We recently had a snow storm where it led to a burst pipe. I returned from a business trip with water damage all throughout my bedroom. Definitely a first time thing for me, and I called Robby and he honestly went above and beyond. In the ICE STORM he called his team and fixed the burst pipe, pulled up the damage carpet and had everything restored in 48 hours!!! This meant the world to me and my family! Beyond grateful to have Robby as a landlord! Happy client for 2 and half years now!

Robby and the team has been managing my property for more than 6 years and I could not have asked for a better experience! The team is always on top of keeping the property in great shape and looking out for my best interests. Robby is not afraid that make the tough calls when needed, but is always ready to provide solutions to problems. My only regret is not finding this team sooner than I did. Hands down the best rental company Ive used. The property was actually clean! They stay out of your business but help immediately if something needs to be fixed. They are a fair company that will treat you like a human being and not just a tennant.

I really should have read the comments beforehand. I submitted an application and my mom submitted one also for a co signer. We both paid the application fee, and Robbie based the application on just one applicant. Once that was brought to his attention, and he assured me that he would get back with me with a decision. Well, the next time I heard from him was to inform me the house was rented. Oh by the way both houses were rented and I was still awaiting a decision. He finally told me he was waiting on my rental history! If that was the hold up, then a professional person would have contacted me so I could’ve contacted the previous landlord for that information. My family and I were actually looking forward to moving to either house.

The Robbie’s have been phenomenal in our rental experience. We have used them for over 6 years to manage multiple rental properties we have had. The team has been diligent working for both the renter and the rentee. If any issues arise they are quick to respond for both parties. We have even used RPM to sell one of our properties and have no doubt that we will do so again in the future. We highly recommend the RPM team.

We have been very pleased with the service RPM and Robbie Sherman have provided for us since taking on the management of our investment/rental properties. This company is A1!!!! I live in another state and since we began our professional relationship they HAVE BEEN ON TOP OF EVERYTHING!!! They were honest about what my house would rent for, and they were on top and honest about any issues. I literally have a piece of mind now that I am with this company. Especially when so many people said dont rent just Sell!!! HAHA WRONG!!!!

I struggled a long time to try and sell my house, when RPM Central Arkansas stepped in. They showed me the benefits of renting it out, and handled everything to get the house ready and rented. Within 2 weeks of them helping me the house was freshly painted, cleaned, and was rented out. I could not have asked for a more professional team to help me get started on renting. If you have any houses that need management I highly recommend this team.

All the reviews about them not giving you back your deposits is true. They literally want you to leave the place better condition than it was when they rented to you. They charged us for several things that were either damaged or missing before we moved in. The sad part is my family could have been seriously injured or died in that house several times because of poor up keep.

My experience with RPM and Robbie Sherman has been nothing but positive. My calls and emails have always been answered promptly and if an issue arose it was dealt with in a timely manner. Robbie has been extremely accessible and a pleasure to deal with, his demeanor has always been easy going but professional and it was nice to always have a go to person for anything regarding my rental. The new RPM mobile site is an extremely easy to use interface and makes paying rent a breeze. If for any reason I would find myself in need of another rental in central Arkansas I would go through RPM again.

I cant believe these posts. Robbie Sherman has been WONDERFUL. Of course, I dont expect someone to be at my beck and call instantly. He has a business to run. But, any of my concerns have always been addressed and RPM has kept my property in great shape. I never thought owning a rental property would be so pain-free. Robbie & RPM makes it so. I used Real Property Management as a landlord after switching from another local firm that failed me miserably. Located tenant myself and ended up having to evict them and I gotta say I am glad I went with RPM. Robby is great and everything went as smooth as it could have gone given the circumstances. They know what they are doing and take it seriously. If you are in the area and looking for property management I would not use anyone else.

I am saddened to see such a low ranking of this company because my experience with this has been amazing. I am currently deployed, I moved into one of their properties before the deployment with my wife and we had a few issues with the property, that once addressed were fixed immediately and without question. The very friendly staff has truely been a blessing compared to the last RPM I had to deal with. I cannot wait to get back to the states and thank them in person for everything theyve done for us.

I lived at 2100 Dennison, Little Rock, AR for four years. It was a marginal neighborhood but we were saving to buy a home. Robbie, from RPM, was the greatest representative. Any problems that we experienced were dealt with quickly and efficiently. I highly recommend this organization.

The worst land lord I have ever had. Not prompt on return calls or maintenance repairs. Took multiple weeks for repairs to A/C Unit in summer and dishwasher. When calling, they refer you to their website to file a service request that leaves you in limbo whether anything is being done or not. Shrubs were overgrown and trees in front and back yard were dead upon moving in. We were assured it would be fixed soon after. Nearly a year later the shrubs are finally trimmed and one tree is cut down. A few weeks later on a windy day, the dead tree in the back yard falls on the house. Back porch was also in disrepair upon moving in. Maintenance man came to house, just hammered off railings, and left the trash in the back yard without painting. Carpet wasnt cleaned when we moved in and it smelled like smoke from the previous owner. We had the carpet cleaned, not reimbursed. Over $200 carpet cleaning upon moving out and still had outrageous deductions on deposit. I even did many out of pocket repairs for things that were broken upon moving in (door knobs, broken light bulbs, holes in walls, etc). It was all reported when moving in and the manager took pictures of the home. They apparently lost the pictures and robbed me of $610 on my deposit claiming the home that was in disrepair that we moved into was in pristine condition. I would highly advise against renting or using this company to manage your property.

From my experience as a tenant, and as of right now, I STRONGLY advise AGAINST renting from this company. I was coming from out of state and relied upon photos and videos to find a place to rent. I thought I had found a good place for a good price. Upon moving in, I found the place to be in terrible condition. It was so bad, I started looking for another place to stay. This company obviously has done little to nothing to maintain the property and it shows. I requested to terminate the lease or at least go month by month. After one week of emailing with no response, robbie sherman finally contacted me and told me they could try to relist the place after I moved out, but he would not change the lease. Now I am sure I will pay out the rest of the lease because anyone that is able to actually come inspect this place will decide not to rent it.

I used Central Arkansas Property Management services for 1 1/2 years. Unfortunately, there is no consideration for the landlord. Agreements are not honored and tenents are not held accountable for damages. In addition, they will make mayor repairs and subtract the funds from your mortgage payment without notice. Statements are always at least a month behind. When you bring things to Robbie’s attention he makes excuses. Unprofessional, unreliable are understatements. Offenses deem report to the Better Business Bureau.

Their communication skills are terrible. Everything is through email and texts. It takes them days at a time to get back to you, if at all... I’m almost upset for wasting $70 for the application fees for my husband and I but it’s ok bc we learned a valuable lesson in dealing with this company and that’s to NOT deal with them at all. The Realtor was Robbie Sherman btw.

Robbie Sherman will not call you back because he is too busy with his personal life to manage your property. If you call Robbie to tell him your renters didnt pay this month he wont answer and text back that he is taking his kid to the movie. Then you might hear back from him in two days. If you set up an appointment to get an appliance replaced he will skip the appointment for a personal reason and the you have to keep setting up more appointments for him.ALSO BE CAREFUL AS MANY OF THE REVIEWS DEFENDING HIM ARE FROM PEOPLE WITH ONE REVIEW. HMMM. SOUNDS FISHY....Instead of doing his actual job he hopes that the problem goes away on its own or that you use the web portal. DO NOT RECOMMEND. F-----

I guess I should have looked at the reviews before even considering working with company. TERRIBLE communication skills and MONEY HUNGRY. Emails will say one thing, text will say another and then their actions will say something else. Asked to speak to manager and did not receive a call back!

I have been in my current house for about 2 years. Any time that I had an issue, I sent and email or called and was always called back by the end of the day to set an appointment for what ever I needed. I have not had any issues with the company and would recommend them to anyone.

This company shouldnt be in business. I am a landlord and due to me moving out of the area I decided to hire a property manager for my properties. I knew that a few things had to be done to my property before it would have been rental ready so I called Robbie and he made me a list of things that needed to be done. After hiring a contractor and all work being finished Robbie decided that he did not want to rent out the property any more. Unprofessional to say the least

My wife & I and my son lived at 820 Turner trail for a year with multiple issues. Most of which took longer than a week to fix. They have one maintenance man for like 248 properties. He is a good guy, but thats a little bit of a crazy ratio if you ask me. We showed up house was not clean, fridge had mold in it. It took over 1 1/2 weeks to get the garage fixed. I repaired the spare bathroom toilet on my own with my own money because we had guest and it was going to take longer than a week to fix. The very first thing was the oven didnt work. So we waited and waited and was told it was the heating element. I visited with the maintenance guy and asked how he knew it was the heating element and he I have no idea. He reported to me that he had never been to the house and once there told me he is the one who does inspections, but he had never inspected that house. Anyways the oven was not even electrically connected. The walls had spackle all over from prior holes and after visiting with management they stated they dont always paint in between tenants.The kicker: you pay a 700$ deposit; we were refunded 453$. The reasoning is 125$ interior cleaning fee. Now we moved out on the 8/1/14 and tenants were moving in that day. Hmmm? Also, 30$ misc fee such as light bulbs and other things. So should I have called them to replace the bulbs in the house while I was living there? And they send you a notice saying all the things they want you to clean. I understand the 90$ carpet cleaning. Anyways I think it is a poor company and would never recommend them to anyone

Worst company to manage your rental property. I only just started using this company and they have managed to screw up everything that is their responsibility. Ive been given wrong information over and over. They are they management company, they should be on top of everything. Instead, I feel like they dont know what they are doing and am worried how the rest of this will go.

The WORST experience ever- moving back into my property and Robby has been so unprofessional. They never managed the property and my house was extremely damaged. I am still in the process of moving back to Arkansas and will elaborate in detail later. Basically - RPM does not want to restore my house back to the way I left it when they began managing. I will more than likely take them to court.
