Bill Calhoun was representing the buyers in the transaction for 131 Morristown Lane, Costa Mesa, CA 92626, which I was the listing agent for. He was able to effectively make his clients standout among other multiple offers. He represented them in a polite manner while effectively negotiating the purchase of the home, and maintaining complete transparency. 10/10 would feel comfortable working with him again in the future.

Justine Yang of Douglas Elliman of California, CA DRE #01943353 was our listing agent of a property in Irvine. Im writing this in hopes you wont make the same mistake.As we begin carefully negotiating the offers, we were told by Justine that it is customary to include many of the items in our house; the tv wall mounts, storage racks in the garage. The prospective buyers also asked for our W/D and Refrigerator to be included (new and top of the line). I was clear in the beginning and stated I did not want to give up my W/D if not absolutely necessary. We ultimately included the W/D and Refrigerator as we were ready to get into escrow and Justine informed us that the buyer had two properties that should have contingencies removed within a week, week and a half at the most. Justine told us that the buyer would remove contingencies earlier if theirs were removed earlier. We agreed to a 45-day escrow and began waiting. Justine told us that the customary deadline to remove contingencies is 21-days from the start date of escrow. Upon research, its actually 17 days. Maybe she added the 3 from that date since thats the typically time allowed to respond to any notice? Given that it was a sellers market, we wouldve expected an agent representing us, and not herself, would have pushed for a shorter period so we would not lose more time on the market, another crucial oversight. We were none the wiser and began to wait. While we waited, we were provided little to no updates by Justine. The 21st day arrived. We had to reach out to Justine to find out what was causing the delay. Without contingencies removed, the buyer could back out at any point without penalty. We, the seller, would have lost all that time on the market with nothing to gain for that loss in time. We expressed this frustration to Justine. She continuously attempted to assure us this was normal and did not offer any options. I simply didnt believe that and began researching. My husband asked Justine in a separate conversation to provide him with worst case scenario. Justine replied that if we tried to back out now, we would be in breach of contract and subject to a lawsuit by the buyer, the buyers agent, the buyers agents broker, and our agent as well as our agents broker. This seems very one-sided and began to cause suspicion in Justines primary motives. We began to push her on our options and were given the response we got many more times from this point on...theres nothing more I can do. We began to reach out to Justines broker. To their credit, they explained things much better than Justine. But at that point, we had lost much more time than we wanted. It was becoming more difficult for us to find an interim place for my family and I to stay until the new home was ready. As I expressed my frustration with the process, lack of support and overall lack of representation in our best interest, the unprofessionalism ensued. Justine refused to accept responsibility for the passive representation. My husband and I both attempted to put all concerns on the table in an effort to reconcile with Justine and end this already stressful process amicably, without success. Justine stayed beyond arms length as we were still trying to negotiate close dates and key handover dates / times. Because Justine disengaged and refused to negotiate on our behalf, we were forced to communicate and submit final documents with escrow and deliver our own keys. Justine did show up on the day of final inspection to get the few items provided for staging (a few decoration pieces for the bathrooms). In the end, I have to own the fact that we didnt qualify our agent more thoroughly. The experience will forever remind me to invest more time should the day come again that we choose to sell.

Bad Experience: Cathy Kroopf of Teles Properties made mistakes, missed deadlines, was entirely inconsiderate. Have bought and sold many properties over the years and Cathy Kroopf was far and away the most unprofessional real estate agent I have encountered. Teles Properties should do a better job of supervising agents that represent the firm.
