Booking through them was easy and cheaper than using Airbnb. The house was so clean and in a great location, close to everything. Staff was so nice and helpful. Will book with them in the future.

I strongly do not recommend renting with Beachview Realty. We arrived at 4412 Seashore Drive Unit 8 on Saturday, 9/25. When retiring to bed, we learned one of the bed boxsprings was broken. We called in Sunday, 9/26 @ 11:20am and reported the broken bed. We received a voicemail from Celine on Monday, 9/27 @ 10:51am asking permission to come fix it. The technician came, and insert a piece of plywood at the foot of the bed. The boxspring was broken in the middle of the bed. The bed was never fixed and we ended up spending our stay on the couch. We reached out to the property management company for a partial refund. They declined as they claim we didnt report the incident until after 24 hrs. We reported it the following morning less than 18 hrs into our stay, they didnt get back to us until almost 24 hrs after we reported the issue. They claim the work order stated the technician fixed the top of the bed and it was in working use. He actually put the wood at the foot of the bed, and the break was at the middle of the bed. Brian kept claiming that whether we deemed the bed fixed was subjective. Two arguments to that. First, isnt your technicians assessment also subjective? Second, wouldnt it be obvious when a boxspring is caved in the middle, a piece of plywood at the foot of the bed isnt going to remedy the broken boxspring that is caving into the floor? I wish I could contact the owner directly to let them know how unethical and dishonest the property management company is.

We loved dealing with Beachview Reality. I had many questions and they were answered promptly and by very cheerful people. The pictures of the house were exactly correct. The home we rented was beautiful, clean and spacious. We can’t wait to go again!

This is for 110 Sonora property in Newport Beach, CA. The property is great as it is literally steps from the beach! The property was very much outdated and ran down. Towels were thin & old. Knife sets were super dull. They need to update the description on website. When we arrived, the fridge was deactivated on water & ice maker! When asked why, the response was we deactivated all our homes as it breaks easily! We paid a cleaning fee but when arrived, pots & pans & dishes were dirty. They also made us clean the house when before we leave (dishes/pots & pans/take out trash/put away small appliances. What is the point for the cleaning fees when things are not cleaned for arrival & we still have to clean?? Stove top was old and the heating elements were tilted so youll have to hold the pot/pan to prevent it from falling over. See pix below. Dangerous to cook w/liquid as it could fall over and burn someone. If youre renting here w/o plan of cooking, then its OK. The BBQ grill is also very old but still works. Hard to ignite. The Beachview Realty place is definitely friend & responsive to phone calls but definitely the property is completely outdated, not as described. Be ware of the using utensils/plates/pots/pans in the kitchen as they are dirty!

My family and I had a wonderful time staying 9 days on the Bay side with a gorgeous view of the harbor. Our only issue was a burned out lightbulb that we couldnt reach, which was replaced within hours of our notification. This was our first rental with Beachview but certainly not our last.

My kids and I just had a great vacation at a Beachview property. Excellent communication from the staff and very quick responses to any questions. I highly recommend renting from this company.

Allowed me to rent a house and took full payment from me only to cancel my reservation twenty days before my trip stating my rental agreement had never been approved. When I asked them why they didnt tell me this sooner they said they had the wrong contact information even though it was correctly listed on the agreement AND I had been in contact with them several times about other issues. Save yourself the headache and book somewhere else.

If you like being taken advantage of as an owner, this is the company for you. They charged $271 for 2 $30 Rokus and a WiFi extender you can purchase for $25. They charged over $250 for things that, after a quick check on Amazon, came out to under $100. They made dozens of these purchases without approval. Their contract says they cannot spend over $500 in repairs without approval—I have more than a few that they never asked on. They accessed our private, locked closets, without permission, to use as storage. They charged $1600 in expenses for ONE month.We found out an extra person was living in the duplex that’s rented full-time (one unit is a vacation rental)—we repeatedly asked them to charge more because it’s a breach of contract and extra use on the house—it took well over a month for them to even contact the renters.All of this is on top of being treated incredibly rudely. Having worked in property management, I cannot even fathom speaking to clients the way they do.They get 5 stars for taking advantage of their clients and treating them poorly. 0 stars for any sort of ethics.

Great location, close to beach, grocery store, restaurants. You dont really need a car to get around. It was handy to have off street parking in the garage and do recommend a small to midsized car if you do have one. The place was clean and had everything we needed for our stay. I would stay there again.

Great customer service by Celine! She was very friendly and went out of her way to recommend us places we can take with our kiddos. She was very patient in answering all questions I had regarding the property. I highly recommend staying here if you love being right next to the beach. This was during spring break and we stayed with our little kids 2 and 5 and there were no problems at all!

Beautiful place steps from the best beach and West Newport shopping/amenities. Mary is super host, rooms super clean, we had a fantastic visit (with parking, a must in Newport). Loved it!

I booked a space for the weekend of my wedding. I booked on Airbnb which I prefer because it’s hassle-free, that is until you find yourself renting from Beach view realty. The day of my wedding they called to ask me to drive in to their office to sign yet another copy of their rental agreement, which I already signed digitally and like I mentioned before I choose to rent on Airbnb specifically for their hassle-free booking and stay. Beach view was aware that it was my wedding weekend and would not stop calling me insisting I drop everything to drive in to their office. To top it off, when I asked why they had such an antiquated policy the rep (who clearly lacked any training whatsoever) explained that they had to meet the renter in person and see their ID because they once had a murder at a location and the renter used a false identity. When I brought all of this to their attention, did they apologize or try to remedy the situation? No, they made excuse after excuse. This I’m taking the time to spread the word. Worst customer service ever

Lovely, charming, clean beach cottage. Close to beach and grocery store!

Highly disappointed! Spent 5 days in Newport. The house next door was being renovated. The houses are just a few feet apart and needed to leave windows open with no air conditioning. 3 of the days had 12 hours of extremely loud jack hammering starting at 6am. There were water bottles filled with urine left around the outside Of the property. We were only able to park in the garage half of the time due to trucks blocking the driveway. All of this was unfortunate and disappointing. But what was the most frustrating was when i called Beachview assuming that as the property management company that they would take care of these issues. They told me to call the police about the urine bottles. Take pictures of the trucks plates and report them. And then she explained to me that when you own a residence you cant control when other people do renovations . My frustration was I dont own the property. It is rented out for gain. Its a business that sales a promise of a nice home for beach vacations at top dollar. I asked if we could move to another rental to which she said that isnt possible. I understand that the property management probably wasnt aware of the scheduled jack hammering, but when they were made aware They took zero responsibility. And passed it onto me the consumer to just handle it. Seriously 12 hours of a hack hammer! It was miserable

She also enlighten us with things to do and places to go with our grandchildren. She also informed us about all the different items we can rent. This is very helpful so that we dont have to bring the whole house with us.If this is the introduction of how Beachview Realty handles their customers, I know were going to be in good hands. First impression speaks for itself, and I was very impressed on the handling of my reservations. I had a great experience dealing with everyone at Beachview Realty!My family and I decided to rent a beach house in Newport for Christmas that was pet friendly, so we could bring our dog We stayed from 12/23-12/27 and it was awesome!The property itself was super cute, very spacious and literally steps from the Newport dog beach. There were some minor stains on the carpet (I mean, pet friendly property, what can you do?) but nothing that was bothersome.With my personality, I had a lot of questions and things to go over with Beachview when we arrived, and I ended up sending several emails. The staff was super attentive and very quick to respond to me with the information I needed. Each email was replied to in a timely fashion and the service I received from the staff was wonderful - even though it was the week of Christmas!When we checked out and went home, I found, to my dismay, that I had somehow lost a very loved sapphire tennis bracelet that had been a gift from my husband. We looked everywhere in our car and our home and couldnt find it. As a last resort I emailed the staff at Beachview and asked them to please keep a lookout for my bracelet at the property, and sent them a picture. They responded right away and escalated the issue throughout the entire office so everyone was aware. Jake even CALLED me directly to let me know they would be looking for it and he confirmed my mailing address just in case they found it. Wouldnt you know, THEY FOUND MY BRACELET AND OVERNIGHTED IT TO ME! It was a miracle, to be sure! I cannot thank them enough!THANK YOU, BEACHVIEW!

I am writing this review because me and my family rented a beach home on VRBO and they contracted to this company. All the staff that work here are extremely friendly and extremely helpful the customer service you will receive is above and beyond. We had some issues with one of the beach units that we rented they responded quickly to one of our issues. Once it was time to check out and I was returning the keys the young lady who helped me consents that I was not happy with our experience at the home. She proceeded to ask me what was wrong. I informed her of how me and my family felt very uncomfortable at this unit and all the issues that we experienced during our stay not only did she listen but everyone in the staffing office stopped what they were doing and we’re paying attention and we’re apologizing for what went on they are truly a team that truly cares about your experience and they did everything in their power to make sure that we were happy so for that alone I will forever be thankful for to this company and I would always recommend them for any of your stays. I truly believe that they I truly believe they put the customers best interest first.Big thank you to all the staff there.

Friendliest staff- gorgeous property.

We planned a family vacation in October to stay in a Beachview property in Newport Beach CA during this Christmas holiday week. Unfortunately the COVID situation escalated significantly since that booking. The state of CA implemented travel advisories, recommending no travel to their state. Since then, the situation in Southern California only worsened, with indoor dining restrictions and closures, as hospitals deal with the alarming number of COVID patients. Due to the COVID issues, I requested we reschedule our trip when it is safer to travel to this beautiful area. I am astounded at the treatment I have received from Beachview Reality. Not only did they not acknowledge the travel advisory he refused to even consider a reschedule. Completely tone deaf to the public health risk. This utter lack of customer service shows the character of this company.

Very clean! Well maintained. Super convenient for our family dynamics. We loved our stay. Check in was a bit confusing. We had a large group and the person who initially made the reservation could not come. Even though we told them far in advance they actually told us we could not enter the property without speaking to the person who made the reservation. That was stressful. But once we got in everything was great. Thanks!

I’m an old dude and and don’t kno much about air b&b stuff, but I DO kno, if ur lookin for a great place in So Cal, at great value, and a support team that is second to NONE, save ur self some trouble and reach out to these people! Great beach house and super close to the beach. The house was very clean and was in a quiet location. The rooms were nice and we loved having 3 bathrooms. The only things that would of been better would be mattress toppers, also the water would go freezing if 2 or more were using the shower at the same time. Other that that it was a great stay for us.

We really enjoyed our stay here! The house was perfect for our needs. 3 comfy beds, two baths with showers, clean, fully stocked kitchen, the couch has a pull out bed, patio is nice and spacious and you cannot beat the location! 30 seconds from the beach and all the fun shops and restaurants are just around the corner. The management was also really great! Super friendly and made the process really smooth! Just make sure to follow all their instructions and you’re good!

The company was easy to work with, the property was perfect! It had definite signs of wear, but was clean and well kept. The property manager was super helpful and accommodating! We were so grateful to have check in/check out options for our crazy travel schedules! Overall an excellent experience.

Overpriced vacation rentals with an ancient non user friendly website.

We were very disappointed with our experience. Jake is very rude and very unprofessional. From the time of making our reservation we had a red flag with Jakes attitude. That should have been an indication of what our experience would be during our vacation. We do not recommend Beachview Rentals.

We stayed in a Beachview property for my sons first birthday. The house was well appointed and the check-in / check-out process simple.It wouldve been nice to have a rinse off hose outside the home to keep the floor more clean and some flexibility in earlier check-in would also be appreciated. Even with these minor imperfections, I would consider renting one of their properties in the future.

My wife and I booked a condo on the Newport Beach peninsula, on the bay side, on short notice. It was right across Bay Avenue from a beautiful sandy beach, and a short walk across the peninsula to the ocean. Great location and the unit in which we stayed was wonderful. Beautifully furnished, comfortable bed, nice kitchen, everything we needed to have a great mini-vacation. The staff at Beachview Realty were very helpful. At the end of our stay, they helped us select a great hike in the back bay.

I love dealing with Beachview Realty staff. During the pandemic, they were super helpful in rearranging our dates and I did not feel pressured, relieved is more like it. I’m planning my next two trips to Newport through Beachview and love the fact that when I can afford it, I can utilize the real rate aspects of the group as well.

Our family has been vacationing in Newport Beach in the summer for over 10 years. We have never been disappointed with any of the properties we rent through Beachview Realty. They see to it that they are maintained and have all the necessities needed for a comfortable stay. Check in is a breeze and the staff is always helpful. I highly recommend Beachview.

My family of 6, including my 7-year-old daughter, stayed at this ideally located home. Unfortunate we didnt get to enjoy the beach as much as we have liked. There are many rules about the use of towels, pots and pans, bbq equipment, and dishes that I did not want to lose my deposit. The house was plenty big enough, and the beds are so very comfortable. The furniture is dated, and the mirrors everywhere make you feel like you are in a fun house. No privacy in the upstairs bathroom shared by four girls. We used a towel to cover up the window. I suggest adding a curtain of some sort. Tighten up the railing of the stairs; its very loose. Beachview reality staff is accommodating and kind. When we walked into the house, it had a bad odor as if it was sitting for months without any kind of airing of the house before our stay. I had to buy some air fresheners. The neighborhood is excellent, no issues there. Lots of construction going on around the other homes painting and such, but nothing that bothered us. Our stay overall was pleasant, and the house is beautiful but needs a lot of updating, and possibly, the smell wouldnt be so bad when the house is kept closed for a while. This was my first time renting a home for a vacation, and I am not sure I will do it again. I recommend bringing all your towels, you are not allowed to use their towels for the beach, and we didnt know that. I was not going to spend more money on towels, so we just sat in chairs. Every time we had a family meal, we spent a lot of time cleaning everything up and trying to remember what dish went back where because of the rules outlined in the binder. Bring all your easy to clean pots and pans if you plan to cook!! I will mention again the beds are so comfortable and everything works. You can hear the waves of the ocean through your bedrooms, which is pretty great. If you dont plan to use the kitchen, then you will have an ideal vacation! Scrubbing pans after breakfast and dinner and making sure everything is precisely the way you found it is a chore while on vacation!!

Dont ever rent with this company, wish I could give them 0 stars. Unfortunately we signed a lease for a 5 night stay at a condo in Newport beach just one week prior to the COVID-19 lockdown. For obvious reasons we were unable to travel as Disneyland and the beaches shut down. We asked numerous times for a refund. The company website indicated a 15% refund fee but they would only refund 50% of our deposit because the 15% applied only if the week was re-booked. The only other solution offered was a credit to re book at a different time. We wish there was a time that would work for our family in the future but because we have adult children this was only time in the year we could have gone all together. This company was extremely irresponsible and disregarded the directives of their own governor to stay in place. People throughout the country are stepping up, making sacrifices and doing what they were asked to do as mandated to slow the spread of the virus. We were penalized for following the CDC guidelines of staying home from non essential travel and this company was completely unwilling to even compromise amidst this pandemic. Its extremely disappointing as we are all doing our best. A truly horrible customer experience.

Only problem was they have extremely small parking spot in the garage as they mention in their adds.We were lucky enough to find parking after few blocks driving around since it is not even close to busy season.

This is our 2nd year staying in this beach house. We have gone to Newport Beach for the past 7 years during our kids fall break and it never disappoints. This beach house is perfect and Beachview Realty does a great job of making the process easy and enjoyable. Thank you.

The Office Staff was very friendly and professional. The only aspect that could be improved is handing out keys and access to the rentals. It was quite crowded waiting until 3:00 sharp to obtain the keys. A few customers were impatient and frustrated with the strict policy. I felt badly for the office staff who were just following orders. It made the atmosphere in the office a bit uncomfortable.

Absolutely terrible experience. My wife and I rented a house in Newport Beach with Beachview for a month. We have a pet that they charged an extra fee for including a cleaning fee which we were happy to pay ahead of time. When we checked into the unit it was very dirty with a stained rug on the floor. Fast forward to our move out, we followed their move out instructions and actually rented a house a few doors down with a different group. 3 weeks down the road I asked about our deposit as I had not heard anything from them. I spoke with Connie who was extremely rude, would not let me speak and very condescending. Her message was that they had an extra 5 hours of cleaning and had to replace the rug because of our dog. This is absolutely not accurate as we saw the new group move in 2-3 hours after we left. The stiffed us on over 50% of our deposit. I would highly recommend using a different group. There are plenty around town that are honest and easy to work with.

5 stars is just not enough for this group!Even tho I was in Irvine, CA on business, I always look for a nice relaxing home by the beach or not too far from the beach. What I found in a 3rd party site was Beachview Reality and a few of the homes they offered. I quickly jumped on a great spot on River street that had a canal as the back yard. What a view especially amongst the rest of the homes that was nestled as well. Peaceful and relaxing it was and ever day that I can back from business, I sat on the back patio overlooking the calm water and friendly neighbors.The entire experience from booking to checking out was flawless and the ladies in the office were fantastic and super helpful and friendly as well. I recently realized that BeachView has their own website in which to book as well. My experience during the Covid19 cancellations was less than expected. My cancellation refund request wasnt even greeted with a refund on the owner fees of $340 consisting of cleaning/ damage fees, etc. that were never required.In this time where the nation and world is coming together to help one another, I post this as a reminder that Beachview stood alone to help themselves and profit off of the less fortunate when I can only assume they are receiving forgiveness from the banks themselves.

This was truly one of the worst places we have ever stayed in. We were awakened every morning at 7 a.m. sharp by the sound of jackhammering and cutting of the street in front of the unit. Also the photographs that we had viewed online were not representative of the actual look in the unit. Some of the photographs were actually taken from the unit above and misrepresented the entire layout of the unit and back deck area. It was quite dated and rundown . You also have to cross a very busy and congested road to get over to the beach which could be very dangerous for children. We would not go back even if it was free.

Thankfully Airbnb connected us Beachview Realty for our brief 4th of July staycation on 44th street! The communication from one month ahead DocuSign to the weekly emails outlining the checkin, rules, Newport Beach closures updates to fun things to do where spot on and timely! We waited in a brief line (because I was early!) outside their facility to rapidly be greet with sand pail, two sets of keys, directions and garage opener! We unloaded and started exploring by 3:30pm (3pm checkin).The property was exactly what we expected which made us happy to know when they state your houses to the beach it’s just that. Our stay has been amazing in the sweet clean back cottage with tons of extras included! I’ll connect with Beachview Realty directly for our next rental and happily refer them on to others! I can not say enough amazing things about Beachview Realty! I was staying at a different property, through a different rental company in Newport(sea something...) and was desperate to relocate my family because of cleanliness issues and lack of customer service. I called Beachview Realty and from the first moment they were EXTREMELY helpful with providing a last minute VERY clean and beautiful home for my family to enjoy for the remainder of our vacation. I will always recommend Beachview Realty and will be using them again for future vacations!!

We loved our accommodations! Beachview Realty was incredible to work with! They were friendly and accommodating and went out of their way to make sure we had a great experience! Wouldn’t consider anyone else when booking our next SoCal trip!!

The house was very cute and had everything you need to feel comfortable and welcome. However, it’s located on a busy street and it can get noisy with car traffic. The trash cans are located under the bedroom window and with the windows open at night at times we could smell the trash. Perhaps a different location to store them would be better. The local neighbors are also very friendly. Finally, the best part was that it was in walking distance to the beach, shops, and restaurants.

We reserved a property on AirBNB in which Beach View Realty was the Host several months ago. Family members were flying in from out of state to attend a family event in July. We all had our flight itineray as well. On May 20 we received an email from AirBNB that the host (Beach View) CANCELLED our reservation due to an emergency. We contacted Beach View immediately and spoke with Jake who told us that the REAL reason we were cancelled was because Beach View got a better offer for the same property with a longer lease. They left a family of 8 high and dry with flights but nowhere to stay. Jake said he would get back with us and email other possible options for rent...(in Newport at this late date...right...)...we are still waiting

Great company to work with. Friendly, helpful and professional. Property rented was exactly as shown on the photos. Very well maintained. Car garage is tight for two large SUVs side by side. We were lucky that no one was in the unit below us so we could use the entire garage. If you are driving, office hours are a bit tight given the horrific traffic in LA most days. Would suggest a keyless entry with door code that activates after a certain time. This way no one is inconvenienced.

We have used Beachview several times and they are absolutely fantastic. Their staff is extremely accommodating and very knowledgeable about the local area and fun things to do or rent while on vacation. I highly recommend them.

Found them on Air BNB & booked it that way. They sent reminders & easy to use instructions. Checked in at their office which took 5 minutes. The place was exactly where & what they said it was. We stayed 5 days without any issues in Newport, CA. Check out was just as quick & smooth! Their cleaning crews also found somethings we forgot & Maria from the office called us on our way back & they are shipping us the items.

We stayed in one of beachview realty’s rentals and had a great time. It was very clean, convenient, and easy to access. Will definitely be back!

This is our 2nd time renting beach property managed by Beachview Realty in Newport Beach, CA. They are incredibly friendly and helpful and the beach house could not have been more comfortable or better managed. Zero issues with easy check in/out.

We stayed in Cappy’s Cottage and we were delighted with all the furnishings, location and conditions of the property! The owners clearly put in a great deal of effort to make this a fun beach getaway. Our cottage was clean and well-stocked with everything we needed (would have appreciated tissue and some shampoo/conditioner, and more coffee). We were not however impressed with Beachview Realty. The expectations they set forth as far as the check in/check out process are not customer-service friendly. They require you check in during a two hour window and are not flexible with early check in/out time. The check out process of cleaning dishes, emptying trash, compiling linens is tedious and out of the norm. When you have recheck a list of instructions to make sure you’ve gotten everything, that’s when it seems a little much. Not to mention we already paid a hefty cleaning fee of $230. This combined with the early check out time left a sour taste in our mouths. If I were to return to Newport, I’d likely look around at other rental properties before returning to Beachview Realty.

We rented with them a couple of years ago and back they and Connie were great. This time around, not so much! They are not very accommodating with changes nor do they seem very concerned with customer service. Not sure I will rent with them again!

We stayed for a week in the apartment at 4002 River Ave. The apartment was good, but on the second night we had extremely many ants in the apartment. When asked about the management said only that was normal on the beach (not even asked how many there are). For that they would have unsmooth spray, but this was not deposited in the apartment, which whom they have a general problem with insects should be the case.The apartment was fine, but the Managment was very rude and just interested in sales.

Do not rent from them, even in the event of a statewide emergency they will not refund your full amount. They are money hungry crooks! There is a order in place from the governor of Ca but they care more about money than a travel restriction.They are awful! STAY AWAY!

Not impressed at all with this company. The property we rented for our Taiwanese friends was shabby and dated to say the least. The people renting underneath them, os should I say in the adjoining unit, blared out rap until midnight every night with out any care for those living next to them. Connie, my contact at Beachview, was very nice but sadly lacking in any compassion when it came to getting a refund, despite assurances that she would take my concerns seriously and go look at the property herself. I will not use this company again. Their portrayal of the properties we rented, and there were 2 of them, was not accurate and their inability to jump on the case and resolve what we believed were legitimate concerns, was disappointing.

An amazing home that my family and I shared this vacation! I would definitely stay here again!

A Most terrible experience with Management. Upon arriving, unit was not as described. I returned immediately to office to have someone tour unit with me, and they refused. After several days of trying to get management to listen, he very rudely stated that my case was closed and would no longer communicate with me. Airbnb tried working with this Management alSo to get me my total refund, but management denied. Not only did they deny the refund they falsely said it was Airbnb that was denying the refund. Upon complete investigating Airbnb did refund me 40% of my total rental fee. I can not ever recommend this Realty group for any services due to very poor and rude Management.

If you enjoy feeling short-changed and hounded while trying to enjoy a week by the beach, then this is the rental company for you.We booked a home via Airbnb for a corporate offsite and we were consistently disappointed and offended by the way that Beachview Realty treated us.To start with, immediately after booking the home and paying $4k for a week stay, they messaged me via Airbnb to say that I needed to cancel our reservation because we didnt follow their policies.Ok, weird, I thought, there must be a mistake so I called them to clarify. They informed me it was because I am under their minimum age requirement of 30 to book the home.Ok, what? That was an issue for three reasons:1. Nowhere in the Airbnb listing did it mention a minimum age.2. That is blatant age discrimination.3. Im the CEO of the company that is going on the corporate offsite and wanted to book the house for my team as a surprise.Eventually after asking my way up the chain through several layers of people the corporate management granted an override. Frustrating, but ok we got the house we booked after all.That was a good indicator of how the rest of the experience booking through Beachview went. Some example anecdotes:-- You have to pick up the keys from a separate location a few miles away and only during the hours of 3 - 5 PM which makes arrival more stressful than needed.-- They provide starter supplies of paper towels, toilet paper, etc. For example, this meant 2 roles of paper towels for 2 houses with 6 bedrooms for a week stay, which is a joke considering the price we paid for a week stay here.-- They charge a hefty cleaning fee but still constantly remind you that you have to leave the place spotless otherwise there will be additional fees.-- Check out time is 10 AM. Not a huge deal, but its fairly standard to check out at 11 AM and that extra hour feels huge the morning of.-- While leaving, one of our team members accidentally left his suitcase in the garage. We planned to come back and grab it by 11 AM after our brunch. Beachview called me. I thought it was a courtesy call to remind us that we forgot it. No, it turns out they were calling to inform us that we would be charged an additional nights rate for leaving the suitcase in the garage for an hour after checkout.Anyway, the house itself is gorgeous and we could not have asked for a better location. That said, Airbnb is more about the experience than the physical location. Well never be booking with Beachview again, that is for sure.

I dont know why they have so many bad reviews. My experience with Beachview was nothing but positive. My wife and I recently traveled to Newport and they were very helpful and accommodating. They even froze the unit the day before I got there so my wife and I could check in early. Great business. Thank you so much Beachview!

Refused to work with my group based on the age of our family group (18-30). Discriminatory practices like this should not be tolerated or supported. If you do not want to do business with a certain demographic then advertise as such to avoid wasting potential customers’ time.

So I was having lunch today and noticed an real estate office next to Magnolia Mews. I stopped in and got a lot of great information on how and when to sell my house this summer from the Realtor, Lisa Peraza. I am really looking forward to working together with her to get my house sold by August. I highly recommend her as she have positive attitude about helping me re-locate for my job.

No late check out - and you have to pack up all your stuff and drive toward town 15mins to drove your keys off by 10am (not fun if you have kids or plan to spend time at the beach).Property smelled and they were unwilling to do anything about it.There was no soap, body wash, shampoo, etc. provided in the bathroom and very limited items in general (there was three of us but only two towels).They had a full kitchen but no basics like salt & pepper.The list goes on and on. Dont book with these people.

We rented 2/8-2/11/19 a 3 bed 2 bath home at 107 G St on the beach Crystal Cove Newport Beach, Ca. The home’s location was great and as represented but the staff at Beachview Realty was not accommodating at all. We were there for a reunion of sisters & nieces bc my sister has cancer. We asked for an extra hour to leave at 11am instead of 10am (which I think is absurd to make someone leave so early) but more importantly bc my sister was sick in the mornings & I didn’t want to push her to get up so early. When I checked in, they said fine and to just let them know how many hours we needed @ $25/hr but when I asked for one hour, they wrote back an email they couldn’t accommodate. I asked before we got there for an hour earlier to just drop off some luggage as I had one car, 6 people and luggage to coordinate & they couldn’t accommodate.I called the property Mgr of Beachview Realty about the grill not working & that we had an infestation of ants. They were in the bathrooms, showers, kitchen, lived in the stove & even walked on our bodies & were found on our pillows. They dropped off 4 ant killer sticky things to place around. They needed to spray that home but not when we are there paying $600/night. Your cleaning crew would have seen them. The minute any crumb of food was present, they were thousands of them. Don’t represent this home as clean when it isn’t.Nobody should have to put up with ants, rusted outdoor lighting that didn’t work, doors that didn’t open or lock, 2 gas fireplaces that neither worked, 3 blow up mattresses but nothing to blow them up. The house was very dated and for the money they are charging, it needs to be updated AND the staff at Beachview Realty have to treat people paying this kind of money for 3 nights ($2,000 after realty fees & cleaning fees etc) the respect to work with them to come in an hour early or leave an hour late if they want. We left that house 107 G street cleaner than we found it. The utensils were sticky and most things didn’t work. Nothing was more disgusting that having ants everywhere.I would never rent from these people. I gave 2 stars bc the house was in a good location.

I wish there was a way to contact them through e-mail. I didnt like my rental at all. Very gloomy, not on the beach like I thought it would be, lots of Ants and I was waaay overcharged with other rentals being much nicer for much less. Very disappointing and sad that I wasted so much money.

Overpriced - underwhelming. Disclaimer: our issue is not with the management company, but with the property itself. We’re currently four nights into a seven night stay and couldn’t be less impressed. The property (3208 Marcus Ave) is dated, lacks hot water, WiFi barely functions, and to top it off we have ant and fruit fly problems. I know what you’re thinking....and yes, we’ve cleaned all areas and haven’t left food out. What may have contributed to the problem is Beachview Reality’s oversight re: trash pickup. Overflowing trash in outside bins. Not only did they forget, but there was trash in the bins when we arrived. I realize these are “1st world problems,” but when you pay $3,000+ for a place you want it to be really nice, right?!?The property is conveniently located near shops, restaurants, the beach, and next door there is a partially constructed house surrounded by an aesthetically pleasing dead-bolted chain link fence. I was worried construction would wake us up early come Monday, but no work whatsoever. It just sits empty. Not sure which is worse. BOTTOM LINE: there are nicer properties at Balboa/Newport for less. Save your money and rent directly from an owner via Airbnb. The only reason this review is not one star is that Beachview Reality has actually been responsive with our communications. Thank you for that. But since I can’t review the property separate from the management company - here is where it will live.

Rented a top floor rental close to beach in Newport and while it was def clean and as advertised looks wise, this was not the place to go for actual relaxation for a family with small children. Lucky the rental was set back aways from the main drag of balboa but the traffic noise in the front was constant. There was people and cars/ motorcycles were driving down the back alley where the garages are,many people driving down there with bass bumping and speeding, not to park there but to bypass balboa. All night long, drunk people being loud walking by and parties inside other rentals around the area. Thank god for ear plugs and face masks because you need them and if you have kids better bring noise machines and black out shades. The window coverings in the rental were just that, a basic covering or filter if you will. A significant amt of light came in through them and inside the master they had skylights over the sink that had zero covering for that. I love natural light and all but not early in the am when I’m sleeping. People travel from all over for vacation and don’t want to be woken up by the sun early every am. Also since when do rentals only give you 4 rolls of TP and one roll of paper towels and half a sponge. Zero ziplock bags or cooking spices/oils. No shampoo, soap, conditioner. No kleenex at all. No bottled waters. I mean bare minimum with the welcoming aspect. Every single rental I’ve rented they have done a welcome basket with snacks and drinks and have a 4 pack of tp in every bathroom and lots of paper towels. As well as spices and common condiments and oils. They also have some kids toys/books inside and maybe even a boogie board. The lounge chairs outside to use for the beach were rusty and old and fairly worn out and the carry strap was broken and there was one missing. The beach towels were small as well as the towels used for bathing. The beds were comfy but the blankets on the beds were like sandpaper, there’s a lot to said for soft blankets on vacation. The good was again the place was sparkly clean, the master bedroom and shower were enormous, the beds comfy and the maintenance was on point and responded immediately to a small issue. It was very very close to the beach which was a HUGE plus. Very professional management company. But overall they need to get new thicker windows that block the constant road sound, put in room darkening shades, make this place more welcoming for families and replace worn out beach stuff and add some more. Maybe keep them in one of the closets instead for outside after being cleaned. Also allow for later check out (I asked for 1 extra hour and was denied and the cleaner wasn’t even there at 10, she was downstairs which would’ve allowed for us another hour).It is also kind of a pain to have to pick up keys and drop them off at the office, even though it’s close to the rental. If you sleep heavy and so do your kids, don’t need any bells and whistles and don’t mind doing lots of housekeeping’s jobs for them then I def recommend due to proximity to the shops and the beach and the unit is pretty nice and well kept! But keep in mind the parking spot is TINY so compact vehicles only and even then it’s a pain!

Clean had every thing we needed walked every where did not have to drive to beach and to go eat out and store walked to and I dont do much walking we loved it!

Rented beach house from Beachview and was very satisfied with personnel and the rental.

I just got off the phone with Megan Beeson and had the WORST experience Ive ever had with a rental location. I originally called and spoke with Megan because we had rented a house, and i had a family member become ill. At the time we spoke i asked about canceling the rental due to this. Megan stated that i would 15% of base rent if i canceled then or the day before. unfortunately the family member never recovered so i called the day before to cancel as i was instructed. Today I find out that its 15% only if it gets re-booked. so I am out the full amount of the rental. On top of this she called me and was completely unprofessional I was trying to have a conversation and get the issue resolved Megan continued to raise he voice and interrupt me. So my advice is STAY away from this place, as i have to take further action to come to a fair conclusion.
