Dev inspected the home we purchased one year ago. He was friendly, professional, easy to work with, and did a fair job inspecting and catching most issues. He did, however, miss a few items that have been an annoyance and two that were more serious, one of which resulted in damage to our home.He did not note that many of the switches in the house had been installed upside down, so that up is off and down is on. This includes the switch for the furnace. Annoying, but easy to correct myself.He missed that the water shutoff valve in one of the bathrooms was inoperable. The handle turned, but the valve did not stop the water. Fortunately, I discovered the problem during another repair and was able to fix it myself. However, had the toilet ever overflowed, it would have caused quite a mess before the water could be stopped.Biggest of all was that he missed the lack of attic intake vents, which was obvious from a visual inspection. I only discovered it after the attic frosted up, melted, and caused water damage to my ceilings. That one DID cause a mess and a need for repair. To be fair, the builder committed a bit of fraud in when the house was built. First, there were only 3 soffit vents (which is not enough for a 1400 sq ft attic), but 2 of them did not lead to the attic. They led to a spot where the ceiling was vaulted and connected directly to the roof. The third vent was buried in insulation. All of that should have been caught. Also, there were 6 turtle vents in the attic, which supposedly lead to soffit vents (and again there were only 3 of those). It turned out that all 6 were fake... they led only to spots in the eaves that were sealed and ventless. A proper attic inspection would have revealed that fact. So in actuality, our attic had zero intake vents.

Great reviews here. I’m not sure why Dev screwed my family so badly. I’m partially to blame as I went with the recommendation of my realtor. It was 3 years ago but we are still paying to fix high dollar things he either minimized or ignored. My thought was that he didn’t want to mess up the sale for his rookie realtor referral source. No, I would not recommend him. Unless your house is perfect to begin with, find someone else.

Disclaimer -- I used Devs services five years ago... it doesnt excuse what got missed then, but five years is a long time for somebody to learn their trade and I cant speak for the quality of his work now. However, I got screwed bad on account of Dev. How, exactly? Let me count the ways...I bought a small 1960s-era home in 2015, and hired Dev on the recommendation of my realtor. Based on his inspection report, I went ahead with the purchase. In the years since, the inadequacy of his inspection has become glaringly apparent. In order of appearance, the faults that I feel should have been noticed:Within a month of moving in, a flooring contractor put their foot through the subfloor while replacing some hardwood. On examination, it was clear that fire damage (disclosed on the sale documents, but noted to have been remediated) had reduced the subfloor plywoods total thickness by almost two thirds; there was only a single intact ply in the area directly above the location of the fire. Most of the damaged subfloor had been concealed by gyp ceilings below... except in the *most* fire damaged portions, where recent foundation shoring work had resulted in open ceilings in portions of the garage. Severely charred subfloor was clearly visible though those openings. This was not noted in the inspection report, and necessitated a costly complete replacement of the floor and subfloor in this area.A few months after that, the basement office flooded during a heavy rainstorm. Water pooled in a window well and then entered at the sill once enough of a water column had build up. After the fact, we noticed evidence of prior water intrusion, and the previous owners bandaid fixes at this window well, including sealing the window shut and inoperative from the inside (not present on any other basement windows). There was no note of these tell-tales in our inspection report. In fairness to Dev, the report does note the *potential* for issues due to the yard grading, but nothing that would have suggested an active leak.While removing the ruined carpet caused by the issue above, I noted the flooring below it was vinyl tile. Given the size, pattern, and age of the house, this is quite likely to be vinyl asbestos tile. On further inspection I noticed that a portion of this tile was plainly visible in the garage. No mention of the tile, or any of the potential hazards posed by VAT, are mentioned in the inspection report.Most damning, though, is the roof. Some time after moving in, we noted water on the ceiling in the upstairs bathroom. After chasing a few red herrings, we discovered the culprit -- the previous owner had incorrectly repaired the roof in the area of the furnace flue, creating a reverse flashing condition that directed water below the shingles and into the structure. In retrospect, I should have noticed this from the ground. Dev *certainly* should have noticed it during his roof inspection -- the incorrect flashing condition is even clearly apparent in his the photos of the roof and flue attached to his report -- but the inspection report states in plain language: No major system safety or function concerns are noted with the visible flashing components at time of inspection. By the time the leak became apparent and we tracked down its source, the roof sheathing had become irreparably damaged, requiring the entire back half of the roof to be torn off, partially resheathed, and reshingled as well as causing severe water damage to sheetrock and other finishes in the bathroom. If it had been caught at the time of sale, only a handful of shingles and a new flashing would have been required.In short, I feel as though I purchased a lemon on the basis of an inadequate home inspection, and my family is out of pocket to the tune of tens of thousands on repairs we never expected to have to make. I cant recommend Golden Homes services as a result.

Five years ago when we bought our first home, our realtor scheduled Golden Home Inspections and we were satisfied with the inspection. Since that time, weve bought and sold multiple homes and now work directly with all of our partners (we only use the realtor for opening the lock boxes). Our regular inspector wasnt available for our latest purchase, so we remembered Devereaux and went on his website to schedule an appointment.Devereaux reached out by text to inform us that the time we had scheduled online wasnt actually available. A text conversation ensued where Devereaux challenged the inspection we had selected from his website and was upset that we had chosen to forego certain add-ons. He repeatedly suggested that an agent needed to be involved. The tone that came across was that he thought we werent capable of scheduling our own inspection without the help of an agent (without having any knowledge of us or our experience). The whole interaction was so off-putting, I went and found another inspector.To be polite, I replied to the automated confirmation email to let him know I was canceling the request and we were going a different direction. I received a terse reply that the appointment I scheduled online was not confirmed or scheduled.Altogether a really negative interaction for seemingly no reason - Ill stick with vendor partners who are polite and professional.
