If I could give 0 stars I would. Like many other reviews have stated, this business is the epitome of bad business with horrendous customer service. Im not sure how they are still in business! Their business license should be revoked!!Long story short, these guys are terrible. Do yourself a favor and save yourself the frustration and headache that is coming your way and DONT DO BUSINESS with Escrow Specialists!!Guarantee the only review with more than 1 star are from employees or family members they begged to write a review for them.

Super rude customer service! This place is the epitome of bad business. When you hear horror stories about bad businesses, this right here is what theyre talking about! They should be shut down for their shadiness alone. If I had a choice i would not do business with these people or refer them to anyone ever. Makes me question the Morals of people who actually do use their services willingly!

Editing my review to remove my opinion of fraudulent activity. After a month of talking to every customer advocacy group I could find, Escrow Specialists finally got sick of me and claimed they would remove their fee.I use the online payment system every month to make a payment (auto withdrawal costs a fee). The website stores previously used bank account info. The version of events as told by the company- sometime 4 years ago I added digits to the beginning of my account number. Its technically possible but I cannot say for sure because of how long ago it was. When making payments the account number shows stars and the last 4 digits of your account number. Every month for years I miscounted and saw 4 stars instead of 6 and a 10 digit account number was sent to the bank. My bank then processed the payment as if it were the correct account number for years. Last month after making my payment and receiving the mailed receipt I was also mailed a threatening demand letter for my payment and a 20$ returned check fee. Calls to the company informed me if I did not pay the fee within 3 days a late payment fee would be assessed. They refused to remove the fee because that is what their bank charges them for the returned payment. Make of that what you will I am fairly confident of my ability to count to 4.

Made an online payment and realized I selected the wrong date. Called them and was told they switched it to the date I wanted and provided me a confirmation number.They call later saying that my payment was returned on the date that I was told was changed. Explain the situation and give the lady the confirmation number. She just keeps saying We have no notes you called as if to say I am lying and I couldnt have a confirmation # if I didnt make a phone payment. After some bickering and getting mad I ask for a supervisor and was put on hold for 15 minutes. Supervisor was busy so I left a message on his voicemail for a prompt callback. 3 hours and still no call back.EDIT: Supervisor called back and said that the situation was weird and that there would be no fee and my regular payment would just be due.Updated stars to reflect that the situation seems to satisfactorily resolved, but will see because there were still some quirks with the whole thing. Will update if anything else occurs.

Stay away from these guys. Their online payment system is archaic. I have different accounts and use different banks to make payments. Their system populated the wrong routing number with the correct account number. Maybe it was something I did on my end, I dont know. What I do know is that they charged me $20 for this hiccup. Ive been with these guys for three or four years now but do they care?...nope.I asked to speak to someone in charge thinking they would see the bigger picture. Vickie called me back. She was cordial and when I made my case she said, Hang on a second. After a few minutes she says Sorry, the owner (Jamie) says you have to pay it. So, I asked to speak with Jamie but apparently he is too busy to talk to customers and wasnt available.Its the principle of the matter. Stay away!

Ive used Escrow Specialists for over 20 years and they have always done exactly what they said they would do. During that 20+ years I have also run into all sorts of shifty people who attempt to take creative financing places it shouldnt go, and then jump up and down and blame everyone else when their shifty deeds dont go as planned. I suggest taking this into consideration when reading any negative reviews.

This company is obviously TOO BUSY to take on any more business. We contacted this company back on August 13th for services that we needed to be set up by the end of August 2015. We finally received a response from the company on August 27th, and they were requesting more information!! We did not make our deadline of the end of the month. You would think 2 weeks would be sufficient time to set up services with any company. After telling the manager that I wanted to file a complaint, he called and yelled at me over the phone. He said, YES WE ARE TOO BUSY!. You cant trust these people, look for someone else. Dont waste your time! The manager Jamie said it himself, YES WE ARE TOO BUSY!

This company violated a contract and their fiduciary duty on a real estate contract. In the few instance they didnt ignore exhaustive efforts for discussion and resolution, they responded abusively and belligerently, even on a BBB complaint. They defrauded me of money, but I am even more concerned with their belligerent attitude and refusal to address very major violations. After effort for a long time, it is now necessary to sue this company and request the state to take action to shut the business down for the protection of the public.

I was pretty disappointed from my experience with Escrow Specialists. They took over a month to send me my statement disclosure and by that time I had missed my deadline. Even when it was postmarked as their fault for not getting the account set up on time they charged me fees! Not impressed when a company cant admit fault and work with their customers, and just uses their faults as excuses to tack on more fees for themselves. Find another escrow company!

This company is terrible!!!! There customer service is non existent!!! They dont read or follow contracts.. STAY AWAY
