Currently residing here for the past 5yrs and don’t plan on moving for sometime. It’s convenient to everything. I’ve seen so many changes, some good and some not do good. My central air conditioning has been down for 5 months now and still counting. No one cares! Ive spoken to almost everyone that works here and they all keep saying they will fix it. I have a 5 month old baby and a 5 year old that lives with me. We are on the third floor where it gets the hottest. We have been through multiply heat waves this year. So if u want to know about this place this should help u with your decision. They dont care about ANYONE HERE! OH AND THATS JUST ONE OF MY ISSUES IN MY APARTMENT!

I have had problem after problem with management and my unit since I moved in. First, my apartment wasnt ready on my scheduled move in date. First red flag 🚩 then their contractors flooded my apartment because they forgot to turn the water off. It took them 2.5 weeks to repair my bedroom. They promised to shampoo my carpets, this is literally a month later and it still hasnt been done.I moved in February and still have no received a mailbox key even though I have emailed management several times asking for it and no response. Now my stove, microwave and dining room outlets have no power and again I have reached out to management several times via email and service tickets and nothing has been done. At this point I have to hire a locksmith and electrician on my own so I am able to use my stove to cook.They ignore you here. You have to get a lawyer and L&I involved in order to get any kind of response from them. Had I known this is what it would be like here I would have moved elsewhere. Do not move here. You will regret it.

If I could give zero stars to these Slum lords i would. Gave me a infested apartment and have no sense of urgency to get an exterminator out to my apartment. I was told to go buy my own products until he can come out, it’s been a week now of waiting. I told them I spend 15 mins when I get in from work killing bugs gave no care in the world. Told me it’s going to take a couple treatments anyway to get them out so I mines well start treating it on my own. I have photos and videos to prove my claims

The worst place you could ever live. There is no such thing as “maintenance” there. Mice.. really fat mice..roaches.. and they neverrr ever answer the phone. And The area is very ghetto. My window was broken 2 months ago and they still didn’t come out to fix it. And recently my apartment was flooded.

I’ve been residing here for the last 3 1/2 years. I must say that new management is a step up from old management. I like where I am at, I get peace of mind. My biggest issue is maintenance! I cannot get anything fixed in my unit as I fixed a lot issues myself but the 3 main issues I need fix has gone ignored. I understand we’re coming off of a pandemic but that’s still no reason to fix issues and rectify matters. Hopefully they’ll get around to it.

I’ve been here since August of 2019 and I must say the new management is Impeccable. I was ready to move out due to non responses, or rude and or miscommunication on the complex’s part. Nothing was being fixed after I put in a service call. No return phone calls nor emails. I went without heat for 7 days in winter when it was 28 degrees..Moving forward to New management, I’ll recommend this place over and over again. Upon going to the office they welcome you with a smile. I put in an service order and Maintanence was at my door the same day. I sent an email and got a response within two hours. Corliss Jackson the office manager is so welcoming and it’s no secret she makes you a priority. As I was in her office explaining my issue she received a knock. She did not ignore that tenant. She excused herself from our conversation and ask the tenant to give her a few mins. Came back to me apologizing for the interruption and continued. Every question I had, she had an answer too and if she didn’t she got back to me Via email with an answer..Safe to say, All this place needed was New Management..

My daughter got her first apartment at Tacony and I must admit I was impressed not only by the Leasing staff’s professionalism, but also the apartment’s beauty. Her kitchen looks better than mine! Looking at the reviews I did not know what to anticipate, however I was gladly deceived. Praying the pool opens despite the pandemic so I can enjoy my daughter’s apartment also!

Horrible property management. I currently live here and my apartment is falling apartment. I have so many hazardous things going on around my apartment. The security is horrible, they could careless about securing your door. Not to mention the rodent issue. Counting down to the end of my lease. Hate this place!

I currently live here now and my lease is going to be soon. They for one just charge a lot of money for no reason. My walls are cracking and everything else it look like my apartment is shifting. Mice eat through my walls. They never answer the phone. They don’t listen or follow thru with maintenance. I had to call the office a lot, send emails. My apartment flooded in like mid November and they only sent someone out to clean the carpet the carpet cleaner wasn’t the best job but I had to call for days and days just for them to come

Ive been here for 3 years now and it has to be one of the worst experiences of my life. Every review you read please take them seriously. I wouldnt recommend a dog to live here. Management horrible maintenance horrible. I have stray cats in my unit just walking around the building freely washer and dryers are busted smells like feces and cats inside the entire unit. I was left without hit for a month alls they did was provide was portable heaters which keep blowing the fuse in my unite. Everything is falling apart in my unit still no maintenance. If your seeing this save yourself the trouble and find something else I wish I would have done some research before renting here.

I live here. They don’t care. My ceiling has rotted from water damage, garbage broken and dishwasher. Save yourself the disappointment. Even if you pay they still won’t come.

The apartment is a Convenient in location wise an is very spacious. However, maintenance requests are a joke. I moved into the apartment with a washer and dryer they did not provide a plug. I called, emailed, etc for a month before I decided to go and buy my own plug. In the winter months I went without heat for a month because the central heat was not properly working. I had to make Several call in, emails, etc for it to get fixed. Now we are in the summer months and I been going back and forth with maintenance to get my central air working. My apartment has reached 90 degrees instead multiple times. I kept getting told each day it will be fixed that day and it has yet to get fixed

Here’s a 4 month update; my first review listed under this complex on Apartments.com is titled “Not a good first impression”. After my entire apartment flooded (1st floor) after 3 weeks of being there I was asked by the property manager to end my lease early or move to a different unit. I chose to move to a different unit. I am now on the 3rd floor with no issues whatsoever. My ONLY 2 complaints are that in the process of transferring me to another apartment the contractors were in and out of my apartment with the doors unlocked while my belongings were still in there. I thought that was very unprofessional and inconsiderate. The second thing is in the process of transferring my personal appliances (that’s I bought) someone on the maintenance team broke my sink faucet. The property manager did reimburse me for it. Currently NO ISSUES!!!

I’ve been here since the middle of April and anytime I’ve had an issue (which I’ve had several with the plumbing and sewage) getting them to come out here and fix the issue is like taking candy from a baby. It took FOUR days for them to come fix my clogged bathroom sink. It took me going down to the leasing office for this to even be acknowledged. I emailed management several times about it and I received no response. I’m now having issues with my toilet not flushing and my bathtub not draining. I’ve been emailing them and calling them for now 3 days and have still yet to see or hear from anybody. I had to take my 3 week old son to the leasing office yesterday and today to see if i could talk to someone and nobody was there. I never see maintenance on site. This is the worst experience I’ve ever had with an apartment complex. Don’t ever move here.

Seriously wish I read these reviews upon signing a lease. It’s been 6 days & im ready to terminate my lease already!!! THIS PLACE IS HORRIBLE. Every review I just read was accurate and on point. This is mice & roach land. Maintenance is terrible. They half way finished things in my apartment & never came back. Exterminator scared to death of the insects . He was spraying something & jumping back as if he saw a ghost . My toilet was broke for 30+ hours. Before they came to fix it . Blinds are broken. Bee hive on my balcony I’ve been complaining about. They NEVER answer the phone, 2-4 days to respond to emails . Request are completed on they own time . Do not move here !

DO NOT MOVE HERE! Management is unresponsive and lacks communication. When you call or email management, they act as if every request or concern is a HASSLE and never communicate timely. You have to hound them for a response which is beyond frustrating and extremely unprofessional.Maintenance requests are never satisfied. There is never much parking. Tons and tons of stray cats lurk the property. Mice droppings in the apartment and horrible leaks. Others have stated they have bed bugs and roaches. Management has a LACKLUSTER approach to reconcile any wrongdoings and they are NEVER apologetic. They truly only care about collecting rent and do not care about tenants concerns, well-being, or providing quality living standards. I would not recommend this place to ANYONE! There are shelters cleaner than this dump!

It takes 6 months to get repairs done examples: stove broke, ceiling falling down in bathroom, sink doesn’t turn off, and leak in bathroom. They have one to two maintenance men working on the entire apartment complex, the owners don’t care about keeping tenants.

This place is absolutely horrible. When looking into this place everything seemed nice oh how we was wrong. Kept in constant contact with management about the apartment I was scheduled to move in because of the work being done to it for updates they said it was going to be ready for my move in date. On move in date the apartment was not ready and the work don’t on the apartment was quick messy and unprofessional. They then move us in a “ fully updated” apartment that’s basically was the same for more money. I didn’t want to live in a apartment that was still being worked on cause they offered to fix the mistake while I lived there so I moved to the other regrettably. The online propel doesn’t work with any computer I use so I have to go out of my way to get money to pay rent super inconvenient and when I ask about the company tells you to go to your management office that’s doesn’t do anything. Mice swarm the building and there’s nothing you can do about. This was my first apartment and I wouldn’t recommend this place to my worst enemy

I been living here over 6 years and since this company took over they havent done any maintenance 🙄 i have a hole in my shower, my kitchen sink is leaking and I have send them multiple emails about fixing my apartment.....DONT MOVE HERE ...IT HORRIBLE....I CANT WAIT TILL MY LEASE IS UP

This place is nice from the outside only. The apartments are nice but in going for a showing, I was told the price changes daily. The complex across the street has same quality apartments for less money. Basically you are paying to have a pool from late May to Late August.

This company has changed to Tacony Crossing. There have been significant changes to property and security has been seen making sure residents are safe. Liz has been like family to me. When ever I needed repairs or had problems Liz took care of it and maintenance arrived promptly. I couldnt of asked for a better landlord. Liz has a listening ear and respects people of color.

Pros: I like my apartment, nice size, balcony, nice layout and design. Nice pool area.Cons: no extra charge for pool when I signed my lease in February, when the summer hit there was a new $50 charge for pool, extra charge for more people living in apartment. Washing machine and dryer was coin operated when I moved in, it is now card operated and the only machine to recharge the laundry card is located in the leasing office which is not always open. Which is a huge inconvenience. There should be a machine somewhere more available and accessible. Maintenance is horrible. My refrigerator has been leaking since I moved in, Ive put in several maintenance request, its still leaking. The window in my second bedroom has a whole in it. I called the emergency maintenance line and spoke to someone who said they would come fix it. No one ever came for almost a week so input in a request online for maintenance. That was November 11. My window is still broken. Not worth the price they charge at all.

I hear this is supposed to be a gated community but does not have a guard to check people in.. To make matters worse property is destroyed by those who live on or off the complex how would they know who it is if anyone can come into the community.. And please do not get me started on the mice problem... One apartment can not be taken care of if the other apartments are not... Something the office should take care of... Thank god my cousin is getting out of here💪

I am a current resident and my lease cannot expire soon enough. Overall not the worst place to live, however, the management sucks and they cant seem to keep the same people for more than 6 months. Every time they get a new staff there are new rules that cost the Tenant more money as if we dont pay enough in rent. Okay for a year or 2 then they raise the rent to the cost of a small mansion.

I been here since November & at first I liked it but now I’m pretty much over it . I told them twice that I heard mice in my apartment.. I ended up finding one that die, they covered where they could be coming from & here it is March & I saw one run across my floor . Maintenance is not the best .. since I moved in I had a problem with one of my outlets in my bedroom that will knock everything out . Think they fixed it ? Nope, they only said they did & wrong on a paper that they didn’t see a problem. So I will be moving when my lease it up because my only problem is maintenance but they half ass everything they do & then you have to do there job ..First apartment & worst experience .. I wouldn’t consider moving here endless you want to do unless projects

So far I love this apartment and my kids, hope it continues. The employees are very helpful and nice. After 7 months being here realized the people who owns park Waverly is greedy. They charged a lot fees and ready to take you to court for any small amount. I live here and been paying God forbid life happens within a month they ready to take u to court . Not good place to live, for regular people like me.

Horrible place to live. Rent is high for the location. Rundown apartments where nothing is ever fixed just patched up. Moved in May and so far Ive had the AC leak and got carpet in bedroom wet leak was fixed but carpet and musty smell was not, the washer (fixed myself), and the bathroom is now leaking opened a ticket in Sept and nothing you can see it leaked before and was patched up. Neighbors can be cool depending but one tried to steal a package. Parking is a joke with games across the street almost everyday parents just park wherever they want.Listen to the reviews and dont move here unless you have nowhere else to go.

I have been living here under the new management and all the negative things people are saying is true. I did not want to believe it until I had my car broken into and the only response I got from the office was, there is crime everywhere. Im just waiting for my lease to be up. To make matters worst not only did my car get broken into but so did other people. The police said its a lot of crime around here

Worst place I lived, building smelled like marijuana everyday smell coming through the vents into my apartment, laundry room trashy and dirty with non working machines. Mice and roach problems, maintenance entering your apartment without a notice breaking valuable things in my apartment without reporting it! This place is overpriced for the area! Worst Place ever. I am currently living here. I have made numerous complaint about mice an all western do is set traps and the mice NEVER goes on them. I cant have a cat because they are going to want to charge a pet fee. So Now am forking out money on sticky pad and extra cleaning supplies to clean down my counters. When I first moved in few months later we start having bed bugs...Thank god I work nights so no one is ever home at night only weekends. I had to spend money and purchase cimexa and bed bug covers. Cant wait for my lease to be up. This new management is dump. Even the leasing office staff dont stay. Always new faces.

I live in a 1 bedroom apartment and pay around 1,075 with 2 dogs the apartment was nice until someone broke in and destroyed it. The police dont come to help and the apartment isnt much help. The maintenance people take a while to fix things and they charge you for everything. Im about to move to LA but this has been am actually okay experience especially for my for my first apartment. But its not very ideal for ppl living on a budget.

The apartment is nice, as it should be for the monthly cost. Emergency maintenance is great, theyll literally come fix an issue anytime day or night. However, these apartments are literally infested with bugs and mice. Its actually just outright disgusting to live with. The exterminator came and put mice traps in my kitchen. I watched in frustration while a mouse struggled on a trap and a second ran right past it. What kills me the most is the extra monthly fee to have a cat. I would not be writing this review right now if it were free to have a cat. The worst part was when I went away for the weekend and I came back to my counters being covered in mice droppings. I was pissed! Because I literally bleach and clean my kitchen every night from top to bottom. The mice here are just straight savages. It makes it difficult for me to enjoy and overall nice place.

You have to be careful with this people. If you dont follow up on them, they will always charge you late fees even when you have paid on time, and they will claim that your payment was late. They are very disorganized and dont communicate among them!! Worse place to live rats and mice are abundant in the apartment coming from all over the places.

I lived here it was nice when i moved in the then 3 months in the dishwasher broke & backed up into the sink i called to report it nobody came but they sent an email saying it was complete so i went into the office they said somebody would be out to fix it nothing numerous times i went in & called 6 months later it was never fixed. right before christmas the heat would not come on just cold air i called they said somebody would come out nobody ever came it was so cold i had to go get space heaters to keep my kids warm. i was late on rent not the whole thing but paid it before they sent the legal papers but still got charged for legal fees the guy lyn in there & 2 women told me don’t worry about it they will take it off needless to say they never took it off. No problems every got fixed but yet they are so quick to take you to court even if your only a day late

Me and my husband is trying to move from New York to Philadelphia, we scheduled a appointment to see a 1 bedroom apartment, I took off of work and we drove 2 hours, paid 2 tolls & not to mention the gas money for them to tell us there was no one at the property to show us the place oh also we called them like 2 hours before and she said we can come in. We get there and nope, apparently no one is on the same page. Smh sad, but I wont be living here

Please take every comment into consideration before calling this place home. I’ve lived here for 3 years and. This year has been the worst experience with PW. There’s always new staff members, so there’s plenty of mixups. Management is always busy to speak with residents about concerns whether you call or walk into the office. In short I’ve experienced everything that is written by other residents here. TAKE THEM INTO CONSIDERATION.

This place is HORRIBLE! When I first moved here this place received 4 stars and I could understand why. Fast forward to 2017 and now they only have 2 stars and once again I can understand why. The staff is horrible. I really miss the old staff. Liz is RUDE! They switch staff members about every 3 months. By the time you build rapport with a staff member, theyre gone. The property manager Jamie is very very hard to talk to. Shes always so busy. It rains inside my apartment and I have leaks. Ive put in plenty of maintenance request and all they do is send an email stating that they have completed the job...LIES! It took them about two weeks just to change a light. Trash pickup is horrible. Its always overflowing. The building stinks. It smells like weed or like something died. The walls are thin I can hear my neighbors. Mice and roaches reside with you in your apartment. They are overpriced for an area thats not as good as it used to be. My car was broken into and my neighbors apartment was broken into.They did little to nothing to help. The gated community gates are always open so anybody has access. Each resident has to PAY EVERY SUMMER TO SWIM IN THE POOL WHERE WE LIVE AT! Can you say money hungry? It will be cheaper to buy a house. Im praying that everything falls into place for me and this will be my last year here.

I lived at this place for three years and all the negative things that are mentioned here are true and accurate. Up to this day it is hard for me to understand how the people who own this property do not seem to care enough to do something about it. I would like to give you some suggestions for free if you want to change things for the better.(1). Retrain or fire some of the people who work at the management office starting by the property manager Liz because she is way too rude to her employees and tenants. It seems that she has a problem with serving the people of color who live there. Liz, if you do not like working there just quit. The way you talk to your employees and tenants is very unprofessional and disrespectful.2). Make sure that management make tenants abide by the policies that they sign on the leases. I cannot recall the times during these past three years when I came to the office to complain to management for not making tenants abide by the policies that were written. If you do not care about this either, then do not write policies and do not make new tenants read them. A example is: prohibiting tenants from selling or doing drugs. Many people who live there unfortunately do drugs.3). Make sure that management is following through with the work orders that are given to maintenance. There were too many times when I requested work orders that were not completed as they were communicated to management by maintenance.4). Please compensate your employees well to create a culture of care and respect for the place that they work for.5). Make sure to give consequences when tenants do not abide by the policies written on the lease.

First of all They don’t fix ANYTHING it doesn’t matter what it is ! My apartment has water damaged they never came to even look at it, Two the apartment looks nothing like the pictures, Three they have this older Latino guy working there he lurks around cars all times of day, I even caught him 4:30am lurking while I was on my way to work

Terrible place to live in. Virtually no security presence aside from one car that barely patrol the premises when they feel like it. Rampant crime. Vehicles and properties get vandalized and ransacked to intruders pleasure and you are basically told by management that it is your problem to deal with. People smoking weed all over, whenever (right next to the leasing office mind you!). Garnished rent from month to month, maintenance has to be chased down to get anything done. Serious mice infestation issues!! If you decide out of despair to move there, triple read your lease agreement, double check the unit for everything (behind fridge, stove, working pipes in the bathroom, bed bugs, bugs), otherwise you’re in for a rude awakening. And they change their property name every other year i’m guessing to avoid any blow back. Unfortunately lives their for over 5 years, and this will probably be the 4th name change and management they’re under.

Horrible experience. Alot off hidden fees. Alot of late fees even if you pay on time. Untrustworthy you have to be on point with your receipts make sure you keep copies of everything. Every year rent goes up. When you call for Maintenance its a huge delay. Washers are always broken. Laundry rooms are infested with spiders. Their was a leakage that was coming from the out side wall to the basement apartment and caused mold it Took Maintenance 3 months to answer the problem. No ramp for the handicap we where ask to build our own. Thank god we where able to move in late 2016.

I wish that I would have read these reviews before I wasted my time with Park Waverly. I came in to speak with Charles Laudenslager and take a tour of the a apartment. I made an appointment for a later date to complete application online and put down all monies for deposit on that date,which would have been a Friday. I get there friday with my brother to take care of the business for the 2 bedroom n 2 bath,well he was not there and wouldnt be back until that Sunday.Our appointment was scheduled for 1pm we waited 20 minutes before being waited on not to only find out he wasnt there but, that he also cancelled out the whole process in which we were told wed have to do all over again. When we entered the office there were at least 15 people standing and sitting. The office managers were sitting around laughing and talking like they were having a big ole party, mind you while having other furue tenants waiting. This place was so unprofessional,The person that was waiting on my brother and I had the nerve to ask us if we would wait while she showed 2 other people an apartment after we have been there a hour already and to top it off her associates were doing absolutely nothing at all. My appointment was at 1pm and she didnt want to do the process online like Charles said could be done.This woman continued to try to get a deposit from me the moment I sat down and told me the application process could not be done in the office like planned because they dont do that. I was told that Charles was a liar (Red Flag) she threw her associate under the bus.My brother and I was treated so shabbily and we told her forget it and how unprofessional she was and that we were going to look at the other place we looked at a week before. Thank god we did my move in date for the other complex is set for 4/2/18 and its in a way better area. Ive never been treated so poorly in my life. I hope this review really help others as to any thought of moving in this dump and having to deal with these HOOD RATS. DONT DO IT

I have been living here for a year. My lease is over and I am so happy. This place is a nightmare, really disgusting and infested. I think buildings inspection officers should come visit this residence because it needs a lot of work. These apartments are the worst ever and is low quality for the price. It should be $600 for a one bedroom, honestly. Please stay away from this trash. I called the general management more than 10 times to tell them about the way their team members are disrespectful but I never got to talk to the manager and she never called me back. I left a tons pfmessages with my name andphone number but they dont care they are just taking people money for nothing. Please go somewhere else. You really cant live here for your own wellness.

I wish Adams run was back because park waverly is the WORST! You pay basically all utilities parking is HORRIBLE you can never find parking. They state having a gated community but the gate is always opened,Their maintenance is the worst i have ever seen. I was about a month without ac because they took their sweet time to fix my central ac. I cant wait for my lease to be over to get out of here. Think about it before moving here because they make everything seem good but when you move in everything changes!

This is the most horrible place I ever lived! They don’t take care of their apartments at all! I have had mold by my patio door since April, I have complain about it several of times and it still hasn’t been fixed, it is now November. I got home today and my hot water isn’t work at all! Do not move into this place!!!Just an update 3 months after posting this I still have mold and the hot water works when it feels like it😡 They lost the check I paid rent with and charged me a late fee🤦🏻‍♀️ This apartment complex is horribly ran and they dont take care of it at all!!!!!!!

Ive lived here for OVER a year and I swear I enjoyed Adams Run much more, at first it was terrible with these new owners but I said Ill give them the benefit of the doubt then, of course it just got worse. The employees in the management office are the absolute worst! The maintenance team literally took 6 weeks to semi repair this mold growing on my bathroom ceiling when it was their fault in the first place! Btw thats not the first time it took longer than 3 weeks for maintenance, oh the parking is terrible because they dont enforce it at all. I really hate it here and cannot wait to move. BRING BACK ADAMS RUN!

I have lived at ParkWaverly Apartments for 2 years. As well as others, I am glad my lease it up. Some pros and cons about ParkWaverly:Pros: the size of the apartment: The apartment size was very decent much bigger than usual one bedroom apartments.Cons: Upon moving in, I was told that the apartment was ready for move in, but once I entered, the stove and above the stove was full of grease and stained yellow. The countertop was stained as well.The amount of critters and mice in the apartment is appalling. You can be the cleanest person and you would still have mice and a variety of bugs crawling in your tub, on your carpets and on the wall. In the summer I would find slugs on my walls and on my child’s play mat.Maintenance is very slow when you put in request. I had a leak in my ceiling and it took them 4 months to attend to it and it is still not fully fixed. I also had mold and a leak in my carpet and I did not have that fixed until 3 weeks after. The smell was terrible I had to sleep in my living room. My washer was broken for almost 5 months and I was always given the run around that it will get fixed and my new washer was in back order and would get there no later than 30 days.Management changes frequently. You will see new faces often. Don’t bother trying to contact the manager “Jaime” she is always busy. I have had to record almost every time I went to the leasing office because when one leasing manager says something they leave and now a problem turns into a “He said, she said” when new managers get hired.The apartment walls are paper thin. I heard almost everything my neighbor said and watched on tv. Also heard my upstairs neighbor walk everywhere in her apartment. If you move, make sure your neighbors who share the building are good tenants. That way you won’t enter your building with the smell of weed.They advertise that it is a “gated community” however aside from the main entrance there are plenty of open entryways for cars and people to just walk through. Also the main entrance where there is supposed to be security and a card entrance does not work, is always open and there is no security present in the booth.Trash is also a big problem here. It’s almost as if it’s taken out every month.I figured I’d be detailed to warn others. Prices are too expensive for the type of apartment and management you receive.

What EVER YOU DO DONT LIVE HERE, ITS THE WORST APARTMENT EVER AND YOU GET STUCK. END OF GETTING SEND TO COURT BECAUSE THEY DIDNT DO WHAT THEY SUPPOSE TO DO IN MY APARTMENT SO I PUT IN IN ESCRO . THEY ARE SENDING ME TO COURT FOR THEM BREAKING THEIR LEASE. I been here for 3 months and my son still doesnt have a fixed window, my cabinets are falling apart, permanent stains on the counter, my bathroom door it split in 3 pieces and my vents for my air doesnt open up the right way so me and my son be hot sometimes and he has breathing problems and they are refusing to give me a new apartment . all this been like this since I moved in . They lied to me and told me all this will get dont before moving in and when I did this apartment was falling apart. TRASH I SHOULD HAS LISTENED TO THE COMMENTS ABOVE AND NEVER CAME HERE .

Ive read all the reviews about this place but I still had to see for myself. When I applied for an apartment here I was happy to get approved. The staff was very helpful and friendly. Now I do have to say the price is a little steep for a one bedroom but its affordable. I havent been here that long and the maintenance request I put in got answered in a timely manner.Havent updated in a while 2/2/17I had my apartment broken into by maintenance nothing has been done yet. A little upset but the guy will get what he deserves.Update:4/11/18I havent had a problem with my apartment. The rent has went up and I am for sure Ill be leaving after next year. Ive had mice, but I put down my own traps and havent seen them since ( going on 8 months ). My neighbors are friendly and quiet . 99% of us work. Our trash area stays clean. Theres always parking . Maintenance has always answered my request. The front desk is O.k they have their moments. Jamie as everyone else stated is busy but Ive spoken to her when ever I asked. Maybe its how you come off to them the feedback youll get back. I like it here, I just wish they dont go up on rent the way they do Ill increase the ratings to a 3.Update:5/15/19I finally moved out not because I had to but wanted to. The new name of these apartments are called Tacony Crossing. I honestly had a good experience here overall. A few hiccups like any other apartment. LIZ is amazing the whole time here almost 3 years shes always been pleasant, polite, helpful and considerate. I still would suggest they make the rent more affordable and (sorry to say, keep the section 8/housing voucher people out). I would move back.

IF I COULD ID GIVE THIS PLACE ZERO STARS I WOULD😡😡😡 NOT a very good place to live thinking about moving in DONT PLEASE GO SOMEWHERE BETTER!!! Maintenance is un helpful, a little behind on rent they are super quick to take u to court... very unnecessary... Wen I moved in ive been finding weird bugs in my closets and coming from the tile in my bathtub. Bathtub was filthy and had to be repainted. Found mice poop in the cabinets and theyve done nothing about it. I wouldnt recommend this place for anyone to live you can go somewhere much better for 920 a month plus thats to high for just one bedroom. And why does the trash and pool area cost 5 dollars to use? I dont get it we already pay alot for rent. I think they are money hungry and I cant wait to move out.

The experiences I hear about living here is horrible. First, when my fiancée first moved in, his place was not move in ready. There were stains in the counter, also the bath tub was not coated and had wax everywhere. His back door only locks on top. The wood between the back door and the wall is so rotten and stripped, no matter how hard you close the door, it opens back up. Only certain outlets work as well. He went to complain the first day he moved in, the only thing maintenance fixed was the bath tub. The communication at the leasing office sucks so bad. They never get back to you at all when you call. When they say they will call you back, they never do. There is always someone different in that office whenever my fiancée goes in or I go in with him. They take you to court for any little thing. My fiancée has tried to work with them numerous times, they are inconsiderate if you ask me.

DONT MOVE THERE. FULL OF BED BUGS AND THEY ARE DOING NOTHING ABOUT IT.

Im seeing too many bad reviews which is really making me rethink signing a lease next month.. this is not good for a company.. if maintenance is bad with fixing things which is important, than that is a big concern for me. Im not sure if I want to come have a headache for a whole year..

My first review was okay, but things have really changed and gotten worse. They are overpriced for what is offered and have added additional utility charges and community charges with no better apartments or amenities. My expenses have increase almost $200 in the 1.5 years I have stayed there. You can get a similar apartment in a better area for the same or less.

Hey guys I usually don’t do this but I have too..! When I tell you this apartment complex is super disgusting it’s absolutely disgusting! Now let me be as descriptive as I can! First of! the maintenance sucks the office is very unprofessional and tend to get your monthly rent confused they change management so frequently that nobody knows what’s going on. Both me and my husband was there over a year and y’all talk about catching 3 mice on one trap it got so bad we were catching them under the stove pilots.. I have a husband that is OCD! And I clean like a mad women! So dirty isn’t even in the equation...! During this time we both agreed enough is enough and decided to recently move! If you have to find somewhere to stay and you looking at this apartment girls and boys run far away and fast hunny trust me I’m trying to save you...! I wish you could comment with no star they didn’t even deserve the one star that’s way to much of a rating for this place...! P.S. a neighbor or two might be crazy or strung out on some sort of drug! I have lived and learned and that’s what life is about but I wouldnt wish this mistake on my enemy..! HORRIBLE!

I moved out of there in May of 2015 park waverly is the worse the apartments are nice but rent is ridiculous my rent was $795 for a one bedroom but mind you none of the utilities are included so some months I was paying $900 $1100 one month I even paid almost $1200 your rent is never the same then the trash was horrible omg trash on the front lawn was crazy n the bugs i constantly had ants and snails coming from the a/c closet so if your on the 1st floor have your bug spray handy and lets not talk about the paper thin walls the 1st night I moved in I heard my neighbors upstairs having sex and far as the staff when I 1st moved in Joanne and mandeline was there 2 of the sweetest ppl Joanne died n mandeline left after that the office staff went down and so did park waverly even more than before so rent at your own risk if you have to move here let it be your last resort.....

The worse experience ever only one person in the office work with not attitude I dont know his name but he sit near to glass door, manegement its horrible they take forever to fix something owners should send manegement and team for Education on how to tread people. Ive called the office numerous of times,left messages with the after hour answering company about my rent being high for what reason I dont know. No one has yet to reach out to me about that issue and I refuse to pay without this issue being resolved!!!!

FIRSTLY I AM GOING TO WRITE THIS REVIEW IN ALL CAPS! SO THAT YOU CAN UNDERSTAND MY FRUSTRATION. ME AND MY GIRLFRIEND MOVED INTO PARK WAVERLY LAST MONTH AND WE HAVE HAD NOTHING BUT PROBLEMS EVERY SINCE. FIRST OFF THIS IS NOT A GATED COMMUNITY, EVEN THOUGH THATS WHAT MANAGEMENT WILL TELL YOU. SO GET USE TO WALKING OUTSIDE AND SEEING DRUG TRANSACTIONS AND HOMELESS PEOPLE WITHIN A COUPLE FEET AWAY FROM YOUR HOME. THE MAINTENANCE TEAM IS HORRENDOUS. MANAGEMENT TELLS THE TENANTS THAT THERE IS 24HR MAINTENANCE BUT IT SEEMS LIKE MAINTENANCE NEVER GOT THAT MEMO BECAUSE THEY COME ON THEIR OWN TIME. EXAMPLE THE MAINTENANCE TEAM CAME TO OUR APARTMENT BECAUSE OF A LEAK IN ANOTHERS TENANTS APARTMENT, THEY SAID THE LEAK WAS CAUSED BY OUR WASHER (WHICH MAKES A LOT OF NOISE WHEN TURNED ON). THE MAINTENANCE GUY CAME OUT ON 5/6/15 TO FIX THE LEAK, WHEN WE RETURNED MY GIRLFRIEND AND I DISCOVERED NOT ONLY DIRTY FOOTPRITS ON OUR CARPET BUT THAT OUR BRAND NEW WASHER HAS STOPPED WORKING. I CALLED 5/7/15 TO INFORM MANAGEMENT ABOUT OUR PROBLEM, I WAS TOLD THAT SOMEONE WILL GET RIGHT ON IT. ITS NOW 5/19/15 AND MY WASHER HAS NOT BEEN FIXED. TO MAKE MATTERS WORSE THERES DIRTY WATER JUST SITTING IN THE WASHER BECAUSE IT WOULD NOT DRAIN WHICH MAKES THE APARTMENT SMELL. MY GIRLFRIEND HAS TO HANDWASH OUR CLOTHES BECAUSE THE MANAGEMENT REFUSES TO COMP US TO THE SITES LAUNDRY ROOM. WE HAVE BEEN CALLING EVERYDAY ABOUT THIS ISSUE AND WERE CONTINUED TO GET THE RUN AROUND. I WILL NOT RENEW THIS LEASE, I WILL NOT RECOMMEND THIS APARTMENT COMPLEX TO ANYONE! NOT EVEN TO SATAN HIMSELF. STAY AWAY!!!!

I lived there and it was nasty they had mice in the building and roaches. Not matter how clean i kept it.

I dont know about now but three years ago I used to live in these apartments and the staff was very nice I only left these apartments because of a family emergency but if I have a chance Ill go back to these apartments .

I just gave them notice that Im moving back to Maryland and will not recommend this dump to anyone! I slow repairs,constant flooding, unusual insects in unit, ectopic., ect.
