The Hillside Gardens Apartment building and assigned two parking lots are all located in flood zones. Though flood zone disclosure is required by New Jersey’s law, the landlord didn’t disclose the information in the leasing contract. What’s worse, when I asked the apartment manager Tom Mesters whether my car could get flooded in a heavy rain one day before I moved in, he lied to me about the serious history of flooding. He told me with confidence that there was no flood in the past 16 years, but the truth is that this area was flooded 1 month ago on July 29th and all the cars in the parking lot got totaled (I got the information when I talked with neighbours after my car got flooded). The basement of the apartment building got flooded as well on July 29th. My brand new car was totaled within 24 hours in the parking lot after I moved in on September 1st because of a storm, the second day I relocated in New Jersey. This is a loss I would be able to completely avoid if the landlord told me the flood risk as required by the law. I attempted to negotiate with the landlord via Tom to terminate the current lease, which lacks the flood zone disclosure, but Tom said that the landlord insisted on charging a huge penalty fee for breaking the lease. I can’t live in the unsafe flood zone and I don’t think the management is worth a star.

Rented a studio on the top floor and really liked the view. Sharon was incredibly helpful and responsive helping me through the process of signing the lease. Afterwards, leasing staff and maintenance had the same consistency throughout until move-out.Building is a bit dated, one elevator thats a little small. Laundry is with a card that you put money in. Parking has a wait-list, but you can pay extra for parking with the municipality. Each room has a heater that hisses loudly at times (but it works). There is no a/c unless you provide your own. Overall, a decent space that provides some basic necessities accompanied by a stellar staff.

Staff and occupants very courteous. Maintenance requests are handled promptly. Grounds kept clean and neat.

I have been a resident at Hillside Gardens in Nutley NJ for almost a year now ! I am extremely happy with my experiences here.The apartments and building are well-maintained, something breaks it gets fixed immediately.Management is outstanding. Ryan Rodriguez is professional and efficient, if you ever have an issue and you bring it to his attention he handles it immediately in a very diplomatic way. he is attentive he listens and he is understanding while still maintaining the rules and regulations. Hillside Gardens is safe clean and cozy environment. in addition it is pet friendly and very neighbor friendly! apartments are updated and well-maintained.I am 100% happy with my living Experience here.experience here I would like to add when I moved here Sharon was the assistant in the office she also was outstanding and now Katie is here she also is outstanding. They all made my move as easy and as less stressful to say the least ! I 💯% recommend Hillside Gardens, Nutley New Jersey

Absolutely love living here!! Ryan and Sharon have been very friendly and welcoming to us. The neighbours are all very nice and kind and we love the fact that this is one of the only places in the area that is pet friendly, having the only dog park in town! I find the European facade and interior stunning. The apartments have large windows that illuminate each room! Maintenance is also fast and effective!! For all those commuters, I really recommend renting here due to the proximity to Manhattan and the nearby transportation to the building.

I used to live here on the top floor in a cute studio. The building is quiet, safe, and cozy. Sharon was a sweetie pie. I had to move to PA, but if I get transferred back, I will probably end up at this place..~Patty

I just renewed my lease at Hillside Gardens for a second time, so I have been here for two years now. Still in the same studio and am still very happy. The staff is, as always, very nice and helpful. I have no complaints at all. Love the style of the building. In my opinion the rent is actually pretty good for Northern NJ (10 min from Manhattan) and I still say that Hillside Gardens is an awesome place to live.

My experience of moving in and settling in was great! The staff is very responsive and always there to help. Sharon is an absolute darling and always has a smile on her. Thank you! Location is also great for me with shoprite in walking distance and many great eats around.

I really love this place, my son moved into this community and he has been the happiest . Maintenance is quick and efficient and the leasing office treats you like family, they answer all questions and concerns .

Its been a while since I have been wanting to write a review for this place. First of all, thumbs up to maintenance and property management folks. Timely maintenance and good service. My concern is with the building. The floors and ceilings are paper thin, I could hear the lady downstairs indulging in pleasurable activities every other day I guess. Floor boards are squeaky and noisy. The kitchen was smaller than the bathroom and barely any space to make a sandwich forget about making a real meal. They dont provide air conditioning. Heat is included but you would rather not want it for the clunking noises spookily waking you up periodically during nights. Rent is undeservingly high. Parking is extra and not covered and that too if you are lucky. Mine was a one bedroom on the top floor. This place sucks and I hated every single night I spent there. Couldnt get out of the lease either without having to cough up two months rent. Lease transfer was barely an option as no one responded after seeing the place. Avoid this place like plague.

Definitely one of the best year of my life, the team and staff on site, always ready to help. I would recommend everyone to live there if they are still hesitant.

Old but neat building, great neighbors, awesome neighborhood, many shops, restaurants and cafes in walking distance and absolutely no safety concerns. But the prices are really high specially considering the age of the building and their services.

I have lived at Hillside Gardens for 10 years, I can honestly say the staff here is amazing, they have cared for me as if i was their family and could not be happier . I will be renewing for another year no plans to move from this wonderful place that i call home .
