The Park at Nottingham is a beautiful apartment complex! The office staff are friendly, knowledgeable and professional! I was approached immediately and my questions were answered to my satisfaction! Jaime, Asst. Office Mgr. was very friendly and knowledgeable while showing me around the grounds & touring an Apt. with me! She actually made looking for a new home a great experience!! My visit to this Apartment Complex was great and if my plans will work out, It will be my home!!!

I had the pleasure of having a tour with Ms. Jaime. She was professional, polite, and responsive to all my questions. Ive been a military brat my whole life and moved a lot of places and I appreciate her making me feel like this place could be my home. I love the atmosphere, the people and the pool is gorgeous. Thank you for showing me Pensacola can be home.

Being in the military I have lived in various states and countries, and this has been one of my most pleasant tendencies . “ I enjoyed living in this community” Attitude goes a long way! Management was always courteous and helpful to my needs and concerns. This apartment is also a pet friendly community and even allowed me and a local rescue organization to spay and neuter all the free running cat population and advertised the friendly ones for adoption at our community bulletin board. As a result ALL friendly cats got adopted into loving homes and 100% of the remaining cats are’ all fix.Maintenance was always on time and polite even during a rainy day on an evening weekend. I received my full security deposit in a timely manner

My family enjoyed living there. Atmosphere feels safe. The amenities are amazing and the staff is always quick and helpful. In particular, Jamie was always very happy and extremely knowledgeable. Highly recommend!!

I recently went to inquire about about possibly living here. Right when I walked in I was greeted by Jamie. She was smiling and asked how my day is going and you could tell that she was being genuine. Not the usual chit chat that you can see through. Well she took me on a tour and showed me the grounds and all the ammonites. I was definitely impressed with how clean and manicured everything was. Jamie was amazing the whole time. Any questions I had, she was on top of it. She is definitely on her game. I am coming back at the beginning of the year and signing a lease. I went to a 5-6 different complex’s and they were nice but I could tell that I want to call this home. And Jamie needs a raise or promotion. She is definitely an asset to y’all’s company. I hope y’all treat her right because honestly she is the one of the main reasons I’m going to call this home soon.

It’s a nice community and it feels safe and the unit is quality. I also got a brand new washer and dryer installed by a maintenance man here who was very nice and helpful.Now why I’m giving 2 stars: My biggest complaint is that my apartment has ROACHES. I’m from a state that is too cold for bugs like that and the first time I ever saw a roach was here so I feel traumatized. I understand that it is normal in Florida and a common problem for residents among this area, but I am at a point where I am uncomfortable even being home. Also, I would like to point out that I am a very clean person and I even have a maid service that comes in routinely.When I first saw one over a month ago, I called the office and told them and the person on the line seemed concerned and told me that they have a guy that comes every Wednesday to treat the apartments. I felt at rest when she told me this. They even left a piece of paper on my door saying they visited. My dog was home at the time and they seemed to have no issue with that since they left the paper notifying me of the treatment.Fast forward to this week, I am now seeing colossal sized roaches running through my place, and I called the office terrified. They said the guy who does treatments will be by my place Wednesday. I didn’t want to even wait a day, but I did. I was looking forward to it being done.Wednesday comes: They left me a message while I was at work saying they refused to treat my apartment because of my dog inside, however they claimed to have treated it before with my dog in there. Did they not even go inside to do a thorough treatment? They made my dog being in there a bigger deal than the roaches! Because I got my dog after moving in and just forgot to notify them and pay the pet deposit. That was my fault not letting them know, and I paid it right away. I asked them “well can he come back and treat my apartment?” And they basically said “no only on Wednesdays and he’s already gone, you should have picked up the phone”. I do not keep my phone on me at work so I check it at lunch so I can’t do much about that.I’m not waiting another week in a roast infested apartment out for your convenience. I can’t even sleep well at night without freaking out about bugs, and I hate being home. I almost resent the place.I just paid $150 for a different company to come in and treat my place and they did it thoroughly (not just the outside)! I was home and watched him treat it so I know I was getting a quality job done.I feel like the office acted like they cared but really doesn’t and just wanted to make sure I paid for my dog. It makes it seem like they care more about money than the comfort of residents. They don’t check in to see if the problem has progressed or improved.Also, I would like to see more pet stations throughout the area, there are some spread throughout the buildings but not enough because I still see lots of dog poop and I have to watch where I step. One for every building would make sense. They are reroofing all the buildings so I think they have the means to make that simple edition.I’m in the worst mood most of the time because of this. Hopefully this review will help. I could call again and make a fuss but I took the matter into my own hands.Thats all, thanks for reading! I will provide updates if I have any.

I highly recommend that you have the management team do a walk through of your apartment upon moving out. They say it is not necessary but just have them stop by and check everything. They will use any excuse to deduct money from your deposit. I was an ideal tenant for over three years and was extremely disappointed in their actions upon moving out.

I enjoy living at this property. However, I have issues with the lawn care services. I’ve noticed that the back buildings # 12 and 13 lack in yards being sufficiently groomed i.e. limbs, leaves on walkways, hall thoroughfares,, under stairwell, and lawn are sometimes unattended.Your attention in this regard is appreciated.

I lived at this complex for 2 years. Upon out, they tried to to charge over $2000 for flooring replacement. I should also note that its absolutely insane that this complex who gets corporate discounts through flooring companies, comes up with this number for the quality of flooring. AND they were charging us for flooring replacement in rooms that were not even damaged. After a few back and forth responses by very unprofessional staff, we no longer heard from them. We also never heard from corporate when we reached out multiple times via phone and left messages. Months later I received a letter from a collections company about the charges; when in my eyes since I never received a response after emailing and calling, that the issue was resolved and the charges were dismissed. I guess the next step is escalating the situation by seeking outside help to try to get this resolved since the company is not responsive. Its ironic, because if you do your research on the company and the mission; they brag how they strive for excellence, but this whole situation has been NOTHING of that sorts. I know someone will comment how there are two sides to every story, but when we were respectable residents with rent never late and very low key, its upsetting how this company has let their staff handle the situation. And that is coming from someone who has been in customer service for the last 5 years. I would love to leave positive reviews of this place, but its not possible with how they have handled themselves at the end.6/22/2021 - just so everyone knows, I am still dealing with this issue of the company trying to charge me $2000 for replacement of floors in the entire apartment over a year later. Even though they communicated with me over the phone that they were willing to take off the price of the bathrooms (which lowered the cost about $400) they would never put it in writing per our request via email. So now a year later when Im trying to give them $1200 in case to pay it off to get this madness over with (minus the security deposit of $450 and the price of the bathrooms taken off thats all we owe) and they say they wont settle unless I pay full price even though they said they would take the price of the flooring in the bathrooms off since those AND the bed rooms were not damaged what so ever. The professionalism is unreal. If you have pets or live here for more than a year, get out. Normal wear and tear or anything that comes up with pets will result in $2000 of money you own them.

We have lived here 8 years through many changes and have enjoyed 98% of that time. Now, with the new owners, the buildings are painted, the parking lot redone, a newer fitness center and equipment, updated flooring and kitchens, and a beautiful pool area, it is even more a great place to live. There are pet areas and a playground, also.I would say that you will have issues anywhere you live, but the difference now is that they seem to really want to fix them quickly and efficiently.It is quiet and safe and beautiful. My husband and I feel happy to call this our home. I recommend it highly.

We have lived here for 3 years. Overall we have been pleased and enjoyed our time here. We live in an upstairs end unit facing the pond and have had quiet neighbors. For the most part management has been quick to address any maintenance issues we have had. The new management has done some fixing up that makes the place more attractive. There needs to be better lighting and I understand there are plans to address that issue. I do feel it is unnecessary to have added reserved parking as it seems another way to get money from us when parking is already crowded enough without taking these places away and making people pay for them. Also, the new sign claiming this to be The most exquisite community in Pensacola is a bit over the top. The gate has been out of service much more than it has worked in the three years we have been here. The safety officer is useless. I have called for him twice -- once when kids were jumping from the pool area into the pond, and once when there was a noisy party at the pool after midnight. Neither time was my call returned or even acknowledged. Those are the things that keep me from rating this place higher. With all that said, we have enjoyed our time here overall.

I enjoy living here. Moved in last fall. Atmosphere is lovely and I feel safe. Office staff is awesome. Love all of the upgrades minus the reserved parking. I think that each tenant should be assigned at least 1 parking space and be charged addition if they need more. Last week I came home with over 20 bags of groceries and no parking near my apartment. Had to park at the clubhouse. 4 trips!! Unacceptable!! I truly hope this will be readdressed .

My wife and I have lived here for around 4 months and have absolutely loved it. It is very clean, the new amenities are great, and you really get a lot for the price. The two bedroom two bath apartment is what we have and it is a very open spacious floorplan. We have recently decided to buy a house now and the park is being incredibly understanding and making it very easy on us as they always have. Whenever we have needed any help at all they have always been incredibly responsive and very polite.

I was very pleased to call this place my home while I was stationed at NAS Pensacola. The amenities were amazing and the staff was quick and helpful. In particular, Jessica was always a delight to see and extremely helpful whenever there was an issue. Highly recommend!

At first glance, this placed looked amazing. Lots of flashy amenities that caught my attention. Once I moved in, I realized it was a massive mistake. The gate NEVER works; which makes me wonder why it is even there. The TV and pool table are only available during working hours. People want to use it all the time, but cant. The parking is absolutely horrendous. There are cars parked all over the place that arent even near a parking spot. The car wash area is kind of nice, but the vacuum has never worked (long time residents have verified this). The price for rent is absolutely outrageous. If everything worked as advertised, it might not be as much of an issue, but half the stuff works and the complex isnt worth what is paid. I am paying almost $1100 for a 2/2 after paying for electric, water, sewage and trash. NOTHING justifies paying that much for this place. The money that is poured into the complex is spent on the dumbest upgrades possible. They decided to put pine straw around the trees and bushes and claimed it was a great beautification upgrade. Yet amenities still dont work. They have begun doing flashy little things to the 1 bedroom apartments and hiked that rent up to outrageous levels as well. The pool is the only useful thing about this complex, and the area around it is covered in duck poop 99% of the time. The gym is a joke, the tanning bed is never opened up for use and there is a joke of a basketball goal in the back of the complex. The money that goes into this complex has been very poorly utilized and I would not recommend anyone to rent from this place until basic issues are addressed. I truly cannot wait to move out of this over priced, animal infested (duck and cat) property.It also seems like every time I give a review, the site magically crashes. Kind of sketchy to me. Blocking out real reviews of this property to make yourselves look better.

In short, my wife and I have enjoyed living here. The pros definitely outweigh the cons. This was our first apartment together and were going to look back at it fondly.The pros: Its dog friendly and military friendly (and close to base). Its location is perfectly between downtown Pensacola and Perdido Key. Its fairly priced. We love how spacious our 2 bedroom apartment is. Maintenance requests are taken care of almost right away (usually the next business day which is awesome). The fountains by the pool are beautiful, and theres a nice clubhouse on site. Theres new management as of a couple months ago. They upgraded the workout facilities and put in a dog park. Everybody seems friendly. Weve only had good interactions with management which is refreshing. We expected to have issues with loud neighbors, but its been relatively dead quiet. Maybe we got lucky!The cons: parking rules and speed limits are not enforced. People park where they want, whether its handicapped spots or made-up spots. The speed limit around the complex is 5 mph but people fly through it (theres kids, moms, dogs, etc walking around... its only a matter of time until someone gets hit). Also, its advertised as a gated community but in the year Ive been here, Ive seen the gate operational maybe 4 months total. Also, there doesnt seem to be smoking rules of any kind because people smoke on their balconies, in the stairwells, etc.

My husband and I have lived here for about a year now. Overall, we are very happy. The complex is dog and military friendly, maintenance requests are taken care of very quickly, and management is friendly.Our biggest concerns have to do with parking and smoking. Parking is very tight and if we get home after dinner time, we are almost always having to park a ways away from our apartment. Because of this, it is not uncommon to see cars parked in handicap spots without having handicap tags, as well as people making up parking spots.With the individual balconies, I am not aware of the rules about smoking, but personally I find it very gross to be relaxing on the deck and having cigarette smoke wafting from neighboring balconies or the staircase of the complex.

This was a decent enough place to live when I signed a lease, its close to NAS Pensacola, it has good amenities which ostensibly make up for the slightly expensive rent. Unfortunately the property was purchased by Blue Magma residential who have decided to make living here worse and more expensive here. Ive heard from other residents that lease renewals were only available at a much higher rent, and theyve taken an already limited parking situation and made it worse by making a bunch of spots reserved for people who pay extra. Which means that there are now approximately 8 spots available for every 16 units, which doesnt work out very well.I Would definitely recommend anywhere but this property to someone looking for a frustration free place to live.

Stay away from the horrible place! LIsa is a horrible manager. She will lie to your face about anything and everything. When we still lived there, whenever wed go complain about a residents friend (who had moved in but was not on the lease) who would drive through the parking lot blaring his music so loud, not only could we hear it in our back apartment but it was so loud, it sounded like we had a stereo system in our apartment turned up full blast. First, Lisa claimed she couldnt do anything about it because it was before quiet hours. Another time she claimed his buddy was being evicted so would be gone by the end of that month. Another time she claimed that she couldnt do anything because he wasnt a resident. When my husband pointed out that she could trespass him, she claimed she didnt know that she could do that. After conferring with the absolutely useless deputy who lives on the property, she then told my husband that she couldnt do anything unless she caught him in the act. Later on, she then admitted to my husband that the guy was doing it on purpose to harass us. So, a non-resident living there illegally has more rights than residents paying rent. This is just one of the problems we had once Lisa took over managing the property. We hoped that things wouldve changed when Blue Magma took over; however, things only got worse. And dont bother contacting them, they dont answer their phones and do not reply to email complaints. Needless to say, we moved out once our lease was up.

I have loved living here. Kim and the rest of the office staff are wonderful and attentive, and call me by name every time I walk in. They are very flexible with military families and are always available and take care of issues immediately. The maintenance staff is fabulous also. Steve and Mike are SO kind and patient, and always do their absolute best to take care of my requests as quickly as possible, even when they’re understaffed. When my alarm system malfunctioned and was blaring sirens at midnight, Steve called me back within two minutes to tell me how to turn it off. And when one of my stove burners broke the day before I had to cook Thanksgiving dinner, Mike brought me a new one within an hour. Definitely the best apartment complex I’ve ever lived in and if we ever find ourselves back in Pensacola, we will come straight back here!

Close to base, maintenance is really fast on work orders, the staff is friendly, I feel safe living here...I only have one complaint...the ducks. The staff advertised them as friendly neighborhood ducks before we signed our lease...that couldnt be farther from the truth, they are a nuisance. They hang out around the pool deck. This causes several problems, the deck is always covered in duck poop and urine, its everywhere, and so gross. They smell horrible, like sewage so its hard to relax and hangout down there. I really cant emphasize enough how bad they smell. They come to you looking for food within minutes of you arriving to the pool and they arent afraid of humans so its very hard to shoe them away. Ive seen them swimming in the pool a couple of times. I feel as though I cant bring snacks down for my kids because they literally will not leave you alone. My daughter who was 2 at the time was bitten by one because she wouldnt let go of her snack. Now she is terrified of them. They fly in super close to you and everyone Ive seen this happen to freaks out a little. Ive heard of them bothering people in the parking lot who are trying to bring in their groceries. Ive talked with other moms who said their children were bitten by the ducks also, and Ive even seen one attack a dog. They are mean, hissing at each other, and pesky and persistent in trying to get food. As a mother, I would not choose this place again simply because of the ducks, its that bad.

I was planning on moving to this apartment complex so I provided them with a holding fee to hold the apartment for me. I decided not to move due to some family issue came up and I called the apartment complex back and they advise me that my holding fee is none refundable because it was after the 24 hour period and the only way I can get that back is if I moved in and at the end of my lease they would have gave it back, What I am upset about is this information was not disclosed to me at the time of me giving them my check. That was very misleading and I feel as if though information was withheld from me because I f I had known the fees was non refundable I would have never provided them with the check.

This overall is a great place to live especially if you wish to be close to base as you have two options to get to either the main gate or the back gate. The current staff is always very responsive and always willing to take care of your concerns as best as they can! This really is a great place to live...BUT...As far as why Im not all 5 stars its the following. First the local wildlife..aka ducks. I know what its like to live in Florida and live amongst the wildlife but since Ive lived here (since Jul 2016) its never been dealt with. They are not wild and almost domesticated..bottom line they need to go but no one has been able to make that happen yet. Second..the obvious money gouging now with new ownership. We do not have a lot of parking and to now even take more away for Reserved parking is nonsensical. This coupled with already an increase in rent is just pure greed. There will always be renters here..its a perfect location for the base and all the training that goes on at NAS Pensacola. Third..the landscaping. Tons of money always spent to make admin building look nice but in my 3 years here I have NEVER seen any attention to anywhere else. New painting has been done (long overdue) but the landscaping must be finished. Fourth..the gate. Honestly in the three years Ive lived here...maybe its worked 30% of the time. Fifth..Garbageagghedon...OMG..there have been too numerous to count instances of the literal mountain of refuse after a weekend on Mondays. Its really a horrible system. We need other options either spread out in other areas of the property or Ive seen complexes have pick ups at your door. That would help tremendously. My only hope is that ownership will take these comments to heart, make changes as they can and SHOULD and not just give lip service to us the residents.

Kim is a terrible property manager. I spent an entire year trying to get my garbage disposal fixed. I moved in and it was broken. A year later I moved out and it was STILL broken. EVERY time I called to complain she would play dumb like she had no idea what I was talking about. For a year my home stunk like rotted garbage. It was so bad I HAD to keep my windows open, even in the freezing cold of winter. There are also cockroaches and spiders so bad that they crawl on you in your sleep. I woke up w roaches on me on FOUR occasions and was bitten by spiders 3 times while in my bed. They also have mites that tormented me so bad that at one point after fighting for TWO MONTHS to get pest control I finally had no choice but to leave my home and move in to a hotel room for an entire third month until Kim finally got off her lazy ass and got pest control out there. Even when they came they didnt spray for mites; just roaches. It took another 2 weeks of being bitten until I had red welts all over me so bad that my job sent me home from work and wouldnt let me come back until I got the pest control issue handled. She personally cost me over a grand in hotel expenses and lost income. Then to make matter worse when we finally moved out she came up w all these bs claims of damage to the apartment and when we tried to show her photos of the apartment to prove she was wrong she flat out called us liars and refused to accept physical proof that she had ripped us off for several hundred more dollars. All in total she cost me and my family almost 2,000 in additional expenses on top of the over-priced rent .This place is an absolute nightmare. DO NOT WASTE YOUR TIME AND MONEY MOVING HERE! The tanning bed stays locked even when you try to get Kim to open it is always, oh I cant find the keys or some other bs. In a year I got to use it ONE time and that was a major reason I moved there. Theres also vandals who break into cars in the parking lot weekly, there is NO security at all and the cop who is supposed to be protecting the property never EVER responds or does his job. This place is dirty, dangerous, and a huge money pit. Youd be better off sleeping in a tent on the beach than moving here!

Not because you got great rental history but because you got bad credit so if I had crappie rental but an 800 credit score I would be in she said it was your and your young 18 year old and a 22 year old with no credit and mine ????? Its not a bad place to live, the framework of some of the buildings are sketchy but thats from building process. Theres not a lot of dog poop everywhere as most owners living there now pick it up. There are a bunch of ducks and ducks that poop. Maintenance does good at trying to stay on top of things and requests. The electric bill is always really high for a 1 bed 1 bath apartment that is less than 1,000 square feet. They also partially own the service road running in front of the apartments that has two huge pot holes making the road almost impossible to get through. The potholes are in front of some of their apartments and they havent done anything about them in four months now. Pictures are below.

Its a nice apartment for the most part. But very expensive! I pay over $800 a month for a 1 bedroom one bath not even 1,000sqft. They even charge for sewer cost and more which was not really mention including renters insurance on top of that! The power bills run outrages amount reaching all the way up to $190 and I even keep my thermostat set at 75. I have made several calls about the toilet that CONSTANTLY runs ever since I moved in. Yet they come out and say they fixed it and it does the same thing. Be careful where you step also, as there is dog poop EVERYWHERE in the grass. Definitely moving when the lease is up. I could rent a nice house for the price Im paying now.

I have lived there for 2 years. During that time, my rent went up 250$. The dumpster was always full of trash and even outside there was a huge trash mountain and the terrible smell was everywhere. Not enough parking lots, so they decided to make some of the paid$$$. Disappointed.

I LOVE THIS PLACE!!! We moved in about 7 months ago and Im so sad that well be getting orders to our new base because I dont want to leave! Fairfield Lakes feels like home, as soon as we walked in - we felt it. Its centrally located, the staff is SOOO helpful and nice - especially Kim in the front office. They are continually striving to make it better with, like, new pool furniture & playground. People complain about dog doo and stuff - but honestly, what is the staff supposed to do?? Residents complain but I never hear of them helping look out and report offenders. The parking is tight, but thats apartment living for you. The maintenance could be quicker but the office sent an notice that theyre working to add more staff. Every issue they are faced with is addressed with professionalism and they truly want to make us happy. I only hope our future base home is as nice and welcoming as Fairfield Lakes Apts theyve set the bar high!!

Maintenance usually comes the day you call and immediately fixes your issues. The prices are completely amazing for the quality of the apartment and the location. I couldnt choose a better apartment complex with this price. And the ducks are hillarious. Just sayin. We got lakes, a computer room with free printing, food trucks, a gym, a pool, a playground, and a tennis court, and a place to play basketball AND a car wash. Plus the clubhouse is like a 2nd home whenever you go. It always got some kinda food. So yeah theres a lot to offer here so I dont understand some of the negative reviews personally. Im just like... HOW?!? Rent from here trust me! Btw I may or may not still be living there. If Im not living there its nothing to do with the apartment its a job situation in a state over. Or two.

Too expensive for rent. Power bill was always high due to their poor insulation. Walls were literally sheet rock so all sounds from each apartment could be heard. Gym equipment was always broke, etc

When I went into the leasing office, the lady working there seemed as sweet as pie. She was very courteous and gave an overall ora of southern hospitality. My fiance and I asked for a 7 month lease. Thankfully I read it over and realized that she had given me a 1 yr lease. When I asked for the 7 month lease, she told me that they were the same thing (That should have been my first clue not to live here). So I explained to her that they were not the same and she reluctantly gave me the 7 month lease.Here is a list of the things that happened while living here:Security gate was broken the entire time I lived hereHad my car broken intoThe security gate closed twice while living here, but would not open, and made me late for workHad a broken ice machine and dishwasher for 6 months (sent in multiple work orders)Manager changed 3 times (all info, work orders, complaints, etc from previous managers were lost each time)Downstairs neighbors (who didnt live there when I first signed the lease) were chain smokers who smelled up my apartment on an hourly basis (which the manager refused to do anything about after explaining to her that my fiance has asthma.)The clubhouse is actually the leasing office, so it closes at 5:00 every day (closed sunday), and when we tried to play pool there, we were asked to leave because they were conducting business.The machines in the gym are terminally broken downOne night, while running (like a full-out sprint) on the treadmill, the treadmill stopped by itself and I got hurt pretty bad.Could hear the neighbors talking through the walls all the timeThe day before my 7 month lease was up, I went into the office to turn in my keys, and they told me that I didnt give them proper notice and I had to pay them another month. Thats nearly 1000 dollars! Please take my advice and DO NOT RENT FROM THIS PLACE. Use zillow and find a house or something. I found a house that is much larger, has a huge yard, a monthly lease, and costs 200 dollars less than I was paying at fairfield. Again, please take my advice and dont rent from this place.One more thing. They always talk about how they honor the military clause, and present is as an immediate termination when orders are provided, but what they dont tell you is that it requires a 30 day notice...so if there is a possibility that you will have to leave on short notice, you will have to pay an extra months rent.
