It is an old building but maintenance is pretty on top of responding to requests. The ward and tenants are super social and you can’t beat how close it is to campus. New management is very accommodating and good at communication.

A picture is worth a thousand words, and I have hundreds to justify this rating, but google won’t let me add that many at once. Here are a few of what this place was like “professionally cleaned”and ready to move in (though for some reason it won’t load them today). The outdoor spaces are worse. Inconsistent management (I think we are onto our fourth manager in 8 months). The buildings are literally falling apart and the renovations that have taken place are just band aids to much larger issues. I don’t know how they feel comfortable charging what they are next year with the poor services and deteriorating conditions they provide. It can best be summed up in three words: tear it down. Either that or get your act together and fix it (like the months-long flood in the onsite laundry room or the cracks and holes through the walls and ceilings) or lower the prices to something reasonable for the continued low quality and response. Icing on the cake is they asked us all for 5-star reviews for $20 today. Yeah...nah

One of the worst living experiences in my life. Redstone Residential & the owner of this complex aren’t just clowns - they are the entire circus. In a year and a half of living there I experienced the following:Faulty sewage plumbing leaking onto the downstairs food pantryWater leaking into the parking structure and freezing onto parked carsDebris & sheathing falling onto cars in the parking structure.Indoor wall-attached shelf units collapsing due to poor structural integrity & falling onto personal possessionsManagement changing their policy on parking pass distribution regularly without updating residentsManagement neglecting accessibility for roommates with special needs as per ADA complianceManagement announcing cleaning checks less than 48 hours prior to said inspection timeThe only good thing about this establishment is the proximity to campus. The individuals responsible for the upkeep and policy of Park Place are an absolute disgrace.

I lived here for 2 years and it is terrible.Management is completely unresponsive.The grounds are dirty and not well kept.The actual apartments are prone to breaking down, sometimes in catastrophic ways.I had a water pipe break on the second floor and completely flood our kitchen. It took them over a week to get a repair man to fix the issue and months to fix the damage.They only re compensated us for the unlivable conditions and damage to our food after threatening them with legal action.For the last 4 months i have been trying to contact park place management to arrange early checkout, however they are impossible to contact.They havent answered the phone, responded to phone messages, or responded to emails. Ive been trying for the last 3 months.DO NOT MOVE HERE. There are other much better options that are similarly priced.

This apartment is unlike any other. Fun patterns on bathroom ceiling due to patches of black mold. There is no pool here BUT the laundry room is almost always flooded! Fun atmosphere -- lots of homeless people live on the premises and theyre all super friendly! If youre looking for a social, prison-like apartment complex, this is the place for you!

Honestly this place has potential, but the management ruins it. Appliances are out-dated, no activities to get to know neighbors, and any amenities they have listed on their website are out of order (the year-round hot tub has been out of order for 6 months). On a safety note, my roommate had his bike stolen twice with a U-lock used each time (they sawed through the bike rack) and there are issues with people trying to break in. All of these issues were brought to the attention of management, but unless you are wanting to renew they don’t respond or listen.

Listen, I always see bad reviews and think “who writes these?” But now it’s me. And I’m telling you not to bother. There are places that cost the same and have the same proximity to campus and the shut with equally poor or marginally better management THAT ARE WAY NICER. I’ve never seen a dump like this one, its a mess.

Management offers students monetary benefits for leaving a five-star review. As a result, you really cant trust all of the reviews on here to be completely honest. Nothing like bribery to increase your average ratings on Google, right?!

The benefits that keep me living here are the awesome ward, the proximity to BYU campus, and the decent spaciousness of the units. Other than that, the apartments are super old and beat up. The parking lot and laundry room are in horrible condition. The management is extremely unorganized and usually very slow to respond to maintenance requests. Rent is overpriced for what you get.

Dingy and drafty apartments but at least its not horribly overpriced, and it is close to campus. However, the ward was awesome in my experience but that has nothing to do with what the management has done (typical of Provo slum lords they do close to nothing). The biggest eye-sore of this apartment is the underground parking that features ceiling tiles that fall down intermittently and an apparent water leak that seeps through the ceiling down on cars and the occasional resident. Jokes on us though, the management is probably making a killing doing absolutely nothing. These are the apparent benefits of owning capital while lacking any vestige of a soul.

Great location and a great ward! The layout is really roomy but it is just an old apartment and things are falling apart. The management is improving, but I have not been impressed with how they have handled things.

Great location (1 block from campus). Fun setup (boys and girls apartments). The ward was great! Great price for how roomy it was. I loved having 2 levels (1 for living room, kitchen with downstairs bathroom and 1 for bedrooms and upstairs bathroom). The price was pretty good. Utilities could be annoying, but in the end, the final price was cheaper than other complexes that close to campus.

0 stars. This place is ridiculous they told us they cleaned it. We walk in there were 10 box springs, a old crusty shower curtain. Water damage all over, they tried to cover it up with paint. In fact a resident mumbled while walking out “don’t live here” we’re taking this to the health department. There has to be mold in those walls.

The location is great if you go to BYU. All the others were updated about 2 years ago but ours and one other have not and management won’t respond to my questions about a plan to update the remaining two apartments. Additionally, they advertise a year round hot tub but it supposedly broke down in November of 2018 and has not been fixed even though it is almost February. You have to pay an extra $25 a month for a parking space. There aren’t enough spaces for everyone so they give them to the people who sign up first. If you want to park on the street during the week you need to get home before 9 PM. It’s an okay place to live.

Not too bad of a place considering how close it is to campus and how (relatively) low the rent is. I havent had many interactions yet with management, so that might affect my score in the future.Pros:-Good Internet-Close to campus-Only three roommates-Relatively close to Kiwanis ParkCons:-Less than half of the dryers in the laundry room actually work-Matresses arent the best quality-No dishwasher-I was hoping to get a better desk in my room (one that had drawers)Edit: management installed new washing machines and dryers that actually work.

The management is not responsive to the needs of the residents. The rent is way too high and the conditions are not great. The amenities are non existent. But the most frustrating thing is that they over-sell parking passes so that theres no space to park even if youre paying $25 a month to guarantee that

The complex and management are probably comparable to the industry average: not too great. However, I wasnt going to leave a review until the following showed up in my inbox. This felt like bribery to me, and I find it unethical. Proceed with caution!

Honestly, this place was horrible. I had renewed my contract in February for the next year but in July I got a notice that I had to move out. Panicked because its almost impossible to find a place to live in Provo that late in the summer, I went to the office to talk to them about it. They said they had no request for my resign and they sold my contract. When I showed them my confirmation email of it, they just brushed it off and gave me my move out packet. ARE YOU KIDDING?? Also, the apartments are just nasty and bad. Luckily I lived with a girl whose parents fought for us so we got new flooring in the kitchen and a new fridge, but other than that everything was from the 90s I swear. Management was just sketchy and wouldnt do anything unless parents got involved haha FOR COLLEGE ADULTS! Also, they were bad at fixing things, theres no internet, TV, or consistent hot water. The rooms are tiny and have no storage which wouldnt be as bad except the rates were equal to apartments with more space and nicer and newer appliances/furniture. Save yourself the time and money and dont move here.

I never once had a problem with roommates or neighbors. Management? The only way I could get them to address my concern was to go in during office hours and then threaten them with arbitration. Which I finally had to do to get my deposit back because the on-site manager failed to provide my new address. They would not pay the $100 penalty fee. I lived here for two years and it took until my last semesters for them to put in an after hours office number. Their maintenance and repairs are band-aids for bullet holes, and parking (if you do get it) is an accident waiting to happen. Office management is so slow that their renewal of my contract lost me parking, they have double-charged for my rent, and their cleaning checks are a joke. I do not recommend living here unless you can speak up for yourself and are willing to fight.

I cant describe how badly the management sucks. I have had nothing but problems since living here. 2 of my roommates got kicked out a week before the semester changed after resigning with them because they lost the paperwork.They are impatient waiting for paperwork to come through. My friend was on a mission and we could only get information on Mondays they tried to sell her contract multiple times. You have to be EXTREMELY persistent or you will get screwed!My last day there I cleaned the bathroom from ceiling to floor. Those of us moving were required to be out by noon. They didnt check until after we left. I had 2 roommates stay. Someone used the bathroom and they said it was dirty but didnt say what was dirty. I showed them pictures of how it looked when I left and they said I still owed them a 35 dollar fail few even though they also said wow that does look really clean. They also said the fee would be 10 dollars but they charged me up the rear of no reason. They will screw you up the ass hole with any given opportunity. Cant speak worse. Loved my roommates, hated the management. Not worth it. AND they just jacked the prices of rent. The only perk is its close to campus. But there are better less expensive places to live with better management

The aparments have an awesome layout and are really close to campus, but they are pretty out dated. Management can be spotty. The ward couldn’t have been better while I was there. I love it here, but you might have other needs.

If you are looking for housing in Provo, avoid Park Place at all costs!! They have horrible management! They are never open and extremely unhelpful if you are lucky enough to get ahold of them. The apartments are so run down and the appliances are at best from the 80s. They nickel and dime you for everything, so good luck with that. You can get a much nicer place in Provo for the same price as you would pay at this dump. People who lived there were super nice, but the management is despicable.

I would do 0 stars if that was a choice. Do not ever rent from them unless you suck up to Amy! She picks favorites and doesnt make her favorites pay anything and others pay A LOT more to overcompensate for them. She needs to be fired! Someone needs to go and look back at how she has divided up the bills for lights, utilities, etc. she has been messing with the bills! I wouldnt doubt if she was stealing money from the apartments.

They charge you $326 for the crappiest room in town. You have carpet that is shaggier than a goats crack and has more bald spots than LeBron James. Your appliances? Oh dont even talk about the appliances. If you have any appliance from before 2000 you brought it with you. No internet through the complex, no Tv. 6 grown men have to share 1.5 bathrooms. The downstairs shower is so small that if youre 6 tall, you have to practically get on your knees to wash your hair. And thats if youre lucky enough to wash your pits before the hot water runs out. None of the doors lock. Half of the electrical outlets are fried. You have chairs with broken seat cushions that they stole from BYU back in the 70s. Your drawers barely open and you sleep on cinder blocks. Pretty expensive for a room that doesnt even have a ceiling fan? You have no cupboard space and a stove that your grandmother would be ashamed to cook on. And after all this, they have the audacity to fail your cleaning check over a few spots in the microwave? Never live here. Unless this experience sounds pleasant to you, in which case you should consider talking to a psychologist 🙃

If you arent sure about this place read the other reviews ;], its a trashhole, the tour apartment is significantly nicer than everyother apartment, so when you tour its not a good representation of what you are getting, on move-in day we requested a bunch of things get fixed (water pipe breaking, all of the apartments have this problem, broken toilet, black mold, broken oven, more mold, uncleaned, broken desks, broken light fixtures, and more) as you can expect none of this stuff has been fixed by anyone even though we have put in multiple work orders and talked with the management many times. not to mention that most residents wont get a parking spot and there are crackheads milling around on the property throughout the day (so much fun). rent is 414DO NOT LIVE HERE AND READ THE OTHER REVIEWS, COMPLETE DUMPHOLE
