This review will be updated as time goes by.Firstly, our agent Deanna was brilliant. She was attentive to all of our questions and concerns and responded promptly to our needs.The house is in good shape, though it seems as though they were in a hurry to rent it. The floors (hard wood and tile) were a bit dirty. The vents were dusty. It was quickly cleaned, but not thoroughly.We wish we had grass in the backyard. The back is only dirt and they cut down all the beautiful palm trees, and left stumps in their place.Overall we are very happy, with minor complaints.
I love Invitation Homes I have not had any issues with using the portal, or scheduling maintenance appointments. During the pandemic I was always assisted swiftly and professionally by my amazing portfolio manager LaTanya Scranton. Always diligent, always professional and resourceful. She is AMAZING and deserves 5 stars. It is really tough to find quality customer service like that.

I have made a few calls to invitation homes and have spoken with many associates. For the most part, everyone has been somewhat helpful to extremely helpful like a gentleman named Brandon that I spoke with yesterday. I was extremely upset with invitation homes charging me an extra $89.40 on my rent this month for trash which I already payed for to the trash company.... always have. Per the trash company of Burrtech, I had a credit of $328.80, because I had payed my bill and invitation homes had payed it too, which they had never done before. Brandon was very professional and actually listened to what I had to say, and of course I had my statements in chronological order. Its what I do. He took down all the information and said he would have someone who could help me for sure, call me the following day. HE WAS SADLY MISTAKEN!!!!I receive a call this afternoon from invitation homes from someone named Nancy. She is out of the Riverside, CA office. SHE WAS VERY RUDE AND DIDNT EVEN LET ME FINISH A COMPLETE SENTENCE BEFORE SHE INTERJECTED HER COMMENTS, WHICH I DIDNT COMPLETELY HEAR OR UNDERSTAND BECAUSE I WAS STILL TRYING TO COMPLETE MY STATEMENT.I told her I was courteous enough not to talk over her and would appreciate the same in return by allowing me to finish my verbal complaint. She then started talking over me again. If this woman worked for my company, she wouldnt be working there for very long. She was rude and obnoxious and didnt help me out at all with my issue regarding the overcharge. I wound up hanging up on her and I think I called her something that wasnt very nice after she wouldnt shut up and give me a chance to speak. My bad.....Nancy is definitely not a professional and has no clients best interest at heart. She has no business in her position. NANCY HAS NO BUSINESS WORKING FOR INVITATION HOMES AND NO BUSINESS WHATSOEVER SPEAKING WITH CURRENT RESIDENTS, OR NEW ONES FOR THAT MATTER!!!!! She needs her attitude adjusted just a tad. Dont be a NANCY!!!!! I HOPE SOMETHING IS DONE ABOUT HER AND SHE APOLOGIZES TO ME FOR HER RUDENESS AND LACK OF PROFESSIONALISM. I doubt it very much and Im not holding my breath.
Part 2 of Review: from JSmithAfter further investigation, I discovered the real reason the home was delayed for weeks, someone at Invitation homes dropped the ball on this home. IH has owned this home for eight years now; they had issues getting through the gatehouse to access the home; why? No electricity in the home for two weeks, they had issues turning the power. No, they didnt; someone again dropped the ball. I told them, I called to have the power turned on July 26 with no issues!Then finally, Im moved in paying for smart home, oh yes, besides the rent, IH tacks on additional fees for that and about everything else, so beware prior to signing a contract. My smart was NOT activated until August 6, but I paid for the service from July 26 thru August 5 with NO service!I was told by customer service they did me a favor by allowing me to move in when they did, contract signed and all. Then the advertising, WOW, just WOW. They post pictures on their site that have to be at least two or three years old. Examples below of what they post and what you get.If any plants and yard dies during your lease you, the renter are responsible for replacing. I have 38 pages, yes 38 pages of issues with this home on move-in day. Only the minor issues have been taken care of, because Im sure once the lease expires next July, Invitation Homes will do their best to charge me, the renter, for all the issues on that 38 page document I gave them, which at first they didnt want to take.With all these delays by no fault of mine, this company has cost me $1500 in extra expenses, due to someone or a group of people mishandling of this home! Poor business practices!So my word of advise, STAY AWAY FROM INVITATION HOMES, unprofessional, misleading and most importantly, disrespectful!
I had an issue with my garbage disposal, Mr. Mike Noble explained that it died. Replaced it with a new one as well as a faucet. I really appreciate the work he did. He has an eye for catching things and making sure they are working properly as well. Straight to the point in and out. Great job!!! Thank you so much.

André was sent to our home to deliver a temporary AC unit while we waited for a repair. He came expediently and decided to investigate the issue with our unit. He was extremely cordial, professional, and went the extra mile to see if perhaps there was more he could do to bring us relief. He never seemed bothered by the heat inside or out, he explained every step he took, practiced social distancing, and asked permission to look at the equipment. Thanks to his talent and skills, he solved not only the immediate issue with the AC, but also solved the problem of an overheated bedroom that had been that way for over a year. This level of customer service is a lost art and he turned our suffering into a pleasant encounter.
Everyone needs an amazing employee like Carol. She has been so helpful, follows up (even when Ive forgotten about things), leaves voicemails and emails to notify me. She makes sure my requests are handled and I am just so happy I got her as a service agent.

An electrician named Cliff came out to replace a socket in my son’s room. He was very professional, but also polite and courteous. He even took a quick second to acknowledge and say hi to my dog and son. Cliff worked quickly and replaced the socket with no issues.

Wonderful leasing company!! We just rounded out our first year on a signed 2 year lease. This company has made our leasing process easy. Most of the employees are fast, friendly, Sufficient! The entire leasing experience is done online from start to finish ! The website is well set up.If you do need to speak to someone, that may be an issue. Depending on who you speak with, there are some extremely rude humans on the other end of the line. Now I’m not saying all,BUT some of them are just outright rude. With that being said, just ask to speak to a supervisor, so you don’t go round and round all day with a power hungry agent :/ I would have gave 5 stars, but those couple phone agents ruin it for the whole company. ween out the bad apples! 😆

Thank you for assistance and prompt resolution.We appreciate the temporary microwave until the work gets conducted.Unfortunately been at this location for 6 months now the, maintenance request and assistance is subpar at best . Spoke my advisor Myra (not sure on the spelling) she was of no help . Several calls had to be made to make the same repairs . Currently the microwave went out and it’s going to take approximately 29 day to get that replaced. That’s along time with out a microwave when you have 3 kids a 2 year old that still drinks warm milk. ( from time to time in the middle of the night) I will reach out to BBB since according to Myra they don’t have a location or department that can take my complain any place with invitations homes .

Joe, is the man!He came to inspect my dishwasher and was very honest, friendly, & personable! He explained the dishwasher is shot and I need a new one, before our property management company approved the new one they sent for another tech To inspect and he was just the worst. Fast forward a few days I have my new dishwasher and Joe shows up to install it! It was such a pleasure seeing him again.. he was and has been beyond helpful! Even killed two black widows for me! My five stars above are only for my experience with Carol Roth, not to be confused or associated with any of my other experiences while a tenant here. She has been very helpful in my last 2 communications. She set up a large item pick up with my trash collection since the account is under Invitation Homes. She also quickly responded when I received a bill for my latest termite treatment on the property, a charge I was not responsible for covering.
I just love how awesome this Company has health my kids and I. This is my second year renewing and I have live such an amazing experience renting with this company they help me when my kitchen sink was leaking they moved right away but then that same day it got taken care of.Mrs. Patricia Garcia has made renewing my lease so much easier for me as a mother and a businesswoman with timing! I have lived for the past year with such a great experience and I hope for this year to live the same for my kids and myself!

I have had Jorge Valencia to the home for a regular home inspection and to fix a broken pipe in the sprinkler system. He does a great job!! Polite, professional and uses his time efficiently. I will be requesting him as maintenance issues arise and the next scheduled maintenance inspection.

My husband and I have rented from Invitation Homes for several years. We have enjoyed renting from them. Their customer service all around has been phenomenal. We love our maintenance men, the office staff, and the ease to pay rent and schedule appointments. Communication is prompt, easy, and we have always felt tended and cared for. Overall, our experience with Invitation Homes is above the 5 stars offered. We would still be renting with them, if we didnt find our forever home. It seams every time I need to get in contact with the office no one answers.. I have called everyday this week and every time I am put through to the call center and never get a call back from the actual office in southern CA … I am in need to speak with the manager .. it’s a time sensitive issues and no one will call me back, also would be nice to be able to email the office but there is no email address.

Moved into a home that was vacant for some time. Saw these lil brown spiders everywhere, thought they were harmless till I found a sack. Brown widows. Being on disability with a wifes thats 9 months pregnant its scary and they claim no responsibility. Will not sign new lease and will not recommend this property management.

If you see a rental sign for Invitation Homes (IH), run away and run away as fast as you can. One of the worst rental companies I have ever dealt with in my life!I recently sold my home. June 30 was the closing date; I saw an advertisement for a house for rent. My new home isnt going to be ready until sometime next year. The rental advertisement clearly said, MOVE IN July 11. I applied and was approved; I applied to two other rental properties and was approved, with the move-in date July 11 as well. Once I was approved, I had to pay a $500 hold fee to hold the rental, which I immediately paid, knowing that the property would be ready for move-in on July 11. I told myself I would place my belonging in storage and stay in a hotel through July 11. I had paid for storage through July 15. The agent I was dealing with even said she would do her best to see if I could move in earlier than July 11. On Tuesday, July 6 at 9:10 am in the morning, and I received a text from the agent saying the property had been pushed back to July 21 due to general contractor storage. On July 15, I touched base, through text, with the IH agent for an update since it had been 11 days since I heard anything regarding move-in. Looks like its getting completed on 7/21, so Ill get you in there as soon as possible. Then on July 20, at 3:20 pm, all movers were in place and ready for a July 21 move out of storage and move into rental, one day before scheduled move-in, I receive a text they pushed the completion date back a few more days, GC didnt have remote to the front gate to finish, so now move in date is 7/24, with a move-in date of 7/26. On Friday, July 24, at 3:30 pm again, all movers are scheduled and ready for a move-in date of Monday, July 26. They, Invitation homes, tried to again change my move-in date beyond July 26; I told them NO, the movers were scheduled and with it being the end of the month, Monday the 26th was the only day available to move me into the home. After several going back and forth calls, IH allowed me to move my belonging into the garage and the back yard, contract was signed with a start date of July 26, but again I could ONLY move my belonging into the garage and backyard. So I am paying rent for the garage and backyard space until the home is completed.July 27, I am given the go-ahead to begin moving my belonging into the home. Around 10 am or so, a person knocks on my door, its the maintenance supervisor first thing out of his mouth; what are doing you in this home? You are NOT to be in here, I told the supervisor, I was given permission to move, all maintenance and cleaning was completed, and I spoke with the IH leasing agent and her supervisor, permitting me to do so, The maintenance supervisor told I didnt talk to anyone, and no permission was given for me to move in, that he had just spoken to HI leasing agent supervisor and he told the maintenance supervisor he did NOT give me permission to move in! So in other words, we, the leasing agent and myself are lying about what was told to both us my the HI leasing agent supervisor. The maintenance supervisor then told me the home was NOT completed and I told the cleaning crew to go home, which I didnt. While here, the maintenance supervisor was RUDE and very disrespectful to me during his changing of the front lock and installing a modem for smart home.to be continued on review 2

Andre W. came in for an issue and ended up fixing multiple things. This meant that he had to create additional work orders for each issue. This didnt stop Andre from completely going out of his way to make things right. With his very calm and professional character, Andre fixed everything in a very short time and with a minty and very positive attitude. His approach and work quality were quite honestly exemplary and left me with a very strongly positive opinion of the Invitation homes maintenance team.
