Place had security, 2 bedrooms and a pull out in the livingroom. There were 8 of us and we were not crowded at all. Also, it has a fully stocked kitchen, but no seasonings of any kind, so bring your own !! Nice pool and jacuzzi! Easy access to the river, and tube rentals. Only problem we had was the fridge didnt stay very cold, and the ice maker didnt work. Close to Walmart and some fast food places. We will be visiting again!! Oh and its close to the water park as well!
Whatever you do, do not stay in Unit 201A. After we first arrived and saw it in person, 2 people in our party decided to stay at a motel because the unit was so disgusting and totally outdated. Clearly NOTHING in the condo has been updated since it was built over 30 years ago.Bathrooms - Floors were so gross that we covered them towels to avoid touching them with our bare feet. Wad of hair from previous guests when I moved the bathroom trash can to pick up something I dropped. Tubs were stained/discolored, and shower heads so low that I hit my head on them (Im only 56). 6 towels provided for a room that sleeps 8. We asked for 2 more towels, and the woman in the office gave me 1 bath towel and 2 hand towels saying that was all she had.Bedrooms - Weird stains on the wall, and the only lamp in our room was a sad desk lamp on my night stand which had a gross, stained shade. Mattress was stiff and squeaked with every move.Sleeper Sofas - No sheets were provided for the 2 sleeper sofas despite the fact that the room was touted as sleeping 8 people (2 beds and 2 sofa beds), and the extra blankets that we had to use instead of sheets smelled musty as if they hadnt been cleaned recently.Windows/View - We chose this condo because it has a good view of the river, but in the morning the windows were obscured by condensation due to their old age and poor condition. It was clear the NOTHING in the condo has been updated since it was built over 30 years ago.Office Staff - The young woman in the office was disoriented to say the least. She struggled to keep her eyes open, her speech was slurred, and she kept rubbing her eyes and sniffling. She seemed to know that she was not in the condition to be serving customers because, after we checked in and were leaving the office, she randomly apologized with a sheepish look. She seemed put out when we asked for towels and sheets.The only reason that we didnt ask for our money back and stay somewhere else is because we had 6 people and had already paid for tubing at a rental place within walking distance.Additionally, the office staff was not eager to help in other interactions. We would love to talk to the property manager, but the emails to the property go through the young woman who part of the problem.Ive stayed at various River Run condos over the past 30 years, and this was by far the worst condo and experience. I will never stay there again.
Great time. We visit every year and stay in a different condo each time. This year no river running bc my youngest broke his arm but my oldest enjoyed the river in our place. The place is always clean, it’s very private, the security is friendly but makes sure you are safe, the environment is fun and exciting but family friendly. Suggestion: bring yard games and pool tools and your own towels for the pool. River run keeps us coming back year after year. Good job!!
Ive got a really mixed opinion of this place. While I really enjoyed the stay in New Braunfels (particularly the river and downtown, super fun), the condo had a few pros and cons.Pros: very clean rooms, nicely and simply decorated with a lot of fun quirky style. Close to the river (huge pro), with access to grills, picnic tables, and a pool and hot tub. Beds were super comfy!Cons: rules and regulations were poorly enforced, particularly when it came to volume. Loud neighbors will be loud neighbors, but there were moments when it became a bit too much of an issue. However, thats hard to enforce so I cant say much about that. TVs were very old, and poorly placed in the rooms at uncomfortable viewing angles (minor nitpick). The condo rules and regulations were poorly written and explained, and occasionally contradictory - an update to the guidebook and cleaner explanations of expectations would be highly appreciated.Overall, I would still recommend this place with the realization that it will be loud and busy during the summer months.

We stayed here for 4 nights in August and we had a great time! We actually decided to add an extra night to our stay because we werent ready to leave and our room had an extra night available :). Renting online and check-in/check-out was easy. The staff were very friendly and took good care of us during our stay. The location is great because you are about as far up the Comal river from the last public exit as you can get (2 hrs float time). No need to pay extra somewhere else to enter the river. The pool on the property is great and a good place to relax after floating the river. Also, this location is close to so many great downtown restaurants and bakeries!We will definitely be back!PS: For families, the weekdays are great because they are less crowded and more children are around. For folks that want a more happening atmosphere, the weekend is a great choice.
Our 1st stay here was amazing last summer so we booked here again this summer for our annual labor day dove hunt..The rooms were perfect again, but we booked because of the family oriented settings here. We brought our 4 kids with us and paid more than our usual vacations because it is gated with security and has strict rules. Unfortunately this round our kids got to smell pot the whole time we were here, we witnessed fights at the pool both evenings we were there and the cops showed up both nights. We were unable to enjoy the pool or the river access here at all because of the drunk adults everywhere.We emailed about our experience 2 weeks ago and never got a response back and we are still waiting on our deposit to be returned.Needless to say, we wont be returning.Sucks because we really enjoyed it the 1st time around and have recommended several to stay here.Gave 2 stars and not 1 because we did enjoy the room..thats it though.

Pretty nice Staycation chill spot. On the bank of the Comal river which is a natural spring fed river in New Braunfels, TX. Water is a beautiful aqua color and water is clear and cold! Resort is nice enough and has a small swimming pool with hot tub. Plenty of grills available on property for you to use. Had a really good time.
I love this place. My girls and I have been going here ever since they were young. They have families of their own now. It’s the perfect location at the headwaters of the Comal. Love that there are tube rental places across the street. Atmosphere is always peaceful and the grounds are clean. We’ve loved every condo we’ve rented at River Run. We wouldn’t stay anywhere else.
Very poor maintenance, a place infested with rats. people do not respect family areas. they smoke and drink in front of the children. very loud music everywhere and very noisy until late at night
The property manager is rude, we rented for 6 nights. First night we couldnt cook. Stove turned off.my husband called to report it.the manager told my husband to be quite as he was explaining to her over the phone. How rude!!! Then she just walked in without knocking. She is not a good property manager. she told all the owners bussiness and was trying to explain what our condo had issuess. The next morning our AC and all electrical went out when I was trying to cook breakfast. Called again took all day. The maintenance walked in on me while I was changing. Smdh he was rude!!! 1550 and this is what we deal with.. on vacation come to relax. They finally moved us to another condo. It was dirty . The one thing I did not like was the phone calls we kept getting from manager. She was calling while we were doing thing family time. She didnt understand how rude it was!!!!The property is beautiful the manager sucks!!! We go every year we wont go back to river run
My family has stayed here most summers for 30 years. Love this place. Clean, well run, easy to work with. The perfect float on the Comal River and the bus brings us right back to the condo!

We travel to new Braunfels every years for a teachers weekend away. We have stayed at several places, and this place was the best for all of our needs. We did everything online as far as renting the condo, and had no issues with our check in. We arrived late to NB and they were able to leave us a key in a lock box. Because we rented the larger condos we received three keys and three parking passes. River Run Condos do have a lot of rules, but it’s what you should expect if you’re visiting the river, ALL places do. They only allow people who are guest of the condos on site and that’s totally understandable. The condo was filled with everything we needed from crockpots to ironing boards. The condo said that it slept 10, but we only had six people in our group and we were completely comfortable. We were able to get in the river right and float until the exit. We paid five dollars to a company across the street for wristbands to get us back to the condo. They were there, picked us up right away and dropped us off at the condos, with minimum walking. Check out was easy and the young lady in the office was super friendly. My only complaint is they don’t supply enough trash bags, but that’s something we can plan to bring the next time we visit. Other than that, we had a great experience and we plan to return again.
Had a wonderful weekend at R&R Condos. Best spot on the river by far, 3 tube rentals in eye sight and a half mile walk into downtown New Braunfels. Beth and her team communicated and made sure the logistics were all sorted out for a late check in. Be mindful of the condo capacity limitations as these a strictly enforced with wrist bands
Amazing location right on the river!!!! Would recommend staying here, pool area was clean, gazebo was a great place to relax and listen to nature after a day of shopping at the San Marcos outlet mall. Laundry room was clean and machines worked well.
Soon as you arrive, check in, put the wrist bands on and put your parking pass on your vehicle.. This is a very relaxing place to be at so dont let a mistake like forgetting to wear your wrist band or forgetting to put your parking pass on your vehicle ruin your trip. This place has the best location on the river for tubing and has 3 shuttle companies within 50 yards or less of the property to bring you back. You can see that some of the rooms are individually advertised on travel sites so you may be able to pick which one you would like to stay in through a condo owner directly; in that case, follow the condo owners instructions for getting into your unit and getting your wrist bands and parking pass.

My cousins came into town for Wurstfest from out of state. I stopped by to see them for an hour before i had to leave for work. I was not allowed on the property because I didn’t have a wrist band. No day guest were allowed. I just wanted to see my family for the one hour I was able to. Not happening here. I’d recommend staying somewhere a little more family friendly that probably comes with a cheaper price tag as well.
Had a great time everything is very clean. Even the parking garage. Nice place to get on the river, nice pool, hot tub, and lots of places to cookout while having fun at the pool/river. Close to Shuliterban water park,restaurants, tub rentals. We arrived early in the day and the room was ready to go around 12 noon. Had lots of fun. Thanks

I was appalled in the way security and/or management presented and handled themselves. Very unprofessional and unreasonable. As a paying and respectable customer, myself and three others, at different times were harassed and disrespected unnecessarily for not wearing our wristbands in the proper place. I understand needing a parking pass and a wristband to use the amenities, but taking it as far as not allowing anyone without the proper wristband or placement of wristbands onto the premise is beyond ridiculous. Comical in its aftermath...This unfortunately will prevent the us from staying at River Run Condominiums in the future. There are many other places that offer the same amenities and ease of location without the poor character of employees.
Be very cautious when you try and book with this service. I booked on line with the print out that $24.95 was not refundable for the booking. The next day when I received the papers to sign they were not applying any of the deposit of $250 over this booking fee toward money owed for the condo which it does not tell you during booking.We did not sign the contract and decided not to take the booking the next day Monday, and knew they were going to keep the 24.95 but not the $250!! I have yet to receive my deposit back for the cleaning deposit. I was renting it for a month later in late August and only had the reservation saved for less than 24 hours. Thats a lot of money for less than a 24 hour booking fee that was not being rented until a month later!Be afraid when you book this and know that you will not only not get the $24.95 booking fee but any deposit you put up front as well. I intend to file with my credit card company to try and get my cleaning deposit back since they never had to clean it and rented it out the next day to someone else a month later.
This was a great place to stay with a great location and view. Unfortunately, they cheated us out of our full $250 deposit refund. We were excellent guests that took very good care of the place. They claimed that they had to have a soiled comforter cleaned and therefore charged $30 that was deducted from the refund. Unfortunately, we will not be renting there again. When you have false accusations and mess with my money when we did everything right, I can guarantee you, you wont have the chance to short me again. Definitely do not recommend this place if you plan on getting your full $250 back.

Nice clean place to stay. Its on the river so I cant really complain. Id give it 5 stars, but the trains were a little annoying. The trains are gonna be an issue everywhere in New Braunfels so dont let that sway you from this place. I highly recommend this place.

Everything about the condo is amazing....EXCEPT FOR THE MANAGEMENT!!! Holy cow, the lady who works there named Beth is in desperate need of a customer service class. Yes, Im sure the HOA is strict, but there is a diplomatic way to explain these rules to the customers. I have been staying at these condos for 8 years now and the last 2 years have been less than enjoyable. Believe me, I get all the rules (there are crazy partiers that come to the river, so there has to be rules in place to allow others to have a relaxing time). Dont expect to have a warm welcome or ANY accomodations such as early check in or being able to park your car (outside your allotted timeframe) in their empty parking lot. There is zero flexibility.Aside from that, the condos are the absolute best location on the river. The grounds are kept very tidy and the condos (at least the one I stay in) are nicely updated.Unfortunately, I will be taking my money elsewhere for my next trip to the river. It just isnt worth it to have to deal with the snooty attitude at the front desk. Side note - Amber is great, always has been.
Great view of the river. The pool closes a bit early the rooms are pretty comfortable to sleep in.
Garbage. Refrigerator doesn’t work, shower head doesn’t stay on the pipe, boogers on the pillows. Disgusting. The management doesn’t help “because they aren’t the owners.” We were offered the option to hire our own repair man for the fridge. If it was broken the management company would cover it, otherwise it was our responsibility.
We stayed at this place 11/20 - 11/22.Nice little condo place 24 steps to the River.Some of the units are outdated on the inside, but if you can find one with the granite counter tops and flat screens in every room, be sure to check it out.

First I have to say we LOVED THE CONDO AND PROPERTY.... We didnt love the staff in the office. One person in particular, from check in to check out she was an issue. She was rude had an attitude.We arrived to the condos early and wanted to check on check in times and day parking ect. The gates were open and there were no security at the time. We pulled into the gates and as we pulled up in front of the office She met us out side telling us to leave the property and to park out side the gates. I tried explaining to her we have reservations, and to that she just kept saying until we check in to get off the property. As this was our first trip to the river and to these condos we had questions. We left and drove just across the street to Landa river rentals and parked there.As check in was not until 4pm. We decided by a bus pass and float until the room would be avlb.As we loaded the bus to come back to Landa after our float I revived a call from the nice young lady at the office telling us that both rooms were ready and we can check in early.We unload at Landa rentals and the 4 adults and 5 children. (One of witch has a heart condition and one is autistic) proceed to walk across the street to the condos.Myself and the other mom and leading the way and again we are greeted and told to stay off the property by Beth.Again explained to her we had just revived a phone call to check in early and that we are just trying to check in..... she then proceeds to continue to tell us that only 1 person can come onto the property everyone else must wait out side of the gate on the street....So I ask her you want my kids to stand on the street while I check in she says yes.... I firmly tell her no. My kids will stand right here out side of the office out of the way but within my view.She proceeds to continue on demanding we leave until one of us gets checked in. I walk into the office and ask the lady in there to start getting me checked in and thanking her for the early check in call, i telling her what condo we are in, as she starts to get the papers Beth walks in and says I will take care of them.She grabs everything from her and proceeds to tell me she doesnt have to put up with people like me I calmly told her we have a choice as well and as a first time guest this is the 2nd time she has rudely demanded my children leave the property and I have done NOTHING but try and check on rules and check in timesShe finally finished chewing me out and checking us in and we leave.At this point my kids are embarassed, I am embarrassed, I am mad and upset with how she treated me and my kids, no one really knows why she has been so rude. We get settled into our room and try to enjoy our weekend.However, after meeting and chatting with 6 different families and groups of people staying at river run EVERY SINGLE PERSON had a similar or worse experience with Beth.As a first time guest I am not sure I will return to ths place regardless of how much we LOVED the price, accomidatioins, and people there based simply on the way she treated us and almost everyo be there . Its just a sad situation.This place in general is AMAZING, the set up is great, the property is clean and security does their jobs and are nice, but there is. one person who ruins it and I hate to see that.
I would avoid this place like the plague. The owner of the condo was pretty cool but the HOA was absolutely insane. We booked a condo for the weekend to go tubing. I got there early Friday night with a friend to check in. When we pulled up, a security guard immediately chewed us out for not having wristbands (required to be on premesis) and parking passes (they are very aggressive about towing as per the security guard). There were a few wrist bands and parking passes in our room. The next day (Saturday) our tubing group came to hang out for a few hours while everyone arrived. This was a huge ordeal. When we found out everyone needed wristbands we called the person who rented the room for us and she gave us the extra ones we needed. Even then, this awful woman named Beth from the HOA removed the wristbands from our guests and would not even let them come in to drop their stuff off before we went tubing. An elderly couple even had trouble with this woman about bringing their grandson in with them.I understand that a venue that is located next to a high traffic area has to be a little more restrictive but this was really absurd. I hope this helps you avoid ruining your weekend the way we did.

Super slow and disruptive internet. Better hope you dont have to rely on a stable connection for work/school. Really dirty and dated condo. When brought to managements attention of dirty condo, said there wasnt much they could do. Lame.
A friend was renting these condos and we came to check out the place because we had the intention to rent as well. But a rude lady by the name of Beth who was a property manager. Came over and harassed us, Im sure because we were not of the proper color. While harassing us about not wearing wristbands we pointed out other people who were not wearing wristbands and in the propertys pool and she ignored the fact we were pointing out to her and continued to give us a hard time. We identified who we were and what we were doin, and how we were working with another property manager whos awesome by the way her name is Sandra. In fact we called property manager while being harassed and the property manager asked to speak with the one (Beth) giving us a hard time and she refused to speak with Sandra AND Beth complained about Sandra not calling her immediately we told Beth well we tried passing you the phone and u refused to talk to her. So if ur looking to book please contact Sandra But as per Beth, whos rude I would never recommend anyone to book from her.PS! Beth we have our wristbands on and come by on the weekends when u should have to see all the trespassers who were here if u wanted to kick people out.
This place used to be amazing. This year however the property management has changed to a new company.The service was absolutely horrible and not family friendly at all. For example my whole family had to go back home for a funeral. They told us if we removed our wristbands for the funeral that we would not be given replacements and would not be allowed onsite for the rest of our vacation!They even made a child walking back from the river stand at the gate while his dad ran back up to the room to get his childs wristband that he just forgot to put on. They treated the father like a criminal and trying to sneak a kid onsite. A CHILD!!!This is a real shame this place used to be the best on the river. I hope the Home Owners Association HOA sees this review and others and get a new property management company.
This was the 4th year weve stayed at this location and the 1st year that we were treated horribly. I assume that they are under new management, but it was terrible. The office manager, Beth was extremely rude and never answered when we called the day of check in. Our group wasnt the only group that she was rude to this weekend. Also, weve always brought drinks to the pool in cans or plastic glasses. This year we were told that we had to leave them outside the pool deck and were rudely pointed to a sign on the gate that supposedly told us we were breaking the rules. The sign only said no glass allowed, which we didnt have. I really hope that they get their management under control because I doubt there will be a 5th year after the way we were treated.

Terrible fragmentation of responsibility, impossible to resolve inevitable miscommunication in any reasonable amount of time. Multiple drawn-out issues that took ages to resolve or werent resolved at all. Not worth it, especially at the high price tag.
Excellent space along the Comal River. They have a wrist band policy that allows only those staying in the complex to be on the property, which keeps others away. The accomodations were above average. The living area is rather small, but there are pleny of places to sleep. Overall its a great place to spend your time in New Braunfels, especially if you are with a group and plan on hitting up the Comal.
We stayed in 314B. I have been told by housekeeping it is one of if not the nicest one their. Total makeover from the wall studs out.

This Center is ideal to go on vacation, it is very close to the river, it also has a pool and jacuzzi. The condo is very comfortable and clean, with all the amenities, AC, TV, and whatever you need to cook. You are going to have a great time! 👍
