My wife and I have lived in several apartments throughout the years but nothing compared to Park 120! We truly enjoyed the community-like feel their team (Jessica & Caitlin) has built over the years and the amazing apartment atmosphere which felt so homie to us. Also, the amenities are absolutely amazing. From the pool, mini golf area, theatre room, gym, etc... this place has so much to offer!

My partner and I moved to Park120 in January, Jess made the process so easy and quick and had great communication answering all of our questions during the application process. When we first moved in there was a couple things that needed needed to be repaired and maintenance was out within 24 hours. We were told new carpet was put in and we noticed there was a area that had a good amount of dried up glue matted in it, Caitlin in the office was so nice about the issue and had the carpet company come out the next day to replace it. The staff has been nothing but helpful, and the apartment itself is beautiful and the amenities work great. We recently got a puppy and I will say the only thing my partner and I were a little surprised on was the pet rent being a little bit on the high side but I can understand why. I highly recommend checking out these apartments!

I currently have lived at Park120 for a year now, and one thing I have to mention is how awesome Jess is from the leasing office. Out of how many residents she manages, she will always go out of her way to recognize me personally as her tenant. Its a great feeling to know youre being taken care of, which is another reason why I have re-signed! I definitely recommend Park120 for your next space.

Since moving into Park 120 I have had a great experience. From renting site unseen with Jessica to dealing with Caitlin during move in and any issues or questions that are resolved same day this is a great apt complex. I have seen reviews with people stating walls are too thin or issues parking, in the 2 years living here I have not had any of those issues. The apartments are setup great to optimize space on the rare occasion I have had an issue Andy has been out within 24 hours to fix any maintenance request. The complex is very dog friendly and only a short walk to Sandoz Park which is fantastic; also, Adam does a great job keeping the grounds clean and everything stocked for pup owners. Overall, great apt complex and would recommend to anyone in NE.

Park 120 is as gorgeous in person as it is online! The amenities are fantastic--especially the salt-water pool. I lived here for 2 years, and enjoyed great customer service, and prompt maintenance. The modern aesthetic is what drew me here, and everything feels as new as it looks.My only complaint is the high price tag, but with the quality provided I couldnt have found anything that beat this for a similar price!

The office and maintenance staff are professional and responsive. They work to create a sense of community among the residents. They host many activities to include yoga poolside, food trucks, virtual painting, and various give-away activities. The pool, game room, and grounds are well kept. We recommend for anyone in need of spacious accommodations.

The dog park has a sewer or waste water in it that makes the dogs sick and filthy. Beware!! They say they will fence it but have not for at least a year. They did put netting over the culvert as I heard a child fell down it. Otherwise it is a nice apartment complex but the dog park is REALLy bad!!!

Thin walls, could hear everything neighbors were doing. They will nickel and dime you when it’s time to move out. Loved the pool, on the weekends it was soooo packed there was nowhere to sit. Our first apartment flooded, they tried to charge us when we moved out for pet urine, had to remind them of the flood we had in our apartment, had our front doorknob fall off, constant blinds breaking off, closet door was coming off the latches. All were fixed when we submitted a service ticket though. Management wasn’t always the most pleasant to work with..

I lived in Park 120 for 2 years. I would have to say, my move in went particularly well, thanks to Jess in the office. I found some issues and they were dealt with immediately. I enjoyed all of the community events and even scored a gift card at the Christmas party. All maintenance requests were dealt with expeditiously and to my satisfaction. If I had to make a complaint, I would have to say the neighbor I had was fairly loud before I moved out and the walls were kind of thin (not any worse than the other 2 apartments Ive lived in) and that made it difficult to sleep some nights. Jess in the office dealt with the issue though and it did get better! So kudos to her. The apartment itself was immaculate and beautiful. The storage was great and far better than any other apartment Ive lived in. All in all, this is a great place to live and I would say, in all honesty, the nicest apartment Ive lived in. Thank you Park 120 and I will miss you.

I loved living at Park 120. Its clean, friendly, has amazing amenities seriously it checks all the boxes. The pool and the grilling areas are incredible and always have people out at them making it easy to meet people and really get that community vibe. I was in a one bedroom and it had everything I needed and more.The apartment complex and the room and all that was great but honestly was makes it even better are the people that work there. From the very initial meet with Jessica L to the end Jess was always there to answer questions and truly cared. She knows everyone by name and really promotes the community of Park 120 unlike anything you would get elsewhere. If you email or call her about something, SHE WILL get back to you and it will be prompt. She is flexible and really understands what it means to live in an apartment complex. This goes for all the people at Park 120 from the office to the maintenance staff! Thank you, seriously!

I love everything about Park120 Oak Hills. Ive been here for almost a year now. The office and maintenance staff are absolutely excellent to work with. The place is very well maintained. Definitely not your average apartment complex. I have lived in a few different apartment complexes over the years. This one is by far my favorite! A very welcoming, comfortable, fun, complex. I highly recommend it!

Havent moved in yet and already love this place. Took a job back in Nebraska and needed to find a nice apartment and fast. Jessica was beyond helpful in sending me pictures of the apartment, answering all my questions and probably taking a dozen calls from me in a single day to get everything setup. Looking forward to a great move and living at Park 120.

All of the negative reviews are right. Bad parking. Some buildings dont even have parking right in front of them, just the attached garages. Thin walls. Expensive. Plus they added a $10 per month risk mitigation fee for when we renew our lease that they say is to cover the owners insurance on the property. We have to pay for the owners insurance. WHAT. You still have to have your own insurance of course. That is on top of all of the other fees they charge (pest control, a fee to send you your bill, etc). Ridiculous. Pretty units though. Just not worth it.

The apartment we had was the penthouse of the secure building. We got out of our contract early to move closer to my mother in law who needs our help. Our view was great. The pool was very small for such a big complex. The secured garage flooded with raw human sewage twice in the past year during heavy rains. They cleaned it slowly (over 2-3 days) and not adequately per my infectious disease standards. They loved charging little fees for pest control (never sprayed our apartment in 18 months), trash fees, and fees to pay them online. When we left, I asked the manager (3rd in 18 months) if they charged for holes we left in the walls from our TV and photos. She (Cristy) assured me that they expect these and dont charge. Well, I guess shes a liar as we were charged $230 dollars for drywall repair and 2 holes from a paper towel holder on the cabinet near the sink! Easy for them to take that from our security deposit. It would have been nice for her to be honest. I would not recommend this or any Seldin property now.

Park120 at Oak Hills makes you feel like you are home the moment you walk in the clubhouse. The elegantly modern decor and out of this world amenities makes home feel like a permanent vacation oasis. Never has an apartment complex felt BETTER than a home. The professionalism the staff portray and the sincerity in the interactions they have with their residents is truly top notch. Jess and her team truly invest time in getting to know each and every resident and their family. I cannot praise Park120 enough, it truly is a one of a kind apartment complex!!!

Poor management. Extreme lack of communication early on. Ill admit that it has gotten better, but a poor start. The actual apartment is very nice. It wouldve been nice if they were done when we moved in, but after a bunch of cleaning, they are awesome. I wouldnt say the price is a wonderful deal, but I dont feel like Im being overcharged so that is nice. Looking forward to the clubhouse finally being finished (6 months after move in). I would imagine once everything is finished being built, this would be an excellent community to join. My advice would be to hold off for a little while but definitely come back if you are looking later down the road.

I had to deal with this complex in taking over a family members affairs and moving them into more of an assisted living environment. The staff here was very helpful in this process and they stood by their commitments. Top notch people to deal with.

Been here a few months now and very nice apartments and the staff is always helpful when ever I stop in...but oh my lord are these the THINNEST walls Ive ever been around. I can hear my upstairs neighbors 2 dogs locked in a kennel all day barking non stop, my next door neighbor blasting music, and to top it off I can make out WORD FOR WORD what the people I share a bedroom wall with are talking about until 3 or 4 in the morning. These apartments would be perfect if it werent for the noise. Only other bad thing is if you want a garage the prices are ridiculous. $100 for a detached/$150 for an attached.

I love it here! Great appliances, clean, friendly and reachable staff, very pet friendly, and nice location! Having a not so pleasant experience with a Richdale property, I was nervous to rent again. But I am extremely happy I did! I would definitely recommend Park120 to anyone :)

DO NOT MOVE IN HERE. You can literally hear EVERYTHING that is going on in your neighbors apartments.From the first week I moved in on 8/10/19, I could literally hear every aspect of my upstairs neighbor’s lives. At first, I tried to tolerate and thought (after coming from a house) that I was overly sensitive. But 6 months later, after speaking with multiple that live here, I have determined that is not accurate.I have been able to discern the following about the life being lived upstairs, simply from the amount of noise I hear on a daily, and in some case hourly or less, basis:- They have a toddler that constantly runs the full length of the apartment.- They have a dog, based on the barking and sound of its tail hitting the floor when it is seated and wagging.- The guy gets up at 6 AM and uses the restroom immediately; I know because I can hear him pissing every single morning; I didn’t ask for this knowledge.- They argue constantly at all hours.I am a 30-something, well-educated professional that works from home and prefer the quiet. I paid a premium to move in here ($1,500/m for 2 br 2 ba) for a luxury apartment experience.After repeated outreach on an almost monthly basis by me, management has done nothing to remedy any of this.Just over a month ago, a married couple with a baby and a toddler moved into the apartment next door to me. My bedroom shares a wall with the babys room. I can hear the baby crying all through the night. I can hear the mom singing lullabies. The father apologized to me for the noise. It sucks here.My apartment is at the end of the hall, near the stairwell door. At ANY point regardless of where I am in the apartment, I can hear the door open and slam every single time.The neighbors arent great. But the REAL problem is that this place is cheaply made. The walls are so thin I cannot even explain it without sounding bitter.Just dont move in here. They dont care that your day to day life is compromised. They churn people in and out of here, turnover is high.Just dont move in here.2/21/20 Update:The person who responded to my review isnt a real person. I heard screaming all night in the hallway. Woke up, and bloody handprints in the hallway and on neighbors door. DO NOT MOVE IN HERE

I moved from Texas to Omaha, and the staff at Park 120 made it an absolute breeze. The apartment was ready to go upon my arrival, and they even got on FaceTime to show me the apartment before moving! No matter the situation, the staff goes above and beyond to ensure the residents are happy. So happy to call this place home! (oh and not to mention the apartments are BEAUTIFUL)

Place has terrible parking, if you live in a particular area (the buildings to the west, closed to 120th st.) the parking is VERY minimal, they make you pay outrages monthly rates to have “reversed parking” an outrageous amount for a garage unit as well. There are more “reserved parking” spots and garages around our building than regular parking areas.. so you pretty much have to pay for parking if you want a spot every day on top of all the other fees they charge you as well. Would not recommend this place to my worst enemy.

The apartments are very nice, but there are a few cons that outway the pros. The main one being the parking. Often times people park where they are not suppose to and it is quite frustrating. It makes it hard to pull in and out of spots. Most times have to park a good distance and walk. Property manager leaves notes on cars, but it has never stopped the problem.

I absolutely love living in Park 120! Heres the simple breakdown:Management is awesome, especially Jessica. They go out of their way to ensure your needs are met, and throw great events! Maintenance staff have also always been prompt.The apartments are clean, and we love the high end appliances, countertops, and lighting. Im enjoying having a silent dishwasher!VERY pet friendly. Theres a dog park with an attached indoor washing station.No parking issues. Ive never felt like there is an issue with parking noted in some of the other reviews. You can purchase a garage or car port for an extra fee which is nice in the winter.Amenities!! I love the gym, its bigger than most apartment gyms. The saltwater pool is amazing, and we even enjoy spending time in the chic clubhouse (which always has delicious snacks and candy available, as well as a Keurig).Thanks for making apartment living so comfortable, Park120!

We are very disappointed with Park 120. To start off we were told we could move in in May, then it got pushed till mid June. After moving in we were told that the clubhouse would be done in the fall, we were told many other different dates that were wrong. Now that it is open you are only allowed to go use the facility during business hours while they get card access set up, which was almost 3 weeks ago. So while we are unable to use our amenities we have continued to pay for them for the 8 months the clubhouse wasnt done. I brought up my concerns with the staff and was told that the construction company had agreed to pay $25 for those that are paying for a gym membership for the month of January, you just needed to get them your invoice for proof. I got them proof 2 weeks ago and have still heard nothing about my reimbursement. I was also curious as to how anyone was supposed to know about this reimbursement since nothing was sent out to the residents. I think the communication at Park 120 is very poor, since I have been told many things and most of them dont happen. I brought up my concern about pets not being on leashes or others picking up after the pets. It took them awhile until they got poop stations set up, and still people dont pick up after their pets and nothing is done about it. My husband and I had high hopes for Park 120 since it is brand new, the apartment is wonderful but when you cannot use your amenities and communication with management is poor it has really made us reconsider our decision about staying here longer.

We were so excited to move into these brand new apartments. We have been disappointed with several things about the apartment like parking, maintenance and no amenities. We have had so many maintenance requests and things arent fixed even after maintenance has said its been taken care of. We have been waiting for the Clubhouse to open and finally received an email its opening this weekend. We go just to find out that the door is locked and no one can get in. There were also 3 other residents trying to use the clubhouse and also frustrated that it was not open. Then we call the office and no one is answering the phones. We have been paying rent for the past 5 months with no amenities and even when we are told its done it isnt. At this point we are extremely frustrated and we should be getting a discounted rate for what we are currentlypaying.

When we first moved in we thought it was a nice place for us, albeit a little pricey for what we were getting but nice nonetheless. We had a 14 month lease and by the end of it we couldnt wait to get out.Theres a laundry list of ridiculous things accompanied with this place. Others have mentioned they charge you for pest control but not once was a pest control vehicle present or did any spraying happen here.They charge for garbage but every weekend the garbage was overflowing from the tiny dumpsters out into the street, this being Nebraska you can guess how well that faired with our high winds.The parking is far too small for the amount of people living there and the snow removal company used was very special. They would plow snow into the limited spots, plow into the dog park and block the entrance, plow into the middle of the buildings restricting all access to any place to walk your dog. It was generally just a free for all mess.The pool was basically uninhabitable on warm days, the tiny facilities would be overflowing with people like it was a cheap hotel in Daytona Beach on Spring Break.Routinely the mail carrier would deliver our packages to the front desk and at first we would get a text message telling us that it was there but after the first couple months that stopped. We would routinely have to check on our own and one point in time they kept a package from our baby shower at the front desk seemingly unable to find it for a month. I asked multiple times and only after UPS verified the package was left at the front desk and I demanded they search for it did we find it.My wife and I work remotely and as such are home throughout the day, often times neighbors around us would have dogs that would bark constantly throughout the day. I mentioned this to the front desk and was greeted with well... what are they supposed to do about their dog barking?! When I told her there are plenty ways to fix a barking dog the lady at the front desk seemed dumbfounded. We came to find out that months prior to me going to the front desk the same woman behind the front desk threatened our close friend (she lived in this complex as well) with eviction if she did not control her dogs barking.The units are extremely cheaply made. The doors hinges started pulling out of the frames 6 months into living there, the water leaked through the windows and stained the sills, the builders used the wrong caulking on the tile/counter meeting point so it cracked and if water leaked in mold would form. When we moved in we noted multiple places where the paint was completely botched on the cabinets. No one repaired it after alerting the front desk. No one eve Seeing how poorly made the unit was I took it upon myself to repair the dry wall where we hung things after we left. I even applied the terrible wall texture for them, all that was required was light sanding and paint (when I asked for paint to paint it myself they wanted to charge me for it). It was completely unsurprising to me that they tried billing me for 200 dollars for drywall repair because the maintenance team struggle to sand/paint. They tried to attribute the cost to over spray of the texture. Funny how the other portions of the wall I had previously repaired and painted myself didnt get flagged for over spray or need repair.I could go on for 10 or 12 more paragraphs about the shortcomings of this apartment complex but I think any reader gets the picture by now. Ive lived in many apartments all over the country and have had my fair share of experiences. This one rates very near the bottom. Avoid this place at all costs. Omaha is such a beautiful place with many amazing apartment units. This is one of the bad ones. The revolving door of employees that come and go will forget your needs, you will be ignored, you will be charged with shady fees and tactics. During our time here we had never seen so many people moving out of places as fast as we did here. At first we wondered what the deal was, after about 6 months we knew why. Learn from our mistake.

Overall, beautiful apartments with a great location. Amenities are great, parking is terrible, walls are thin, utilities are high. They overdo it on the fees (if you have 2 pets, youll pay at least $850 in non-refundable fees, plus $80.00 per month), rent is too high, and the manager is dishonest and unorganized.Apartment itself is great. However - the property manager lied to us about the utilities, stating that we only pay electric, to sway us to rent from Park 120 instead of a competitor. Hes definitely a great sales guy - just not an honest one. Dont believe anything unless you get it in writing. I honestly felt quite cheated and scammed by him. Not only do you have to pay for utilities unlike the nearby competitor, the complex bills utilities through a service called CONservice (which by the way, we didnt know about until wed already paid non-refundable fees and while signing the lease). This company charges you $5.64 per month just to send you your bill. I feel that this charge should be paid by the apartment complex, as it is a service to them, not to me. Since the water, trash, sewer, and pest control are billed through this service, it is important to note that your water is not metered. You have to pay $12.50 per month for trash service, and $5.00 per month for pest control, which I believe is an absolute ripoff. The water and sewer base charges are divided equally among the number of apartments, and the usage starts with a base fee (around $10/mo) and then is billed based on a formula - how many people occupy your unit and how many square feet you have. This means that even if you do your best to conserve water, youre not likely to see your bill decrease. If youre away from your apartment for a period of time and dont use your water, you are still billed as if you did. The bills for our 900 sq ft apartment are comparable to our last place, which was 1,800 sq ft. I dont mind paying higher rent for a nicer but smaller apartment, but this has me feeling jipped, and like I am throwing away my money. So frustrating!

Nice apartments on the inside, but parking is terrible! On one side of the complex, folks park all along the street that connects with 120th, which is very dangerous and has caused me to be nearly hit coming in several times. They recently painted lines to make these into actual spots which is infuriating. They have admitted a flaw in the design of their parking lot in that the number of spots built were based on the use of spots behind attached garages, which people dont use for good reason - they dont want to have to move their other car every time they want to leave.Please come up with a way to fix parking for your residents apart from making excuses for the poorly designed parking lot and adding spaces on one of the entrance/exit roads that create danger to residents.This complex will also nickel-and-dime you as if you dont already pay enough for your apartment, but that is a different story that some other reviewers have pointed out.

The parking situation is awful. The white car with the Colts license plate in front of #5320 is a constant nuisance, parking along the building and making it difficult to park at times. Other than that, the apartment itself is lovely.

Parking is absolutely terrible. There are 4 FREE parking spots in front of my building & 12 apartments total in my building.. doesn’t even begin to add up. People park in handicap stalls either because they’re lazy or because they’re forced to due to the lack of stalls available. Once all the stalls are taken, people begin to park alongside any curb they can find, making it very difficult & dangerous to drive through the complex. It was poorly thought out, or not thought out at all. Very disappointed to be stuck in a 2 year lease here.

Since we moved in we have dealt with water leak and mold in the kitchen, appliances not functioning, water leak every week when do laundry in the master bath and non-stop loud music from downstairs neighbors. We spend almost $2,000 per month with garages and storage locker to live a miserable life. Never have we been offered anything to make up for the water damage or still waiting for master bath ceiling water resolution -going on three months. These claim to be luxury apartments. We were really excited thinking they would be great. DO NOT MOVE HERE!! OVERPRICED AND YOU GET TO HEAR EVERY MOVEMENT FROM NEIGHBORS INCLUDING USING THE BATHROOM AND EVEN A SNEEZE. So when your downstairs neighbor likes to play loud music every day for hours at a time, you get told thats apartment living.

Been here a couple of times to look at units. Both times I was told their office was the size of the only two bedrooms they had available. The last time I was there they were evicting someone with the door open. Felt very unprofessional
