time always, with a personal cheque. I used to drop it from the slot after hours. Never had any issues. The only communication I needed was once about a power outage (which was area wide), and when the installed the code lock for common door. Always prompt answer on phone & on emails. For moving out, I gave a notice as required. Cleaned & emptied the place. Handed over the keys. Got deposit back on 21st day, with very reasonable deduction ($75) for cleaning, which I am totally fine & agree with (although I kept the place spot free, & sweeped & wiped every surface on move out, but its part of rental experience, and is fine. Landlord keeps and manages the deposit, not Alliance). Would recommend 10/10. If I move back again to the area, would again get a property from alliance.

A review that’s been long overdue. I was given my first rental here and that was the real start of my independence. After my one year lease was up I was so happy with their business that I applied for another one of their rentals that was smaller and dirt cheap! 4 years has then past and with the wad load of money that I stashed away, I am now getting the help from Joanna to help buy me my very first house. She has always been responsive, polite, and not pushy.

Watch out with this company. They list potential properties to get you to apply online with a fee. Its almost like a bait and take. You submit an application. Pay the application fee. All of which is online, and then, they never call you, rarely answer their phone, and when you do actually talk to them. They are very vague about details concerning any of the posted properties which is what started the whole process to begin with. Very unprofessional Im not even sure if they actually rent or lease anything. They do take your money though. Actually found a better place on my own.>> Applicants beware

Myself and my boyfriend have tried to contact them through both email and phone. Never respond to emails, dont pick up the phone, and dont return voicemails.

Joanna manages my property and I never have to worry about anything. She always takes such good care of me. I live about 4 hours away and she knows the area, knows what to charge, and helps me make decision about my home as if it was her own. She has been such a huge help in helping find the perfect home for me. I can’t imagine going to anybody else. I love how much time and care Joanna puts into her work. She helped finding my home so easy and stress free.

The level of disappointment I have with this organization cannot be expressed with this simple review. I have left message after message both e-mail and phone after using their online application portal for one of their properties. I have received absolutely no response, no communication, and the listing has since been brought down. I would accept this as normal day-to-day if this happened only a single time. However, this happened literally back to back on me and I am extremely frustrated at this point.I can understand and accept if my application wasnt selected, that is fine. But at least have the decency and professionalism to give me some type of response. I can not and will not recommend working with this organization and STAY AWAY from that online portal. Complete waste of time and money... you will not hear back from them.

They dont respond to maintenance requests. Oven was not working for over 6 months. Gave up and moved out.

Went in for my first experience today. I have most recently had a niece move to town and suggested that she use a reputable property management company to rent her first residence from.We are in the month of August and the temperatures are going anywhere from the high 90s into the low 100s everyday.Since my niece moved in the air conditioning has not been working correctly. The office sent a handyman over and verbally told my niece and her boyfriend that the unit was working fine... Even though it is a super high efficient unit that is essentially brand new, it still only blowing 85 degree air. I went in to just discuss this scenario with the office staff after nothing had been done for 2 weeks. Upon arrival I was greeted by the receptionist who took a quick synopsis of my problem and went in the back and got the owner. She arrived to the front with the less than pleased look on her face and a very negative attitude and told me that the owner(of the house) had been contacted and she was waiting to hear back(not going to call them anymore because I dont want to bother them.) meanwhile Im paying for an air conditioner that doesnt work is what my niece is telling me...I guess I ask too many forthright questions from the owner because seconds later she kicked me out of her business and told me I was being rude. I did tell her that I was in complete understanding as to why she only attained a 2 star rating on Google(totally self-explanatory now). I know that when I deal with a small town business in a small town that tries to act big city and use anonymity as something to hide behind, it definitely doesnt bode well for its patrons. Having rentals of my own I definitely understand the protocol and the necessity to go through certain steps to have things fixed properly. After this amount of time and the fact that all of the money was paid on time up front,I would expect that a business of this stature would have some contingency plan to keep its customers happy when they are being proverbially screwed. Coming from a local business owner that tries to please his customers with a guarantee of satisfaction, I suggest people avoid this location if theyre looking to be treated properly.

Is so great and nice! Had a plumbing issue and immediately fixed it within an hour. Such great service can tell the company feels like a family!

Working with them has been a series of nightmares, they rushed me into a house no one wanted so fast they didnt even do the background check, the house had a roach problem, the wallpaper was in shambles when we moved in, they stopped responding to me when a tree fell on the powerline on the property and on Thanksgiving no less, and theyve taken a good 2 months to contact me in any way regarding my security deposit so the list goes on. I hope they have to deal with customer service as bad as theirs everywhere they go. There is definitely a reason for their 2 star rating.

I can’t say enough about our experience with Alliance Property Management. Joanna is kind, cares about her clients and meeting their needs! Highly recommend her to anyone who wants a good experience buying or listing your house.

Just finished the move in process and I am so happy I chose Alliance, this is the cleanest home I’ve moved into and they made it so quick and easy, even worked with my crazy work schedule!!

We rented a property in Redding CA through them. When it came time to move out, we had given proper notice. Joanna was to come by for the final inspection and walk through. We had a difficult time getting her there and when she finally came she did not bring the final inspection and move out sheet. She acknowledge that the place looked really good. We had cleaned it way better than it had been upon moving in. We were told we would get our deposit back. After waiting several weeks she then started ducking our calls and claiming oh the owner has to send it to us. Over a month later we finally got part of the deposit back. They took 150.00 out for cleaning and it was spotless. They are the worst. Very unprofessional. Do not use them unless you want to not get your deposit back and what little you get they delay.

Lady in the office has great customer service. But they work with slum lords, don’t know the laws or how to properly serve papers. Overcharge and take as much as possible from your security deposit on things they legally cannot.

Joanna is the best, she helped me and my fiancé find an apartment just in time for me and my baby to arrive, the home was beautiful, in such clean condition, and everything took under 2 weeks. Thank you again Alliance!

I applied online for a rental. Paid my application fee online. Got an email asking what place I was interested in then didnt hear anything else from them. Drove over to the office with my wife to be told they tried to call me but never got an answer. Turns out the number they had was wrong. She then says they rented the house I applied for. I inquired about another place. She said there was something in my credit report that came up. It was a $2000 fee an apartment complex I lived in 10 years ago is trying to collect for breaking my lease 1 month early. I explained what that was about but apparently my rental history for my entire adult life doesnt matter. Just the one time I refused to pay an outrageous fee that was over 2 times the rent for the one month I didnt stay. Even though by law they cant charge me rent on a unit they immediately rented out to someone else. I will never again try to go through alliance dor any rental. I wont deal with people that have no common sense.

My wife and i wher moving to red bluff from vanc washington and needed to find a rental on pretty short notice. Joanna found what we needed and it was ready to move in by the time we arrived with 2 u hauls. We stayed in the same house with no major problems with pretty reasonable rent for nearly 5 years. What more could we ask for?

The worst property management company I have ever come across. They had multiple errors occur while trying to rent out my apartments and it ended up costing me hundreds of dollars. Joana and her mom are absolutely worthless and will try to screw you out of every dollar.
