Surprised reviews are so low. I have honestly loved my experience with Hawthorne. The staff at Hawthorne are very patient, understand, kind and over all friendly. Some apartments are out dated but the updated ones are nice! A bit expensive but you are in a great school zone and great area !!
The maintenance team here at Hawthorne is awesome. We really appreciate their speed and knowledge. The front office is great, too! We’ve had a great experience this far. We value all of the staff and have had great experiences with the on-site amenities.
Terrible experience, refused to let me re-new my lease while Im recovering from a major surgery and physically cant handle a move. When pressed it was about my service dog walking around too much for neighbors liking while Im gone.

Been here going on 4 months and I absolutely love it here! Kyleen (I think was her name) made my moving experience very pleasant and easy, being that it was at the beginning of the corona-virus pandemic. The maintenance team is very fast and makes sure that everything is up to par. I also love that my packages are delivered to the secure and safe Amazon Hub. Amenities are super accessible. The community is very nice and Ive had no problems whatsoever. I love it here at Hawthorne Park!
We were very reluctant to moving into an apartment but have been very happy with Hawthorne Park! All our neighbors are very nice, maintenance has been great, and the office staff is always so friendly and welcoming! The amenities are awesome and the apartments are huge for a very reasonable price! Definitely recommend, not to mention they are very pet friendly with a very nice dog park. My boys have loved living here too!
I lived in Indian Park which changed to Hawthorne Park South while I was still living there for 6 1/2 years. Ive since purchased a home but it was a very pleasant and safe place to live especially being a new resident of Tennessee at the time. 2008 to 2015

Love living here......friendly office staff and maintenance crew. Have a problem, no sweat, they jump right on it and get it taken care of right away. My two dogs love going to the dog park and the pup bath and get pampered with a nice Luke warm bath. Have two amazing swimming pools, a gazebo with grills for a family get together, sauna to relax muscles after a hard workout in the full on gym that is offered here. This is a great place to live and forget about your everyday troubles!!!!
My husband and I have been in these apartments for a little over a year. Maintenance is very quick and diligent, the staff takes care of us if we have any problems. The amenities are kept up with such as the pool and cooking areas! They updated their parking lot which helps as well! We have never been happier with any apartment complex.

My wife car got stolen right front our home. Felt NOT safe to live at Hawthorne.So we left to live with family. I still have the police Report. They report us to credit bureau.Never move up there.Dont do a mistake.We also gave them 30 days notice.By the way! Its a hot spot for car thefts and broken in at your home.

Yes, I’ve lived here almost 2years and I really enjoy it, it’s nice and quiet and they really care about there tenants also they make it fun as well. I recommend anybody whose looking for a place to live to look here!😊

Ive been living here for 6 months and so far I am already looking for new places to live once my lease expires. Staff is friendly, nice amenities, and fast maintenance BUT bugs. Since we moved in we have seen soo many bugs we have had pest come COUNTLESS times for spiders before they decided to tell us that it was a general spray. Now we have traps set around our house to catch spider that when caught on the sticky paper can walk right off. Im scared to be in my own home. My roomate was bit by a apsoder and the office e staff act like its no big deal. I am a leasing agent myself at another property and if so personally think this is crazy. We too the spider in the office like we were told and she threw it away. Also all of the amenities have bugs in them. The cyber lounge had SIX roaches on the ground. Overall I am disappointed.
I have been here for a month and absolutely love it!!! The staff is super friendly and any maintenance issue is taken care of as soon as possible. The rent is very reasonable for the amount of space you get too! Parking sometimes can be trying but overall awesome! Would recommend this place to anyone!
We recently moved into this complex and have no real complaints. For those saying that the apartment they got isnt the one they were shown chose the cheap, older model apartment instead of the newer renovated one. We are in a renovated and love it. We have had a couple of problems since we moved in, but maintenance has been very quick to come over and fix it. Management has been great so far and have helped us with a crazy roommate that backed out on us last minute and left us with a three-bedroom apartment with only two of us living there now. My dog loves the bark park! So far everyone I have met there has been friendly and seem to be decent people. The price is comparable to all other complexes, as we looked at 15 different ones before choosing Hawthorne. The size of the apartments is unbelievable! Our 3-bedroom is huge and we love it. Overall we are very happy with the complex and I think we will enjoy the year that we will be living here!
We moved in about 2 months ago and have loved it! After looking at several other apartments in the area, it was clear that Hawthorne Park South was our first pick! The price was perfect for our renovated 2 bedroom/2 bathroom and the property’s many amenities sealed the deal for us. The office staff is very friendly and helpful and they host events for the residents!
If I could give Hawthorne Park South a negative rating I would! My family and I have been living in these apartments for seven years and they are terrible. Each year they have went up our rent and have failed to update any of our appliances inside the apartment or even so much as fix the old appliances. They remodel the fitness center, the lounge and any other commodity except for the actual apartment. When we first moved in rent was $800. We are now being charged over $1300 for a three bedroom apartment. The management is rude and their turnovers are extremely high. If you are considering moving to Hawthorne, please reconsider. You will waste so much money and so much of your time. Get out before you decide to move in!
Only reason for the 3 stars...is the unreplaced carpet between tenants, the flooding on sidewalks & parking lot. Our carpet was not replaced from the last tenant, who had a dog. The manager looked at carpet and she said it was “in good shape.” There are cutouts in some spots of the carpet...maybe where they checked padding?? We’re not sure. Some edges at walls are very taddered and by the fireplace. We’ve sent pictures in to the office regarding several spots on the carpet that we black lighted and never heard back. The flooding on the sidewalks is another issue. On our sidewalks it can be ANKLE deep. We’ve had our socks and shoes soaking wet, then had to walk in our house. They laid down stones but they’re under water as well when it rains. It’s really frustrating due to us not being able to get to our apartment without soaking wet feet. It’s very irritating if you have groceries. Also, the parking lot is another issue. There are SO many pot holes and bumps. They recently smoothed over some potholes but it’s still not a smooth ride. You really bounce all over the place. Other then those few things, awesome awesome square footage!! The office staff great. Everyone is so sweet! The maintenance ppl are awesome as well, usually come same or next day!!
We just signed our second year lease for our three bedroom. I am convinced ours is the nicest building but Im sure others might say the same of theirs :) Two pools, laundry, a gym, cookout area, a playground and a dog park?! We are living fancy! Plus our fireplace, walk in closet and big pantry among other things. I really like it here. We had a frozen water pipe during a cold snap and maintenance was at our door within minutes making sure we were taken care of. My only concern is what others have said - dog poop doesnt get cleaned up, and sometimes our trash compactor gets a little overfull. Our maintenance team is always on top of both, but we as residents can, and should, step it up a bit, too.
Previous resident. Really loved living at this complex especially when the office team changed in sept or October. The new staff was so much more friendly and willing to help. Really wish I didnt have to move.
I have lived here for 3 years. I have seen many changes since I first moved here. My main complaint is the rental rate increases every year that dont compliment the worth of the apartment that Im renting. The apartment Im renting is not an updated one. The cost for my renewal in this apartment is $1,019 for a 2 bed 2 bath. They increased the water and sewage from $55 to $65/month. The other reviewers are correct with the management issues, parking, notification methods, and land scapers. The maintenance guys are good. I plan to move out of here towards the end of June when my lease is up. Im giving them the required 60 day intent to vacate notice today.

Awful place to live. The only good thing about this place is the maintenance crew. They had one to many management running this place. the rent goes up to much. Dog poop all on the kids playground. Complained number of times. instead of them sending out letters they just send the maintenance crew to pick it up like housekeepers. A shame.
This place is ridiculous! Sure, the leasing office and new apartments look awesome... until you move in to live here. I shared a new apartment with one of my friends. We were stuck here an entire year. After the first 3 months, we could not get out fast enough.
My family and I are new residents but we love it so far! Management is extremely nice. The main office has special activities and treats for families. From what I understand, many people who write reviews are upset with the old management who is no longer here. My kids think we are at a hotel because we have 2 pools, workout area, very nice playground, Starbucks, the Cyber Cafe and more! A lot of children live here, so it has a very child-friendly environment. Our apartment is newly renovated and located on the bottom floor. Many pros for living here. Only con, some people dont clean up their dogs poop.Update: maintanence is quick, helpful and throuough with their work.
My husband and I moved in January of 2015, and everything seemed great! It was as big as we could find, with rent that was really reasonable. The year went by okay, with the only bad thing being that our pumpkin was smashed on Halloween. When it came time to renew our lease, our rent went up by almost $100! But we decided to stay, even though I was frustrated because our unit is not refurnished or updated, at all. We were told that they would paint one wall for us but nothing ever happened.Now? I cant wait to move out in January!!! The apartment complex is going downhill, rules are constantly changing without any communication to tenants and office staff just changed again- probably about the 10th time since Ive lived here. Not one person is the same, except for the very awesome maintenance guys.My A/C went out on Thursday, and I called. Someone came by on Friday, changed the air filter which hadnt been changed in MONTHS and then said well, well fix it Monday. Its Wednesday night. Its getting warm out. My 2nd floor apartment is unbearable. My husband and I are not happy at. All. We are miserable, all we want at this point is for our air to get fixed and to leave here peacefully.I used to be an advocate for here, but lately? No. Dont do it.
Loved it when we first moved in, has gotten worse by the month. New faces every time you go into the office, have yet to see the same face twice. Maintenance guys are extremely nice, but sadly the repairs or fixes are often half done, or youre told they will be back to finish up and they never show back up. It has gotten louder, dirtier and overall just worse the longer we are here. I dont know if the qualifications for move in have been softened but something is going on. Our apartment is okay, not the updated renovated unit we were told in the beginning but its livable and spacious. My advice would be pay a little more and go elsewhere.

Do NOT move here. Use to be a fantastic place. Well maintained. Good amenities. Dog friendly. Nice staff. Fair prices. Since the new management has taken over it has gone down hill fast. The dog park hasnt been fixed or maintained after several request from myself and other residents. The gym equipment is mostly broken and very filthy (certainly safety and health code violations). The pools are low on water to the point it cant filter and the outdoor tables, chairs, umbrellas are in poor shape. Most of the umbrellas have been removed for being broken and they havent been replaced for over a month so no more shade at the pool. The apartments are out dated, very old stoves, refrigerators, and my dishwasher has rust in it which Ive asked them to replace since Ive moved in. The apartments are not very energy efficient either. I pay attention to my energy use, keep my lights off, fans on and AC turned to 76 during the summer but my electric bill is still over 100 every month. My new neighbors just told me yesterday they got a $300 electric bill. Ivery asked them to service my AC unit but they wont. Now its time for me to renew my lease and they want to raise my rent over 18% (thats $150 extra per month). I tried to talk with them but they said its not up for negotiations, even after I explained that the neighboring apartments are all more updated, larger, better updated amenities and they are less expensive. They said they are raising prices across the board and then asked me if I wanted to fill my intent to vacate. I have payed my rent on time every time, Ive even helped them fix their computers (I was a SysAdmin in the USAF) for free but now Im just a number. No wonder everyone is running out of here. This use to be a very tight community which is hard to find in an apartment complex but everyone Im friends with and my neighbors that were here when I first moved in have all left. Dont move here. Its a shame what this place has become. Sad.
I live here now and absolutely hate it. My fiancé and I were saving money and living at his parents and we found these beautiful apartments online and they werent too expensive but they looked worth the money. They show us an apartment and its nothing what the picture looks like. No updated appliances and no nice wooden cabinets. It did have the wood floors and I still liked it. Well turns out that wasnt our apartment. Ours had carpet and cheap everything. We just received a letter that stated they would be coming into our apartness to check our blinds and if they are messed up they are 35 bucks each. 100 bucks we have to give them when our lease is up in a month. They are doing that just to get money out of people. Also if we do want to stay in our apartment which we will not be our rent goes up 100 bucks 933 for a one bedroom is not worth it you can get one much much much much nicer for that price!! So please whatever you do, do not live here it sucks!!!!! By the way the maitnence Ive never had a problem with. They are the only good thing here.
Had the W O R S T living experience here .They have people watching you, your child, and your house without you knowing . When i first moved in i had broken appliance and nobody never came to fix them . I have called multiple of times but get no answer . i recommend that NO-ONE in the future move here .Monthly rates is NOT worth what they offer.
This place is terrible... the maintenance takes forever to deal with work orders... the pools are barely ever clean... there are sex offenders living here... I hate living here and just want to get out of this place...
The staff had terrible communication between them and the tents. I had a staff person just walk into my home without ringing the bell while I was getting dressed for work saying the unit downstairs was leaking water and they wanted to turn off the water in my unit. Also I had several things come up missing after so called repairs were being done. Which never got fixed right the first time.
This place is horrible my apartment got broken into and my back door got kicked in and they did not replace, did not board it up or anything their management sucks DO NOT MOVE HERE EVER
The apts are old falling apart.. I have had 6 attempted break ins while I have lived here. The only thing the manager said was sorry there is nothing we can do... apt manager is extremely rude and arrogant.. stay away the place has so many vacancies for a reason.. do not be fooled like I was.. everyone in my entire building has a lease do by the end of this year, no one is resigning
DO NOT LIVE HERE!! My husband and I lived here for 18 months. We always paid our rent on time, never had any problems, and did what was asked of us. Our lease expired on June 10th and we didnt renew because we moved out of town. On June, 22nd my husband received an email with a bill, which was just an excel spreadsheet, stating that we owed them for replacing a carpet. It had no pay by date or terms on the invoice. We get it we had animals the carpet needed to be replaced, we didnt mind paying it. My husband called up on Wednesday June 22nd and the lady at the office told us we had a week to decide if we wanted to pay in full or make payments. On Monday, June 27th while at dinner we were called 5 times in the span of 40 min by a debt collection agency. As it turns out Hawthorne Park sent our bill to collections on Friday, June 24th. They gave us 24 hours. So not only are they liars they are the MOST unprofessional staff I have ever dealt with. Unless you want to be treated like this do not live here.
We have lived here for three years now. When we signed our first lease we signed up for a $715/ month lease for a 2br 2 bath apt. Now we are paying $980 and thats a pro rated rate. All others in our size apt are paying at least $1080. Management has changed three times since we moved in and has yet to get their s$!% together. The other reviews are not over reactions, however I will say that I have no problem with the maintenance guys- they are on the ball. The pools, coffee/ office area, playground, and dog park are nice, the gas grills are always needing a propane tank, the previous review is correct that management is coming through the apts to check the condition of the blinds, if they need to be replaced its $35 a set. The thing about that is that 1- these blind are complete pieces of crap and 2- we went to Walmart and bought replacements for $9. The landscape company that has the contract to do upkeep is not on the ball, they cut all of the beautiful crépe myrtles down to naked twigs that look awful, theyll cut grass while its raining and leave the clipping there overnight. In their defense, they come the next day and blow them but not until after youve tracked clipping inside your door. When its icy, no shoveling or salting ever takes place. Another previous review is absolutely correct regarding turnover rate. I bet there have been thirty different office workers since we moved here, I was in the office last week and I saw a new girl, asked how long she had been there and she told me it was her fifth day and she was there because two girls that had worked there within the last month had left. Your rent WILL go up when you renew, and they will charge you for any little thing that needs cleaning or replacing after you move out. We moved in with ten year old everything (except paint) and Im just waiting to see what all they charge us for upon our departure here in a month. The list they sent out of the cost of anything the needs repair or replacing said it would cost $25 to clean floors, 25-45 bucks to clean the oven, $15 to clean the toilet (each), $20 to clean the countertops, 20-30 bucks to clean the tub (each)... The list is literally 40 things long, Im looking at it as I type this out. Really?! I sure hope they clean that stuff anyway before the next person moves in but yeah they are DEFINITELY nickel and diming us. We have never missed a payment and have been very clean. This place has turned into a place we never wouldve moved into three years ago. No regrets, but I just want to educate anybody that may be looking at moving into this place seriously. The last thing I will say is it is definitely better than other places around mboro by a long shot but now you know EXACTLY what youll be getting into!
I will say that you do get a lot of square footage compared to all the other apartments in town that are tee-niny, but everything else about this place is negative to the nth degree. Rude staff, insects out the wahzoo, especially ants, questionable looking tenants, outdated appliances, nonexistent workout equipment, and you wont get a dime back when you move out. Dont believe any positive reviews online. They used to give current tenants money off the rent to keep quiet about the negative and say nice things in online reviews. I know because I did it myself, but now that Ive moved out and they didnt give me a dime of my deposit back Im singing like a bird...

Do not rent from this place. They will change the price and terms of your lease and not tell you. I was tricked into signing a year lease when I wanted a six month lease. I am now being charged the price I was quoted for a six month on a year long lease.
I hate everything about these cheap apartments. Do not move here, no parking spaces and the gym is small.
